So today is part of our series where we're documenting the growth out at Two Rivers and
Zephry Hills. We're going to take you out to another one of Pulte's new luxury offerings,
they have the Roseland. And Stace is going to give us a private tour of this. If you've never
been off to this community before, there's a lot to love about it. As a matter of fact,
there's a lot of buzz. There's also some things you need to be aware of. So make sure you tune
in. Stace is going to walk you through the pros and cons, if you will. She's definitely going to
get into this property specific because I think it has something unique to offer that we don't
see in a lot of other floor plans, which I think will be controversial, but you're going to have
to tell us that in the comments. And if we've never met before, my name is Juan Alcala. We
make videos that are all things Tampa Bay, what it's like to live here, what it's like to work
here, and what it's like to play here. I also run a real estate team called The True Living Group,
where we help people just like you. As a matter of fact, we've helped over 200 families make
this relocation a reality. So if you've got questions, don't hesitate to reach out to me
and the team. All of our contact information is down below, but let's get out to the property
right now and see what Stacey's got going on. We're back in Two Rivers today. Again. Again.
We're living here, so it's okay. We're moving in as well. But we're really trying to make
sure we document this community well. Yeah, because there's so much. There's so many options
here. So make sure you look down below. Just before we even get started, we have an entire
playlist, Build Out the Two Rivers. So if this is something you're interested in, look down below.
It'll show you all the property tours that Stacey has taken us through so far. So lots to see.
Lots to see. So right now we are in the Roseland. Okay. So we're about 3,500 square feet,
four bedroom, four bath. So let's check it out. Let's check it out. So right as you walk in,
we have a really unique flex space, which, right, we always see a flex space when you walk in these
new construction homes, but this one is large. Yeah. It's kind of extended. You have two windows
up front, give you lots of natural light, but it's, you can do so much with this space. Like
if you have a studio, like Juan was telling me earlier how he would use this space, you have
lots of different options. Yeah. So, you know, just kind of looking at this as you, as you walk
in here, right. So they've got this desk set up immediately, right, right when you walk in the
room. And I like that, but they also have this huge round couch, which, you know, I probably
wouldn't put here, but the thing that I was telling Stacey about a space like this, because
this is a huge study or a den, you know, for anyone who works from home, sometimes it's really
nice to be able to step away from your computer and just have a place where you have some peace.
And here you could do maybe a little sofa on that side and a couple of chairs sitting over here.
That's how big this room actually is. You don't have to have this giant table in the middle of it
here, but maybe they do consultations in a room like this and that, you know, maybe they're that,
that's their kind of style. But for me, I've got three separate studio spaces here and I can record
video here, one in that corner and one in those corners as well. So, you know, we also have adult
grown men and women who love gaming. So maybe they, you know, they pull off of their work and
they start gaming and it's not in the same space, right? Kate, Kate has never allowed me to bring
my laptop in the bedroom. And I don't even think about it anymore, but like, you know, she was like,
no, we're keeping the spaces separate and it's fair, right? You don't want to drag them apart.
So I think a den like this gives you a lot of flexibility. It does. And you know, this would
be a great homeschooling space. Yes. So we have lots of homeschool families and this would be a
perfect floor plan for them. Yeah. So ours was stolen up at the dining room table. So I already
know better. All right. So we kind of have a grand entrance, a grand foyer. We have a formal dining
room as you walk in. I know we're kind of back and forth. Not everyone wants that formal dining space.
It is pretty. You can make it just a pretty space. So, yep. And then this is a unique
feature. All right. We got questions about this for y'all in the comments. Let us know down below
because we really are intrigued as to what y'all are using here. So would you use this wet bar?
This is a very, it's not wet, right? So this is a dry bar. They've got, they do have the
wine cellar here. And you know, of course you could, you know, put some, I just don't see,
this is under the staircase and a lot of people love the storage that usually comes under the
staircase. I know it can be wasted space, but because there is no sink here, you wouldn't,
I mean, you're going to use it for the holidays probably, but you also have a really cool Butler
pantry on the other side that was done properly. So again, I'm not trying to be right. We're
genuinely interested as you come in. Do you want to see this? Would you use this space? I just
don't think it's going to get used that much. And I think it'd be better suited if it was storage
personally. I would agree. I would want the storage space. Okay. Let us know. Let us know.
