Hello and welcome to another Fine & Country property tour. My name's Holly and today I'm
in the city which is famous for its culture, for its football and for its music, even being
announced as the 2023 host city for the Eurovision Song Contest. We're in Liverpool and this is the
tobacco warehouse. This development is full literally to the rafters with history.
So the warehouse used to be where they would store rum and tobacco once it was imported from
exotic locations but today it is home to hundreds of loft style apartments of which we're going to
be touring today. But not only that, we have also been given exclusive access to the Titanic Hotel
just across the water where owners in this development can take advantage of the first
class facilities at an exclusive rate. This building offers everything that you would expect
from city centre living with a 24-hour concierge, a management team, secure parking on site and even
a private residence lounge. Now there are stairs right the way to the top but luckily for me
there's also a lift so I'll meet you up there. We are in one of the duplex apartments and the layout
of this apartment is totally unique. I love that we've got the double height entrance,
it truly is breathtaking. I've also been told that these apartments are dual aspect
so there's one window behind me overlooking the courtyard and then upstairs in the bedrooms
there is a lovely view out over the river. Now at every turn we are just reminded of how much
history is in this building. Tobacco Warehouse was originally built in 1901 and at the time it was
the world's biggest brick built building and I love that in the redevelopment of the building
they've managed to maintain all of these raw industrial features like the beam and even the
structural pillars as well. The developer has shown me photos of before and after and the
difference is staggering while still being sympathetic to the development. As I mentioned
these apartments are duplex meaning they're spread across two floors meaning we get this lovely
double height living space so let's head upstairs. The layout of these apartments has been really
cleverly designed to make use of the space so this particular apartment we entered from the
lower floor but in the apartment adjacent on the hallway you would enter from the top floor and
they just slot nicely together and if you check out the listing down below the floor plan really
is something. We're now up on the mezzanine level and I love that you get a new perspective of the
apartment from up here with a view out onto the courtyard with double stacked windows that I
imagine on a sunny day really brighten this place up. The kitchen is fully equipped just as you would
expect. There's integrated appliances, a touch control induction hob and although I would
certainly be eating out every single night, you're in the city centre why wouldn't you, but I can
still appreciate the trendy Italian cabinetry, all of the preparation space and even these durable
timber effect floor tiles. We're open plan so there's space for a dining area and I just know
that this space would really impress my friends even if I wasn't cooking but let's go and check
out the bedrooms now. This warehouse is grade two listed and having been built in the early 20th
century it is Victorian so in this bedroom we've got lovely exposed brickwork, we've got cast iron
columns and beams in the ceiling so everything has been again carefully retained while also being
combined with a contemporary design in this room to offer a very zen space for relaxing after a
long day in the city. There are fully fitted bathrooms in the apartment and this is the
ensuite to the principal. Now it's got lovely geometric ceramic floor tiles, I just love when
designers play with shapes and these are really nice because of the monochrome colour scheme as
well. The fittings are really high quality and I love this old-fashioned timeless sink. All of the
apartments in this development do have at least two bathrooms, some of the larger units do have
three but this particular one is a two bed so this second bedroom although not ensuite it does
have access to the family bathroom just across the hall. Now although this apartment has got some
lovely views of its own I have been given exclusive access up to the penthouse suites
so we can check out the view from up there. We're up on the 15th floor now in one of the penthouse
suites and out on this terrace although we are in autumn and it's a little bit foggy out there
we're still greeted with a lovely city view. We're just one mile north of the iconic Liverpool City
Centre. Tobacco Warehouse is perfectly positioned to benefit from ongoing development in the city
and around the docks. Stanley Dock comprises three architecturally and historically important buildings.
It also offers many trendy bars and chic cafes and restaurants as well as 10 streets creative
districts, an area rich in artistic and creative enterprises. These apartments are within walking
distance of Liverpool's rich culture of art and music. You can stroll from Tobacco Warehouse into
the city centre along the stunning waterfront past the Royal Liver Building, Tate Liverpool
and Royal Albert Dock meaning the very best of Liverpool is quite literally on your doorstep.
Now this is where it gets really exciting because we've been invited to the Titanic Hotel,
Liverpool's best hotel as awarded at the Liverpool Tourism Awards 2022 and it's easy
to see why. So we're just a short stroll from the apartments at the Tobacco Warehouse and
residents get exclusive discounts so let's see what facilities you could be taking advantage of.
We're underground now just beneath the Stanley Docks at the Maya Blue Wellness Centre. Just next
door there is a hydrotherapy swimming pool and in here we have a state-of-the-art techno gym.
Let's go back upstairs and take a look at the restaurant. So the hotel offers Stanley's Bar
and Grill which caters for all occasions. You could bring your guests over from your apartment
to the hotel to enjoy a lovely evening meal or like I'm about to do you could step out onto the
waterfront terrace and enjoy a coffee. Thank you for joining me here in Liverpool today,
we've been so lucky to be taken around both the Tobacco Warehouse behind me and the Titanic Hotel.

let me know what you thought of the loft style apartments and I'll see you next time.
