Wow.
Buyers have just gained more leverage.
Sellers have lost the only thing that they had going for them this spring selling season.
Poof.
Gone.
And buyers are grasping even more leverage.
We're going to go over a bunch of different graphs.
I have also some data points, some graphs of oil prices, interest rates, and the one
thing that the sellers just lost that has just given buyers even more leverage here
in 2026.
Now check this out.
Under contracts.
That is the only thing year over year that was good for sellers, positive.
So you saw that under contracts, this blue purple line was growing day after day, month
after month, all the way into March.
And it has just essentially flattened itself out and is on par to match year over year
under contracts.
This is very important because the number of listings entered.
So this blue purple line that I'm taking in and out, you're seeing more houses, more sellers,
right?
This has built new construction as well as sellers selling existing homes.
You're seeing this blue purple line, many more homes coming to the market year over
year.
Now, inventory of actives again, you're seeing we started the year off with a lot more actives.
And just like last year, right after New Year, it started growing.
Well, right until March, the gap was shrinking and that gap has stayed about the same here
throughout March.
And you're seeing that the blue purple line is actually growing now.
And that is because the under contracts are potentially about to be negative year over
year.
Now, watch this video until the end, because I am going to show you why buyers are gaining
leverage, what buyers can do to take advantage and why sellers, well, they want to get serious
real quick if they want to sell their home.
They want to make sure it's priced right as a seller.
That's what you want to do.
And you want to make sure that you get it sold sooner than later, potentially based
on the data.
Now, this active, so you're seeing this blue purple line, actives are higher than the years
past. Even we'll take out everything and you're seeing actives growing just like they did
last year. Well, if we take 2023, you see that inventory actually continues going downwards
until the spring before it starts rebounding up.
Same thing in 2022.
Inventory didn't start going up until March.
And that first half of the year was the last portion of the pandemic.
Now you're seeing active listings, this right here, this green line, that is the amount
of actives that we had to start 2022 under 2000.
We have one thousand nine hundred active units in January compared to this year.
We had ten thousand five hundred compared to nine thousand two hundred last year in
2025. So you're seeing that what you need in order for homes to go up, explode up in
price, you need interest rates to come to historic lows.
We also need the actives coming down to historic lows.
So now we're going to remove that.
We're going to compare what is going on year over year because inventory is much more
elevated. And we take a look here.
These under contracts are looking very similar.
So here's that blue purple line, right, right there.
And inventory or inventory was growing, but so were the under contracts.
And now we're essentially at the same come April as we were last year.
So those under contracts have essentially flattened themselves out.
Interest rates are going up.
So you're seeing that interest rates are on their way up and oil prices.
They came down for a day and then went right back up to the 90s and almost reached
101 day here recently.
We're seeing we were at one hundred and twelve.
This is future future oil prices per barrel.
So you're seeing that nothing has settled.
And the longer that this war goes on, the more impact this is going to have on the
economy. Now, keep in mind, these ships, they don't just leave the port today and
tomorrow. They're at their destination.
We haven't even felt this throughout the economy yet.
The backload of ships that have not arrived to their destination is not even really
trickling throughout the economy yet, and record amount of oil reserves were
released so that the panic didn't explode.
So right there, oil prices are not giving up.
Interest rates are not giving up, as you can tell right there.
They're continuing their upward pressure.
And then we come back over here and we see under contracts the only positive.
Right now, I'm going to tell you how to use this if you're a seller and a buyer to
your advantage to make sure that you come out on the better end of this.
But before we do that, smash the like button.
Hit the subscribe button.

sure you get the best price.
So right there under contracts, essentially given away sold data.
I've looked at this solds.
Finally, last month in March, we're up year over year by about 200, right?
But now if the under contract we're going upwards for month after month and we
finally write equal amount of sales, equal amount of sales, and finally 200
more sales here in March, well, if under contracts are not going up year over
year, the sole data is going to start going downward as well, which means more
inventory for buyers, more competition for sellers.
So if you're a seller, you're going to want to get real serious, real quick, get
your house on the market ASAP if it's not.
If it is, you're going to want to focus on getting it sold sooner than later.
If you're a buyer, well, you see that what's going on with actives, right?
So you're seeing that the peaking of the market isn't until September, October,
and then inventory starts going down holidays and winter.
So essentially as a buyer, here's Memorial Day weekend, pretty
close around the corner.
That is the first gauge, 4th of July.
Well, that's when you're going to have a lot to choose from and
a lot of leverage as a buyer.
And so you're seeing that that inventory continues peaking
until about September, October.
Well, under contracts, you see that they kind of flat out right there in
May and they start their way downward.
So under contracts start going downward before the market
even peaks with inventory.
And this year, that downward pressure under contracts seems
to really be kicking in here.
Seems that the oil prices, interest rates, the war are really taking a toll.
So now the job market, right?
This is a very, very interesting one.
So right here, negative 92,000 jobs, 92,000 jobs lost in
February prior to the war.
The war comes around.
Everybody's screaming how bad it is already that the
war is making things worse.
But yet we added 178,000 jobs in March.
I mean, this is, uh, I don't believe those numbers.
I don't care, but anyway, these numbers right here, the 178,000
jobs is now going to make it much harder for the fed to cut the fed rate.
And that in return is going to hold these interest rates closer to
six and a half percent, probably, and it will to 6% and seeing
sniffing that 5% tile that we actually saw for a very short
period of time in 2026.
So a recap, oil prices went down for a day, boom, right back to the 90.
Mortgage rates are probably going to stay elevated because
we just had a great job month.
I mean, what's the point of the fed?
If inflation is the risk, but the job market's looking solid.
What's the reason that the fed would cut the fed rate?
They won't, right?
I mean, 178,000 jobs.
I mean, the market is booming right there, right after 92,000 were lost.
Now you're seeing that the sole data was finally up month over month by 200 units.
Finally giving us what the under contracts were showing us, but now
the under contracts have flattened out.
So souls are not going to keep increasing.
You're seeing that under contracts are really about to be equal year over year
and preliminary data based on my calculations, that'd be a pretty good
chance of being negative year over year under contracts.
So if we have negative under contracts, that means that the sole data is going
to start going potentially less year over year inventory is going to continue
peaking and then actives are going to keep increasing.
So you're going to see potentially 14,000, 13,000, right?
I mean, look at that.
We were at, we were at 13,600 at one point last year.
So you're probably going to cross 14,000 pretty good chance
of crossing 14,000 active listings.
And so this actives are going to continue growing at least for a couple more
months now, of course, if the recession comes, that's going to be even better
for buyers and even worse for sellers.
So if you're a seller, you have to ask yourself, do you want to just
price your house to sell right now?
And maybe you get 10 or $20,000 less than what you're looking at, but at
least you're going to sell it before all of this inventory piles up.
If you're a buyer, well, you have to make the decision of what month do you
want to wait for, if you're wanting to buy it this year, based on inventory
growing, right, and what are the kind of parameters on your end that you want
to take advantage of, and that all depends on what you're wanting to do,
what you're wanting to accomplish and what you're willing to do.
