Ladies and gentlemen, welcome back to the channel. Welcome to another home video tour. Today we're touring this floor plan, which is the portal floor plan, part of the Paloma collection in Sky Canyon built by Toll Brothers. We have in front of us 2,733 square feet, 3 to 4, well 4 to 5 bedrooms option with 3 to 4 full bathrooms. We have a two-car garage, bedroom downstairs, nice open floor plan, 10-foot ceilings on the first floor, 9 on the second. We are located in Sky Canyon. Sky Canyon is in the northwest side of the Las Vegas Valley. It's a master plan community. HOAs are $1.50 a month here. We do have a community pool inside this gated grounds as well as on the outside in Sky Canyon and lots of more amenities such as gym, park and, you know, farmer's markets, all that good stuff. If you guys want to see a video tour of the whole neighborhood of the Sky Canyon, I'm gonna leave a link up there. I literally drive through it and show you everything I know about it. Coming in here, we have a beautiful entrance, nice and wide, about six feet wide. You have a foyer in there to go to the second floor and then to the right side we kind of have this bedroom hidden away as well as the full bathroom. This is the included tile that you get when you upgrade to the tile, but it's a 6x6. It's not bad, but it's upgraded all the way to the ceiling so that's an extra $800 to go to the ceiling with this, $1,000 to get the tile. If you want to walk and shower too, that would be a little bit extra, maybe $3,000 to $4,000. It gives you also the glass door so this in here probably has about $4,000 to $5,000 in upgrades with the panel also being like that. There are different options you can choose from the structural as far as design center, all that stuff. 10x11 on this bedroom, maybe like 9x10.5 or so, but it's a good size. You can fit a queen bed, not the biggest room ever, but it's a decent size room, perfect for an office or a guest room for sure. Sliding to our closet, now going back in here, you'll see before you're going to the second floor, you'll see also all your stairs while you're sitting here in your living room as well, which is beautiful. Living room is a great size and then look at this floor plan now, nice and open, wide. Beautiful kitchen is very spacious because you get cabinets along the whole wall. We have the KitchenAid appliance package in this one. It comes with the weir pull, but it's going to be the same style. Built-in canopy hood and then microwave above oven right there. Sink is under mount. You have pullout faucet optional. Then we have the stackable door. This stackable door is a 12x8 and this costs around $10,000 to put in. It will come included with the covered patio as well as the pavers underneath and all the landscaping that you see in the back is going to be optional. As far as the size of the backyard, you will get a good size backyard. You can definitely put in a pool here. You're looking at somewhere around 22 or so 23 feet from back of the house all the way to the fence. Then on the second floor, we have this $30,000 upgrade. I'll explain why $30,000. It will give you a covered balcony on the second floor as well as a very spacious one. So this would be a great option for anybody getting a premium lot. Maybe doesn't have a neighbor behind, gives you a lot of more space outdoors. I just had a client that purchased this one and I figured I was like, you know what, let's go take a video of this one because he was the one that told me, hey Jack, you don't have a recent video of this home, so you should take one. I was like, okay, let's do it. Anyway, beautiful kitchen setup here going into on this side, you'll have your garage. The garage is locked and used as storage right now, but it's a two-car garage, nothing crazy. You have some extra space here to put in a bench and going up to the second floor, this is so nice. You have this huge wide staircase, which is the reason also why you get all the space up here. I wish they put a chandelier. It would be perfect to have a chandelier down there. Just really emphasizes the space. When you go up, you do have this option for the bar. If you want to put this in, it's about $13,000. It will give you all those cabinets, countertops, and also your refrigerator. On this side, you get a little closet space that could be your closet for the room if you decide to make this a fifth bedroom, but that cost is also about $16,000. What it does, it gives you the bedroom as well as an extra bathroom, so it brings this house to five bedrooms and four bathrooms, but then you don't have a loft. Then on this side, we have one, two bedrooms, laundry room, and let's show you here what they have. Laundry room, this is how it comes. Really, everything you see here is how it comes. You can opt at the design center for a sink, upper cabinets, all that good stuff. In here, we have your primary. It's a good size room though. It's about 11 by maybe 13, 12, 13. Very spacious. You can fit a king bed if you wanted to. Then we have the jack and jewel in between with the two sinks and your bathroom. Now, what's cool about this one is when you get the included, you'll get the tub and shower combo with the fiberglass. You can upgrade to this for only $1,000. It'll give you the tile surround. Now, it's not going to go to the ceiling. It'll stop over there. With another 800, it'll go to the ceiling. Then when you go to the design center, you can choose if you want a more upgraded tile, but that's when they get you. They go all out. Here we go. 14 feet on this one by approximately 11, 12. Easily, you can fit a king-size bed here. This is pretty much a primary bedroom size. Base price on this one is $603,000. That's before any incentives that they give you, as well as before your structural and design center options that you have to choose, as well as a lot of premium. Huge stackable sliding door. Now, this is what I want to show you. When you do decide to get this balcony option, it's 30 grand, yes, but they give you this option already included that costs $12,000 itself. Then you also get this beauty. Look at this. If you want that outdoor space, it's about 10 by 20. You want some beautiful mountain views. Depending on the lot that you get, this one is a nice lot because it is higher than your neighbors behind. We have about 12, 15 feet in drop between these lots and the back neighbors. Yeah, beautiful. Then your walk-in closet here. Sorry, this is the toilet. You have your two sinks, walk-in closet, and then the walk-in shower. It comes with the walk-in shower just like the way you see it. However, not this tile. It's a nice tile still. Glass enclosure. You get this little wall right here. Over here, you can also add a freestanding tub for about $8,000 total to give you the shower and the tub next to each other. Here we go with the primary closet. So spacious. Yeah, love it. Nine-foot ceilings on the second floor, 10-foot ceilings on the first floor. You don't find that with any other builder. They give you a really good value for your money here at Toll Brothers because you're buying a really nice house. Almost 3,000 square feet. It's 2,733, which is awesome. Now, they do have other floor plans. I'm going to leave links up there to the other floor plans. They have a total of five floor plans, anywhere between 2,300 square feet, 2,200 square feet, all the way up to 2,900 square feet, which is the next model we're going to tour. If you guys have any questions, I'd love to assist you. Do not, let me remind you, do not go into the sales office by yourself. Once you do, you waive all your rights to be represented by a realtor because the builder is not going to pay for the realtor's commission anymore because you went in by yourself. In order to be represented by a realtor, make sure you at least mention their name when you walk in. Whether it's another realtor, it's fine, but at least mention someone that way you have proper representation from someone that can do your best interest. If you guys need help, feel free to give them my name. They know me. I sold probably, I would say, 12 homes in this neighborhood between the one next collection next door and this one. You're not going to get a better realtor to represent you than me because of the experience that I have with these builders, the connections, the knowledge, as well as knowing all the competition out here to show you all the best other options that might work better for you. This one out the door is going to cost you somewhere in the high 600s, so 670, 680, 690, depending on the upgrades that you put in, especially the structure, they can get expensive. Just that covered patio there at the balcony is like 30 grand. It can get expensive pretty quick. Then you get maybe a lot premium that is a little bit bigger, a lot that is a little bit bigger, maybe 25 grand or so. It starts adding up really fast. Or you can be getting a $0 lot premium with not many upgrades in the house and you can be in low 600s even. Let me know what you guys think.
