Many people think that Coastal Delaware is very affordable, but the real costs kick in
after you've already moved in. So today we are breaking down the real numbers, the hidden costs,
the things that nobody talks about, so you know exactly how much it may actually cost to live
comfortably here in Coastal Delaware. So let's get into it. All right, we're going to kick things off
by talking about what it's like to live in Coastal Delaware without spending a ton of money. We're
looking at those entry-level kind of opportunities. Now, when I say entry-level, I don't mean that
they're low quality or that they're boring. I'm talking about smart money choices, places where
you can still live near the beaches and enjoy the vibes without paying top dollar or breaking your
budget. And first up, we've got Milton. We've discussed about it before on videos. And when
it comes to home prices, Milton is the leader of our coastal towns for affordability. As of July
2025, the median home price is right at about $500,000, which is actually lower than it was
last year in Milton. Now, you can find starter homes in Milton for around $350,000, and there's
some really solid mid-range options that are going to be between $350,000 and $600,000. Now,
Delaware does have one of the lowest property tax rates in the country, actually the seventh lowest
in the United States, which means you're saving thousands of dollars every year compared to some
nearby states. Now, as for those monthly costs, energy bills can be anywhere from $180 to $200
per month, which is reasonably cheaper than the national average. Water and sewer can run you
about $100 a month. And altogether, monthly utility costs in Milton typically fall somewhere
between $200 and $500 a month, depending on how much you use it, if you're there for the seasons,
that it's really warm or really cold, and everything else. Now, transportation is a bit
of a trade-off since Milton's not super close to those big job centers. Most people are going to
have some level of commute into work. Groceries and eating out are about in line with the national
averages, so food costs are going to be relatively unchanged if you're moving here from out of the
area or out of the state. Now, Milton doesn't have a huge number of restaurants downtown,
so you might end up having to head to nearby towns for some more variety, but that kind of
adds to the charm. It's a place where everyone knows each other. Everybody's a local there,
and it's really a cool downtown area. Now, there are a few hidden costs to think about,
things like driving to the beach every day, which can take longer during the summertime.
You've got fewer places to shop and eat right in town, and maybe spending more on gas if you're
commuting further into your job or if you're commuting into the beaches more often. When you
compare that to the super expensive beach properties that we're going to get into a
little bit later on, it is still a very good deal, and the cost in Milton are very low in comparison.
Now, the bottom line is that Milton is an awesome way to get into coastal Delaware without spending
a fortune. You can get that small town charm, those lower home prices, lower taxes, and those
reasonable costs of living. Plus, in Milton, you're still close enough to enjoy the beach life.
If you're looking for a place to settle down without breaking the bank, Milton is definitely
worth a look. I think they are set for a ton of growth, and it could be a great investment play.
Now, let's move a little bit closer to the coast and talk about Oceanview. This place hits that
sweet spot between being near the beach and still staying affordable. It's kind of the best of both
worlds right there next to Bethany Beach. One of the great things about Oceanview is how convenient
everything is. You've got some newer shopping centers right there in Oceanview. You've got
grocery stores, restaurants, and there's all services close by, which is super convenient for
those that live there. It's just a few minutes away from Bethany Beach. As I mentioned, it's the
town that borders Bethany Beach, so you get to enjoy all the fun stuff they have there, like the
beach, food spots, their little boardwalk, entertainment, all without having to pay those
high beachfront prices that you have to pay in Bethany. Now, the homes in Oceanview usually come
with some bigger yards, which means a little bit more space and privacy than you'll find in the
actual beach towns themselves. Now, real estate in Oceanview is a solid deal for how close it is to
beaches. The average home price is right at about $540,000, with most homes falling between $500,000
and $650,000, so it's a much lower option than its neighbor, Bethany. Now, what's really nice is that
there are lots of newer homes in Oceanview, so you can find something modern with energy-efficient
features, which can help lower those monthly utility costs. Now, energy bills do run at about $150 a
month, according to findenergy.com, and water costs are about the same as our other towns in the area.
Now, commute times for workers average about 30 minutes, but the location right on Route 26 makes
it super easy to get to work on Route 1 if you need to, or get into and hit the beach. Overall,
cost of living in Oceanview is just a little bit above the national average, which is really good
for a nearly coastal town. It's much better than we see in some of our coastal towns.
When it comes to groceries and fun stuff, Oceanview does have more options than Milton
currently, but it still stays more affordable than some of those more upscale beach towns.
