Hello friends, welcome to Knowledge of Channel.
Let's Learn Together. In today's
video, we are going to talk about Technical Feasibility
Report for Re-Development Project.
Whenever any re-
development project starts,
feasibility report is required for it. It is very
important to get the
complete details of that project in the feasibility report like
what is the plot potential, how much FSI will be
available, how much TDR you can purchase in it,
what is the road width,
how much construction can you do according to that and
that in the project. The complete details of whether the builder will make profit
or loss are
known in the feasibility report. Now this
feasibility
report shows the complete potential of the plot like
what is the exact area of the plot and
how much can we construct as per the UDC issued by the government. You
can avail the benefits like
FSI premium, FSI purchasing of
TDR, whatever side surrounding, if
metro etc. is going on later, the benefit of this, how much
construction can we do in the plot, the complete details of it are available
now, there are four main factors in this feasible report.
Like Technical Feasibility,
Financial Feasibility,
Legal Feasibility
and then Social Feasibility, now
in Technical Feasibility like there are UDC PR
Rules,
according to Government of Maharashtra Government, how much construction can we do in that plot,
like how much
FSI is allowed, how much road width is there,
how much We can purchase TDR there,
later we can take premium FSI and
how much we can allocate parking in it and by considering
other surrounding factors,
we can see the technical feasibility i.e.
FSI and the potential of the plot
in financial feasibility
like now. If there is a particular plot,
after developing it, like
he gives flats to the flat owners in the assisting plots
and if he is making
profit by selling the additional flats built by him,
then the builder takes interest in it,
if that is not happening. So the bidder does
not take interest in it, what happens later,
like whether the completion ticket is taken for the auction site which is 253 cms
old or not, there
is no other requirement if there is any documentary duty or
not, whether the ticket is completed or not.
Is there a nominee or not, all those
many legal documents remain, they
should be clear, only after that the
project can move forward,
after that there is social
feasibility, like the role of the government
is that people agree on 51. After that
project feasibility
development project can be started but
in reality it does not happen.
After it is finalized, some people oppose it,
there is some general politics or there are
internal differences of the society, then all that has to be cleared.
Later, if there are some political issues,
then after solving and convincing everyone, the
project can proceed further.
Now we will see what are the contents of the feasibility report and what is the
matter covered in it.
First of all, the background of the project.
How old is the society, how many years has
its construction been completed,
what are the issues being faced in it now, why is development necessary,
all these details remain
after that, the assisting condition of the
plot, what is the assisting condition of the plot now, the
surrounding roads of the plot. How many
are there and what are the issues in the building of the plot, is there leakage issue,
is there structural issue
or is the building old, many of them are not there, there
is no lift, all these are mostly issues,
after this the proposed mechanism
of development means how is the proposed project
in it. How much FSI is going to be given,
how much is the width of its side road,
how much can we construct accordingly,
its complete detail mechanism is
covered in it, after this, as per the
applicable bidding bylaws on the plot potential edge
like the rules of UDC PR.
According to the road condition, what will be the potential of that plot, how much will be the
FSI, how much
will be the additional FSI, according to that, by
covering the building bylaws, parking will have to be paid, considering the
parking also, considering the
building heights also, how much will be the
potential of that plot, this will also be
covered. After that, there is impact of
various building by-losses like
after certain height, refuge floor has to be
provided, if it is of fire height then what are the norms for that too,
how much parking has to be
taken after that, what is the height of the building and the
front space in front. How much is to be kept
and everything is covered in it and there are
also some guidelines in it which have to be
followed according to the rules of the corporation. Now
we will see what calculations are there in the feasibility report,
like the assisting area statement of the plot

How much additional FSI is going to be given, can
TDR be purchased, is there any premium, all these are
its consideration, its complete
detailed calculation remains in it,
after that additional area requirements by
assisting Tena Ments Tena Ments Owners
for Retal Ment in it. The details of the area they
require are also kept,
after that
a tentative proposal plan is made on the basis of area calculation. In this, a tentative
plan is made that according to the plot potential
and according to the floor plate,
it remains tentative or so. There
will be such a plan that everyone will get flats of so many square feet. There is
a tentative plan
and that too is a basic plan.
