Hello, this is Sheri Speark, your Arizona REALTOR®. We're going to discuss the Residential Seller
Disclosure Advisory, otherwise known as the Disclosure Statement for your property. REALTORS®
will call this the SPUDS®, but what this form is, it's information that the seller knows about the
property they're selling. And we want to, as the seller, disclose everything about that property
we know. It's important that the seller does this so that we have no problems down the road. If you,
you as a seller, do not disclose something and it comes up after the property is sold,
then the buyer may have an opportunity to come back to you because you didn't disclose and
possibly knew that information. So very, very important that as the seller, when you fill this
form out, you enter all of the information that you know about the property. It's, there's HOA
information, if there's any judgments or tax liens, anything that you know about the roof, if there's
previous leaks, maybe you've had the roof replaced, maybe there's a roof warranty,
termite. We always normally will do a termite inspection, the buyer will. So if there had been
treatment prior to, this will show up, so you want to disclose that. These are not deal killers. These
are just good information that you're giving the buyer and the buyer will feel more confident that
you haven't not disclosed something. So it is a seven page form, very simple, some of it's very,
very simple terms, utilities, those are easy to answer. All of this you will know and you will be
able to fill out this form to the best of your ability and notify the buyer of anything that
you know on this property. If you have any questions, reach out to sherryspirit.com or my
phone number 480-316-0016.