And you've got bigger grocery stores and restaurants and shopping centers all right
there in Oceanview. And if you want something that's a little bit more exciting, Bethany Beach
is just a short drive away with even more restaurants, things to do, and obviously, the
beach. So now, let's talk about some of the not-so-great stuff. Some of the hidden costs
include paying for beach parking if you're heading into Bethany. You've got fewer year-round
entertainment options compared to some of our bigger towns, and some of that summer traffic
during the busy months can be quite tough to handle. But honestly, compared to some of the
high-end areas that we're about to talk about, these are all pretty minor trade-offs to be in
a place that's really close to the ocean and still has a really cool vibe. Now, Oceanview
is a great choice if you want that beach town lifestyle without the crazy prices. You get a
modern, convenient place to live that's close to the beach with good home sizes and all the
essentials just right nearby. Now, if you're looking for a little bit of everything, some
comfort, some value, and the location, Oceanview is really a tough one to beat.
Now that we've talked about those entry-level spots, let's level up and take a look at what
I call the affordable luxury places, places with more style, a little bit more features,
and that extra polish that makes coastal Delaware living feel really premium. But before we dive in,
make sure you hit that subscribe button down below. We share insider information on the
coastal Delaware real estate market, what it's like to live here, market shifts, builder tactics,
and so much more, and the stuff that you're not going to find anywhere else. So do us a favor
and hit that subscribe button down below. All right, now we're going to move into what I like
to call affordable luxury. And this is where things start to get really exciting. You're
looking at areas that have more style, better amenities, and they have some of that high-end
coastal Delaware vibe that you've likely heard about. Let's kick it off with Lewis. And this
town is really something special. It's known as the first town in the first state and has this
amazing mix of deep history and modern luxury that you just don't see in the other coastal Delaware
towns. Now, personally, Lewis is one of my favorites, but I'm a little bit biased because
I live here and I think it's a pretty cool place. Now, downtown Lewis is full of stylish boutiques
and art galleries and some restaurants and cultural spots like the Lewis Historical Society.
You can really take it all in. And if you're heading into the beach, Lewis gives you a quieter,
more relaxed vibe compared to some of the busier resort towns. Now, most of the coast in Lewis is
situated on the Delaware Bay, which ends up acting more like a lake than it does the ocean. Think
flat water so you can do things like paddle boarding and kayaking without much issue. Now,
as of July 2025, the average home price in Lewis is around $700,000, which is up about 8% year
over year. However, if we look exclusively at Lewis proper, those prices go closer to $900,000.
Now, beach homes in Lewis are next level, averaging between 800 and 1.8 million. And
those historic downtown homes, they're going to start at around a million dollars and go up from
there. Now, the median sale price overall is going to be about $825,000. And that's about a 31%
jump in just one year. But here's the thing, you're paying for more than just a house. As the old
adage goes, the three most important things in real estate are location, location, location. And
in Lewis, you're getting a pretty special location. Now, the homes in Lewis range from charming older
houses full of character to brand new builds with top of the line features. And anything on the
water or beach views is going to come with a premium price tag in any of our towns. Of course,
those bigger and fancier homes are going to mean higher utility bills. Now, while energy costs are
about the same as the other areas in Delaware, overall utility bills can be a bit higher,
especially when you get into those larger homes with higher end finishes. But many people feel
that it's worth the cost. The food and entertainment scene in Lewis is definitely going to be more
upscale. Think seafood restaurants with that farm to table vibe, got some wine bars, some craft
breweries and events happening year round. It's really a cool place. Now, grocery costs are going
to be about the same as our other beach towns, but going out to dinner can get pricey. Dinners at
some of the nicer places can run between $75 and $150 per person, which is more on the upper end.
Now, there are a few hidden costs to keep in mind. If you're buying a historic home, for instance,
insurance can be much more expensive and repairs might cost more too, especially if you have to
follow any historical code. Now, parking downtown during the high season can hit $20 to $30 a day.