We're intrigued. Very curious. Yep. So as you walk in, we have another grand staircase. We saw this
in one of the other floor plans by Pulte. It is unique. I haven't seen this in the other builders.
So that is a unique feature. Got like a little landing, but that's how it feels, even though
it's still steps. Yep. So you walk in and here's your main living space. You have a beautiful
grand kitchen, an oversized Island. Um, you can easily, those are really large,
oversized, um, bench bar stools. Um, so you could definitely put five there. Um,
it's a gas community, which we get asked about this all the time. So this is a huge plus.
Another unique feature that we would love to hear your feedback on is these windows
underneath the cabinets. Yes or no. Yeah. I'm a fan by the way, but I realized this also not my
kitchen. I mean, I love, you know, the benefits is that it brings in a lot of natural light and we
always want natural light in our house. But then again, if you're someone who likes to decorate
your countertops, is it going to be worth it? Yeah. And for those of you worried about privacy,
you can totally black these out or mirror them. That's not a thing. I wouldn't worry about that.
I know people get really anxious, but we've solved that problem 30 years ago. We're fine
with that. But, you know, again, the counter space is important to a lot of people. Are you
going to use it? Um, again, I just love how it brings the outside inside. And when it comes to
Florida living, I think that's what most people are hoping for. Right. So, but we're intrigued.
We'd love to know. So we've got a bar, a bar that is where the Harry Potter closet should be.
And we've got, um, windows on the countertop. So what do y'all think? We're definitely want
to give us your feedback on that, but lots of options with this kitchen. You can see they have
the cabinets going all the way to the ceiling. Of course you may not use those all the way to
the ceiling or more for decoration. Um, it is an upgrade. So this breakfast nook table here,
normally they are much smaller than this. I don't know how many feet that is across y'all,
but it's at least six. It's more likely, uh, six and a half. That is a big table easily fit
six, six people around this easily. You could probably squeeze an eight. Yeah. And you still
have plenty of room to walk around in a room. Um, and you have windows on both sides that opens up
to the line. Um, again, just really pretty like how it's set up. And then we didn't talk about
was the Butler's pantry. We didn't. So now it's a walkthrough, which is nice over to the, um,
formal dining, which, yeah, which means it goes in the dining room, like Stacey said. So
this is a really nice touch. You're back at the original entry. You do have the walk-in
pantry here, which is, this is a good size. This is not small, um, by any stretch of the
imagination. And then you have the, um, the informal formal Butler pantry, if you will.
Now I think that this is the right position for it. Um, I like how it's right next to,
uh, the kitchen. Also this, look, I cooked in, in through college. Yeah. Um, got used to being
in a kitchen. It's not mine. So everybody thinks of it, but I, I always know the triangle, right?
So like if I'm going to take something out of this oven and it's not going directly on
that table or this counter, and let's say we're cooking the bird or something, this is the perfect
spot. So you open the oven, you set it right on the counter. Yeah. Right. Kind of hidden. Yes.
And then it transitions onto the dining room table. So yeah, I'm a fan. I think this is done
well. Again, I don't know who's using the cabinets up top, but it's, it's set up pretty darn well.
Right. Um, we have really nice appliances here, kitchen aid appliances. Um, and then they also
do great job with their storage on the side. Love that. And backpacks, purses,
dog bowls, all the things can hide in there. Yeah. Dog treats. So, all right. And then this
is our main living space. Really large. Um, you'll see you have the catwalk up there. So
it's just really pretty. Don't know if it's the most functional for your family. That's something
you'd have to think about. Yep. Um, the catwalk, the living space is fine. Yeah. The living space
is great. Um, for a large family, very, a lot of room, um, and a lot of natural light. You've got
those pretty windows up there too. All right. So back here is also a unique feature. Um,
cause it's another flex space. So it could be a media room. Um, it could be great for homeschooling,
a workout space. So you can also make this a bedroom if you need an extra bedroom. So they
would put, um, a walk-in closet in here. Yeah. And I mean, plenty of space. So that leads out
to the lanai and the pool, which we'll show you guys later, but this room is not small. No. Those
are 65 inch televisions at a minimum. Um, they may be even 70. You've got two little desks set
up in here, which is really nice. Like Stacey said, you could do the homeschool thing too here.
