San Diego is about to see a major shift, and over the next year and a half, six suburbs are positioned for some of the fastest growth in the entire region. While most buyers are chasing the usual hot spots, the real opportunity is quietly building in areas almost no one is paying attention to—and that’s exactly why early movers stand to benefit the most.
In this video, I break down where that growth is headed, the forces pushing these communities forward, and which neighborhoods offer the strongest potential for long-term value. If you’re planning a move to San Diego, don’t miss the final pick. It could become the breakout market everyone is talking about by 2026. Watch until the end and subscribe for more market insights that actually give you an edge.

In the next 18 months, six San Diego suburbs are set to explode.
Now most buyers are focused on all the wrong areas, but that's actually good news if you're
thinking about moving here. The wave of growth hitting these areas is creating a rare window
of opportunity for anyone who gets in early. That's why today I'm breaking down where the
growth is happening, what's driving it, and which neighborhoods give you the best shot at long-term
value. And the last one on this list might just be the next big thing everyone's talking about in 2026.
You know what? It's not just the beaches pulling people in. San Diego's growth right now is being
powered by something much bigger. Behind the sunshine and surf, there's a quiet economic
engine that's starting to roar. This year, housing inventory across the county dropped to just two
and a half months supply. And for context, the balanced market usually sits between four and
six months, so this is tight. That kind of scarcity builds pressure, and when the right
infrastructure connects, that pressure turns into opportunity. The county's median price is holding
right around $900,000, up just over 1% year over year. Now that may not sound flashy, but it's
exactly the kind of slow, steady growth that signals a healthy market. It also gives buyers
a rare window to get in before the next wave hits. And you know what's really interesting?
Sandag's $1.3 billion budget for fiscal year 2025 already includes key infrastructure
investments that are improving the way people move around San Diego. Blue line expansions,
Lassen rail upgrades, coastal stabilization, even new cross-border links are making North
County more connected than ever. This is strategic investment, not spending for the sake of it. And
you'll want to keep this in mind when we start exploring the suburbs, because one of them is
getting a major share of the billion-dollar investment. But for now, let's stay on the
big picture and talk about how zoning and development laws are about to unlock a wave
of new housing opportunities. Now, starting next year, updated mixed-use zoning near transit
corridors will allow higher density projects that blend housing, retail, and office space.
And combine that with the new SB 79 law, which mandates even more residential capacity near
every transit stop, and you've got the perfect setup for long-term supply relief without killing
demand. And get this, these infrastructure investments are creating a perfect storm of
opportunity. For buyers and investors paying attention to timing and value, this phase of
infrastructure build-out and stable pricing is pretty rare. Now let's dive into the suburbs
that are positioned to benefit most from these massive changes, starting from the most stable
to the most explosive growth potential. Now, you might not expect this one, but one of the
clearest signals for where San Diego's suburbs are headed actually starts right here in the city.
Little Italy isn't technically a suburb, but what's going on here is shaping what comes next
across the county. This neighborhood went from being the tuna capital of the West Coast to a
vibrant cultural destination. Back in the day, more than 6,000 Italian families built the city's
fishing industry and left behind a sense of community that still defines the area today.
Now, more than 7,500 residents live here, surrounded by 600-plus local businesses,
cafes, and galleries. Now, here's the part most people overlook. The current market correction
is opening real opportunities here. The median condo price sits right around $585,000, reflecting
a noticeable drop from where it was last year. Now, for buyers and investors who've been priced
out before, this dip is a second chance to get into one of the most desirable urban markets on
the coast. New mixed-use projects and public space upgrades are transforming the area again,
from fresh piazzas and street art to upgraded sidewalks and plazas across all 48 blocks.
Even with prices cooling a bit, the fundamentals here are still rock solid. You can walk to pretty
much anywhere, it scores a 98 for walkability, and getting around by transit is pretty easy too,
with one of the best ratings in the city. This urban correction is a reset, and for buyers looking
at San Diego's next wave of growth, it shows how real value often starts in places that are already
proven. And that leads us perfectly to our first true suburban opportunity, where tech employment
creates a totally different dynamic. But first, a quick moment to introduce myself. My name is
Byrne McGovern, and I've been helping families find their perfect San Diego home for over a
decade now, and if you're thinking about moving here, I'd love to help. Feel free to reach out
to me anytime and you'll find all my contact info in the description below. Okay, here's the key
factor that makes Mira Mesa stand out from all the other suburbs on the list. It's built on
stability, the kind that comes from a strong tech backbone and steady demand that rarely slows down.
This suburb sits about 15 miles north of downtown, right in the middle of everything. It's a hub for
tech companies, corporate offices, and growing startups. That balance keeps the local economy
strong and housing demand consistent. The median home price here sits right around $980,000,
and homes still move pretty fast, about 26 days on average. That tells you the market's solid,
even after a slight drop this past year. Employment is another huge factor here. The
area is close to the Sorrento Valley Tech Corridor, where more than 113,000 people
work in information and communications technology. And keep this in mind when we get to the northern
suburbs later. One of them has a $2 billion development project that could completely
change the regional tech landscape. But for now, let's stay with Mira Mesa for just a second. Now
beyond tech, the local job base is pretty broad. More than 75,000 jobs across biotech,
professional services, defense, and manufacturing. And that mix creates resilience that other
suburbs can't always match. And with new transit investments from Sandag's 2026 budget,
getting to major job centers is becoming even easier. And at the end of the day,
this place proves how much power stable employment has on housing values. For buyers
who want predictable growth and easy commute, this area delivers. And when we move into our
next location, you'll see what happens when the same foundation meets rapid new development,
and why it's creating some of the biggest opportunities in the entire county.
