I have so many people contacting me who are moving to Atlanta Georgia and I ABSOLUTELY love it! If you’re moving or relocating here to Marietta, I can make that transition so much easier for you!!
Here is your ultimate guide to moving to Powder Springs, Georgia.
First off, you should know that Powder Springs is in Cobb County in the northwest part of Metro
Atlanta. Also in Cobb County is cities like Marietta, also Ackworth, Kennesaw, and so Cobb
County is one of the largest in all of Metro Atlanta and Powder Springs is one of those.
In fact, it has been brought to my attention that some of Powder Springs is in Cobb County
and some of Powder Springs is in Paulding County. This is a weird thing that we do here in Metro
Atlanta. It's kind of, uh, some of these cities are in different counties. In fact,
Ackworth is also in Cobb County, but is in three other counties as well. Ackworth is also
in Cherokee County and Bartow County and in Paulding County. And so each one of these counties
wants a piece of the city. And so this kind of happens sometimes this way, but the main thing
that you should really be aware of is that Powder Springs is kind of like farther to the west in
Cobb County than some of the other parts of the county. Being this far west also means that it's
a little bit rural. I wouldn't say that it's rural, but depending on what part of the country
you are moving here from, you may feel like Powder Springs is super rural.
It is a very quiet suburban area, uh, in fact. And so that's something to think about. If you're
looking for like a big city with like, uh, easy walkability to the grocery stores or to work,
then Powder Springs is not really the right suburb for that. You're certainly going to be
car dependent living in Powder Springs. Uh, and so it is kind of a quiet suburban area where
everything is pretty much, uh, very spread out. What's up y'all. My name is Victor with
Atlanta Suburban Living. We put out videos every week about what it's like to live in Atlanta and
In general, Powder Springs is good for families. If you're a young person who's wanting to
like be super close to Atlanta, I wouldn't say Powder Springs is the right one for that.
Powder Springs does have a lot of families and it's no wonder why these families are looking
for that kind of like distance from Atlanta. They're looking for that more quiet kind of
suburban feel. It's also a city suburb where you're going to get lots of space, lots of homes
with backyards. Maybe an acre of land is like super normal in Powder Springs. And so the people
or the families who are looking for that kind of space between their neighbors also choose
Powder Springs for that reason. One of my favorite things about Powder Springs is the
cost of living here. If you are thinking about moving to Powder Springs or you just have any
questions about what it's like to live here, feel free to call, text, or email me anytime.
I'm a local realtor here in the area. Thank you so much to everybody who has reached out.
I really am happy to help. But Powder Springs cost of living is much lower than other parts of
metro Atlanta, especially Cobb County. Some of these suburbs in Cobb County, like maybe Marietta,
Kennesaw, kind of are growing very quickly in cost of living. But Powder Springs, because of its
distance from Atlanta, because of how kind of far out it is, somewhat being rural, that cost of
living has still been preserved or maintained or whatever. And so it's still a little bit lower
than other parts of the city. Home prices are a little bit lower in Powder Springs. Property taxes,
maybe the cost of groceries are a little lower than other parts of metro Atlanta. And so this
is a big draw for many people as well. Now, keep in mind, if you are considering Powder Springs,
you should know that most of the homes here are in a neighborhood or a subdivision. And so it's
like that kind of thing where you're driving down the road and then it opens up into like a pocket
full of a bunch of houses. It's not like street by street by street. That's not really the thing
in Powder Springs that it's just kind of random sporadic neighborhoods throughout the city.
And they are neighborhoods or subdivisions of like 100 to 300 homes. And so most of these
subdivisions have an HOA. And I would strongly recommend that if you're planning on moving to
Powder Springs, that you not omit homes with an HOA as they are great here in Georgia,
not trying to be a pain in the ass. In fact, many people who are living in Powder Springs,
they like their HOA. And so this is what the homes in the neighborhoods are typically like here.
Homes in Powder Springs range from as low as 300,000 to about a million. And so this is a much
more affordable suburb, a three bed, two bath home with about 2000 square feet. Super normal
to find that in Powder Springs for about 350. Compare that to other suburbs of Atlanta like
Marietta or Alpharetta, where you're paying closer to 700. And Powder Springs is no wonder why it's
so popular. You can find that kind of space, that quiet suburban living. You can find the Cobb
Schools or maybe the Paulding County Schools and still get more home for your money.
