Aloha everybody! Today we are oceanfront Hawaii checking out a house right there. We're here in
Kona Bay Estates right in the heart of Kailua Kona town checking out an amazing home. You're
really going to love this one. Listed by Shelby Lycher over at Megacapital Hawaii.
We got oceanfront guys, you know that's rare. I'm going to show you the outside of the house,
the inside of the house, tell you my three favorite things about it, and the one thing
here on the street here in Kona Bay Drive. A wonderful little neighborhood, palm tree line
streets, a lot of nice houses, a vacant lot right next to us, a nice little buffer that we have here
and then this home. Absolutely wonderful. You know these lots aren't the biggest.
They did a great job putting a home together on this lot and what I like about it, and you'll get
to see when we get inside, a lot of the homes I've seen in this neighborhood get a little boxy and
clustered inside a little bit closed off. This one is really open so you're going to like that.
I love the look on the outside. We got some board and batten and then I don't even know what to call
that there. Someone's going to have to tell me what that sighting is. It's really gorgeous. We got a
metal roof, two-car garage, and all the homes out here you'll notice they're on these foundations
that are lifted up. County of Hawaii requires when you have these oceanfront homes that they
are a certain number of feet above the average sea level so that means you have to build these pillars
and the house is on top of that. So one of the real good benefits of having a house built that
way is that you have access underneath if you need to move plumbing around or anything like that.
So it does make remodels pretty easy if that's something that you want to do or at least easier.
If you have a concrete foundation, just not possible. We got a lava rock wall on this side,
hidden propane tank right here. You wouldn't even know it's there so the gas company can get to that.
Wonderful work on here. It looks like it's been recently painted. Actually yeah, Shelby had
mentioned it's been recently painted. We got our electricity on this side. Looks like we've got about
a five-foot setback all the way here. Customer generating facility photovoltaic and it looks
like we don't have a battery so I assume we're on the net energy metering system. We have a service
door here at the back of the garage. I like how they incorporated some lava rock into the exterior
and with these really giant joints. It actually is reminiscent of some of our very early structures
here in Hawaii like, oh is it Makuhikawa is the name of the church? I might be getting that wrong.
There's a church right there, maybe that's it, where you have a lot of this structure and it
looks really cool. Raised up split system so they're off the ground and you can see the whole
house is elevated up just in case. And then we have all the way down to the side and around the back
everything there. Let's go check out some more of the exterior. Okay so we got the house right there.
We've got that seawall. There's a wonderful sandy area right in front and then we have
our lava rock coastline that we're known for here in Kailua-Kona right here to the water.
It's actually a pretty easy walk here. I just walked across there's a nice
really kind of, I don't know if it's cleared out or if it just happened to be cleared out area
to go. All the rocks were pretty stable. I had no problem making it out here.
And you got the tide pools here. Look at that. Awesome. You can see all the other homes. We got
old airport beach park down below or down up actually to the north there. You can see boats
going by. Looks like that a little bit of lower tide right now. Some of the algae out on the rocks
and Kona town right over there. And I'll tell you not much further down walking distance from here
is what everyone refers to as baby beach out here in Kona. Nice little sandy area to get in the water
where it's nice and calm and smooth. Really protected. So protected you can take a baby
there and it'll be fine. So kind of cool that you have this right here with these tide pools
to get close, but it's not too close. So you don't have water like splashing into the house or
anything like that. So just super cool feature. And then you can see a number of the other homes
that we have in this area. Well, that's the shot right there with the water reflecting off the
palm trees. I like it really, really a special area, unique one of a kind home right there.
Looking at the house from I'm on the ocean side oceans right behind me. You can see we have a huge
area that staggers back and looks like five ceiling fans up there. Really, really good work
on that. So a lot of outdoor space. Now the property line is this lava rock wall that they
have. You see it over there. You got an empty lot and then it's right in front of me on the other
side of this now pocket here as well. So your setbacks are based off that property line and
that's why the house angles and has this staggered design over here with our line. So it meets with
the setback requirements of the county out here. Everyone takes advantage of every inch they have.
I like these nice, massive lava rocks placed and kind of creating a planter for these
different palms. Really wonderful. And then steps up to the line, really good out here.
And then might as well spin around. We got a little bit of a grassy area. We got a table and
chairs area to sit here. We got our Nalpaka, our sandy area, our rocks and our tide pools in our ocean
right there. Really, really awesome. Now let's go check out the inside of the home.
Alright guys, time to transfer from outside to inside on this one. You're going to like it.
