In real estate, doing more business
is not always about working harder,
it's about working smarter.
So what I wanna do today is talk about
how Chad GPT has changed the game.
I'm gonna give you seven specific prompts
that you can apply in your business
that I know is gonna help you do more deals.
All right, so I'm gonna get right into these prompts.
Now just so you know, we're gonna kinda cover
a wide array of different types of prompts.
We're gonna start with business planning.
The last part is actually I'm gonna talk about
exactly what you can do to prepare for a listing appointment
that is absolutely gonna make sure
that you get that thing close.
So stick around for that.
Couple things though before we start.
Every single time that you do one of these prompts,
understand that you should check each of these
before you just publish them
or before you just utilize them.
Remember to ask questions back to it
if you want clarity added
or if it's something you'd like to see in a different tone
if we're working on some of the Instagram posts
and some of the things we're gonna do on social media
and an email that we're gonna talk about
in just a few minutes.
Let's get straight into it though with business planning
because ultimately if we don't have a plan of action
for daily activities, weekly goals, monthly goals,
then odds are we're not gonna be able to get to the point
where we reach our annual goals.
Now, if you don't have annual goals, that's okay.
We're gonna talk a little bit about that.
The more specific you can get with this prompt, the better.
So let me just give you an example of this.
And the example I'm gonna use is someone
that has done 18 transactions in the last year
with $9 million in sales
that has a goal for next year to do 24 transactions
and to do $12 million in sales.
Again, these are examples
and you wanna plug in your exact information,
but you can understand the format and the framework here
that's gonna help you get to that specific strategy
and plan of action that you're looking for.
So this prompt starts, act as an expert real estate coach.
I am a real estate agent in, input your city.
Over the past 12 months, I've closed 18 transactions
with a sales volume of $9 million.
My sales over the last 12 months
included eight listings sold and 10 buyer sides sold.
Of the eight listings I sold, two came from referrals,
two came from past clients
and two came from geographical farming.
Of the eight buyer sides I closed,
two were clients I listed and sold their existing home
for them last year and then they bought,
two were from online leads, two were from open houses
and four were from referrals.
My goals for the next 12 months are to close 24 transactions
with $12 million in sales volume.
Feel free to ask me as many questions as needed
to provide me with a plan of action
that includes a detailed business plan,
including weekly and monthly activity goals
to help me achieve my desired goals for the next 12 months.
Now what's gonna happen next is this chat GPT
is gonna ask you a series of questions
to get more details about your marketing.
It's gonna ask you about specific strategies you've used,
how you generated open houses.
It's gonna ask you a lot of questions
to get a better understanding of who you are,
just like the coach that you would be hiring
would be doing for you as well.
And what's gonna happen here is it's gonna come back
with a detailed activity list with daily, weekly
and monthly things that you should be doing.
It's gonna give you some ideas.
Feel free to ask it to expound on specific strategies
or to maybe eliminate some of the strategies
and say, hey, redo this plan,
eliminating if there's something you're just not gonna do
to make sure it gets as detailed as possible.
When I did this the first time and got really detailed,
answered the questions and went through this like an agent
that has specific goals they're looking for,
I was amazed at how detailed the plan of action was
and how effective it would be
if someone would just simply follow this plan.
If you'll ask it to help you with your business plan,
you'll be amazed at not only the plan you get,
but the results you'll receive if you follow that plan.
The second problem I wanna talk about is
is that we all know that we wanna have more engagement
on social media.
We wanna expand our reach on social media,
but sometimes we're not sure exactly
what we should be posting.
This is the prompt that's gonna help you,
especially when you're thinking about doing things
on a specific platform.
So we're gonna ask this,
and I'm gonna use Instagram for this example
as the platform, but you could use this for TikTok,
you could use this for YouTube,
you could use it for LinkedIn,
whatever platform you're utilizing,
just substitute certain things in this,
but this is gonna be the framework that you can use.
Act as an Instagram marketing expert
specializing in creating content for real estate agents
that attract buyers and sellers to their business.
Provide me with 10 Instagram real ideas
that will generate engagement and shares of the real,
leading to more followers,
and that will showcase me as the local real estate expert
in Insert Your City.
