Welcome to my channel today. I am going to dive into a topic that can give home sellers a huge
edge, which is called home staging. Because stage homes leave potential buyers with the impression
that the property is really well taken care of, which can lead to faster offers and higher sale
prices. Now you must be thinking, why does home staging even matter so much? Understanding the
psychology behind how buyers emotionally connect with a home can really make the difference for
both the realtor and the seller. So in this video, I will explore some unexpected home staging tips
and three mistakes sellers make, which I'm sure you will not be expecting, sometimes can be the
make or break in selling your home. When I'm talking about staging your home, you've done all
the work of decluttering, cleaning out, cleaning windows, curb appeal, all of those things. We are
now down to the point where we want to stage it so we can have great photos. Because when I list a
property, I look at every detail and I want to make sure that when photos are taken, it's going to present
this home in the best light possible. You want a buyer to have an experience when they see your
home. The more inviting your home is, the more likely they will stay longer and they're going to
figure out if this home, your home, will actually be the one for them. So tip number one, after you've
cleaned and done everything, we're going to start with the bathroom and we want white towels in
there. I know that sounds so simple, but white towels in the bathroom can absolutely work wonders
because buyers crave spaces to come home to, to feel like a retreat or spa-like. So if you can
deck out the bathroom with either folded or rolled white towels and if you have a shower curtain,
make that white too. It gives that feeling of calm and a relaxing sanctuary. And when buyers can
picture themselves unwinding in a home, you are one step closer to getting an offer. Tip number two
is the placement of the TV matters. Believe it or not, this is the most important thing for most men.
I'm not saying not for women, but most men want to know where that TV can go. Even if you don't have
a TV in that room, get a fake TV because for most buyers it needs to be visual and this small detail
can be the key in closing the deal. Number three is the furniture arrangement. Have you ever walked
into a room and you see like the back of a couch? No, you don't want to do that. The arrangement of
the room should be open, spacious. You can see right through to a window or hallway. Make sure
that the arrangement of the furniture is done in a way you feel very open and welcoming. Number four
is the 60-40 closet rule. Yes, there is a rule for closets because in Florida we have very little
space for anything, so closets are very very important. When you are cleaning and decluttering,
get rid of 40% of the things in your closet. You might go, oh my gosh, how am I going to do this?
It's pretty simple. You don't have to get rid of it unless you really want to clean out, which is
one thing I need to do, but you want to make sure that you store things in containers, get a storage
unit, get it out of the house, do not put it in the garage, so that when they open the closet they can
go, wow, there's ample room here. I would have plenty room for my things too. If they open it and it's
all cluttered and lots of things in there, they may end up passing your home by because they're
going to think that this home, the storage space, is too small. I want to get into some of the mistakes
people do, and the first one is overlooking staging the garage. Yes, I'm telling you, stage the garage.
Garages are becoming multifunctional for people. It's more than just having cars or motorcycles or
boats. It could be a workout area, craft space, it could be just an extension of their living space.
Don't just throw everything you've cleaned in the house out and put it in the garage. Get it out of
the garage. Get the storage containers, get a storage unit, and once you've done that, I want you to
think about even painting the walls, the ceiling, because after all, garages take a lot of abuse,
and you might even want to paint the floor, because buyers look at this, and especially the men, when
they see a garage that they can envision themselves in, you are then even closer to sealing a deal
for your home. The next thing is make sure that pet items are not left out. That is your mistake
number two. It's something you might not even think about because you're so busy with everything else,
but when buyers see things in photos that represent either a dog or a cat live there, they may think
that the home has odors, even if it doesn't, so by just removing that, it won't even come to their
thought. Again, it's that emotional bonding with a home so that they can see it without kitty or
Fido's things in the home. The third mistake, which is a big one, because when you've lived in a home,
it's yours, and when you're going to sell it, it's no longer yours. You have to be objective. It's hard
to be objective about your own house, but you need to make sure you do not avoid tough conversations.
If your realtor really knows what they're doing, they will have a conversation that's probably not
one you're going to like, but they're only doing it for your benefit to get it sold because now
that you're going to sell it, the house is not yours anymore, so it's important to have it up front.
What you need to get rid of. Listen to them. They typically know what they're doing. They do hundreds
and hundreds of homes because it's not to make you uncomfortable. It's to get your home sold for the
highest price possible. So what's the secret about great staging? It's just all about balance. When
decorating a home for sale, stick to a neutral base. That's the walls, the furniture. Don't get
too trendy. You can put some pictures or some throw pillows or whatever, but keep it very neutral,
very appealing to a broad base of people because if you get too trendy, that could turn people off
too. You just want to make sure that buyers are engaging in your home because that's how you're
going to get an offer. So it's not just about making your home look pretty. It's about creating
an emotional connection for buyers when they come into your home that they could feel,
oh my gosh, this home is really for me. From the towels in the bathroom to where you put your
furniture to making sure the closets are empty and the garage is clean. So if you found these tips