After that, total tentative block costing will be given to
the developer for the entire building. In this,
total tentative block costing means
how much expenditure will be there in the complete construction cost.
Basic Civil Structural Finishing and
then Mechanical Electrical
Plumbing Services. There is
a detailed costing of
how much it will cost the builder to construct the building, then the
administrative cost, how much
administrative cost it will cost the builder,
whatever construction will happen later, whenever the construction is done. At
that time, all the people living in the society will
have to give their house on rent to the builder, then his rent and
deposit will be the
rent of all the members, like if the project is for three years, then there will be
no rent for one year and so on. If you
buy a house, then the deposit is the
rent and the deposit is also its cost,
later the expenditure is the government
expenditure, administrative cost,
all these costs are
known to you in the feasibility report and
after this a major calculation like It remains for the
builder to pay the rent to all the members,
after paying the rent and after paying the
deposit, after the construction, after the completion of the construction,
after the completion of the construction, whatever
additional flats are there and for sale. After that,
how much margin he gets or how much
profit he gets is also mentioned in it.
Now we will see what the initial data of feasibility report of any building or
society has to be prepared for redeveloping it,
first of all that. The name of the building or the name of the property
[music]
google2 Sizes like how many are there with one BHK, how many are there with
two BHK, how many are there with three BHK, how many
shops are there, its complete
details, number of shop owners and then the
type of flats like how many are with one BHK, two BHK's
BHK and its area and its
area, after that the building plan, the
plan of a building, that plan is
also
required and after that the road width
around the society. If there
is a road on all four sides, then what is the width of the road?
That is also important and after that the
most important legal documents like
I have already said are those of the society like
completion certificate, occupancy
certificate, any particular member's
hair ship certificate, hair transfer
certificate, all those legal documents are also
important, now we will see a sample.
Calculation like, there is a particular plot,
its FSI, then TDR and additional
FSI, then your premium FSI,
after adding all that, surrounding
conditions of the plot, road width, after seeing all this and
following the rules of UDC, how
much will it cost? If we get additional area or how much
construction we can do on that plot, we will
see a sample of proposed
possible calculation for feasibility
development. In this, plot potential is
applicable on UDC till
2022. First serial number, then
floor space index scenario, after that
FSI applicable. FSI and TDR
Applicable Maximum Value What is the maximum
FSI that can be obtained, TDR can be obtained and
after that the area in square meters,
what is the area of the plot, the
first is the area of the plot, like we have given here
for an example, 1650 square meters
like 1650 A plot of square meter has been considered,
its basic FS here is 1.10,
everywhere in the starting initial, 1.10 is
considered as basic SI, later when they extend,
then according to 1.1, the area here
becomes 1650 of
1815, later the premium is paid FSI
premium. Pay is 50, so according to 50
it becomes 825 square meter, after that
maximum TDR loading or maximum
TDR loading is 1.15, according to that the
area becomes
18997 square meter, after that Ansari paid
FSI or Ansari paid FS is at 60. Off Total
Off 1 P 2 P 3 means this is Basic S Plus
Premium SI Plus Maximum TDR
Loading like this total on all three above 60 Par
That is 60 Par Off 2.75 means 2.75 of its total So this
is
4537 Square Meter
43050 Smt After that The total plot
potential is 4.40, for example, the
plot is getting 4.40 FSI, so the
area in this plot is 4.40, we
can do construction, so the area is
7260 meters. For example, the total power
potential is 4.40, so the area. 7260
meter is done, how much can we do with 1650 meter,
so friends, here is our today's video.
In today's video, we saw what is
Feasibility Report for Re Development
Project and what are the contents in it
and what is it in it. -What is the initial data
required and how is it calculated? What are the
things considered in it? Along with this,
we
also saw a sample calculation sheet in it. I figured out what is the
development process frequency.
