If you have a leak in your mobile home ceiling and you have a metal roof that looks similar to this
then the seams have probably failed on your metal roof and I'll show you how to fix that today.
So what's going on here is on the interior of the mobile home we're getting water coming through
during rainstorms and snow storms and mostly it's leaking through this light fixture. So we're going
to go up on the roof here and take a closer look at it and see what's going on. So as you can see
here there's been a coating applied to this roof but it's very old and it's time for a new coating.
So what has happened is it's leaking through these seams here. Here's the seam right here.
There's a seam about every three feet on this metal roof and I have about two or three seams
that are leaking right now. So what we're going to do is apply an elastomeric stay cool roof coating
and here's a look at what I'm going to be using. They sell it in gallon cans or five gallons. I'm
going to get a big bucket out here. They're a little pricey but it's much better than replacing
the roof. And also if you have any rips or visible tears in the roof you're going to want
to use a patching compound like this. Stay Cool makes a patching compound and to apply this product
you'll want to use a seam tape with it. First you'll start off with a coating of the patching
compound to the damaged area followed by the seam tape on top of that followed by another layer of
the patching compound. Then you'll use the elastomeric roof coating on top of everything.
You can install it with a roller or a brush. I prefer using just a roofing brush like this.
I think I can apply it faster and I can squeegee it better. It just works a lot faster for how I
apply it. So before applying the product you're going to have to prep the roof. To prep the roof
you can sweep all loose debris and if the roof remains visibly dirty you may have to rinse it
off and let it fully dry before applying it. Also before you start you want to make sure you mix
your product thoroughly. So what I found works best for me is to simply pour small puddles on
the roof and spread it like a squeegee with the brush. So a five gallon bucket covers approximately
300 square feet and I like to try to get the material about an eighth inch thick and make
sure you get a nice even coat everywhere and pay special attention to where the seams are.
So there's a quick look at what I've done so far. Now it's time to spread some more.
So I'm going to pour a couple more small puddles to start spreading out here. So what I normally
do wherever the leak is centered at I do two seams each direction to ensure that no more
leaks are going to be in that area. And you're going to want to be careful on the edges if you
get it too thick on the edges it's going to drip down the side of your house and that's not going
to look very good. So here's a look at it now that's all done. I got the whole area covered
that was damaged and as you can see here it's a nice even thick white coat. So here's a tip for
you. You want to make sure not to apply your rough coating past the point of your ladder.
If you plan on going farther back than your ladder you should probably just reset your ladder so you
don't end up walking through the rough coating. Well thanks for watching. If you want to hear
