The ULTIMATE Listing Marketing Strategy for Realtors... [Sell Any Home FAST] #Realtor #RealEstateAgent #eXpRealty
2 Video Views·Feb 2, 2026
This is the Ultimate Listing Marketing Strategy: a proven system combining professional photos, engaging video tours, targeted Facebook ads, and strategic social media content to maximize exposure, generate buyer and seller leads, and elevate your real estate brand. Designed to impress clients, secure repeat business, and outshine competitors, this strategy ensures faster property sales while scaling your success.
This is a complete breakdown of how to market listings properly to sell them
fast, but not only that,
how to generate buyers for additional properties and even more importantly,
how to generate additional listings and more sellers so that your business
exponentially scales.
This is the exact process that I personally use and not only does it work
wonders to get more business and get the home sold,
but it also impresses your clients like you won't believe in order to make sure
that they not just become repeat clients,
but they also generate referrals for you. Now, as you can see,
I'm going to do a complete breakdown of everything that you need to know in
sequential order.
And I'm going to show you the exact Facebook ad to run in a full tutorial,
the exact social media posts that you need to create with examples of what I
personally did. And I created a checklist.
So I took everything we're going to walk through in this presentation and put it
into a free downloadable checklist. So if you would like that checklist,
just comment below checklist and my team will send it to you. Um,
this is going to make sure that again, anytime you have a listing coming up,
all you have to do is take every little box and you were going to nail the
listing marketing. So what am I going to cover in this presentation?
This is going to become your Holy Bible for marketing listings.
Number one goals and outcomes.
There's actually some quirks here because some of the goals and outcomes are not
just getting the home sold,
but things that will also help your business grow and your personal brand,
the timeline.
So you can visually see exactly what to do before, during,
and after the listing prelaunch, how to set up a proper foundation,
the listing launch itself on day one, the exact social media ad to run,
organic posts and how to properly market and advertise in open house.
And then post launch social media ads in the organic posts that will help you
generate more sellers. Now, quick caveat before I get started. I am sick.
I've been sick all week, so I apologize if my voice is a bit off,
but I am here to serve you and I want to provide value. Um,
so hopefully that doesn't put you off.
I'm also going to break down some unique strategies that will make you look like
you're doing three to five times more deals than you actually are,
which is going to boost your brand credibility.
So this is going to be everything that you need to know in order to market
listings properly to crush anybody else's marketing in your
competition and your market. So just to give some credibility in case, you know,
you need some validity here as to why I can talk about this.
I've personally listed some of the most beautiful homes.
So previously before getting into the coaching space,
I was one of the top producers at my past brokerage.
These were all listings that I personally listed and that I used this exact
listing strategy for.
So this was a property that was over $3 million. Um,
this one was $15 million. This was about 1.5 million.
This was just shy of a million and this one was a shy of a million as well.
So all examples of some of the properties that I personally listed and I built an
80% listing focus business straight at the gate as a new agent in a new market
who didn't know anybody and I did exceptionally well.
So this is what I personally did.
This is not theory and this is why I can vouch for it and that it works
unbelievably well. So what are the goals and the outcomes?
Achieve massive exposure that impresses your clients. That's priority number one,
which is why I put it first is the first priority is actually making sure that
you over deliver on your client's expectations and it impresses them so that
they want to continue to work with you.
But then also they become raving fans that will send you additional clients and
new business because they're so ecstatic at the work that you did to market their
home properly. Generate unrepresented buyer and seller leads.
Some of those buyers could be a good fit for that property,
but the way that you scale is usually they're not.
So they end up wanting to buy a different property.
Now you've got new buyers,
but also the strategy I'm going to show with you generates more seller leads.
So you could start to compound and build and transition toward a more listing
dominant business.
This will also help you create a portfolio to win more listings as well in
listing presentations when you're stacking up against other competing agents and
it will help you not just become, but remain top of mind.
You need to remember when it comes to each listing that this is a
representation of your quality of work.
So the goal here is to show, not just tell.
So many agents just tell clients in listing presentations,
I go above and beyond everybody else. I work so hard.
I'm going to do everything to market your property and what do they usually do?
Upload it to the MLS and let it become a sitting duck.
This is something you can show your clients. And when I showed this to clients,
that's how I got all those luxury listings because everybody else couldn't show
what they were doing above and beyond the rest. Whereas I could,
and now going forward, you will be able to as well.
So now let's look at the timeline.