Feel free to ask as many questions as needed
to provide you with the details you need
to provide me with the best ideas possible.
In reality, this is the first step in the process.
There's a couple of things that you can do
outside of ChatGPT,
because we're gonna roll right into getting the scripts
on this in the next prompt,
but this will give you some ideas
that will be specific to your area.
Again, this is just the beginning of this process
of getting us some ideas of what we want to post.
This is something that you can absolutely come back
and ask for additional ideas.
Like if you see one of the 10 ideas that you really like,
say, please expand and give me five additional ideas
on whatever topic it brings up.
Again, this is the start of the process.
This is gonna get us an idea of where we're headed,
and then we're gonna head into the next prompt,
which is gonna give us the exact scripts we're looking for.
So for this script we're gonna talk about,
it's gonna be for an Instagram Reel script,
and you can use this again for TikTok,
for any of the other platforms that you're utilizing,
Facebook, doesn't matter.
What you can do is you can prompt this with that one,
but the format and the framework is exactly something
that you can utilize with any of these formats.
Act as an Instagram marketing expert
specializing in creating scripts for Instagram Reels.
I'm a real estate agent,
and the topic I would like a script for
is why buyers should not wait for interest rates to go down
to buy a home.
The script should be designed to stop people from scrolling,
grab their attention in the first three seconds,
and give them value at a level
that increases engagement in the Reel,
and leads people to direct message me for more details
on how I can help them in their home buying process.
So you notice I mentioned in there about stopping the scroll,
I talked about capturing their attention
in the first three seconds.
Those are all details that Instagram has told us
is the things they're looking for
that will help them promote those
actually a little on a higher level.
Now this is gonna give you not just the script,
it's also gonna probably give you the description.
If it doesn't, ask it to provide you
with an SEO optimized description
that gives you all of the hashtags needed.
Now at the end of this,
it's gonna probably give you the description
that you would use in that post as well,
or in that Reel as well.
If it doesn't, ask it to give you an SEO optimized
Instagram Reel description for this post.
When you're recording this,
it's gonna give you the opportunity
to bring the energy in a way to answer a question,
and also it's gonna give you a detailed script
that's gonna capture their attention
the way that Instagram wants it to be presented.
This is one that I know is gonna help you
get more engagement,
and also get you the opportunity to do more deals.
Next up, I wanna go into email newsletter headlines.
This is one that came from Rajiv Saja,
probably one of the smartest minds I know
in AI right now in real estate.
He does the Real Estate AI Flash podcast.
He also put a playbook over on realestateaiflash.com
that has been downloaded,
I think, over 30,000 times,
helping agents get an understanding
of exactly what they need to do.
So before I even get into this prompt,
I'm gonna give you one of the highlights
that Rajiv taught me that has been so helpful for me,
and he calls it his RISE principle
that every single prompt should be formatted this way.
It starts with the R, which gives it
that you wanna make sure that you give it a role.
You'll notice in these prompts,
I've been saying act as,
and whatever it is that I'm wanting to do.
You give them the role so that chat GPT
understands exactly who you're wanting them
to write this in the form,
or who they're gonna pull from
to be able to write an effective prompt on this.
And then the I comes in, and that's input.
And that's where you're telling them some of the details.
You're giving input on what exactly it is
that you're looking for.
And then you go into specifics.
And what are the specifics?
Well, like when we were talking about the business plan,
and I gave specifics on the number of deals I had.
I talked about where they came from.
I talked about what the goal was for next year.
Those are the specifics.
And then the E in RISE actually stands for the expectation.
So what is it that you want to come out of this?
You notice in the last one,
I talked about that I want more engagement on the post.
And I'd like for people to DM,
to reach out for additional information
on how I can help them work in that transaction.
You see, we're asking for that expectation.
So start and think about every single prompt
from that perspective.
And you're gonna be able to write more effective prompts
when you're doing it on your own.
R for role, give it a role.
Also, we're gonna look at and give it some input.
We're gonna also give it specifics.
And then we're gonna talk about the expectation.
You're definitely gonna get
a better result in your promptings.
