Now, there is massive changes happening in the property market in 2025, and I've come
up with my top seven predictions on what's actually going to happen.
And in this video, I'm going to share with you one of my top predictions out of the seven,
which is something that not a lot of investors are aware of right now, yet it is one of the
biggest changes that's happening in 2025 and beyond.
So let's jump straight in.
Now, if you're joining me for the first time, my name is Kamal Devedi.
I'm the founder of Premier Property and an investor developer over the last 35 years.
And over the last decade, we've actually been training people to actually upskill in property
and use it as a financial vehicle for themselves.
In fact, it's our 10th year anniversary, and I've trained over 200,000 people so far.
Now, as an active investor with hundreds of properties, I have to know what is going on.
So if you are starting or whether you're scaling, I really hope you find this video very useful
to you.
Now, be sure to listen to the end of this video because I have a special gift for you,
which I strongly believe that you're going to find very useful for you in the property
market.
And the one I want to share with you here right now is Basel 3.1.
Just write that down.
Now, what is Basel 3.1?
Well, it's a regulatory framework that's being brought in for banks globally.
What this means is that the Basel committee are really looking to make sure that the financial
crisis that happened back in 2008, you remember when Lehman Brothers almost went bust, didn't
they?
And there was that massive financial crisis where many banks went under, you know, things
that we never thought could actually happen, happened back in 2008.
And to avoid a similar crisis, Basel 3.1 has been brought in.
Now, I'll explain Basel 3.1 in a nutshell as a property investor.
What this means is that the banks are being told by the regulators.
So in our country, we have the Prudential Regularity Authority, which really governs
lending and governs banks.
And what they're actually saying to banks, and keep that in mind, it's banks that they're
saying it to, is that the more money that you lend, the more security in the background
you've got to have.
So in effect, they're asking to create what I'm calling, if you're like me, you call it
a savings pot through various assets that the banks will hold.
Now, that is what the banks are being told.
So what does this mean?
Well, let's discuss what banks actually do.
Of course, we're all aware that banks make their money by lending money, right?
That's their business, isn't it?
So if they want to lend money, they've got to have more of these assets in the background.
So the more money they lend, the more assets they need.
So what that's going to do is that's going to impact them in a negative way, because
they don't really want to own lots of assets, they want to lend more money.
However, that's going to hold them back.
So how does that impact you as a property investor?
Well, what this means, if there's a rain on how banks are actually going to lend, it means
that there's going to be more stringent criteria.
So you'll be finding that criteria is going to be even more stringent than it is already.
Loan to value, so your loan against the value of your property, that typically, if you're
lending at 75%, that might reduce to 70 or 65, because of Basel 3.1.
And there's going to be a lot of changes happening, which are already under the radar that many
people aren't aware of.
Now, the important thing to remember is that this applies to banks.
And now, not all lenders are banks.
So there's going to be opportunities within this.
Banks like Lloyds, Barclays, and all the other banks will have this situation.
However, lenders aren't necessarily banks.
So there is going to be ways where those interest rates are going to be different.
The criteria is going to be different.
So for the informal investor, there are some serious opportunities.
Now this Basel 3.1 is going to come into effect in middle of 2025, or actually that's what
the regularity body thought.
However, what's really going to happen is it's been delayed.
So this Basel 3.1 is really coming in at the end of 2025, and it will take a further five
years to actually implement fully.
So come 2030, Basel 3.1 will be fully active.
However, you heard it first here on this video right now.
Now what are going to be the further impacts of Basel 3.1 to you?
Well, I've already mentioned that the criteria is going to get more stringent, but that's
not it.
It's also going to impact interest rates.
Now I'd like to share all of my seven predictions for you on this video right now.
However, this platform, if I'm being honest with you, won't allow me to share the depth
of what I actually want to share.
It will just be taken off because the banks don't want you to know, the government doesn't
want you to know.
So if you'd like to get access to all of my seven predictions, and as it's our 10th year
anniversary at Premier Property Education, I'd like to provide you with a gift.