One week prior is going to where we do the foundational work and the preparation
work where we gather all the material that we need to properly market and
advertise those beautiful new listings that we have.
The day that it goes active on the MLS,
day one is going to be a slew of organic posts across all relevant
platforms, as well as day one to seven,
running a Facebook ad or meta ads for massive reach.
Now I'm going to actually show you a really cool trick that you can do.
That's going to make sure that your client sees your ad guarantees that they see
your ads so that they know you're outworking other agents.
And then day three to seven is usually where you want to market and then host an
open house. When it comes to the property getting sold, that's where we want to,
again, the day it goes sold, firm sold conditions,
removed a bunch of organic posts to amplify that you got the job done.
And day one to seven after the home sells where we're going to run a sold
ad to generate new sellers.
So what are the advertising and marketing platforms that we need to execute the
perfect strategy? Now this is the ideal strategy.
There's a watered down version where you might be able to get away with not doing
some of this,
but if you really want to go above and beyond and you care about serving your
clients and over delivering, this is what you need.
Facebook business page because we need to make organic posts and an ad
Instagram, Tik TOK, YouTube. This might seem like a lot,
but I'll make it extremely simple and straightforward. The results,
as you can see are worth the effort if you truly care about your clients.
So this might be overwhelming in the beginning,
but you'll see that the Tik TOK and Instagram post will be the same.
A lot of this is very easy. The quote that I live by,
do what others won't so you can have what others can't.
If you go the extra mile, it's never crowded.
I know this seems like a larger daunting if you're just starting.
I did this as a new agent. It takes a lot in the beginning,
but as it becomes routine for every single listing,
it doesn't take a whole lot of time because it becomes habitual and it becomes
a routine that you can just lock in and go with.
So let's talk about the pre-launch.
This is about one week before the listing goes active.
The first thing that we need to do is photos.
Now you want to hire this out.
The goal here is to get incredible quality.
You don't want to be like that agent that's taking their phone and doing it
themselves or taking a camera and doing it themselves.
This is an extension of your quality of work.
You have to hire this out to professionals.
Now one of the things that you want to do as an additional social media posts to
get more exposure is when the people are taking their photos,
go there and get some behind the scenes photos and videos to post it on your
Instagram stories.
Tease that you've got a really cool property coming up that's coming on the
market and it could generate some early interest and it's just a great way to
get very simple content by doing what you're already doing.
Ideally for any nice property, get real twilight.
Don't get that fake, you know,
twilight conversion that you can pay $5 for that looks all fake.
Get real twilight photos.
Let me show you what I'm referring to here.
Quality is key. The next one has twilight.
This one doesn't,
but I want to talk to you about the importance and show you not just tell you
about quality. This was my listing.
This was when somebody previously listed it and they didn't get it sold.
You can see the difference here when this shows up on the MLS before this shows
up on the MLS, right? Or instead. So this,
look at this terrible angles.
You can tell that the agent just took it themselves. You know,
vehicles still in the driveway, whereas this captures attention.
It looks gorgeous. It shows the quality of work.
When I'm able to show this in listing presentations of my work versus people who
aren't all in, that really shows clients how invested I am.
We can look at this property that I sold. This was again,
taken by somebody who used their own camera and this was my photos.
I got the property sold real twilight.
You can see how gorgeous this looks when this shows up on the MLS versus this
showing up on the MLS for an over $700,000 property.
It really makes a difference. And again,
in listing presentations when you can show this and your quality of work is your
portfolio,
it's going to capture your client's attention and it's going to put you above
the average agent. So now that we've looked at photos,
we need to go on to video. We've got short form video, long form video.
Both are incredibly important and I will show you exact examples of all of them
and all of it. So with short form video, TikTok, Instagram, Reels,
YouTube shorts, that is not three different videos.
It is one video posted across three different platforms.
That's where we start to realize that this is not as complicated and the
checklist that you can get. If you comment checklist below,
we'll just show you exactly what you need.
This is going to be a sub 60 second property tour and there's three different
levels to this and I share this because you could start at level one and work
your way up to level three.
Level one is going to be you filming the home POV style.
That's completely okay.
That's you taking this and just kind of filming the property yourself doing some
different angles. Um, you know,
kind of walking through it and you can speed it up and do some simple
transitions and cap cuts,
but it's just a short property tour of you filming it.