I like that we have a couple steps up. These nice lights here at the entry and then the walkway here
to the home. We have a double door entrance and a nice cottage style porch out here. And then
into the home. And as soon as you're here, I can feel the breeze coming right through. This is
this is one thing that's really cool about living so close to the water. You do have ocean breezes
and just a block, two blocks away, the temperature changes and it gets warmer
because the cooling effect of the ocean this time of year is really, really nice. The home does have
split AC systems, but here we are. It's 11 23 in the afternoon, so we're in the warm part of the day
and it feels great out here. Once again, guys, I'm not going to tease you. I'm going to show you
this ocean view that you have right here. You know, I shoot these videos. I love bringing them
to you and I know some of these videos are, you know, these homes are dreams, but I think there's
someone out there that can actually do this. And I'd love to represent you on selling or buying
this home. So if it's something you're interested in, it's in your range. Give me a call. Shoot me
a text. Drop me an email because this is a special one in a great neighborhood. Not many homes like
this will feature this view a little bit more here in a moment, but let's go back inside the home
and see what we got. I'm going to go over here to our front door
and start from there. I can already tell you there's some things I like about this house.
I've seen it for a moment. Went and did a quick walkthrough with Shelby and there were things I
liked about this house, like I mentioned at the beginning, that make it a little bit different
from a lot of the other homes in the neighborhood. So here we are at the front door. The first thing
you notice, yes, is of course the view and the ocean out there. It's really nice and it feels
great. But the next thing that I notice as someone who's seen a couple handfuls of homes in this
neighborhood over the last 20 years is that it is open so many times because space is at a premium
with these lots. We get really boxy designs and living spaces that are tight, like a living room
that is literally half that size or even smaller. So they've done a great job maximizing this area.
Really, really wonderful. You have a huge entryway here. We have bamboo floors down below. They're
holding up really well. It's important that you use high quality products when you're this close
to the ocean. The ocean does do a lot to inferior products. Using low-grade steel, iron, things like
that can cause some real problems. I haven't mentioned it in a long time, but there are something
like 23 different grades of stainless steel. Not all stainless steel are the same. They don't tell
you that. So you have to use high quality products or else the ocean environment will do a
number on them. But check this out. Go up ahead here. Up above, there's like this opening to the upstairs.
The ceiling fan bringing air on down. How cool is that? Super unique feature there.
Bringing the camera back down. There we go. So you've got a huge area here where it opens right up.
You could actually do a number of different things here. I can see some people actually
making this sort of a dining area. You've got a lot of space to do a lot of
different things. A second seating area. A conversation area. You've got a lot of flexibility.
One thing that's really cool is you can actually leave it like this and keep it nice and open.
You have this entertainment room over to the side. I really like this for a couple reasons.
If you can have two different seating areas, that's great. If you have the square footage
to have a living room that doesn't involve the television as the centerpiece and is more about
being together, that's really good. But then if you do have a living room off to the side
where you can watch TV, that's cool too. So I like that we have our own TV entertainment area here.
We've got our split system, wood ceilings, recess light, ceiling fan, plenty of storage on our
built-ins over there. That looks like about a 55-inch or so TV, so plenty of space there.
We've got a couch that would comfortably seat three and two chairs on either side. And really,
you've got room for more. You can put a section over here. You can make it even bigger. Plenty
of light coming in, but we've got these big drapes that we can close off, make this room
nice and dark, and really just enjoy the TV. I like it when you're watching TV at night.
Turn off all the lights, kind of give you that theater experience. So I think
that's really cool. Back out here to this main area, we've got some bedrooms on this side of
the house. We'll get to that in a second. And then really substantial furniture. I like this,
this sort of beech wood look on this sideboard placed right here. Good job on that. Just from
a decorating standpoint, a lot of people would have maybe just left the side of the couch,
which doesn't look good, or the back of the couch. I like that they put that sideboard there,
so you're not just looking at the back of the couch. And then nice big furniture. Really,
you know, it's something that you can do when you have a room this size. We've got a nice L
sectional over there, which is big. Huge coffee table, nice end tables, and still another couch
over here. Wonderful accent with this green rug down below. You even got a little desk over on
the side. Nice piece of artwork bringing some color into this room. Really, there's a lot you
can do here. This house is ready to go, but if you wanted to pop it with some color and some artwork,
you easily could pick out some stuff that you like. Have room for a table and chairs over here.
They got it set up for a table and four, so sort of a breakfast nook. My suspicion is if this was
your home, you would set up a table and chairs outside with seating for eight, and that's where
you would do pretty much all your eating. And if you needed more space, you could put a bigger
table here. It could certainly hold it. And then here's to the kitchen. I like this design here,
kind of keeping with the cottage look. We have a black granite countertop. We noticed our propane
out front, so we have our propane five-burner cooktop. We have a Sub-Zero side-by-side
refrigerator-freezer with the paneling on to match the cabinets. Lots of cabinet space on this one.
Looks like we got a kitchen aid on our lower oven and with a convection and a microwave up top,
also with a convection. They used our granite as the backsplash over here. Nice job on that.
