Smarter House on a Flood-Prone Site

This house sits beside the Hudson River—but not too close.

The site once held two houses, both damaged by flooding. The Hudson Highlands House therefore had to resolve a delicate challenge: maintain a strong connection to the river without repeating the same mistake.

Rather than relying on a single dramatic view, the design breaks the house into smaller volumes. This approach creates a sequence of courtyards, decks, outdoor rooms, and protected spaces. Some areas open widely toward the water, while others turn inward, offering shelter and privacy.

A house shaped by view, distance, protection, and control.