That's better than nothing and that's a really great way to showcase the
property because on short form that is the type of content that generates the
most amount of interest. Level two,
somebody filming you could be a friend walking through the home and then level
three is going to be a professional filming you and then you should be in the
introduction introducing the home and then they're going to do all of their
gorgeous B roll. So knowing that,
let me show you an example of each of these three levels so that you get a
reference point of what I'm referring to.
Let's take a look at some of the short form examples so we could see what you
should be doing for these sub 60 seconds short form video posts.
They could be very simple as we could see here.
If we take a look at some of Marty's incredible content, looking at this,
this is 421,000 views, which is insane. And most of us get, you know,
thousands of views. So if we look at this,
are you looking for a new construction or Georgia that can be right end of the
year? Well, this is the floor plan for you.
The builder really spared no expense when it comes to the luxury touches of
this home, including that beautiful raw iron door. As you can see,
it's very spacious over 4,000.
So you can see here that Marty's just simply walking through and talking about
the property using this beautiful device that we all have.
Now if we come over to Rego Guzman, for example,
you can see he gets ridiculous views on his content and we can pick any of
these. Maybe we'll just pick this one. And you can look at, you know,
451,000 views. So that's more of a simple one.
But if we look at some of these other ones that Rego does,
we can take a look at this one, for example, that has 1.6 million views.
So somebody is filming him, but you can see it's not that difficult.
That's not that complicated. And then if we look at Suman, for example,
let's just look at Suman's most recent one. It's got, you know, 3,600 views,
but you don't need millions of views. Suman's making millions of dollars.
So let's take a look at this video.
So that's going to be more of a level three. So as you can see,
you can start with level one, which is as you,
like Marty walking through pointing this, you could do level two,
which is somebody like Rego who is just having somebody filming professionally
and him, you know, walking through a little bit of it,
or you can have level three like Suman's, which is full tilt,
crazy details and done by professional with drones and all the, um, you know,
over the top footage.
But that's a couple of examples of the short form content. But again,
Marty is a great example of what anybody could do to get started,
which is she's breaking six figures every single year from her content,
just by walking through with this. So you don't have to overcomplicate it.
You just have to get it done. Now let's go to long form video,
three to 20 minute video tour on YouTube.
I will show you examples of each again.
Now three to 20 minutes is quite a broad range,
but the reason being is because if you go to level three,
that's usually where you have a professional filming the property,
filming it with you, as I will show you with my own tours.
And that's kind of closer to the three to five minute range.
And then you can go to level one, which is more like what Suman does,
which is he's in the intro and then he takes his phone and then tours the
property itself.
And that's usually where you have a longer tutorial because you're walking
through the entire thing as well.
So the note here is that you need to be in the video
for YouTube. You do not have to be in it in short form.
You can get away in the short form video of just showcasing the property like
this, but you do have to be in the YouTube video.
That is essential.
So let's show you the three different levels of the YouTube video. All right,
so now let's walk through three different examples,
level one, two and three of the YouTube video,
because we've also shared about the short form content.
So when it comes to the YouTube video, this is level one, this is Suman. Again,
he's done over $200 million in his first three years as a new agent,
over 5 million in commission,
just by doing home tours like this of new construction.
And because he's done so many property tours,
he has generated a ton of his own listings that are million dollar listings.
Again, talking about the power of properly marketing any property.
So this is going to be phase one. This is you in the video.
Like I talked about where Suman's is doing a quick intro as you can see here.
Hey, this is Suman Kim,
your Austin real estate agent and welcome to one of the growing communities here
in Georgetown.
This is Parkside on the river and behind me is the newest model for Perry homes.
You're getting a sneak peek before anyone else and before it's been open to the
public. Um, if you return to my channel, welcome back.
If you're brand new to my channel, like I said, my name is Suman Kim.
I'm a real estate agent here in the Austin market showing you homes, data,
everything.
And then as you could see for the rest of the tour,
he basically just walks through the entire thing and he talks about it each step
of the way. Each room,
you can see it's 15 and a half minutes and he's just walking through every
detail of the property. So this is going to be phase or level one.
Level two is going to be actually Suman's partner, um, who is Brett Schiller.
So we look at bread. He actually has somebody filming him and his wife doing it,
which is a really cool dynamic of the masculine and female together,
but they have a really cool property tour approach as you can see here.
If you've been looking for higher end living,
outdoor living, slower paced living,
or ready to just start living,
we have the home for you in this episode of Tampa Bay's million dollar homes.
So this is a beautiful property tour and you can see that the two of them have a
really cool handoff together where, you know, uh, Brett will be talking,
like you can see here.