Stainless steel dishwasher, two-basin sink, restaurant-style fixture. There's a door coming
to replace that one. That door had gotten, well, it was just at the end, so actually it's getting
repaired, replaced today, so don't hold that against the home. Really, really great job on here.
Very solid work on this. These look screwed in together. You can see we got screwed
in fronts here. They're not soft-closed. You can add that if you want, but really solidly well
built. When I see, oh, prep kitchen or prep sink. I really like having a prep sink here.
When you see homes this close to the water, you really do look for things where you can see the
ocean taking a beating, and a lot of times it's these fixtures. It's doorknobs. It's stainless
steel over here. It's fixtures here. Everything I'm seeing looks really good, so that's super,
super positive. We got three ceiling fans in here, ceiling treatment up here,
same as we had over there in the TV room, elevated bar. They got seating for four
over there set up right now, but you could easily put two more right here if you wanted to.
I do like that when you're here in the kitchen, most of your work you can see outside to the
ocean. I know it's blowing out on the camera. There it goes a little bit, but you can see that.
We also have a pantry over here to the left. A lot going on in here, and I'm sorry I've taken
you on a bit of a winding route, but there's a lot to go to. High ceilings. They got those windows.
It looks like they're closed up there, but you could open those up and get even more airflow
through here. Really good work on that. Okay, I think we're going to go to the primary bedroom
first, so we come through here. We have this nice generously wide hallway leading to bedrooms,
bathrooms, the upstairs area. We'll get to that in a moment. I think what I'm going to do is come
through here. Double door entry into our primary suite. Of course, you're putting the primary suite
here on the ocean. I think there's actually a second primary upstairs.
This is the room I'm staying in. I don't know about you guys. Double doors, etched glass.
Nice touch here. Oh, our little gate right down to the lower level. There's your table and chairs.
Really, really awesome, and then your ocean there. We got our hanging chair.
Love it. So, this is your home. Nice ceiling treatment, recess lights. I love the wood on
there. We're keeping the bamboo flooring down below. King-sized bed, plenty of room. You could
actually, in my mind, do a lot in this room even more. I might have some sort of a seating area
over there. I'm not a reader, but I know a lot of people are. I think it'd be wonderful to have a
reading spot there, or if you want to do your morning yoga or something, if that's your thing
right there with the ocean. Really great. You could even put a little desk in here. This is a
really, really large room, so there's a lot that you could do in here. Let's come back around the
corner, and we'll check out our bathroom real quick. Walking in here, privacy door in the
bathroom, jetted tub, shower, dual vanity sink, flagstone flooring. Haven't seen that in a while,
guys. I like the flagstone, and a very generous large closet. I got to tell you, I know I
mentioned it already, but the size of the rooms in this home compared to what I normally see
in this neighborhood is just different. Privacy door over here for the water closet around the
corner. Yeah, this is a really good primary suite. I like it. And then again, nice wide hallway. We
got our ceiling treatment up above, so I really like how that fires off. Let's see if we can catch
that on camera. There we go. So you got the wood down below and the wood up above. It's just a
really, really wonderful look there. I like it. And let's come down our hallway. We have a half
bath here with Wayne's Coating on the lower half of the wall, pedestal sink, and a linen closet
right there to our left. And then here's our utility. We got a utility sink, plenty of storage,
towels, sheets, all that stuff on either side. Storage up above and below, and of course our
washer and dryer. And then our shutter style doors are really cool. We'll walk down here
real quick. Step down. One, two, three, four, five. Now we're at the ground level and in our
two-car garage with some storage in the back there and that service door going out that we saw
earlier. And then access under the house there if you need to do anything. Nice job on that.
And then we're going to come upstairs. There's a lot going on up here.
House really gets even bigger. So immediately to our right, nice room. So we got a large bed. This
is an Eastern King, and you can see it's a big bed. It's got a lot going on at the headboard
and the footboard. You got a good four and a half feet or so on either side. Big window,
mini split AC, ceiling fan, high ceilings, recessed lights. Got our own closet over here,
en suite bathroom. So we've seen two bedrooms so far, each with an en suite bathroom. We had that
primary downstairs and now we have this one. Really great. One more feature on this one is
we got a window right here and a little balcony overlooking our entry. And you see the lot over
there. So that gives you your perspective on where you are. Shutter doors again. I like that. And then
go up a couple more steps. So we've got two bedrooms so far. Come up a couple more steps
back to the carpeted area. Newish carpet on that. And so this is like a primary suite in and of
itself. Dual vanity, tile flooring here, tub shower combo, privacy door for the toilet water closet
over there. I'm going to back out instead of spinning on you guys. I'm trying to do less
spinning. If you are happy that I'm trying to do less spinning, it's time to leave a like.

you guys I know are watching all the times, but forget to hit the subscribe button. YouTube says
that's super important. Man, I've got a view right here. Awesome. Oh, wrap around on this lanai. Wow.
