Want more space in Elk Grove? Today we're going to have a look at two different houses that have
over 2,000 square feet of living space and no HOA. Today we're going to have a look at this
model home behind me, including a move-in ready home with a giant $47,000 price reduction and a
very attractive rate promotion as well, which I'll go over that here in a little bit. Thank you
everyone for joining me in today's video. If you're new here, I am Jason Walter. If you guys are
looking to make a move to Elk Grove or in the Sacramento region, then please reach out. I'll
provide my information below or you can scan this QR code above and book a call with me right up
there. So with that said, I cannot wait to show this model home behind me, including that move-in
ready house with that crazy price drop and rate promotion. Let's first have a look at this model
home and then we'll have a look at that move-in ready one. This is their Willow, the biggest house
they have here at Lilly by Beesler Homes in Elk Grove. It's about 2,200 square feet. There's an
option for a three or a four bedroom and it has three bathrooms, two car garage. And then I'm just
going to span around here. They're going to be building a lot more houses out here. And right
when I started filming the video, the sun came out a little bit as well. Absolutely beautiful day
here. If you guys missed my other video, if you're interested in a single story, have a look at that
one. That's a about 1,700 square foot, single story home. So right when you walk into this one,
really wide entryway, pendant lighting, and then a really cool thing. If you guys have dogs,
we're actually fostering a dog right now. Our other puppy of 13 years old just passed away
about a month ago. So it's really cute. So this is actually under the stairway.
This would be really cool to have just for extra storage or even a kid's room, play area. My young
kids actually go a berserker if they had that to play with. Let's go upstairs and we'll have a look
at the main floor, including the beautiful kitchen. So this one is set up as a three bedroom home.
This is a loft. So there's two options. You can have this loft, which I think is perfect for
families with young kids such as myself. If you want more bedrooms though, you could have an option
to have this as a fourth bedroom without a loft. So it's either a three bed with this loft or a
four bed without the loft. Off to our left is a huge laundry area, tons of cabinets, a sink. The
sink is optional, but just tons of cabinets there. And then as we walk to the right, you have a
really good size guest bedroom. You can see the other houses here. I don't know if you can see,
but all the houses there have solar. So they're offering all the houses here to have a prepaid
solar lease. I'll go over that here in a little bit. So as we walk back over here, the loft is
off to our right. You have a full bathroom. So you have a tub with a shower over it, single vanity,
and then the primary bedroom. Look at all the light that's coming in right now. It's just absolutely
gorgeous. I mean, the whole wall over there is basically a window. Really nice, isn't it? So one
thing I should mention here, there's actually two closets. So you have two walk-in closets,
closet number one, and then the other walk-in closet is right over here.
Definitely on the smaller side, but with the combination of the two,
you have tons of space. In my other video, I mentioned you could have a large shower stall
or a smaller shower stall with a bathtub. So this one has the tub and shower combo. This one's nice
as well. It has no frame on the corners, so an upgrade. And then the vandy, I think it looks
really beautiful. Dual vandy, lots of cabinet space, and the toilet off to your left. All right,
let's go have a look downstairs and look at this beautiful kitchen. Like I mentioned in my other
video, average lot size here is around 4,700 square feet. Hopefully I don't fall down the
stairs here. So about 4,700 square feet is the average lot size, but they do have houses up to
about 10,000 square feet. So if you are interested in a larger lot, for example, then reach out to me
because they're going to be releasing some here really soon. I'm making this video in late November
of 2025, by the way. So we'll go over some details regarding prices and other incentives right now,
but here's this beautiful kitchen. So what is actually standard is quartz countertops,
pennant lighting, all the homes here are electric, and then you have this really nice size
pantry. Isn't that cool? That's a really good size. Farmhouse sink, stainless steel appliances,
all this open concept. A lot of the houses I view have kind of like this big rectangle.