Sheer volume of this space over 20 foot high ceilings and a great
space to entertain guests when you have them over.
Also floor to ceiling fireplace.
You can see nice wall lighting sconces on either side.
Absolutely. So now right off of the entryway, we have our home office.
Now this.
So this is going to be level two. It's somebody filming you professionally,
but you're kind of just talking about the elements of the property as is.
He does a really great job. She does a really great job.
They have a really powerful dynamic between the two of them and incredible
couple. I absolutely love them. And then you've got level three,
which is my property tour. And this is one that tells a story.
So let's just walk, watch a couple of quick clips of this.
As I'm driving through these gorgeous country roads,
I'm so easily reminded why spring bank is called home to so many of
Calgary's and Canada's elite.
For those that live or want to live here,
there is but one location all seek to stake their claim.
So it talks more about a story.
So if we look over here and I want to show you one more clip of Darren,
my business partner talking about it, who is my previous broker.
We can look at this section right here,
which is really powerful talking about what the lifestyle is like.
It's not about the property. It's about the lifestyle.
This quality of peace and tranquility all the while being minutes from
Calgary's vibrant West side, premier private schools,
acclaimed golf courses, and just a short commute to downtown.
So it talks about the golf courses, the amenities, the schools,
all the different details so that you can paint a picture of what it's like to
live there. Not just the details of the property,
but from a seller's perspective, who's lived in that home for years,
likely what are the things that you can't get an idea of just by
reading the listing description?
What are the things that aren't just the materials,
but what it's like to live there?
That's going to be phase three is telling a story about the property. Okay?
So now that we've got all the assets for the prelaunch,
it's time to go to listing launch day.
This is the day that the property goes active on the MLS.
First thing is we need to make sure that the YouTube video is uploaded properly
optimized and published on YouTube.
You can see here, if you would like my free YouTube guide,
just comment YouTube below and I'll send you a free YouTube guide that shows you
how to properly optimize your YouTube videos.
Now the next thing is going to be Facebook.
There's three different components to what we need to do day one on Facebook.
And again, I will show you examples of all of this.
First is running an ad for one week at about $20 per day to get in
front of new people and announce that the listing is launched.
The goal here is to get in front of unrepresented buyers,
buyers who are not working with an agent,
but if the perfect property lands in front of them, they would work with you.
Some people might have some doubt there and say, who's actually going to do that?
Let me tell you a story.
I listed a $1.2 million property and I ended up running a Facebook ad for it.
I ran it for about a week and then I had an open house. Well,
lo and behold, that weekend when I was running the ad,
somebody saw it. They came by the property.
They were in town from out of town. They were in town that weekend.
They weren't working with a realtor. They weren't looking to buy a home.
They just figured they'd stop by.
They saw my ad saw that there was an open house and they came by.
Turns out it was a property that was on the street where this guy grew up and it
ended up being a home his wife fell in love with and they ended up writing an
offer and buying the home. They weren't working with an agent.
They weren't looking for a property.
They saw my Facebook ad and they purchased a $1.2 million property.
So this stuff does work. I have multiple examples like that.
And that's the importance of getting the Facebook ad in front of new people.
The second part of Facebook is your Facebook business page.
You want to post a photo and then natively upload that YouTube video to
Facebook. You don't want to post the YouTube link.
You want to natively upload the video and then on marketplace,
Facebook marketplace, you want to post the home as well. However,
you don't want to put all the details.
The key to Facebook marketplace is putting enough information to peak people's
curiosity. However,
you don't want to put all the information in there because then people can make
an educated decision or assumption as to whether or not the properties that get
fit for them.
That's why I usually just upload the front exterior,
the rear exterior, if it's a single family detached and a couple photos,
but not the kitchen and not the master bedroom and not the master en suite I
eliminate.
And I do not put the three key decision-making photos on marketplace because
people won't make a decision without those photos.
They have to reach out and that's becoming a lead.
And then also one day one,
you want to post your short form video across every platform,
which is take talk Instagram reels and YouTube shorts.
So let's go ahead and look at the YouTube video as you can see here.
So this is an example of one of mine. It has over 35,000 views.
It's unlisted now because the property ended up selling and you can see here the
thumbnail that was one of the gorgeous exterior photos of the property that we
took. Now let's look at the Facebook ads.
So a couple important details for the Facebook ads publish the just listed ad
for $20 a day for seven days. Do not include the three key photos,
which is kitchen master bedroom master on suite.