One of the best high schools in Powder Springs is Hillgrove High School. And this is kind of
sort of off of Dallas Highway. And so Hillgrove High School is like, I believe a nine out of 10,
according to greatschools.org. And so to have all of these kinds of things, the safety and the
quiet suburban areas, the affordable living and the nine out of 10 school,
it's difficult to find in other suburbs. One thing that you really need to be aware of,
if you are considering Powder Springs is the fact that it is not only far out there,
but your commute to Atlanta from Powder Springs could be kind of difficult. There are a lot of
great things about living in Powder Springs. And so a lot of people are choosing this area,
but that commute to Atlanta is definitely one of the downsides of living here. I mean,
there's some other downsides as well. In fact, I made a whole video about the pros and the cons
of Powder Springs. You can check that one out here, but that commute from Powder Springs to
Atlanta can easily be over an hour. And so many people who live in Powder Springs, they work in
one of the nearby suburbs. Very often it's like Marietta. Marietta is an enormous city, even
though it is a suburb of Atlanta. Marietta is one of the largest with lots of economy and industry
and employers. And so people who live in Powder Springs often work in Marietta. But while traffic
might be kind of light in Powder Springs, it's because it is way out there. And so you can't
really gauge that traffic from Powder Springs to Atlanta based on what you see traffic wise
in Powder Springs. It's definitely going to be a pain in the ass commute to get all the way to
Atlanta from Powder Springs. And you will absolutely be in rush hour traffic like every day.
And so the commute from Powder Springs to Marietta, however, is more like 20 minutes,
maybe 30 minutes. And so much more doable, much more acceptable kind of commute that shorter
commute to Marietta. Another popular one would be like Alpharetta, not uncommon for people who work
in Powder Springs to make it to Alpharetta for work. And so still much better than trying to get
all the way to Atlanta. When it comes to crime and safety, Powder Springs is definitely one of the
best ones. Another big reason why many people choose this city. And so one of my favorite new
like resources that I've been using to see the crime rates in different parts of Metro Atlanta
is a website called CrimeGrade.org. And so if you look at Powder Springs, I actually haven't
looked at it, but I'm sure it's mostly green. Maybe there's some yellow and some red here and
there. But as I've said in other videos, this website has been created by a like security
system company. So naturally they're trying to sell security systems. So they kind of make it
look a little bit worse. Whatever the CrimeGrade.org map says about Powder Springs, I'm telling you,
I live just a few minutes from Powder Springs. It's a super safe family friendly area.
You never hear about Powder Springs being in the news for crime. It's not that kind of suburb.
There's a bunch of families there. They're all very friendly and nice. And while I'm sure there
is some typical bullshit petty crime that you sometimes see in every suburb, there's not like,
you don't have to worry about walking down the streets in Powder Springs. It's a very safe area.
When it comes to parks and green space, definitely lots of that in Powder Springs. The Silver Comet
Trail is like a paved walking trail that goes through Powder Springs. And so there's also lots
of green space. You can get outside and like not be on a paved trail, like regular hiking.
Certainly easy to find in Powder Springs. Grocery stores and like commercial areas. There's plenty
of that in Powder Springs. It's not so rural that you can't find a grocery store. Publix and Kroger
and like Walmart, Home Depot, all of that stuff you can find in Powder Springs or very close
to Powder Springs. And then Powder Springs also has one of these city centers. And so this is a
big draw for many people. There are farmer's markets or events at these city centers. And so
a lot of the residents of Powder Springs or even nearby suburbs will often go to the downtown
Powder Springs area for some of these events. A big plus of living in any one of these suburbs.
But again, there's a lot of good about Powder Springs, but every suburb has its good and its
bad. And it's important to us that we're not just like glossing over the bad of any city suburb.
If you're planning on moving here, you really need to have the whole picture. And so I've
made an entire video outlining the pros and the cons of living in Powder Springs.
You can check out that video here. I'll see you in the next one.
