Welcome to You Have Real Estate brought to you by Renewal by Anderson.
I am your host, Justin Clark, a great show ahead for you today.
But first, the opening statement before the opening statement.
My commitment to you is this.
This market is not so good.
Many of you are thinking about selling your home.
The first thing you need to do before selling your home
is figure out what your home is worth.
You cannot trust the websites.
Who you can trust is me.
There's a QR code on the screen right now.
I will send someone out to your house and tell you
this is what we think your house is worth.
So you can make a good decision as to whether you should sell your house
or not. QR code on the screen.
We'll send someone out and let's get a real accurate value of your house.
Now, the opening statement.
We do talk about this market.
The market is not great.
I've been saying it for for a few months now.
This is not 2008, though.
This is not an epic collapse of the real estate market,
but the market has certainly softened.
Ask anyone who's down in the trenches.
They will tell you this market has gone down and that's OK.
Half the people out there are buyers.
The market is better for buyers now than sellers and sellers.
We're absolutely getting
lucky, let's say, during covid because it was so easy to sell your house
for almost whatever you wanted.
However, you're selling your house now.
You're unable to sell it.
What can you do?
An excellent question.
A question that we're going to answer by asking real questions as we do
every weekend, we talk to the trendsetting people
and central Florida's real estate community kick it off today.
Two new guests, by the way.
I call them victims the first time.
Joshua Adler's here.
Bill Cole, Atrium Property Management.
Welcome to the show, guys. How are you? Thank you so much.
You're hearing this a lot right now.
You're in the real estate world.
I'm trying to sell my house.
I'm getting no offers.
What can I do?
Obviously, maybe renting the house is something you can do,
and that's exactly what you do at Atrium.
Absolutely. Yeah.
We have about 6000 units right now currently under management,
and we run into that scenario all the time.
And so we like to build relationships with realtors
and their landowned central market to be able to say, hey, if you rent with us,
you know, we'll obviously take care of it for a year.
And when the market, like you said, picks back up, you have another sale for you.
So we try to take care of all our realtor friends and clients
and make sure that we kind of help our property management business
stay afloat during this tough time when homes aren't selling as fast.
A lot of agents do watch the show, Bill, and they're thinking, well,
I'm a little concerned turning it over to another real estate company, so to speak,
because then when my client decides to sell, they're going to steal that client.
It's not how you work. No, not at all.
We actually love to keep the relationships going with the realtors.
And that's one of the bread and butter.
One of the things that we do that's just perfect.
I mean, we do refer the properties back to the original listing,
the original realtor that gave it to us.
One of the objections I think a lot of times for someone to rent
their house or their investment property is number one,
I don't want to deal with the tenants or number two.
Oh, I'm not going to make anything because I got to pay that property
management company.
What I've noticed with you guys is number one, obviously, if you're involved,
they're not dealing with the tenants.
You are number two.
It's not that expensive to hire someone to manage my property.
No, if you consider the late night calls that you have to deal with,
you know, the vacancy loss when you lose your rental income,
it makes way more sense just to hire a professional to manage your property.
And, you know, we're happy to look at any home, give it an assessment of value
and then kind of call you for property management services.
But I think a lot of times with any other business,
you have to look at the opportunity costs.
And so it's like, what are you actually losing by not hiring a property manager?
Is what I like to point out to a lot of our clients.
Let's say, Bill, though, that I'm handling it myself. Right.
And something goes wrong, the AC unit, all of these things that happen.
I don't have six thousand units, meaning I have great relationships
with these vendors that you have.
I think it might even be safe to say you could save someone money,
offset the cost of the management, just with the relationships
that you guys have with vendors. Yeah, absolutely.
I mean, you couldn't have taken the words better right out of my mouth.
I mean, we we deal with vendors on a day to day basis
and for multiple different properties.
I mean, like you said, I'm about six thousand units.
So we're all over central Florida.
And yeah, I mean, you think you might be saving money on that percentage per month.
But then when the HVAC bill comes in for a contractor
that you didn't realize was going to be that high, I mean,
there's a savings gone right there.
We do have the extensive vendor network to make sure we are pricing accordingly
and getting great deals and making sure that we we actually
we actually treat the properties like we own them.
It was on your website before the show.
And we know Adam Willis, obviously, who founded Atrium
Nona for years.
You guys do a lot of different things, though, too.
And I know that you're involved in the development side as well.
I've seen the development down in the milk district now groundbreaking,
I think, today and in Winter Garden as well.
Development's huge with you guys.
Yeah, it is, man.