Do not drive traffic to a competitor's website.
I see this sometimes where people run a just listed ad and they will drive the
ad to the listing on realtor.com or Zillow or Redfin.
It's insane.
You want to drive traffic to your own IDX website and if you don't drive traffic
to contact you and you want to maximize the first three lines,
as you can see here, when you create Facebook ad copy,
it shows the first three lines.
Then people have to click see more to get the rest.
So you really want to peak curiosity and generate interest with the first three
lines so that you get the highest clicks and the most amount of leads.
So this is a full tutorial of how to run Facebook ads for leads.
If you would like, it'll be in the pin comments in the description below.
However,
let's go through right now in real time and show you how to do a perfect just
listed ad like this of exactly how to promote your new listing. All right,
now let's walk through how to do the just listed ad for this listing.
Now you're going to need two different things. Number one,
you want to come over here to left hand side,
click ads manager and make sure you have your ads manager set up and then
number two, you want to make sure that you have the link to the property.
Again, ideally on your own IDX website.
This is just a random property that looks gorgeous.
It's currently listed in my city here.
So we're going to use this as an example,
but obviously you would want to pick the exact property of your just listed
property. Now, if you have any comments, drop a comment below.
So what we're going to do is we're going to come over here and we're going to
click create.
We want to generate leads and we're going to click continue.
Now we want to do a manual leads campaign so that we have full control over
this. So the first thing is naming it. So one, two, three,
main street, just listed, whatever you want to do.
Um, but I, I encourage you to use a proper nomenclature so that when you're
looking in your ads, you're actually able to see, you know,
over here in the campaign summary, which one it actually is.
Now, because we're in real estate,
you do have to select the special ad category for housing.
What this does is it eliminates the ability to change gender, age,
a lot of targeting options,
and you cannot market less than a 15 mile radius. However,
that's okay. Facebook's algorithm is so good.
You do not have to worry about any of that stuff because what Facebook does is
it's a business. It wants you to spend money.
It doesn't want to take your money and for you to not come back and not get
results. It wants you to continue spending.
So it's going to show it to the right people and continue to optimize to show it
to more people as well. Now you have to select your country.
Now we're going to go ahead and click next.
You can see here the three different components of an ad. And again,
if you would like to see this at a slower pace,
you can go check the tutorial that's in the pin comment or the description for
generating general leads. We will call this, you know,
Calgary home buyers for one, two, three main street.
And we want to use instant forms.
The reason why we want to use instant forms is because this is going to allow
pre-population of the clients or the leads information directly when they go to
click on the ad.
You can see here terms of service not accepted.
It's going to prompt you to select that if you have not selected the right page.
So we'll just go ahead and do this.
And now you can see all errors are resolved because it was just on a wrong
Facebook page.
So make sure the correct Facebook page is selected and that you've accepted the
terms of service for lead ads. Now we're going to come down here,
budget $20 a day and we want to select a timeframe. Again,
usually about one week, $20 a day, $20 a day and one week set an end date.
Usually I started the next day at around 5am and then we will set the date for
one week later. So if it starts on the 10th,
we'll just say we're going to end it on the 17th, you know,
maybe 5pm and we're going to run the ad for one week.
Now you don't have to worry about budget scheduling.
You don't have to worry about the audience as well,
but we do have to select the location.
Custom audiences is what the retargeting ad is going to show you how to do,
which is something I will talk about later in this listing tutorial.
So let's go ahead. As you can see here, you can't adjust age,
you can't adjust gender because of the special ad category.
So we're going to go ahead and edit the location and we're going to choose our
city because we want to market it in our city.
So type in Calgary as you can see special ad category,
you cannot go less than a 15 mile radius,
but that's okay because you want to market it to your whole city anyway.
Now placements, I like to use custom placements.
So I like to edit manual placements and I personally find that these ones do the
best. These first six,
these are my trusty first six and I find they perform the best.
So I'm going to eliminate everything else and get rid of all that.
Just again,
I spend about a million dollars a year of my own money on Facebook ads and these
six tend to be the ones that get you the highest rate of return on your ad
spend. You can see estimated daily results about 2,100 to 6,200 reach and about
six to 17 leads per day on this property.
Now we're going to click next.
Now it comes time to actually create our ad.
You need to make sure that your Facebook page is selected.
Previously already did that. Just confirm that it's the right one.