And still, compared to what we're going to see in some of the other areas later on,
these extra costs are pretty manageable. So, Lewis is Delaware's coastal version of
affordable luxury. You get history, class, culture, and a peaceful beach lifestyle without having to
pay top dollar like you do in some of our other towns. And if you love charm and sophistication
and living somewhere truly unique, Lewis is a smart place to invest. I swear, it's like it was
plucked right out of a Hallmark movie. Now, we're going to head down south and a little bit inland,
but we're going to stay in that affordable luxury. But we're going to talk about Selbyville,
which is a town that has been turning heads lately, including mine. Its luxury market has
really started to take over the last few years and it's really onto something special. Now,
Selbyville's amenities are growing fast. You've got new shopping centers popping up with some
higher end stores, some fancier restaurants, and all the services you would expect in a more luxury
community. And what makes Selbyville so special is how close it is to both beach towns and bigger
cities. So, you get that perfect mix of convenience and lifestyle. And when it comes to housing,
Selbyville has a more affordable way to step into the luxury market. While you'll see prices
ranging from the mid 400s to well over a million dollars for new construction, the entry point is
still lower than in the more established coastal towns like Lewis, Rehoboth, or Fenway. Now,
the cost of living in Selbyville is about 117% of the national average. New developments in
Selbyville include some custom homes, some resort style amenities, and modern designs that really
appeal to buyers who want something fresh and stylish, new restaurants coming in, some
entertainment venues. You've got the famous Freeman stage and things are opening all the time and the
vibe is getting more trendy each and every year. Plus, you're just a short drive from some of our
more established dining scenes in the nearby beach towns. So, if you're in the mood for something
different, you're never far away when you're in Selbyville. Again, Selbyville gives you that more
affordable path into luxury living. You can get brand new homes, some upscale amenities, and a
community that's clearly on the rise. I would put Selbyville on your map if you're interested in
the southern area of our beaches. Now, it's a smart move for those who want the luxury feel
but aren't quite ready to spend like they're in the most expensive neighborhoods or buy one of
those oceanfront homes. And that's the beauty of this affordable luxury tier. You're getting the
good stuff, sleek homes, great amenities, and an upgraded lifestyle without having to dive fully
into the deep end of the market and get in way over your head. But now it's time to look at what
that deep end actually looks like and we're going to step into the true luxury tier and this is where
coastal Delaware really starts to show off. These are the places people picture when they dream
about living by the ocean in style and enjoying that luxury lifestyle. So, let's start with Rehoboth
Beach which is one of the highlights summer capital due to our connection to DC and it's been
drawing visitors and new residents for over a hundred years and it has earned its spot as the
Now, Rehoboth is a full-service resort town with a lively boardwalk stretching over a mile long.
You'll find everything here from those classic beach shops to high-end boutiques. The main beach
is beautiful with clean sand, professional lifeguards, and there are tons of activities
downtown to keep you busy. And when it comes to home prices, this is where the true beachfront
premium starts to show up. The medium price for homes in Rehoboth is about $800,000 but that's
especially when we start to look downtown. Now, downtown homes are going to start just north of
a million dollars on average and they can go up to over $6 million for those oceanfront more luxury
homes. Homes in Rehoboth do vary from charming fully renovated beach cottages with those high-end
finishes to these huge oceanfront estates loaded with every luxury amenity you could imagine. If
your property has ocean views or beach access or even it's just a prime downtown spot, you're going
to pay a premium for that exclusivity. Now, those larger luxury homes do mean higher utility bills
too. And for those big oceanfront homes, monthly utility bills can be well over $1,000 a month,
but you're paying for serious comfort and convenience and being right there on the
ocean. Now, one big downside of Rehoboth is that parking is limited in the summertime and daily
parking fees can run $20 to $30 a day. And you can buy an annual beach pass, but those are going to
run you upwards of $150. Now, if you own a home downtown, obviously you'll get to be able to park
for free in your own driveway. Dining and entertainment costs in Rehoboth reflect that
upscale vibe. Groceries and going out to eat are going to be pricier with dinners at the more
upscale restaurants averaging about $100 to $200 a person. Now, there are some hidden expenses too
in Rehoboth. Things like flood insurance are going to average about $765 a year, but it's much higher
for those oceanfront homes. And then if you plan to keep your home as a rental, property management
fees spike during the summer and staffing shortages make things like housekeeping and landscaping
pricier as well. Now, Rehoboth Beach is the ultimate Delaware beach town experience. You get
amazing amenities, great dining, direct beach access, and a lively community, but it does come
with that premium price tag. So if you want the best coastal Delaware has to offer, Rehoboth is
definitely worth every dollar and it is only growing. Now, let's head a little further down