We're a homeschool family. It never gets away from the countertop. It just doesn't. Well,
it's multitasking, right? Cause Kate needs to do more than one thing. Understood. Yeah. I just
know where the kids are always with mom. It's no matter of a lot. We've got a multitask. So we also
have a full bed, a bathroom outside this room, a linen closet. This bathroom would also serve as
your pool bath because it goes out to your lanai. So there's the full standup shower over here. Um,
nice vanity. Man, I know you're excited about this. I know if y'all have seen our videos,
you know, that this is a thing for this young lady here. She, she, she has very particular
tastes on dump zones. I love a dump zone and this is amazing. You could do so much with it
on both sides. It's huge. As you can see, like plenty of space. I mean, the kids would have no
excuse to carry their junk into the house. Like also, also, I want to know if that would matter
at your house either because they managed to drag everything all over the place. So let us know in
the comments. Yeah. Do you like a dump zone? Is that important to you? This house does come with
a three car garage too. So you have plenty of room for the automobiles, but I also think that
that is very well put together. Yeah. Yeah. That's good. All right. So let's go upstairs.
All right, Stacey. So coming up to the primary bedroom. So this is right at the top of the
stairs. Also something that we thought was unique. Um, don't know if everybody's going
to love that or not, but it is there. Yeah. And that's kind of grand. You got the double,
double door entry. Um, and then as you walk in here, you have a nice sitting space,
which is different. We don't see this a lot in other floor plans. Um, so this is unique
and different. We're going to call this parent's piece. That's going to be a great place to read.
Yeah, that's a good one. Yeah. I like it. Now the negative is that you can see it from the
bottom of the stairs. So you'd either have to keep the door closed or keep it nice and cute.
It's fair. It's a battle. Yeah, it's a battle. So over here we have the primary, um, bathroom,
which I think is really pretty. You've got, um, windows. I love natural light in a bet
in the bathroom. You have his and her vanities, which I love. Um, the shower isn't overdone,
which I like cause you know, to have to clean those huge showers is just crazy.
And then we have his and her closet. And it's got the shaving ledge in the shower too. So I
know that that's important. The boss told me that she can't have a shower without one. That's so
true. How are you going to shave your legs without it? I don't, that's not a problem I have.
Lucky you. I have to shave my face every day. So I mean, yeah, good size closet.
That's a nice size. It does have a window in there. I have conflicting feelings about that.
Okay. Why? It takes up space. Oh, it takes away storage. That's what you meant to say. It doesn't
take up space. There's less space in there. True. It takes up storage. Got it. I understood. Yeah.
Okay. Um, and then here's the, the hers closet. No. Cause it's bigger. Yeah, of course. What was
I thinking? Yeah. Let me get you guys some more light here. Way too dark. There we go. Now they
can see it. And you also have a little linen closet in here. And then of course you have your
water room, which they have pocket doors. Very nice. I have a pocket door. All right. And then
you love a great pocket door. And then on the other side, um, we have the, the primary bedroom.
This is also not small. No, not at all. Like, I mean, this is a what? King size bed, two in tables.
They have enough space to put two chairs at the end. There's still plenty of walking space. Um,
they have a big bookshelf over there. Um, uh, table, plenty of room, plenty of room,
huge windows. So you're getting natural light. Very nice. Actually this whole side of the house
is your wing. It is your wing of the home. That's appropriate. Yeah. Pay the bills.
