The average price for one-family homes in San Jose is an incredible 1.7 million US dollars.
Is it even possible to find a affordable house here in 2025 with interest rates in the middle 6% range?
Most people would say no, but the data tell a different story.
I found three.
Hello everyone, I'm Teresa, your real estate consultant for San Jose.
And if you know me, you know that I rely on data and not on drama.
In this video I will show you the three most popular neighborhoods of San Jose, in which the prices are currently below the median.
We will list the numbers, the lifestyle, as well as the pros and cons for each neighborhood,
and at the end I will tell you my number 1 for the best overall price ratio on today's market.
Let's get started.
Okay, let's take a look at the overall picture.
In August 2025, the average house price for one-family homes in San Jose was around 1.7.
You can see that here in the graph, marked by the blue horizontal line.
In real estate and single-family homes, there are about 770,000, which are indicated by the orange horizontal line.
Now I have entered the most popular neighborhoods in this diagram.
The ones above the line I'm talking about, the blue line, like Willow Glen, Aladdin Valley, Campbell and Evergreen, are incredible places, but they have their price.
The real opportunities are in the neighborhoods below these lines, which I have marked with the star.
Today we focus on these three, Alum Rock, Central San Jose and Santa Teresa.
First Alum Rock in East San Jose, historically cheap, it still offers an incredible price-performance ratio.
The median price for single-family homes is 1.1 million, for property apartments, row houses 550,000.
This area is characterized by a lively, culturally rich community and offers a fantastic access to Alum Rock Park, which invites for hiking and nature.
The population density is high, which means that it is very busy here.
The houses are usually on smaller land.
The advantage is of course the price.
It is one of the few places where you can find a single-family home for much less than 1.5 million.
The school grades have grown.
It feels fuller here than anywhere else in San Jose.
So you have to make a compromise between price and space.
The second quarter is Central San Jose.
This quarter is perfect for buyers who value location, amenities and an urban lifestyle, instead of a large garden.
Central San Jose is not a quiet suburb.
It is a historical and cultural center of the entire city.
Single-family homes cost an average of 1.32 million, property apartments and row houses 710,000.
There is a big tension with the prices and real estate types.
But these average values give you a general point of reference.
Who wants to be close to the action here is exactly right here.
We are talking about historical houses, new and high-modern property apartments and everything in between.
The lifestyle here is all about walking accessibility and the proximity to restaurants, theaters, museums and important traffic junctions such as the Derredon train station.
The advantage is of course this ultimate comfort.
The way to work can be significantly shortened due to the good connection to the Caltrain and the most important motorways.
The entertainment offer is endless, from shark games to concerts to a flourishing gastronomy scene.
The disadvantage is of course that you have to make compromises here.
You exchange space for location, the property is much smaller, the apartment is higher and you are more exposed to the noise and traffic of the city.
The school grades can also be different depending on the block.
The third quarter is Santa Teresa.
This option is intended for the classic buyer of a suburban house, who is looking for more space and a family-friendly environment and who does not mind a longer way to work.
This area extends from the southern outskirts of the city to the outskirts of Santa Teresa.
Here the dream of the suburb of San Jose is still very much alive.
The average price for single-family homes is 1.389 million US dollars and the average price for property apartments is 879,000 US dollars.
Santa Teresa offers first-class access to open spaces.
It is a relaxed and family-oriented community.
Life here feels a little slower and you are directly at the beautiful Santa Teresa County Park and the outskirts, which are perfect for hiking and cycling.
The neighborhoods are known for being safe and quiet.
The advantage is that you get more for your money.
Here you will find larger houses and larger gardens for your money than almost anywhere else in San Jose.
There are great parks and a strong sense of community.
The disadvantage is the way to work.
The way to work is certainly the biggest factor.
If you work for a technology company in North San Jose, Palato or Cupino, you have to expect a considerable daily workload.
The neighborhood is ideal for teleworkers or for those who work in the local Kaiser hospital or for a company in South San Jose or even in a company in South County.
So what is my judgment and my first choice?
We have looked at three different fantastic and affordable options, Alamrock, Santa Teresa and Central San Jose.
Each of them offers a completely different lifestyle.
And for the following reason.
It is something that goes beyond today's medium prices.
When you drive through this area, you can see how the future is taking shape.
I see that the city is actively working on significant renovation projects that aim to revive the city center.
We are talking about a multi-year plan to make this area even more active and vibrant.
Future demand.
This investment is a strong sign.
This represents a unique opportunity.
You don't just buy a house.
You invest in the future of the city center.
I am convinced that the values in the center of San Jose will continue to grow with the development and may even surpass other suburbs.
It is the ultimate choice for everyone who lives in the center of the event and wants to see how their investment grows together with the city.
The choice of a quarter is a big decision.
In this video, we only scratched the surface to give you an overview and all the important points.
But to help you dive deeper into the matter, I have put together more information on my website homeownerexperience.com under the register cards, local market statistics and municipalities.
I am happy to discuss the conversation with you personally and point you to the latest data.