I personally kind of like how this one's kind of like an L shape. So the kitchen's over there,
you have a breakfast nook in front of me, then the living space is over here. So it's not just
one big galley that you see in some of the other builds. Off to your left would be the
two-car garage. Right now that's the construction office. Then you have a full bathroom. This is all
downstairs. And then there is a bedroom. So you have a full bath, including a bedroom downstairs
with a walk-in closet. All right, let's go have a look at this move-in ready home. Let's just kind
of walk over there because they have a couple houses under construction here. And I talk often
about Beechster Homes, how the build quality or the construction quality tends to be a little bit
higher compared to other competitors in this area here. And I can actually show you the house that
has OSB, which is kind of like a plywood they use for new houses nowadays. The house is entirely
wrapped in OSB, making it a little bit more energy efficient compared to other houses in the region
before they put stucco over it. All right, so there's tons of construction going on here, but
look at this. It's all wrapped, which is unusual because most of the time they just wrap part of
the home. But Beechster, they wrap actually the entire house. How cool is that? How's it going?
I look pretty funny because everyone is watching me because I'm talking to my camera here. But you
can see all the construction going on here. There's a lot of options. All right, here's the
move-in ready house. We just have fall colors here in late November. How beautiful are these leaves
here? But anyways, this is absolutely a beautiful home here. This is lot 1068 and it is a blossom.
So this one's about 2,000 square feet, about 200 square feet less than the Willow. A really cool
thing about this one, it's move-in ready. So they want a buyer to place an offer and then move in
about 30 days later. So this one, you also have the opportunity to have this amazing, huge backyard.
If you guys want a larger backyard, I mean, how cool is this? Let me see if I can open this up.
And there you go. This is what I mean by dirt lot. So you typically get a small little concrete pad
just to walk in and out. But you have this massive, I know I use the word massive too often, but I
mean, it's huge backyard. So this is 1068, lot 1068. This is about 40, oh sorry, 5,400 square feet.
Nice rectangular shape. So huge backyard. And then backing up, this one has granite countertops,
still have stainless steel appliances, no refrigerator. I like the darker colored
cabinets personally. This one is more of like the rectangular great room concept. A good size
space though. And then walking out this door, we actually can see the garage. So this is a two-car
garage. There's actually plenty of space on either side and it's all taped and drywalled. So this one
again is not modeled. So this is our Blossom. This is 2016 square feet. Has an option for a three,
four, or five bedroom with a loft or study. So a three bedroom home would have the loft and study.
Obviously a five bedroom home would not have a loft and study. But a two and a half to about three
bathroom home, about 2000 square feet. This one, the asking price is $646,000. That's a price drop
of $47,000 from the initial asking price. On top of that promotion of that rate drop, or sorry,
the price drop, they're also offering on this house either a FHA or a conventional loan.
So FHA loan is a loan in which your down payment is only three and a half percent. That would be
four and a half percent would be your interest rate for a 30-year fix. Obviously you have to
get approved with their preferred lender for that. And it's a 30-year fix. Four and a half percent,
the builder and the lender pay for it using their preferred lender. Or if you want to use a
conventional loan, that'd be 4.99% and a 25-year prepaid solar lease. So for this move-in ready
house, I mentioned this all the time on the channel, if you want the best deal, go find a
completed home. Because as you guys can see here, price drop, that incentive at 4.99% for conventional
loan is only being offered for this move-in ready house. So let me flip the camera around. That's the
front door. You have a bedroom downstairs at the front of the home. Has a standard size closet.
Then you have a full bathroom downstairs. A great room. And then walking upstairs,
getting my exercise. I used to do triathlons back in the day, but holy cow, I haven't done
one in like 13 years. So here's the back of the home. Huge primary suite. And you can see how big
the lot is from up here. Isn't that cool? It's a giant lot. I mean 5,400 square feet, you would
think it'd look a lot smaller, honestly. But the advantage of having a two-story home is you get a
lot more space in the backyard. That's something you're looking for. Then you have a dual vandy.
Then a shower stall with a tub, just like the willow we just saw. Then a really good size
walk-in closet. All right, walking back through the primary suite, we head over here. You can see
all the tiled roofs. So this one next door is more like a Spanish style. Look at this beautiful day.