Correct. So this is the catwalk that I think is beautiful. Um, but you know, if your kids are loud,
you can't get away from it. Stacey has opinions, but there's experience, right? So we talk about
this often on, on our videos. We try to share what we see. Like we, you know, I have three kids.
Yeah. You had three kids. Um, our, ours are 13 to seven. So we're in that mix of like,
everybody's loud. As soon as the feet hit the floor, the mouth start moving and they don't
stop moving until it's time for bed. Now they want to do games and watch their own shows. And
so it can get a little bit overwhelming when you're competing televisions that you mentioned
earlier, right? Cause you're talking to someone, then they turn up the TV, then you start talking
louder and it's this cycle. Right. Right. So my sister kind of has this layout in her house and
my nephew will be upstairs playing his video games or watching TV. We're downstairs trying to talk in
the kitchen. And then, you know, my brother-in-law is trying to watch the game and it's just volume.
We just are competing. Yeah. It's very, very pretty, but, um, don't know if it really
works functionally the best. So back here we have bedroom. The bedrooms are really nice sizes. I
believe they're 13 by 12. Um, which is a good size bedroom. This is a little unique setup
because it is a Jack and Jill. Um, but you don't have a door going into your
sink area. Now I love the size of this. There's lots of counter space. Yep. You get a walk-in
closet, which I love that. I love a pocket door. Okay. Separate. Yep. Yeah. Linen closet.
Um, and then you have your shower and tub. I just don't know how I feel about not having a door
going into the sink. Yeah. The vanity itself. So, um, this used to be a thing. I know, um,
a lot of our clients are in their thirties and maybe they didn't see this, but back in the sixties,
they used to do this, the primary, like for anybody had their own master bathroom back in
the day, they would put the vanity adjacent to the area where you would, you know, there would
even be carpet on the floor back in the day. And it was wild. And then you come into the shower and
the bath would be separate. So it is different. It also reminds me personally of, uh, cheap hotels.
Right. And yes, I have been in cheap hotels before. Um, they don't have to do that anymore.
Thank the Lord. But like, there's that always like old weird thing. And those are usually like
motel, whatever name from the sixties. Yeah. Something like that. All right. But it's again,
it's not a bad thing. It's just different. Yeah. And like, you know, you start walking
new construction floor plans and they start to all look the same. And so these little things
are just different. So we like to point them out. Yeah. And this room here is actually, you know,
that the bedroom sizes in this house are great. So I do want to, I do want to say that I don't
think that they're small at all, even for these spaces here. Like I said, that to me, I'm telling
her right now that that feels a little strange. So I'm with you. I would rather have a door here.
Yeah. So, but yeah, I'd love a pocket door there. Yeah. Good thing is it won't take much.
So down here we have, um, your air hand handlers over there. So you'll have two,
one for upstairs, one for downstairs. Um, you have an upstairs laundry room,
which is the only appropriate place to put it. If all the bedrooms are upstairs.
Mom's like the laundry room upstairs. What do you think about the window here?
I love the window because you know what? We spent a lot of time in the laundry room
and you're not in a dungeon. So that one's not taking up space. No, I like that. I like that a
it's not stealing storage, which is the important thing. And then across the way here, we have
another bedroom linen closet right there. And this is a huge bathroom with a huge walk-in closet.
You got two big windows again, queen size bed to oversized and tables, huge, um,
drawers, Chester drawers here. Yeah. Big, big, big. And you have your own bathroom.
So yeah, that's a good size bathroom. Very nicely set up.
It's a good one. Bedroom sizes in this room or in this house, I would give an A.
Yes, definitely. The, the, my only thing is, is like here, we'll take you guys back out.
I can stop a little bit. Okay. So now you'll actually kind of get to see
from the catwalk angle, what the master is, right? So you come up to the end of the bed
or edge of the staircase, and then here you are. Now I was trying to figure this out too.
I really do love this space. I think it's again, I see peace. So that's why I resonate with it.