the coast to Bethany Beach. This spot has luxury living, but with a more laid back vibe, it is
truly a cool spot. Now, people often refer to Bethany as the quiet resorts or the start of the
quiet resorts. And it has high-end homes, top tier amenities you'd expect from a luxury beach town,
but without the party vibe that you might find in some of our other towns. Now, real estate here is
definitely in the luxury range. Prices are going to start at around $500,000 for condos, and they'll
go all the way up to over $5 million for those oceanfront estates. Now, most of these luxury
homes are either newly built or have been totally renovated with modern high-end finishes. Oceanfront
properties often come with some private beach access, definitely stunning views, and features
like gourmet kitchens, spa-style bathrooms, and outdoor spaces designed for entertaining. But with
that kind of luxury comes some serious maintenance. Some of those big oceanfront homes along our coast
often need $30,000 to $100,000 a year just for upkeep, for things like landscaping, pool care,
exterior maintenance with the salt water right there, HVAC maintenance, and everything else that
goes into owning a home by the ocean. Now, when it comes to dining and entertainment, Bethany Beach
does lean more towards some quality experiences than it does towards nightlife. There are some
great dining options and restaurants that serve fresh seafood and top-notch meals, but you're not
going to find the same kind of party atmosphere that you might find in some of our other beach
towns. It's more of a peaceful, serene vibe, and that peaceful vibe is part of what makes Bethany
so appealing to so many because they don't want a lot of that hustle and bustle that you see in
some of the other towns. Now, there are going to be a few hidden costs to keep in mind, like
maintaining a coastal luxury home. It's going to be expensive, and insurance for those oceanfront
homes can get pretty pricey, and utilities are typically going to be higher, especially for those
larger homes. Now, because the town is still pretty seasonal, you might pay more for services during
the busy summer months when demand increases greatly than you do in the winter months. Bethany
Beach is perfect for those who want coastal living in the luxury feel without all of the chaos that
you get in some other towns, and you've got beautiful beaches, top-quality homes, great food,
and a relaxed, peaceful community. Now, it's not going to be cheap, but for those looking for a
refined beach lifestyle, Bethany is definitely going to be an amazing choice. Finally, we're
going to talk about Fenwick Island, which represents one of the most exclusive segments of Delaware's
coastal market. The community of Fenwick Island is small. It's ultra-selective. It's made up mostly
of luxury homeowners who are looking for quiet surroundings and direct ocean access, but with the
ability to get to more lively areas with just a short drive. Now, unlike some of our larger beach
towns, there is no boardwalk in Fenwick or loud nightlife. It's peaceful, it's refined, and it's
intentionally low-key with a very small town feel. Real estate prices in Fenwick Island are some of
the highest in coastal Delaware, and as of July of 2025, the median home price in Fenwick reached
just over $1.35 million. Those oceanfront homes are going to start typically north of $3 million.
I've seen some tear-down homes that have sold for over $4 million, and those ultra-luxury estates are
going to often start around $6 million, but they can climb significantly higher. A dining out in
Fenwick is a refined experience. We've got some upscale restaurants that emphasize quality over
quantity, and a nice dinner for two can easily cost between $150 and $300, especially if you're
ordering wine and cocktails and those types of things. Now, there are also some hidden or seasonal
costs that add to the price tag in Fenwick. Parking can be limited during the summer months with daily
parking fees running at about $30. Now, obviously, again, if you own property with dedicated spots,
you're not paying to park. Now, flood insurance is a big factor in oceanfront areas like this,
with flood insurance premiums averaging between $1,800 and $3,500 annually. And the bottom line
is going to be that Fenwick Island gives you a great taste of coastal Delaware luxury living.
You get total privacy, you get direct access to some of the most pristine beachfront in the region,
and properties that offer every possible comfort and amenity. But with that lifestyle,
it does come with a higher price tag. Now, that's going to wrap up our full luxury tier.
And now for perhaps what is the biggest hidden cost in all of Delaware and Delaware real estate,
it's going to be our transfer tax. Every time a property changes hands, there is a total tax
levied that is 4% of the purchase price of the home. We've got one of the highest transfer taxes
in the country, which helps keep our property taxes low, but it's a cost that stunned many buyers
when they hear about it or when they first realize it. Now, typically in resales, that is
going to be split 2% to the buyer and 2% to the seller, but there are a select few builders who
are saying that all 4% are the buyer's responsibility. So it's important to do your
research before trying to go under contract on something, just so you know what you're getting
into. Now, living near the beach in Delaware can be simple or super fancy. It all depends on your
lifestyle, what you're comfortable spending. Some towns offer great value and easy beach access,
while others come with luxury homes and higher costs. And the bottom line is that there's
something for everyone here. We can likely find a spot that fits your life and your budget.
