Hello future real estate professionals. Welcome back to the Calibri Real Estate Channel,
transforming lives one home at a time. I'm Velour Brown and I'm proud to serve as a
realtor and broker at Velour Brown Real Estate right here in beautiful Savannah, Georgia.
Since 2021, I have been honored to share my knowledge and experiences as a real estate
licensed instructor with Calibri Real Estate. Today we'll walk through the key phases of the
real estate customer journey from lead to close. Whether you're a new agent or a seasoned
professional, understanding these phases is essential to providing exceptional service
and closing deals successfully. It all begins with the lead. Leads can come from various sources,
referrals, online inquiries, open houses, or even casual conversation. The first step is to
establish trust and credibility. This is your opportunity to introduce yourself,
understand your client's needs, and set the tone for a professional relationship.
Ask questions, listen carefully, and take notes. Whether your client is a buyer or a seller,
understanding their goals is critical. For buyers, this might mean identifying their budget,
preferred location, and must-have features. For sellers, it's about understanding their timeline,
pricing expectations, and any concerns that they may have. Next comes the preparation phase.
For buyers, this involves researching properties, performing a comparative market analysis,
and scheduling showings. For sellers, it means preparing a competitive market analysis as well
to determine the right listing price and creating a marketing plan to showcase their property.
During this phase, communication is key. Keep your clients informed and involved in the process.
For sellers, provide honest feedback on how to better position their property for success.
For buyers, guide them through the pre-approval process and educate them on what to expect
during their search. Now it's time to take action. For buyers, this means touring properties
and narrowing down their options. As an agent, your role is to highlight the features of each
property, point out the potential red flags, and answer any questions they may have.
For sellers, this phase involves marketing the property, hosting open houses,
creating online listings, and networking with other agents to attract potential buyers.
Your goal is to generate interest and secure offers. Once an offer is made,
the negotiation phase begins. This is where your expertise truly shines. For buyers,
help them craft a competitive offer that aligns with their budget and goals. For sellers,
guide them in evaluating offers and negotiating terms that meet their needs. Negotiations can
involve price, contingencies, closing dates, and more. Stay professional, keep communication open,
and always advocate for your client's best interest. After an offer is accepted, the
transaction moves to the due diligence phase. This includes inspections, appraisals, financing.
As an agent, your role is to coordinate these steps and address any issues that may arise,
and keep the process on track. For sellers, this phase involves ensuring all contingencies are met,
repairs are completed, documents are prepared for closing, your attention to detail can prevent
delays and ensure a smooth transaction. Finally, we reach the closing phase. This is the moment
when all the hard work pays off. The buyer provides funds, the seller transfers title,
and the deal is officially closed. As an agent, your role is to ensure all paperwork is accurate,
deadlines are met, and your clients feel confident and supported. Celebrate this milestone with your
clients. It's a big moment for them and for you. But don't stop here. Stay in touch, follow up,
continue to nurture the relationship. Referrals and repeat business often come from the connections
you build during this journey. The real estate customer journey is more than just a transaction.
It's about building trust, providing value, and guiding your clients through one of the most
important decisions of their lives. By mastering each phase, you will not only close deals, but
you will create lasting relationships and a thriving career. Thanks for watching. If you