Make sure that your Instagram account is selected and that they're connected
because this allows you to run the ads in both Instagram and Facebook.
And now we need to create the ad. So what we're going to do,
what I've personally found works best is either a,
a single image of the front exterior if it's a beautiful property or a couple
images in a carousel. But for me personally,
I find the most amount of leads come from just a single front exterior property
or if it's got some stunning photo of the interior,
you can get away with that.
But usually front exterior for a nice property that shows well is what's going
to do the best. So the ad creative,
we need to set up the ad creative here and we're going to choose an image ad.
So let's go to the media. We could see here,
maybe it's one of these properties that I just listed.
If we look at the account. So maybe again,
an example, this one is just listed here.
So you can see here,
this is one of the cheaper properties that I listed and we'll select this one.
Actually, ironically, this is my old house, the first house that I ever bought.
So this is going to be what we're going to select. Now for the text,
we have the primary text, we have the headline text,
and we'll show you what this looks like in a second here. The call to action,
you always want to be learned more. It converts the highest,
it gets the highest clicks and thus the most leads. So enhancements,
we don't have to worry about this, but we can see what this looks like.
Now we can come through and we can put the primary text and the headline.
Now if you're struggling to write this, we can come over here to, for example,
chat GPT and we can say,
I am creating a Facebook ad to generate leads on my new listing one tooth in
Calgary.
This is a stunning home with four bedrooms,
three bathrooms.
It's 2,400 square feet with a view backing onto the golf course.
Please help me create Facebook ad copy that is going to generate the highest
number of clicks and leads so I can generate,
buy your leads for this property.
You please use emojis to make the ad more dynamic.
I need headline text and the primary text for the ad copy.
So one of the things I love is to just use chat GPT headline text and now we've
got all the ad copy as well within seconds. So you can see your next home has
arrived. Beautiful, spacious, uh, Calgary property offers.
They typically want to put the community, not the city. Um,
but this is something I just wanted to show you.
Put the community here. Perfect blend of elegance and comfort.
And then you've got some copy here that's going to again,
maximize those first three lines. So we will copy this,
come over and put this in the primary text.
We'll come back and we've got our headline text and put that in here so you can
see how the headline text shows up down here. The primary text shows up here.
Stunning home has arrived. This beautiful, spacious, you know,
Calgary property offers the perfect blend of elegance and comfort.
So I would again, please replace this with the community, not the city.
And that's pretty much all that we need. The next thing that we need to do,
this just shows you how it shows up on Facebook, on Instagram. Um, you know,
Facebook video feed marketplace, that type of thing.
Now we need to create the lead form. So the lead form,
we want to create a new lead form,
come over here and we want to choose again more volume or higher intent.
More volume is going to generate you more leads. However,
it pre-populates with the person's Facebook information. If you're like me,
the email associated with my Facebook account is not the email I use on a daily
basis. So my lead information would be bogus.
You wouldn't be able to get in touch with me.
Higher intent gets people to confirm their contact information.
So I prefer higher intent intro.
I typically like to use the background image as the image from the property and
then the greeting is recommended. You can put here if you want.
I don't like to do it. I find that it honestly just, um, you know,
ends up, uh, sometimes I guess generating less leads.
But what you could do here is say, actually,
let's just not do it cause I never do it.
So I'm going to show you exactly what I do. Questions. So we want name, email.
We don't care about state. We want phone number.
And I find name, email, phone number is the order that I like. Um,
and I like the description to be,
please let me know where to send the property details and photos.
Okay. Done. And now we have our privacy policy.
The privacy policy will usually be at the bottom of any website that you have.
As you can see here, privacy policy,
copy and paste the link, toss it in their link. Boom.
It's already pre-populated,
but I'll just kind of delete it and show you and type in for the text privacy
policy. And then for the review screen, you don't have to worry about that.
But what we do want to do is generate the next part.
So I just need to wait for this to locate it. You can see it's now, um,
auto-generated and that's okay. So create form.
Now the last thing that I just want to make sure that we do,
if we come over to this form is it should have the last thing is the leads.
It was struggling to open. So just go through the same process.
Now we need to put in the lead information. So I like to say, thank you.
Click below to view the property details.
Now for the description, I always like to say,
if you have any questions about this property or are looking for something
specific,
please contact me at and you can put your phone number or your email.
You want people to go to a website.
That's why we wanted the link to the property, right?
Which is here. So we'll go back to that property that looks beautiful. Whoops.