So this is the one that actually came from Rajiv
because in understanding that the consistency
of our messaging out and the click-through rates
on our emails to our newsletter
from all the people that we have in our database
is critically important.
If we can increase this just 5%,
all of a sudden, when we've got 1,000 people
in our database, we're talking about an additional 50 people
that are gonna read that email.
So this is a very specific prompt
that's gonna help you get exactly what you need,
which is better click-through rates on your emails.
You are an expert email newsletter marketer.
You know how to write email subject lines
that people will be compelled to open.
I will give you a topic of what I want to send
in the email newsletter,
and you will suggest 10 different variations
of email subject lines for that topic.
The subject line should be short and compelling
so that people want to open and read the email.
The topic is, insert your topic.
As you can see, Rajiv gets very specific on the role.
He gives it very specific on some of the inputs,
what his expectation is, and also some of those specifics.
This is a very well-written prompt
that gives you the opportunity
to increase that click-through rate
or that reading of that email,
and that's gonna absolutely give you more opportunities
to build your brand and create more opportunities
for transactions in the coming year.
Next up is an expired listing campaign
to some of the homeowners
that have had their house recently expired.
This is a campaign that's actually there
for sending out mailers or postcards to that group.
This comes from the Lambert Tan Team in Central Florida,
serving the Orlando Greater Metropolitan Area.
And in this one, Katie and Freddie actually explain
exactly what they're doing through this prompt
that is generating opportunities with expired listings.
As we continue to see,
going back to a more normalized market,
we're gonna see more opportunities
on the expired listing side,
and this is a prompt that's absolutely gonna help you.
Act as an expert real estate marketer.
Create a seven-letter or postcard direct mail campaign
that will be mailed over a 10-day period to a homeowner
who had their home for sale,
but due to their home not selling,
the listing agreement they had
with their previous listing agent has expired.
The direct mail campaign
should highlight differentiating ways
we will market their home
to get it sold for the highest price possible
in the least amount of time
and with the least amount of hassles.
The goal of this campaign is for the homeowner
to reach out to me for an interview
for the position to be their listing agent
that will not only list the home for sale, but get it sold.
Feel free to ask me as many questions as you need
in order to put together the most effective campaign possible.
As with any expired listing campaign,
what we're gonna wanna do though
is make sure that we don't just depend on the letters.
Think about it from a standpoint
that you have the ability to actually go out there
and also follow up with phone calls.
By following up with phone calls,
you're gonna increase your opportunities,
but this is a way to get systematic in your approach
to absolutely getting more of those expired listings.
Next up is for postcards
that we're sending out to geographical farms.
We're gonna get a little bit of a catchy phrases in here
to hopefully capture their attention
and get a few more views on this
to increase the branding for the agent.
This comes from Stephanie Peters
out of the greater Portland, Oregon area.
This is what she does when she's sending out postcards
to her geographical farm.
Now, she's gonna absolutely have the typical ones
that are gonna give updates on the pricing,
the ones that have sold,
the ones that have come on the market,
all of those things, the general market overall.
But what she wanted to do
is she wanted to add some catchy phrases
that would capture their attention
specific to the timeframe
or a recent holiday that's happening.
She also utilizes this for events
that she's doing in her geographical farm
to find a catchy phrase that she basically uses
to basically anchor that marketing campaign.
So this is the one that will help you
maybe get a little bit more views on those postcards
you're sending, make them a little more effective,
and hopefully increase your conversion rate
on those as well.
Act as a real estate marketing expert
and create 10 short sayings
for a real estate postcard related to,
you're gonna either enter a specific holiday
or event that you're highlighting.
Write them in a creative tone
that will help the reader think of me in a positive manner
like a friend who happens to be in real estate.
My goal of this postcard is to reinforce brand awareness.
Again, she's gonna utilize this
with some of her market updates,
but she's also gonna utilize this
for some of those filler months
where she's just doing brand awareness.
If we're constantly selling,
we're gonna end up pushing people away.
So this is something that she utilizes
to make sure that she comes across
as their friend in real estate, so to speak.
It drives home her brand awareness
and it helps her stay top of mind
for all of those people in her geographical farm.
Number seven is the listing presentation
that I put together.
