🚨 Housing market news you can’t ignore! 🚨 The Florida real estate scene has gone BONKERS—Wellington and Lake Worth, once totally different, are now COLLIDING into one red-hot seller’s market.
Just a few months ago, Wellington and Lake Worth were totally different markets. Fast forward to 2025, and something impossible is happening: both markets are COLLIDING. Inventory is vanishing, homes are selling in record time, and buyers are scrambling to figure out what’s really going on.
In this video, I break down the numbers, the trends, and the shocking shift that could either be the real estate tipping point we’ve all been waiting for—or just a reflection of sellers pulling their properties off the market, holding out for a brighter economic horizon.

This is the craziest real estate market I've seen in a long time.
A few months ago, Central Palm Beach County in Wellington and Lakewood, Florida
had two completely different markets, but now something impossible is happening.
Houses are vanishing, the two markets are becoming one,
and everyone is asking the same question.
What on earth is going on?
If you don't watch this entire video, you could literally overpay by tens of thousands of dollars.
I'm Judith and I eat this monthly stuff for breakfast
every single morning so you don't have to.
In this video, I'm breaking down the housing market in Wellington
and the western, more suburban areas of Lakewood,
stretching along Florida's Turnpike and State Road 7, right here in Central Palm Beach County.
On one side we got Wellington, basically horse country haven behind giant gates.
On the other, Layworth, filled with awesome cottages and fast-growing suburban communities
and quite a few new construction sites.
Both cities are right next to each other.
In this 2025, both are reacting to the most insane market pressure I've ever seen
and the numbers are going to blow your mind.
Let's start in Wellington.
While the area medium sale price is now hovering around $630,000 on single-family homes,
condos and townhouses, Wellington continues to command a premium.
But the real story is supply.
Inventory has shrunk to just 3.6 months.
Remember that over six months of inventory is considered a buyer's market,
plunging this area firmly into a seller's market territory.
Active listings are down with only 479 properties available across the area,
down 15% month over month.
Homes are moving faster too, now averaging just 83 days on the market.
What's the catch?
The winter equestrian calendar, A-rated schools and these restrictions always keep demand high.
Now with mortgage rates dipping into 6.5%, more buyers are jumping in,
creating a squeeze where homes are selling for around 97% of their asking price.
Now let's jump over to Layworth.
Last year, you could get a discount here.
Not anymore, my friends.
This market is exploding.
The median price is climbing like crazy, trying to catch up to that $470,000 number.
And guess what?
The inventory here is also just 3.2 months.
It's unbelievable.
If you wait even one day on a house, it will be gone,
just like Wellington listings are gone in 72 days.
Layworth isn't a bargain anymore.
It's one of the hottest markets in South Florida, period.
Okay, look at this.
I'm putting the numbers on the screen right now.
The most shocking number is this.
3.6 and 3.2 months of supply in both towns.
We went from a totally balanced market to an impossible seller's market overnight.
Days on market are down to 83 and 72 in both places.
And get this.
The number of houses for sale dropped over 20% in a single month,
leaving only 199 and 499 properties available in Wellington and Layworth.
It's not about one expensive town and one cheap town anymore.
It's like Black Friday and there's only one TV left.
Get back.
This one's mine.
You all ready to die for this flat screen?
Because I am.
But not so fast.
Hold your horses.
Before we all scream in tipping point and start throwing offers around like confetti,
let's think this through.
This wild shift could mean we're finally hitting the real estate pivot
everyone has been waiting for,
where lower interest rates ignite boost demand and send prices sky high again,
or it could be something else entirely.
A lot of sellers may simply be pulling their homes off the market,
waiting for a better economic horizon before jumping back in.
If that is the case, this frenzy is less about unstoppable demand
and more about artificial tight supply.
Which one is it?
That is the million dollar question, my friends.
So which town's your speed in this new landscape?
If you want A-rated schools, brittle paths and guard gates,
and you're prepared for the competition that comes with a premium lifestyle,
Wellington is where you will land.
If you are after a vibrant community,
walkability and a chance to get into a rapidly tightening market,
Layworth is your move.
The key is to be prepared.
Lowball offers won't work anymore,
so getting prepared and pre-approved is a non-negotiable.
With homes selling at 96% of asking price,
speed and a realistic budget are your new best friends.

This market is absolutely cuckoo.
Inventory is rising drastically.
Houses are selling at record speed,
and lower interest rates are making everything even crazier.
Is this a new normal?
Nobody knows.
This is the worst time to do nothing.
Whether you're buying or selling, you have to be ready to go.
Pick your town, get your money right and be ready to pounce.
I'm Judith, thanks for watching and I'll see you in the next one.