San Marcos is about to become something completely different. What's going on here could change the
way people think about North County for good. And the upward momentum is already starting to show.
In 9207A for example, prices are up 7% year to date, which is one of the highest in the county
right now. And the big story here is North City San Marcos, a 200 acre $2 billion master plan
project that's reshaping the whole corridor. And it's not just new housing. It's an urban
village with 3400 homes, 1.1 million square feet of office space, 345,000 square feet of retail,
and 250 hotel rooms, picture shops, cafes, offices and apartments all woven together in one connected
community. This place also has something most new developments don't have a built in economic
anchor Cal State San Marcos drives local demand, creating jobs and housing needs for students,
faculty and staff surrounding it new neighborhoods like the hill district by shade homes and Lenar
are adding even more options with new builds starting in the mid 700,000s, which is actually
pretty affordable by San Diego standards. Now all of this new development is turning San Marcos into
North County's fastest evolving hubs. For years, it was just a drive through between other
destinations. Now it's becoming one itself. And the bottom line, smart planning, strong education
and major private investment are completely rewriting the suburb story. And for buyers
looking for early stage growth. This is where the next wave begins. And when we ship to our
next location, you'll see the flip side a community that already has lifestyle San Marcos is building
toward and that of course is Rancho Penasquitas. Okay, this is the part where you get everything
the high end neighborhoods offer without the price tag. This is the value play hiding in plain
sight. The numbers here make it pretty clear the median home price sits right around 1.4 million
while nearby neighborhoods like Carmel Valley run well above $2 million. You're still in North
County but with a noticeably lower entry point. The 6500 acre master plan community includes more
than 15,000 homes spread across seven established pockets. Families love it here 14 top rated public
schools keep demand high and value steady year after year. market data actually shows prices
are down about 6% year over year yet buyer demand remains strong. You've got miles of trails Black
Mountain Regional Park and more than a third of the land preserved as open space all anchored by
convenient shopping and dining that are already in place and the value still surprises me today.
You get the same North County lifestyle as Carmel Valley or Del Sur for a lot less money. The
community feels tight knit and the location makes everything easy to reach. The takeaway stability
like this doesn't come around often for buyers who want a proven neighborhood with strong schools,
outdoor space and lasting value. This place is it now up next you'll see the opposite side of the
story a coastal market where massive redevelopment is rewriting everything in real time. All right,
guys, you got to get ready for this one. What's going on in Oceanside is about to reshape North
County's entire coastline scale of investment here is massive. The redevelopment pipeline is
packed with major projects the 547 unit Oceanside Transit Center on Tremont 206 mixed income
apartments in the Harbor District and another 330 homes spread across downtown developments
together they're transforming the city's core. Now here's where the opportunity really comes in
the median home price in Oceanside sits right around 860,000 compared about $1.7 million at
neighboring Carlsbad that price gap isn't going to last forever, especially with what's on the
horizon. And keep this in mind when we look at our final destination, you'll see how these coastal
projects tie into a much bigger county wide development wave that's unlike anything San Diego
has seen in decades. And on top of all that infrastructure funding is adding fuel to the fire
sandbags 2026 budget includes $100 million in public transit improvements connected to Oceanside
redevelopment along with a complete rebuild of the Oceanside pier set to wrap up by 2027. Now
construction on the largest project start in 2026 with the first residents moving in between 2028
and 2029. That gives early buyers a two to three year window to get in before the area looks
completely different. Now the scale of this transformation is pretty impressive for buyers
or investors looking for a coastal market that's still undervalued, but not for long. This is the
one and if you think that's impressive, just wait until you see what's going on in our final
location. It's the one place where every single growth factor we've talked about so far comes
together. So this is it. This is where everything we've talked about comes together in the most
explosive way possible. The scale here might actually surprise you across Eastlake and Otay
Ranch. The development pipeline is massive. Otay Ranch village nine just expanded from 1938 homes
to about 2,750 homes and a village 13 now adds another 2,750 units after an environmental
settlement. That's more than 5,500 new homes planned and ready to go and the market's already
showing the impact. Eastlake's median home price sits right around 750,000 with one of the fastest
appreciation rates in the entire county. Infrastructure spending is keeping pace too. The
city's 617 million dollar budget includes nearly 30 million dollars in 2026 capital improvements
with about 23 million dollars going directly towards new roadways that support all this growth.
Also builder activity is nonstop. You got Lenar, Shea Homes, Cal West are all active here with
typical build times running seven to nine months. New construction prices range from about $550,000
all the way up to about a million giving first time and move up buyers a real shot at new homes
in a market that's still affordable at least for now. So put all of this together rapid development,
heavy infrastructure investment and accessible pricing and you've got the perfect storm. For
anyone watching the next big chapter of San Diego's growth story, this one is it. Now here's
something you won't hear from most agents. Appreciation always follows the same pattern.
Investment, development, construction, then price surge. Right now we're at the construction stage.
That's your window. Timing couldn't be better and once word gets out everyone else will be
chasing the same deals. Now if you're serious about getting into any of these growth markets
before they take off, make sure you shoot me an email at burn at off to 56.com and let's schedule
a strategy call together. I'll show you exactly which neighborhoods within these areas give you
the best value and help you navigate the buying process before the rush begins. And if San Diego
is on your radar, make sure you check out this video where I walked through six neighborhoods
that I personally moved to if I were relocating today. And it's not just the obvious beach spots.