So pretty. So Spanish style, but all the houses have tiled roofs, which those typically last a
lot longer compared to comp shingle or especially wood shake. So this is a guest bedroom. So that's
three bedrooms so far. Then you have a laundry room. See if I can turn the light on. Laundry room,
no cabinets, no sink. And then right next to that is Jason Walter. I'm such a nerd. And then
full bathroom, single sink. Another guest bedroom. And then right next to that is another
guest bedroom. You can see all the solar next door. All right, so flipping you around again,
let me go down the stairs and hopefully I don't fall on my face. Otherwise it's going to be on
video. This is a five bedroom home, as we saw, three bathrooms. So five bed, three bath home.
There's no loft, but you do have more bedroom space. Again, the asking price in this one,
at the time of filming this video, which is in late November, reach out to me. Of course they
work with agents such as myself. They pay commissions. It's $646,000. That's a price
drop of $47,000. And again, they're offering that rate promo as well. So talking about numbers as
well, in general, the willow that we saw that starts at around, let's just say around $700,000.
If you are interested in a smaller home, that's a little bit more affordable. They have the Jasmine,
which is a single story, three bedroom, two bath home, about 1700 square feet. That starts in the
low $600,000 range. And going back to numbers on this community as well, Melrose is around $399
per month. I would say that's kind of average for new builds in the Sacramento region. There's no
HOA. And again, you have that 25 year prepaid solar lease on all the houses for sale here.
They have houses that are moving ready like this one. They have homes that are going to be completed
in 2026 that are under construction, like we saw just a little bit ago. So they're offering a 25
year prepaid solar. So most of the time you buy a new home, there's a solar in which your lease
payment is around 75 to about a hundred dollars per month. So in this case, the builder is paying
for that upfront. So you don't have any solar lease for 25 years. After that, you can have it
removed, you can extend it, or you can buy out the remainder of the term. Also, like I mentioned,
my other video, the big pros here is the Elk Grove School District. If you have kids, that's also good
for resale value as well. The Elk Grove School District is highly ranked. So the sales rep here
has the elementary school as My Hawk Village Elementary. That's about 1.1 miles to the east.
The middle school is Elizabeth Pinkerton Middle. That's about one mile to the north. Then you have
the high school, which is Consumeness Oak High. That's about one mile south. So all the schools
are within about one mile of this community, which is really cool. Another pro as well,
lots of parks nearby if you have grandkids or kids yourself. So Oasis Park is an absolutely
amazing park. It's actually right next to Poppy Meadows by Beezer Homes, which is just the north
here. They have an amazing amenities for kids and the family. So they have pickleball courts,
barbecue pits, playgrounds. There's actually a water park as well for the kids,
soccer fields, basketball courts, and a dog park as well. And that's an amazing community park
without the HOA amenities that you may have to pay for. So no HOA here. There's also a quack
center nearby. And also we talked about the construction quality in my other video.
Beezer Homes is known for higher quality construction with using two by six posts,
OSB wrapped throughout the exterior of the home, more insulation, et cetera, et cetera.
Also, they're less expensive. Houses on average here are less expensive compared to Poppy Meadows
to the north, mainly due to the fact that home sizes here are a little bit smaller compared to
what they offer over there. Again, the pros is that re-promotion they're offering. And again,
that prepaid solar lease. I would say the downside, the major con on this one here is that
you do get a large lot here. As you can see again, the sun's actually really coming out now.
You get a large lot, but everything else is your own expense. This is very common though for
new builds. You get a dirt backyard. They have a really small concrete patio and then have drainage,
but no irrigation. So you have to set this up all yourself at your own expense. And of course
that could be a healthy expense if you want to landscape that like we saw in the model homes.
With that said, if you guys want a private tour and again, they work with real estate agents,
then reach out to me. I'll provide my information below, or you can pause the video and book a call
me right up here using your camera. With that said, if you guys have any questions, of course,
reach out to me and have an amazing day. I forgot what I was going to say. Have an amazing day.
Please like and subscribe and also hope you had a happy Thanksgiving as well.
Look forward to seeing you on the next video.