And we're going to save this and this is the link we want to drive traffic to.
And the call to action would be click to view all property details.
And now when people click this link,
they're going to go directly to the property to view all the details as well.
Now just click create form and then all you have to do is click publish and
you're done.
So now let's go back to the full walkthrough of what we need to do to continue
marketing this beautiful new listing. Now that our ad is up and running.
Now that we have our ad up and running,
it's time to look at our Facebook business page. This,
as you can see here is a post for the Facebook business page where I have the
information about a property.
And then I have a link here to my IDX website through KB core,
which we get for free at EXP realty so that people can click on it.
And then after viewing a few photos,
it's going to prompt them to put in their contact information in order to
continue to view the photos so that we can generate more leads.
When we look at Facebook marketplace, again,
you can see one of the properties that I sold for 2.495 million.
And this again does not have the kitchen.
It does not have the master bedroom or en suite.
It just has the critical photos of front exterior rear exterior and a couple of
other ones throughout the property that will generate curiosity and then a
description as well.
So now this is going to be another Avenue where you can generate unrepresented
buyer leads, short form content, Instagram reels, tick tock,
YouTube shorts. If you would like a couple of examples,
these are three incredible profiles that you can go check out.
Rego Guzman out of Texas. He has,
you can see here hundreds of thousands of views on his properties.
He is a strong producing agent and he has been straight at the gate as a brand
new agent entirely from his short form content.
He has a ton of great examples of what you can do with simple point and shoot
video tours.
Marty Pettyford who is an incredible woman out of Georgia and she has some very
simple tours as well that she has, you know, some with thousands,
tens of thousands, some with over a hundred thousand views on it,
which is amazing.
And then you have assuming Kim and he has some where people are filming him and
other tutorials or other tours rather where he's filming them himself.
But again,
these generate thousands of views which not only potentially get you additional
buyers,
but it helps grow your personal brand to generate more business for relocation
buyers and local sellers.
So what are we going to do post launch?
The property is launched, it's up and running.
Now we need to have an open house.
It is hopefully going to go under contract and then it is hopefully going to
sell post launch open house.
There's a couple of things that we need to do here.
Number one, run a Facebook ad for the open house.
Run it two to three days leading up to the open house for 10 to $20 a day.
Now the reason being is because again,
this is just going to help fill the open house.
I don't like to do it too far in advance because people will forget about it,
but two to three days leading up to it.
Again,
that's only 40 to $60 that you're going to spend in order to get more people into
the open house and generate potentially more clients.
It is so important to invest into your business and that's why I always
advertise Facebook page post the open house and put all the information,
the dates,
the location or address the time and the property.
Ideally with an overlay graphic for open house.
I'll show you what that looks like.
Instagram stories.
When you get to the open house,
use it as an opportunity to get additional content.
So when you're there,
do some Instagram stories showing you getting set up,
showing you talking a bit about the property,
putting out your brochures or your open house signs,
talking about some of the unique features or the area.
It's all about leverage.
Wherever you're at a position or whenever you're in a location that allows you
to create more content,
do it so that it doesn't take time elsewhere and you're doubling down short
form,
Instagram meals,
YouTube shorts and take talk.
One of the things that I love is finding unique feature of the home and just
doing another short form video about it.
It's just easy additional content that doesn't take any thought.
It takes little to no time,
but it allows you to get more exposure,
not just on the property,
but also your personal brand open house promotion.
So this is what the ad would look like.
As you can see here,
um,
where I would run the Facebook ad and this was what the ad looked like.
And then this is what some of the posts look like as well,
where I had the address and then I had the date and I had the time with a little
graphic of my past brokerage and it was branded to myself as well.
Now,
once the property goes under contract,
there's two things that you want to do.
Number one,
Facebook,
number two,
Instagram.
So there's a reason why I have two different photos here.
This is of the same property.
This was actually my very first listing.
I got this listing the first day that it was licensed.
I door knocked this street and I got two listings from that street,
but this is a beautiful corner lot on backing onto a golf course.
It was about $620,000 I believe.
So when I list the property,
I always use the front exterior,
the best shot that I have.
Then when the property is in under contract status,
I will usually post a different photo of that property.
And what I started to do is just listed.
I would post front exterior open house.
I would post an interior photo under contract.
I would post a different angle and then sold.
I would post a rear exterior and that way four different situations,
four different photos.
What happened was people started to think it was four different properties and
they started to ask me,
how am I doing so much business as a brand new agent?