We're very big about creating meaningful relationships.
And one way we do that is invest in our communities that we're in.
So like you mentioned, the Milkstacks apartment, that's in the T.G.
League Mill District, 27 boutique units with a bunch of live local space.
So we have local community retailers that have put their business in that building.
And it's been really a great outcome for the community.
And then we had a groundbreaking today, as you mentioned, on Plant Street.
We're building a boutique apartment building that comes with 10 apartments,
eight townhomes and five thousand square foot of retail
in the downtown Winter Garden area.
And so it'll be another great addition to the community of Orlando,
but really Winter Garden and kind of deepening our roots in that area.
Yeah, that's awesome.
What do you think is going to happen the rest of this year
in this real estate market, Bill?
If you had a crystal ball, what do you think?
Yeah, I think it's starting to turn around, honestly,
especially where we're able to help out the realtors when it can turn around.
Like if they have a property that's been sitting for 160, 180 days,
we can help out in those points.
But I think it's getting better.
It's better than it was a couple of years prior.
We're coming out of the hole.
So you're over in Tampa.
How does Tampa and Orlando compare real estate wise?
Man, so I'm a huge fan of Tampa, and I argue that Tampa has one of the best
downtowns.
So in my opinion, I think Orlando is slightly behind Tampa.
But I think over the next, call it five, 10 years,
it'll be on the same trajectory just with all the new developments
that will be starting for companies like us.
You know, we're hoping to build more relationships and partnerships
with people who are like minded and want to see, you know, the area involved.
And so I'm optimistic that Orlando will catch up.
I will love visiting Tampa as well as soon as we get that train.
What is right?
Yeah, as soon as that bright line goes from here to Tampa,
I'll come to you every weekend, man.
That traffic in Laitland is something I got to tell you.
Good job, man. That was great.
Let's do this again.
Tell Adam I said hello.
If you own real estate, you can't sell it right now.
You need someone to manage that property.
These are your guys.
A very quick break when we return a special segment.
You're going to see me swing a golf club, by the way.
Vivian's also going to go visit the Milk District as you have real estate
content.
Welcome to our house.
I mean, you spend more time here than I do, but it is hurricane season.
You know, our windows are terrible.
Yeah. When hurricanes roll through, we actually go to your parents' house
because we feel safer there because you don't feel the wind vibration.
Go feel the windows right now.
Hit the windows like that.
OK, this is not a window.
No, and it should never be your visitation from just our steering.
But during a storm like that, you wonder why you feel the vibrations.
Even when a summer storm rolls through, we feel the vibrations here.
That's why Dan Brinkman is here today.
Renewal by Anderson.
Dan, as a man, I want to feel like I have a safe,
protected place for my family, and I don't hear I'm not ready for hurricane
season because of the windows that we have.
What can I do as a family guy to make sure my family safe during the storm season?
Well, first thing you have to do is you got to do what you've got
to inspect your windows.
You've got to know and learn about what you have.
And you know, Justin, what you have is not a hurricane window.
That's not going to stop anything from coming in this house.
If a single or a terracotta tile would have blow off in your next door
neighbor's house in a windstorm and hit that and you're sitting at this table,
it is not a good day.
All right. It is coming through.
So what we have to do is we have to get coastal windows in this house
and we have to get them in as soon as we can.
I totally agree.
The financing that you have to is fantastic.
You make it super easy for me to afford windows in my house.
Yes, we do.
Look, we know that no home improvement project is cheap, right?
I mean, most of us just don't carry, you know, 50, 60,
$70,000 around in our pocket, right?
And so what you have to do is you have to make it affordable for your
for our homeowners.
And that's just what we do to our easy pay plans.
We have multiple different ways that we do business.
We have 12 months, no interest, 18 months, 24 months.
We even have 180 month low interest plans.
Some of them as low as five point nine.
You came to my house. You can't not even close.
Do you feel. Thank you, Dan, for coming, by the way. Do you feel better?
I do. Are you going to stop yelling at me?
I mean, Dan's here. So that's going to save the day.
All right.
Now, our VA is always a renewal by Anderson QR code on the screen right now.
Get your family prepared for hurricane season and storm season.
Even if the hurricane doesn't come through, the storm season gets scary
here in Florida as well.
I do it today.
Debt can be terrible for families.
You feel like you can't put food on the table at the end of the month.
Call me now. You have power.
Welcome back to the show.
The people that you choose to work with for your real estate transaction,
they do this every day, right?
This is a very big deal for you.
But the ones that you choose to work with are so important
to the success of your transaction.
