Welcome to the Old Vicarage. You're joining me today in Abkettleby, a gorgeous village
just north of Melton and on the Leicestershire Vales. This home is grade two listed, bursting
with character, fully refurbished, has lovely gardens and a triple garage. So follow me as I
show you around. We're stepping inside the home now and we're in the very oldest part,
the Georgian part and what wonderful fine detailing there is to appreciate in here.
From the original flagstone flooring to the high ceilings, gorgeous architrave around the doors
and on the front door you've got the working shutters with the bell above it.
We're going to take a look now at the first section room. We're coming into the drawing
room where the grand proportions continue. In here you've got that beautiful window,
again with working shutters, the lovely open fireplace and the gorgeous Georgian arch shelving.
The oak flooring then flows into the family room and from here you'll find revealed beams,
a decorative fireplace and a door to the side garden.
Crossing the hallway we'll find the formal dining room. I think it's very atmospheric
and elegant in here. There's a revealed beam in the ceiling, a gas fire and this beautiful
window seat with working shutters that overlooks the south facing garden.
Moving on let's discover the servants hall. There's a second staircase, a guest cloak room
with lovely revealed beams and then onwards. First we'll find a pantry, then we'll find the laundry
room and the door to my left leads into a lovely space to work from home with two windows that
overlook the garden. Come on in and prepare to be wowed. It's absolutely dazzling in here with that
lovely roof lantern light overhead and a wall of windows and door onto the garden. There's so
much space in here, plenty of room to add a farmhouse table and chairs and relaxed seating.
I love this centrepiece island. It's really well designed. You've got built-in wine cooler,
this lovely curved end that's perfect for a barstool seating, a double butler sink. You've
also got built-in electric oven that of course is overlooked by that magnificent four-oven
electric agar. The old bickerage has six bedrooms with the first guest suite located on the ground
floor. This is in the old coach house, lovingly refurbished and restored. It could also make a
fantastic reception room or even space to work from home. Let me show you around and let's see
how you'd use this wonderful space. With its own entrance in the driveway you'll find a utility
area with storage. Moving on there's a brand new shower room and then coming in here it's just wow.
I'd love to stay in here with that lovely lofty ceiling and the beams. You've also got exposed
ironstone wall to one side with kitchenette area and also that lovely brick fireplace there
with electric fire and then another set of doors back onto the driveway. Now I can't wait to talk
to you about this. I think it's absolutely gorgeous. This beautiful oak staircase, rampant
twist with oak spindles and polished handrail. You've got a stair runner that guides you up,
so follow me. At the turn of the stairs there's the most wonderful window with stained glass
detailing. Ascending the staircase and turning right you'll find the first of the five bedrooms.
I think it's lovely in here, very high ceilings and an ornamental fireplace.
This room benefits from fitted wardrobes and a cute window with shutters.
In this serene bedroom you have an ornamental fireplace and a pair of windows with window
seats. With this one being south-facing you've got views across the garden and over the rolling
Leicestershire countryside. The next two bedrooms to discover also have those charming south-facing
views and both feature fitted wardrobes. We're now moving onwards into the Victorian part of the home
and moving across the lander you'll pass the servant staircase and onwards discover the family
shower room. You've caught me admiring the view. I absolutely love it in here. It's so peaceful and
so beautiful. Again you'll find one of those sweet ornamental Victorian fireplaces, that lovely big
Victorian window and there's a fitted cupboard. Opposite here you'll find that decadent bathroom.
In fact I'd maybe consider turning this end into your principal suite. Before I show you the garden
and grounds let's have a breather, a cup of tea and a recap. You've got the gorgeous converted old
coach house, perfect for visiting friends and family. Five further stunning bedrooms, beautifully
appointed bathrooms and those gorgeous Georgian formal reception rooms. There's even a wine cellar.
I love the way the bedrooms and all the reception rooms are south-facing, giving that gorgeous
sunlight and of course the gardens. So now let me take you a tour around the garden and let's
discover how pretty it is. On a plot of 0.389 acres the garden is south-facing and wraps around the home.
It's beautifully planted with plenty of places to sit back, relax and admire that stunning view.
There's two ornamental ponds and a very sweet brick outbuilding. There's even a gate within the
wall that winds its way down to the nearby church. That lovely nod of course to the past of this being
the Old Vicarage. And for our car enthusiasts amongst us there's a large brick paved driveway,
gated access to the home and a triple bay garage, each with its own EV point with solar panels.
I hope you've enjoyed my tour around the very beautiful Old Vicarage.
