This entire unit is 716 square feet. Again, this is a two-bedroom, one-and-a-half baths.
It actually comes with two parking. That's a big plus as well.
What's up, guys? Jeremy here, and we're back with another home tour video here in Ewa Beach.
Today, I'm in a unit located in Palm Villas. This is on, oh man, I'm gonna butcher this.
This is 911060 Puma'eole Street, unit 12B. That was hard. All right, let's check it out.
All right, so this unit is a two-bedroom, one-and-a-half bath, and there's actually two
toilets, which is pretty cool. I'll show you guys later in a bit. In this video, I'm gonna go over,
one, first impressions of this unit. Two, I'm gonna give you the home tour video.
Three, I'm gonna show you guys some special amenities or features about this home. We're
gonna talk about the neighborhood. And then finally, at the very end of this video, I'm
gonna give you a simple cost breakdown to show you how much it would be to buy and live in this unit.
All right, all right, first impressions. First of all, really nice unit. I love the remodel.
This is actually a listing by one of my friends, Hazel. I'm sure you guys seen her in my channel
a couple times. I like this yard. Having a yard is kind of rare when you're in townhomes in this
price range in Ewa Beach. But overall, really nicely staged. It gives a great first impressions
for everyone. Living room, you have your window AC unit right here. That comes standard in Palm
Villa's townhomes. Decent amount of space, if you ask me. You can put the TV here, your couch here,
or if you want to flip it in reverse. Actually, no, that wouldn't work because your couch would
be here and then the door would kind of open, unless your couch goes up to here. But I would
probably put the TV here. Lounge right there. And then behind you, over here, we have the dining
area. Sometimes I see people put cabinets over here and over here. I think that would help with
more storage. You know, a townhome this small, it's kind of hard to have a bunch of things. So
having extra storage would be a big plus. But overall, decent size. And then you have the
kitchen. Ooh, this is a gas stove. That's awesome. I don't know about you guys, but I love cooking.
And this is off. Okay, the gas is probably off. That's not out of the ordinary. Usually when
sellers want to sell their home and then there's no one here, they turn off the gas to, you know,
cook costs. Maytag appliances. Oh no, it's just the fridge. That's Maytag. Dishwasher is GE.
This is Whirlpool. So kind of mix and match. GE microwave. Overall, this is cool. I really love
the stove, gas stove. I love cooking and cooking with gas is pretty dope. I love this sink as well.
You have a decent amount of cabinet space actually for all your dishes, storage, spices.
Cool. So that's the main areas. You have the living room,
dining room. You have the, oh yeah, let's show you the backyard.
So one thing I'll say about this backyard, you just have this sliver of concrete and then you
have all of these really uncomfortable rocks and it hurts. Like you have all this backyard,
you can't really do anything with it. You know, that's one thing that I don't like about this
unit because if I were here, I would make this all either grass or concrete. And then you can
actually use this, you know, for storage and maybe put your bikes here, put a barbecue grill out
there and like use the space. It's actually usable space, but this, I don't know about you,
but I can't use this. Like that hurts, you know? So on the left right here, bedroom,
decent amount of space. You have your closet. It's honestly kind of a small closet, but
Hey, this is a $515,000 townhome. So not that much space, but I think it's a great unit for
first time buyer, maybe someone downsizing, you know, and then here you have the primary. This
is actually decent sized space for a primary in this price range for a townhome. This layout
reminds me a lot of that YPO townhome we did earlier. You have your closets here. You have
that and then check out. So this is one bathroom. There's one and a half bathrooms, but I mentioned
there's two toilets. So you have toilet here, sink here, and then washer and dryer here.
Wendell, I need you to pretend you're taking a shit right here. What I love about this, right?
Say you're taking a poop and you're lonely and you're like, Hey man, I want to take a poop,
but I don't want to feel alone. You know what you could do? You could have your friend over
and take a poop right next to you. But anyway, this is the full bath. It's separated by this
door. So again, toilet, shower, tub, sink, and then you have this door, the divider,
and then you have the toilet and then you could divide it with this. So essentially, you know,
this is like the master bath kind of, but pretty interesting layout. It's not uncommon. Like we've
done a video of a unit with the same exact bathroom. All right, now that I've shown you
the tour, let's talk about the neighborhood. This is Palm Villas. This is right next to
a bunch of shopping malls, grocery stores. You have a lot of restaurants as well. Like pretty
much everything in Ewa beach is like a two to five minute drive away. And then in Palm Villas,
as you saw when we were walking here, there is a community pool. And with most community pools,
you can have the option to reserve like a little like sitting area or like the kitchen. So you can
throw parties, host parties and do all of that. All right, so now that I've shown you everything
about this unit, I want to show you guys a simple cost breakdown. So you can see like,
Hey, how much would it be if I actually bought this home and lived here? So this is listed at
$515,000. Since this is a lower price range, I'm going to put a 5% for the down payment in the
breakdown 5% because you didn't know if you're a first time home buyer, you only need to put a 5%
down payment. You don't have to put 10% or 20%. So 515 down payment is 5%. 6.5% is your interest
that's like the average right now. And the HOA is about 684 a month. And again, I'm using the
Carl's Mortgage Calculator app. Your total after everything is about $3,700 per month. That is
your mortgage and also your HOA. That's not including property taxes and insurance. So keep
that in mind. All right, so if you made it this far, thank you for sticking all the way to the
end. My name is Jeremy Mateo. And if you're interested in this unit or something else to
buy or sell in Hawaii, feel free to email me at info at jeremymateo.com. And again,
thank you for watching. I'll see you on the next video. Feel free to. All right, guys.