You got to choose the right people.
Two of the right people are here next to me.
It's my right. Dallas Lehman is here. You have mortgage. Hi, Dallas.
How are you? Great to be back. Thanks, Justin.
What's up? Mary Beth Louise is here from the title side of things.
It is important, guys, who you work with and the success of a deal
really can come down to the quality of the people you're working with.
Tell me about some success stories.
Well, you know, I've got to tell you, in the state of Florida,
you know, the seller has the right to pick the title company.
So I had a very great closing with Mary Beth Louise here.
And one of the great things is, of course, at our office, we have a title company.
But the relationships that you work with inform out there in the community.
Every time I work with Mary Beth and her husband,
it's always such a pleasant experience.
And I've got to tell you, she made it absolutely perfect for our closing.
Good job. What's it like working with him?
Oh, it was great.
It's like a big party at the closing table.
It's funny, too, because you're right.
There's a title company in our office, but she owns a title company.
The good people really know how to work together.
It's not really a competition. It's working together.
I think about deals you've done with a guy who I know who's a mortgage broker.
But you guys can kind of work the deals together
because we all have our own specialties in real estate, especially.
I think the people you work with is so incredibly important.
You couldn't be more correct, Justin.
I mean, quite honestly, the relationships in the community are very, very important.
And you know, when I work with you and your title company,
you know, I've been doing this a long time.
And when I walk into their office, it's very comfortable.
They have everything ready. There's no mistakes.
It's a very fun atmosphere.
And like I said, it's just a joy to work with people, you know.
And as Justin just said, relationships are everything
because it trickles down, obviously, to your client.
And they want to have the best experience possible.
And I'm proud to say that every time I close with you,
it's always very, very smooth, always very enjoyable.
And I get a lot of great feedback from the client.
Yeah, good deal. Great to see you, Mary Beth Dow.
Let's have a great day. See you soon.
Now, this is not going to go well for me.
I assure you're going to see me swing a golf club.
Not very well, I assure you.
But first, we talked about the Milk District earlier.
Viv's in your neighborhood in the Milk District.
This little neighborhood hidden close to downtown
Orlando is hailed as a culture of subcultures
and affectionately known as the Milk District.
The development here has boomed in the last 10 years, largely due
to its emphasis on diversity and the county's incentives for redevelopment.
Everybody complains about the lack of housing in Central Florida,
but this Florida developer, Adam Lowness, who sat down with me,
shared his vision and just completed the Milk Staffs apartment.
So the Milk District is the place I originally moved
when I came to Orlando in 2005.
It's a very cool arts neighborhood, and we've recently completed
the Milk Stacks, which is a 27 unit infill boutique apartment building.
And one of the coolest features of that is the art piece coming off of the building.
It looks as though it has milk pouring from a faucet
and then splashing down onto the ground.
So really want to keep in tune with the Milk District theme.
We also have silos on the building that represent the T.G.
Lee Milk Facility.
So having those silos in people's apartment units is a really cool aspect.
Just an amazing neighborhood.
Great, great arts district.
Murals and street art installations enhance shops, restaurants
and bars where everyone feels welcome.
Check out the annual International Food on Wheels Festival,
a summer showcase of food trucks held at Orlando Festival Park.
Median household income is about 66,000.
Median home value in 2024 was 506,000.
Fun fact, the district was named after T.G.
Lee Dairy Farm, and the community will be celebrating its 100th anniversary in 2025.
Now the residents can enjoy the milk house.
No, they don't serve milk, but they do serve carefully curated drinks.
Do the mural tour and then work your way through the restaurants,
because according to their website, it says it's the best sandwiches in the universe.
Make sure you go to Stazia's Deli because it's Italian
and yummy.
If you want more information on this perky little neighborhood
or information on Milkstack Apartments, call me, Vivian
at 407-205-0407.
Welcome back to the show.
You think about where do you spend your money in your house
to really increase the value of the house, but also increase the pleasure
that you and your family get from living in the house.
And we live in Florida, right?
The outdoor area is so important to us because we spend so much time outside.
But you don't know exactly what you want, what you need
to make your outdoor area awesome.
There's a place that can tell you exactly what to do.
And we're at it right now.
Della Turf joined by Ryan. Good to see you, brother. Yes, sir.
You think about the outdoor living space, right?
And how important it is, especially to people in Florida,
because we do spend so much time outside, but people don't necessarily know
exactly what they want.
You're here to help them figure out exactly how to make that outdoor area.
Awesome. Definitely, definitely.
