OAKVILLE 🏡 Clusters of mature trees in both the front and year yard is one of the features that made this east Oakville lot so desirable but also presented a design challenge in providing ample natural light into the home. Our clients’ need for a light filled home drove our early design decisions. We created a notch in the main floor in order to give the kitchen, dining and living spaces additional access to light. This notch also gave us flexibility in our allowable glazing percentages enforced by the Ontario Building Code, we would otherwise never be able to have such a large amount of glass facing the side yard.
Typically this type of main floor layout would make it difficult to get large windows in the basement with the rear patio taking up valuable sun exposure for the basement however we were able to fit a rather sizable basement walk-up in the south side-yard. This walk-up allowed us to get full floor to ceiling glass in the basement gym/ yoga space without eating into any precious backyard space.
On the front of the home we incorporated a unique open air light well, its impact can be felt throughout the home on both main and second floor. We wanted to incorporate a double volume space at the main entrance that would filter light between both floors however we did not necessarily want to expose the entirety of the second floor to the street side of the property so we massed the front of the home as one continuous facade and introduced an interior light well behind. This allows for a ton of light on both floors but gives the occupants privacy moving through the second floor in the mornings and evenings.

Good morning social media world and welcome to our 183 Don Esso project here in beautiful East
Oakville. This is a project that just wrapped up the clients moved in two weeks ago has been built
over the last 18 months with Philo Construction. It is a 4,000 square foot four bed four bath home.
This was an existing single family home that existed for 50 years. We took down the old
dilapidated home and built this beautiful brand new home. The driveway used to be on the right
hand side of the property. We moved it on to the left. The reason is that beautiful sun that is
beaming down on us today. We wanted to maximize light infiltration into the entirety of the
core living space of this home. So what we did is we actually pushed the side of the house here
inward. We introduced a spectacular walkout from the home gym basement up to the backyard,
the pool and spa area of the house. From there that then centralized our core living office
and dining environment here on the south side of the property. As you move towards the center of
the home we've got this amazing dual height entry vestibule. As you come in this front door
you've got again this secondary location with this beaming of light through our halo cut. So again
if it's snowing if it's raining we've got full access to mother nature here. And then as we
come over to the front door we are fully covered. Everything is heated from the front porch to the
steps the driveway and the walkway and the side pathway. We have a mix of very smooth finished
stucco blended with a vertical seam new tech siding product and a very clean crisp acm profile
fascia and soffit element. We capped off our walkout with a glass railing which flows into
a glass gate access to that backyard which we're insanely excited to show you next.
Coming around the corner here this thin roof canopy profile
double steel post very mid-century Mies van der Rohe inspired. It is a detail that really
pronounces itself on the front elevation and through here on to the rear elevation of the home.
Into this spectacular setting very neat oasis infinity edge pool built-in hot tub with stairs
down for lounging and beautiful summer days. We've got the terrace three level steps coming
out from the sliding patio doors fed out of the dining room the living room the kitchen
and the walk-in pantry. Very much an entertainer's dream. We've got the built-in barbecue and dinette
set ready to go for next year. There is just absolutely impeccable detailing on the home
on the landscaping all completely executed by Philo. Working on a project of this magnitude
very very detail oriented it does take not only a passionate design team as well as a passionate
client but a passionate builder. It's very critical for something like this to be finished
off and executed and really stand out from the renders that we sell to the client during the
design process all the way through to this finished product. Now let's take a peek inside.
Leading up these three steps which allowed us to drop that terrace and have less of an overarching
effect on the rear neighbors we now land in the kitchen space. We've got an oversized 12.5 foot
island banked by a 16 foot clean wall with cooktop fridge etc. Leaving the kitchen just past a
concealed pocket door to the mudroom feeds us into this beautiful dining space open to living room
which again feeds us through to the amazing views of this backyard space. We have a 72 inch
three-sided linear gas burner fireplace. Now as we leave the dining room and head into the family
room we've got a two foot jump in ceiling height create a bit of division of space. We actually did
an open office space here at the front and really trying to maximize that natural light
infiltration for the afternoon sun which comes flying in through that front elevation of the home.
Leaving the open office we're now greeted with powder room on my right hand side
and a full set of built-ins here on my left hand side for coat storage, broom closet etc.
The great thing is that it really creates this formal entry vestibule so as you do come in that
through that front door you do have to take off your shoes hang your coat to really start to
experience the home and what it has to offer. We have this spectacular cantilevered staircase detail
glass railing assembly which feeds us up to this spectacular second floor
and I really am excited to show you the inside detail of this halo design.
The clients introduced this amazing light fixture here in the central corridor
perfect balance and execution by the builder on this floating glass railing built into the floor
pack assembly. Now heading to the very front of the home we're greeted by this halo cut in the roof
this amazing sun that's beaming through today and this three-sided glass courtyard detail here on
second floor is feeding the bedroom with natural light the porch as well as the entire central core
of the home. It was a very vital detail to really maximize light through all corners of the home
and really helps to elevate the overall experience of the home on the second floor
the main floor as well as when you're coming in that front entry vestibule door.
One last detail to show you today on this amazing home is the primary bedroom wing
again with a smaller version of the gas fireplace from the living room extrapolated to the second
floor here an expansive corner window detail facing east facing south an amazing sunrise
to wake up to every single day.