It's very simple to start to amplify your brand and get additional exposure just
by creating leverage through using different photos instead of using the exact
same photo every single time.
So front exterior,
best shot just listed interior open house,
another exterior under contract and another exterior can be or another interior
can be sold.
That's how you start to create massive leverage and you can see here,
just post those photos on your Facebook business page as well as your Instagram.
Once the conditions are removed,
then we go to sold status.
That's where we have a couple of different things that I'm going to share with
you.
Facebook business page and Instagram photo of the client outside of the home.
This is critical and I'll explain why and a different photo than previously
posted.
As I just walked through a Facebook ad,
you want to do $15 a day to a new audience and $5 a day to a retargeting
audience to show that you got the job done.
This is another ad that you're going to run for one week.
Now you're getting paid.
You know there's commission coming,
so it's time to invest back into your business.
This is so important.
Don't go spend it on something fancy.
Invest back into your business.
But the reason why you want to do the retargeting ad is because there's going to
be all the people that saw you just listed at,
you're spending $20 a day for seven days,
$140 in order to get in front of new people.
Well,
when you start to spend the $5 a day retargeting,
you can retarget all the people who saw the just listed at.
So now they're not just going to see that you're listing homes.
They're going to see that you're getting the job done and selling homes.
And that's,
what's going to allow you to generate more seller leads because people want
somebody that's not just marketing,
but actually getting the job done.
So sold promotion.
You can see here the post on my Facebook business page.
This was actually the listing I was referring to where I ran the Facebook ad and
the guy from out of town saw it.
His wife fell in love with it,
not working with an agent and then they ended up buying the property.
That was this exact property.
So I forgot that this one was coming up.
So that's pretty cool.
And then you can see here the Facebook ad sold and this is the ad that we would
run.
Now the way that you run a sold ad is pretty much the same as you want to just
listed out,
which is why we don't need to do a separate tutorial for it.
But I do encourage you to watch this tutorial.
I will link it in the pin comment below,
but this is how to retarget the name of the game is into retargeting,
not just getting in front of new people constantly,
but continuing to get in front of the people who have already seen you.
So this is where you're going to generate a hell of a lot more seller leads.
Now when it comes to sole promotion,
this is not just the standard post.
This is what I refer to as,
or as many referred to as UGC user generated content.
This is how you generate the highest number of referrals.
So every time I would sell a property,
this is actually a really unique story.
They listed their property.
They really had to get out of it because they were buying a,
they built a new home that was about twice over twice the cost of this and they
needed the money from this to move in.
But the agent previously listed it for like 200 days,
didn't get it sold and now they were running super tight.
I came in and sold it within 16 days. Again, better photos, better marketing,
the same process I just walked you through and they were ecstatic.
Now I had this sign made my brands purple and I would take a photo like this,
but I would kindly ask them to post it on their social media and to tag me.
Most realtors are expected to post just listed,
just sold market their business.
So it connects with people,
but it doesn't make a massive emotional impact.
But when the client themselves post it,
now they stand behind you, they're backing you,
they're vouching for you and it's getting in front of their audience.
So I actually ended generating two new listings from their friends immediately
within the week after they posted this on their Facebook page,
which is very beautiful. They were super ecstatic and it was incredible.
So it's really important to not just get a sold a photo of the property that
you've already taken from the listing photos,
but it's also important to get the more personal side of things.
And ideally if I knew what I knew today, this is a little bit of a story,
but I would actually write out what happened and do a proper story because facts
tell stories.
So I would have nowadays written a story about their journey and about how
excited you are for them and what they had to go through and how you help them
so that others can see themselves in them.
That would be one key difference that I would make.
Now YouTube is a real game changer and that is my complete start to finish
marketing strategy for any listing. It's going to work wonders.
It's going to help you generate more listings,
more buyers, impress your clients,
and it's going to do incredible things for the scaling of your business.
And again, it might seem overwhelming in the beginning,
but after you do it three to four times, it's going to become second nature.
It's really not going to take much time,
but it's going to do wonders for scaling your commission.
YouTube is where I really thrived and you can see here some of the agents that
have helped, you know, this is an introverted agent.
He did 101,000 in commission with 187 subscribers.
Suman showed you some of his examples here over a million commission in this
first year, no ad spend.
All that he did was free videos with his iPhone 56 cellulase in 30 days.
Adam Fife comment below YouTube. If you want my free downloadable guide,
I talked about that earlier, um,