Yeah, we can come in and design anything that they're looking to do.
If they have a design in mind, we can play off of that
or we can come in and just design something from scratch if they need it.
Yeah. What do people normally like when you go to say, look,
here's what I think you should do with your outdoor area,
the kitchen, the artificial turf, everything.
What what do you propose to them?
So typically when we get calls, it's going to be for one thing.
In most cases, you know, they may just want pavers.
But when we get there, there may be just an open space, you know,
for us to kind of go in and say, well, hey, look, if you just do pavers here,
you're going to bake in the sun because you have nothing covering you.
So then we can roll into like the pergola at that point,
you know, which we're standing under here.
The plus of the pergola is that we can put a roof on it.
So that way you can stand under here while it's raining
or you can get out of the UVs from the sun.
And then also we can roll into an outdoor kitchen, you know,
so that way you can cook under that pergola and just make it a lot more homey
for you, you know what I mean? I love it.
Speaking of outdoor areas, a lot of people like the putting greens in Florida, too.
And again, you don't have to have a mansion to have a putting green.
The one that you're working on right now with the bunker and everything is wild.
Yeah, that one's really cool.
That one was more of a specialty thing.
There's going to be lots of undulations in that.
That was very large.
And in the bunker system, like you mentioned, was a specialty item
that we're getting into now as well.
And it's really, really cool set up.
Yes, I'm sure lots of pictures to show.
Absolutely.
And now we have the indoor golf simulators as well.
It's pretty, pretty insane.
Yeah, yeah. I got to get one of those.
Those are amazing.
You definitely need one for your house.
Yeah, hook them up.
But yeah, you can get in there.
You can sit in there and putt or you can drive all day.
You can play at Bay Hill, Sawgrass, whoever you can think of
right from the comfort of your home and not have to sweat or chase your ball.
Exactly.
And you were telling me earlier, regular round of golf's four hours,
five hours, Pebble Beach.
I played there not too long ago.
You can play several courses in like an hour at your house.
Yep. Yeah.
You can just drive and just keep going.
You grab your ball, set it up and go again.
You don't have to drive five minutes to go find your ball in the woods.
What do people say when they come to you and you completely transform
their outdoor living area?
How appreciative are they when this project's done?
Most everyone loves their projects.
I mean, they're very appreciative.
You know, they're always thanking us, writing good Google reviews, stuff like that.
A lot of customers call us back.
That is the best way to show their appreciation to us is when they use us again.
Artificial turf.
A lot of people don't understand.
They don't get it right.
They are just used to having grass.
The grass in Florida is not the best.
Anyway, the artificial turf is so so clean and fresh looking to me.
When is a good time, you think, for someone to consider artificial turf?
Really, any time.
It's funny you mention that, because we get a lot of out of staters moving here.
And the first thing I always mention is I hate Florida grass.
So that's when they really want to get rid of it and put something in that,
like you said, is much cleaner, easy to maintain.
You know, there's no mowing, no watering, no fertilizing,
no replacing because it died, which is a huge thing.
Sure. What about pets, pets and artificial turf?
Do they go together or not?
They go great together, actually.
Yeah. So the artificial turf is all pet friendly.
Very easy to clean again.
So you can wash all that stuff down through.
You can put almost any chemical you can think on it as well.
It's just great for pets.
And then so when the pets go to the bathroom on the artificial turf,
this is OK, right? Yeah, definitely.
Wash it down through.
And then we have an infill that we cool off the turf as well
for those areas that see full sun.
So it will reduce temperatures by up to 50 degrees.
When do people normally look to get artificial turf?
Is it around the pool area?
Is it an area where the grass isn't growing because of the shade?
Where do people normally install artificial turf?
Actually, all of those areas are great.
We get a lot of pools, you know, around the outside of the pools
because no one wants to do maintenance, which is totally understandable.
Dog runs are a huge part of that as well.
Or again, just to generalize under the trees where they can't grow grass
sides of houses, stuff like that.
Those are very popular.
You know, this is obviously a real estate show.
And oftentimes I help people decide where to put their money into their house,
where it's going to increase the value.
When you start talking about it's time to sell your house
and you have this beautiful outdoor area, this can make all the difference
in the world when it comes to the sales price of your home.
100 percent. 100 percent.
Yeah, I mean, this is a great selling point because obviously people are moving here.
Again, they don't want to do the maintenance.
So you've kind of taken that out of the mix for them.
So that would be a huge selling point.
So I'm watching right now.
I know that I need some work with my my backyard, my outdoor living area.
How does the process work?
I call you to someone come out.
