Inventory in Rancho Bernardo 92128 is building and pending sales are not. Hang out for the next couple
of minutes and I will talk about what's happening in 92128 Rancho Bernardo east of the 15. If you're
new to this channel, please give us a like and subscribe. If you're a seller in RV or thinking
about selling right now, you are going to want to pay attention to this. Let's jump right into
the information looking at what's happening right now east of the 15 in 92128. The part of 92128
we're calling Rancho Bernardo. We currently have 61 active listings. 18 of those have had price
reductions in the last 30 days. Currently 15 pending and 14 sold in the last 30 days. So
nothing going on as far as pending sales increasing in this zip code and inventory is building. We
have 61 active 15 pending again. Well like I say again because we've seen this in other i15 zip
codes approaching if not over a 3 to 1 ratio active pending right now. So there are a whole
bunch of active listings in Rancho Bernardo that will not sell during the active market time
without some sort of intervention either more pending sales or some adjustment to list price.
Let's take a look at the longer term trend here looking at the InfoSparks chart for median price
in this zip code going back to January of 2022 median price for single family detached in RB
was 2.15 currently 1.367. So there has been some price growth over the last three years
not as much as some zip codes and more than others. So we have seen a lot of ups and downs
and currently slightly down month over month in RB looking at percent of original list price to
final closed sale price. We go back to the spring of 2022 when things were the hottest and see
that buyers were bidding on average 12.3 percent over list price and now at 97.8 percent which is
just one point lower than the county average. So the homes that are selling are definitely
selling for a strong ratio of the original list price and those that aren't selling aren't selling
and 18 sellers have jumped on board with price reductions in the last 30 days looking at market
times. Those are actually down not a lot but down 23 days in RB 24 days in San Diego County on average
and again these are the homes that are selling as more homes sit and take longer to sell these
and the list to sell price ratios will probably go down a bit however we will have to wait and see
exactly what does happen for now that's what's happening and if you have any questions or
