What's going on with Rancho Bernardo Real Estate? Stick around for a couple of minutes and I will
show you what's been happening today. We are bringing you a 92128 East Rancho Bernardo
Real Estate Market Update. If you're new to this channel, please give us a like and subscribe so
you don't miss any of the zip code by zip code updates that we are doing each and every week.
We try to get back around to the same zip code about every 30 days, but as we add more zip codes
that gets more challenging to do. But even with that, we want you to drop your zip code in the
comments and let us know where you'd like us to go next. With that, let's check out what's
happening in RB East. Looking at this area right now, we currently have 31 active listings, 18
pending, and 13 sold in the last 30 days. So those pendings are popping up just a bit like they have
countywide. We're up countywide month over month, just a little over 2%, so pretty steady. However,
this five, the difference of five here does make a difference for some of these sellers. We have 31
actives and 18 pending, so that's roughly half of the inventory each month at this pace will go
pending. And so that's what's going on east of I-15 in 92128 as far as the numbers go. Now let's
flip over here and check out the longer term trends. When we look at median price going back
to early 2022, we see that the median price for detached home in this area was 1.292500,
almost 1.3 million. Where are we today? All these months later, we are at 1.2685. So actually
lower today, median price wise, than we were in early January of 2022. Now, of course, as I always
point out, we're dealing with a small number of data points every month. So you can see that these
numbers are kind of all over the place. The trend, though, is generally flat, up, down, up, down, but
relatively flat for the past three and a half years here. Now, when we look at this, this
information here, this is the percent of original list price to final closed sale price. In other
words, the list to sale price ratio in almost every instance, every zip code that we look at,
the peak was March or April of 2022. RB East at that time was 112.3%, which means on average,
homes were selling 12.3% over their original listing price. And when mortgage rates jumped in
2022, that list to sale price ratio plummeted all the way down to 89.6% in RB East at the lowest
point. Currently, 94.8, almost 95% countywide, 96.6%. These are close to historical averages,
a little on the lower side. The market has definitely softened over the summer as inventory
has climbed and interest rates remained persistently high, although now with rates coming
down a bit, we'll see if that makes a difference when we come back around and check this zip code
out in 30 days or so. Looking at market time, market times are up in San Diego County overall
from last month. Currently, 33 days is what that's looking like, RB East at 39 days. So that
is what's going on in 92128 Rancho Bernardo, east of I-15 right now. If you like this content,