All the way out there is our mini split compressor. All right. So bedroom three,
good size. We can put some artwork on the wall here. Easy enough. By the house with Mike,
I'll give you a credit for some artwork. With an en suite bathroom here.
And then coming here to this open area. So this is where we saw below where it had that opening
up above that allows for more airflow. But I can see some people saying, you know what,
I just want to go ahead and close this off and make this a loft area. That's something that I
think some people may want to do. We got Wayne's coating here all the way around. Nice little bench
built in. It is kind of fun looking down below. There you go. You can see who's coming in the
front door. The center of the camera and then another double door entry and another massive
bedroom bathroom. Okay. So four bedrooms all with en suite baths. And I think the one we were just in
might've been the smallest and it was big. Privacy door over here for the toilet water closet,
edge glass into our shower. And I know we got a little bit of camera flicker. Sorry guys. I'm
trying to at 24 frames per second, just to see how it goes. Instead of 30, I have to switch back to
30 frames per second. We got our closet over here. Really nice job on that. And then king size bed,
plenty of space, a lot of light coming in this room. Love it. They've got a ceiling fan, the
light on, but you don't need it. There's so much light coming in. And then you've got your own
wraparound line over here as well with the ocean view and the palm trees guys. Oh my gosh. Does
not get any better. Super cool. You can even see that tide pool over there. Amazing. Really, really
awesome. Okay. Big house, big rooms, four bedrooms, each with an en suite bath. And you know, three of
these en suite baths are pretty legit. Like they all have them, but a lot of times you have the
one primary bedroom, right? And then you may have another bedroom with an en suite bath, but it's
kind of small or a little tight. I think that was our smallest one. The rest of them were huge. And
the small one had everything that you need. So pretty cool offering. All right. It's time to go
out to that lanai and the outdoor area and really take in the things that make this house absolutely
special. Boy, I can't get over how big these rooms are. Thanks for sticking with me on this video.
Like and subscribe. Oh look, there's people out there swimming or maybe they're free diving
for fish, which you can do here. Pretty popular in Hawaii. Just jump in the water.
Okay. Outdoor area. Lots of doors here in our main living area. One, two, three, four
double doors in here. Lots of covered lanai. So we got a table and four chairs here. So kind
of a mirror of our breakfast nook on the other side. And then lots of space to lounge. Now I
would probably do it a little bit different. I think I would put a table and chairs here for
eating dinner in this spot and probably, you know, seating for eight. I like our little, another
hanging wicker chair. And then, so we got this lounging area over here and over here in front
of the primary bedroom. So lots of space here. Now they did their table and chairs down below
on the flagstone decking. So, you know, just do what suits you. You got plenty of space out here.
Property line is just on the other side of the Naupaka on that seawall. And then the little
sand area in front, bring out your chairs. Now that's not your property. The property line's
right there, but you can go there, but someone else can go there too. But I don't really see
anybody. So if it's me, those are, you got to sit up. You got a table or you got your two chairs
right there. And if you want to be in the sand, go for it, drag them out there. You're welcome to
be there and watch the boats go by. Really, really awesome. You can tell freshly painted. It's in
great shape. For an oceanfront home, this is in about as good of shape as I've seen. Okay, guys,
time for my three favorite things. And the one thing I would change or add, by the way,
I want to know what your favorite things are and if there's anything you would change or add.
I mean, favorite thing, number one, we are in Kona Bay Estates right near the heart of town
and we are oceanfront. Like this will never get old. Look at that. I got your palm tree right
there and everything, guys. I'll bring the Mai Tais. This is great. Absolutely love it.
Favorite thing, number one, location and oceanfront and even a little bit of sand in
front of there. Favorite thing, number two, I've mentioned it a couple of times, the size of the
rooms, particularly the lower level primary bedroom and this space here. You know, if I'm
having a house like this, I'm sharing it. I'm bringing friends. I'm entertaining. Party's here.
Games here. Everything's here. And I want room to bring everybody in. And this house really does it.
It's nice and open down here. Absolutely love it, especially compared to everything else I see
in this neighborhood. Really, really outstanding. And then favorite thing, number three, there's not
a bad bedroom in the house. Every house, every bedroom has an en suite bathroom. No one has to
sacrifice anything whatsoever. The one thing I would change or add, if it's me, and some of you
might not agree, I'd just remove that, make that a regular floor up there, convert that into a loft
game room. You know, I don't have kids, but I know other people do. I can see making that the kid
area so that the adults can be down here hanging out, whether it's in the TV room or here in this
room or heck out in the lanai or in the sand or whatever. So that would be the one thing that I
would change. I'd love to hear what you guys would change. And I can't get over how awesome this one
is. I hope you like this video. I got more for you in the corner and I'll see you again real soon.