I called it the Chick-fil-A on Sunday presentation
because if you do this, I promise you,
that listing and you getting that business,
it's gonna be closed.
You're absolutely gonna make it happen.
So what we're doing this for is
is it's gonna give us the opportunity
that when we're making those listing presentations,
either at the kitchen table with those homeowners
or through some of the times we do it on Zoom now,
we're gonna have the ability to give them
an understanding of exactly what we're gonna do.
It's one thing to tell them what we'll do,
but it's a whole other thing
to be able to show them what we're gonna do.
This is gonna give you the ability
to set yourself apart from any of the other listing agents
or potential listing agents that they may interview.
And I know that I know it's gonna help you
get those deals closed.
The first prompt is,
act as an expert real estate copywriter,
specializing in writing MLS descriptions
that encourage readers to schedule an appointment
to see the home after reading the MLS description.
Please rewrite the following MLS description away
that is new, fresh, and different from this one.
And then you'll paste in the previous MLS description.
Now, what we're doing here
is we're utilizing a previous MLS description,
having it rewritten.
Now, if you don't have a previous MLS description,
then you're gonna actually prompt it at the end with this.
Ask me as many questions as you need
to get an understanding of the home
to be able to write the best MLS description possible.
All right, once we have that first MLS description,
we're gonna print that, actually,
and we're gonna put it in a file folder.
And that's gonna be where we're gonna give that
at the presentation,
when we're doing the listing presentation,
at the kitchen table with the seller,
or we'll put it in a file folder that we're gonna use
when we're doing that online presentation as well.
A couple things now.
After we have that first one,
now we're gonna ask it to now rewrite this
in a more conversational tone.
We're gonna print that conversational tone MLS description,
put it in there.
Then we're gonna say,
and we can use a number of different things,
but just be thinking from professional to luxury,
the next one may be,
now rewrite this in a more luxury tone.
And we're gonna take those
because now we're gonna have three options
with those MLS descriptions.
That's gonna lead us right into the next prompt,
which is going to be towards the marketing side
of us launching this listing
that we can share with that potential seller.
Now provide me with an SEO-optimized Instagram post
announcing this home as a new listing.
This is gonna give you hashtags.
It's gonna use emojis.
It's gonna give you all the details
of exactly the post that you should be utilizing.
We're gonna print that copy
and we're gonna actually put that in there as well.
The next prompt we're gonna do is,
this is right along these same lines,
now give me an SEO-optimized Facebook post
announcing this as a new listing.
This is gonna give us the opportunity now
to print that portion with the Facebook
and put it right behind the Instagram portion.
Again, it's gonna give you all of the description you need
that's gonna be optimized.
Think about it this way.
And when we're looking at Instagram,
we're looking at Facebook,
we're looking at all these different platforms.
They've moved to a search-based platform now
where actually they're putting these things
in front of people.
That's why we asked for the SEO-optimized,
the search engine optimization on these posts
because now it's gonna go out
and it's gonna search for those people
that have been looking at houses in that specific area.
It's gonna be looking for people
that have looked at posts like that.
It's gonna expand the reach of this post
and your ability to explain that to the seller
while you're sitting there is gonna be critical as well.
Next thing we're gonna do
is we're gonna ask it to give us
an SEO-optimized LinkedIn blog post
announcing this as a new listing.
Now, you may wanna put in here
that it's 500 words or 600 words,
but if you just ask it to SEO-optimize that LinkedIn post,
a lot of times it's gonna do it on its own.
It's gonna give you the best length for that post
and it's gonna give you the opportunity to do those things.
Again, it's gonna use hashtags,
it's gonna give you all those details.
Again, we're gonna take this,
we're gonna print that,
we're gonna put it in the file folder.
If you're using TikTok, do it with TikTok.
Now we're gonna go in
and we're gonna ask it to give us
an SEO-optimized YouTube short video script
announcing this as a new listing.
Now, this is gonna give us the ability
to do a short-form video announcing this listing.
It's gonna give us some storylines
on what the shots would look like
as well as the text and the script
that we're gonna actually utilize.
Once we've done that, we're gonna print that
and we're gonna put that in there.
Now, here's the secret sauce.