How does it work?
Yeah. So you would call us up.
We send a salesman out and he would meet with you on site
so he can go over all the details, you know, get a design together,
some pricing like that.
And then they would kind of take it from there to basically start to finish.
Awesome, Ryan. Great to see you, brother.
Call Dell.
It's I'm telling you, any outdoor space is going to really change your life
and change your family's life
so you can enjoy your outdoor living space.
But also when it comes time to sell that home, it's going to help
with the value of your home, especially in this market right now,
as things are are correcting a little bit.
Having that outdoor area for the buyer can make all the difference in the world.
Dellaterre, you will not regret that call.
A quick break. You have real estate.
Welcome back to the show, and a lot of us are in this position.
We've had our house listed for sale and no one's buying it
or they're not making the offer that makes us happy.
What do you do if you have your house listed and you're unable to sell it?
Let's let's ask our northern Florida expert Alicia Lopez's
here, Ocala Realty World.
You're seeing a lot of this now, whereas two years ago houses
were flying off the market.
Now they are staying on the market a little bit longer.
What does someone do when they have their house listed,
but they're not getting any offers?
Unfortunately, it's that thing that the seller never wants to hear,
but it's the truth.
It's all about pricing and depending on how many days on the market
and how much activity they're seeing is going to depend on how much
how, in a sense, overpriced they are and how much they need to come down.
So, all right.
So the house is listed for 400,000. Fine, Alicia, I'll reduce it to 398.
$2,000 reduction. Is that going to help anything at all?
Yeah, not at all.
And I'm actually it makes things worse because when it shows the buyer's side
that the listing agent is not confident enough and strong enough
to have that hard conversation with the seller and really educate them
on what they need to do, and then they don't take the seller seriously.
So it just keeps hindering them.
And usually then they sell for way less than they could have
just by not doing it right out the gate.
When I go to Publix and buy a bag of Doritos, because I guess I love Doritos,
they'll be $3.99 or not, never $4.
It's always like $3.99 or $3.98.
Does that make a difference in real estate when you price something
at say $399,000 versus $400,000?
Does that matter?
I believe it does, especially in the beginning when you first list the property
because it's like if you go around Walmart and you see all the pricing in Walmart,
it's whatever $88,000.
It's just a psychological thing.
But if you try to do that after you've already been listed too high
and now you're coming down and say, oh, I have this great idea.
Let's price it that way.
I don't think it's going to matter.
But in the beginning, it's that psychological piece.
They don't do buy one, get one free on real estate, though.
I wish I would.
It drives me insane.
Let me tell you why.
So you go to the store, grocery store, and it's buy one, get one free.
And I never know.
I have to call my mother on this one, actually.
If you buy just one, is it half price or not?
I never know the answer to this.
I think what do you mean sometimes?
I want to know every time.
Is it half price when it's buy one, get one free?
If you just get one?
I don't know the answer to that.
Does it depend on the store?
I think it does depend on the store.
I mean, there's a lot of bogos at Publix that I wait for.
I get, you know, our normal stuff, half price.
But do you always buy two or do you try to buy one
and just see if you can outsmart the system and you get one for half price?
Just to find out for you.
But I do buy two or eight because there's a lot of us.
Yeah. Yeah.
Eric, if you're looking to buy real estate, whether it's investment or your house,
the residential real estate market in Ocala and Marion County
is significantly less than it is here.
Sometimes I'm seeing people invest in real estate, starting with two houses
in northern Florida versus one house here.
If you'd like to see what's on the market right now,
we should be happy to show them to you.
The QR code is on the screen right now.
She will send you listings as they come live.
She will send you listings today.
If you would like to see what's on the market right now
and really help guide you through that investment process,
just getting into investing in real estate, she'll help you figure out
what you should invest in.
Or if you want to buy a house, you feel like you're priced out here.
Buy a house for your family up in anywhere in northern Florida villages.
Really anywhere.
She is the go to person when it comes to real estate up there.
The real estate market the rest of the year.
What do you think is going to happen?
I still feel like for the state of Florida as a whole.
I mean, I really believe that buyers are going to stop getting
stop being on the fence and finally get off the fence
because it's still a lot of unknown, but I'm like, hurry up.
We got to do something.
And then the year is going to be over.
And can you believe that, though?
It's crazy.
We're just having this conversation here again.
But I think a lot of uncertainty is still out there.
I agree with you, Lopez O'Connor.
You're a great job.
Thank you to our amazing team.
Most importantly, thank you.
See you again next week for more.
You have real estate.