After we've done that,
the next prompt is probably one of the most powerful ones
that we can utilize.
What we're gonna do is we're gonna ask it,
now provide me with 25 unique ways
to market this home as a new listing
that I may not have thought of
or that is creative in a way
that will set me apart from other agents.
Now, when you put that one in there,
it's gonna give you that number of ideas
that you've got there.
Odds are you're not gonna do all of them,
but take the top five, the top 10,
the things that you're gonna do
that maybe you hadn't thought of
and put those in a file.
Now, when we got this file,
when we're utilizing this online,
we're gonna actually go in
and we're gonna talk about exactly
this when we're sitting there.
So here's an example of the way
that this listing presentation is gonna go.
Mr. and Ms. Seller, what I would like to do if I was you
is I would not just wanna hear what I was gonna do,
I would wanna see it.
So I've taken the time to use the technology
that's available today through artificial intelligence
to write three different MLS descriptions
that I would love to put in front of you
because odds are the person who buys your house
is gonna be someone like you
that's gonna fall in love with this house
the same way that you did.
So here are the three different MLS descriptions
that I wrote.
I would love for you to take a look at these
and let me know which of these you like best
and if there's anything that I left out
that you feel we should have in this description.
Now, immediately they're gonna have buy-in
because they're gonna say, well, we like this one
and you should have mentioned this.
Great, I'll make a note of that.
You make a note of that on there.
Now say, typically what we're gonna do is
the average agent is gonna go out
and do what they call the three Ps.
The average agent is gonna go out there
and they're gonna put it in the MLS,
they're gonna put a sign in the yard
and they're gonna pray.
Now listen, we're gonna do those things as well
but I wanna show you some different things
that we're gonna do so that you can see the marketing
we're going to do right out of the gate
to get as much attention as quick as possible
to hopefully get this home sold
as quick as possible at the highest price.
This is an example utilizing artificial intelligence
to write an Instagram post
that was actually going to announce this as a new listing.
Now you have to understand that in the past year or so
we had what I call the TikTok effect
where all of the search places
and all of these social media platforms are now utilizing
instead of just putting the information
in front of people that I'm connected to,
they will actually look at the description of the post
and they will identify
who has been looking at posts like that
and they will put that in front of those folks
more than they used to.
This is why I've asked it to give me
the SEO, search engine optimization
of a post announcing your listing.
This is what it came forward with before me.
This is what we'd be using on Instagram.
This is the one that I had it right for Facebook.
This is the one that I had it right for a LinkedIn blog post.
This is the YouTube's video script
that I'll be using for a YouTube short
that is basically one of those pause and stop
capturing people's attention
that are looking for information
on properties like yours in our area.
And these are some of the unique strategies
that I'm going to do on the launch of your listing
to make sure that we get the most exposure possible.
Then you're going to give them that opportunity.
Take a look at these, see if these make sense to you.
If there's anything you don't like, let me know.
Or if these make sense to you,
that's going to get us that maximum exposure
right out of the gate.
Once they've done that, say, now listen,
obviously there's certain things that every agent does.
But what I wanted to do was to give you a list
of 10 unique marketing things that we're going to do
and strategies we're going to utilize
to make ourselves stand apart
and make your house stand out from all the rest.
And then you show them that unique list that you had
that you printed.
After you've done all of these, say,
Mr. and Ms. Seller, does this make sense
that utilizing this state-of-the-art technology
to be able to help us launch your listing
to get in front of the most potential buyers possible
is going to give us the opportunity
to get the exposure you need to get this house sold
as quick as possible at the highest price.
Once they've agreed with that,
it's literally like Chick-fil-A on Sunday,
that deal is closed.
This is the opportunity for you to set yourself apart.
Listen, technology is moving at an amazing pace.
And it's one of these where I don't believe
that technology is going to take
any of the real estate agents out of the business.
But what I do believe is that the opportunity
for you to lean into this technology
is going to give you the ability
that the agent that actually uses the technology
is absolutely going to outperform those that don't.
I hope this has been helpful, and I'll talk to you soon.
Thanks for watching the video.
I specifically chose the video below for you
because it builds on the one you just watched.
I hope it's helpful, and I'll talk to you soon.