Yeah. But the layout is interesting to your point. You're going to have to keep the door
open or close or close all the time or this part clean all the time. Yeah. And y'all I'm sitting on
a sofa just like this, but I'm going to have my coffee. I'm going to have my books. Like they're
going to be strewing all over the place. It's going to make her nuts. It just makes me crazy.
Like it isn't even a thing it's there for it, but it's going to end up making my wife crazy.
So I don't know guys, let me know in the chat, in the comments down below what you think about
this. Like, is it just functionally obsolescent? Well, you know, these are things that you may
not pick up on until you're actually living here. So, um, so many times you think a floor plan will
work and then you're living in it and you're like, why did I not think of that? Yep. So yeah,
for sure. All right. Well, let's head back down to the kitchen and talk about
the community and the amenities. All right. All right, Stacey. So again, another beautiful tour
here of the, the Rosland floor plan. Correct. Rosland, Roseland, Roseland. Let me get that
right. Um, all the names, we, we, you know, all the names of these properties, but, um,
Pulte Home Builder, Two Rivers Community, um, you know, the lot size and this property specifically,
do you happen to know that? Yeah, it's going to be a 60 foot wide lot. So this is a good size lot.
Um, you know, we typically see 40 to 50 on average. So once you bump up to that 60 or 70,
they call those like the extra premiums kind of thing. Um, so it's nice to have that. So that's
a good size lot. The community here has a lot going on here. So let's talk about, um, some of
the really unique features, uh, that are included in the HOA. And yes, there is one. And yes,
there is a CDD fee. We will, uh, also include that information at the bottom so you guys can,
um, see that. And just so you know, it is at the time of this recording,
because they are subject to change. Yes. Correct. Let us know what we get from the
money that we spent. Yeah. So Two Rivers, um, like you said, you're going to have a couple
different HOAs and, um, a CDD fee because it is a unique community. Um, you will have a amenity
center called The Landing, and it's going to have all the things. It's going to have pickleball
courts, resort style pool, a fitness center. They're going to have, um, personal training and,
um, group fitness classes there. Um, there's also a restaurant. Well,
it will be a full service restaurant, so you can get food delivered poolside. Um,
so you're really going to get that resort style living here at Two Rivers.
Very fancy. I love it. And then in terms of shopping and amenities currently, I know there's
some other things on, on the deck. You can talk about that too, but how long does it take them to
So your, um, address will be Zephyr Hills, but Wesley Chapel is right across the street. So you
have the convenience of everything that Wesley Chapel has is 10 to 20 minutes away. So you're
going to have all the hospitals, Publix. Um, right now you're probably 10 to 15 minutes,
I guess, depending on what time of day you're heading there, but there is a Publix coming this
right outside the community. So it will be super convenient. We also have a K through eight school
Pasco County is building, um, across the street from this community as well. So there's going to
be lots coming. It may be, um, a little bit of growing pains, I guess you could say as they're
developing this area. Um, but there's a lot coming this way. Yeah, this is a three to 10 year project
probably minimum, right? I know that gave you a wide range here, but it's going to be a little
while. You've got a golf course coming, new schools being built, new shopping being built
all around you. Whole foods is not going to be too far away now as well. Um, there's a lot to like
about, uh, where this is positioned. This is the, um, the, the most transparent way I could describe
this is this is still the frontier. Um, and what I mean by that is like, this is the most Eastern
developed side of Pasco County right now. Yeah. Right. If we had to call it that it's not that
there aren't other towns that are beautiful and wonderful. They're just not having newer
developments and those amenities and, you know, things that we are, our clients are typically
looking for in the community here. Right. So, um, definitely something of note there and,
you know, the, the malls here, wiregrass range malls, 10 minutes down the road as well.
You've got charter schools right around the corner. So a lot to look forward to the community
too. But this one, you know, again, the amenity center is probably 50% of the way built out right
now. So it'll probably be ready to rock by the end of summer. Um, at least some portions of it
and break going there. So there's a lot, lot going on in these communities, um, that are
really, really nice. So Stacey, I love that. If they have more questions about the community here,
specifically in two rivers, don't forget y'all. We put the link to, uh, our multiple home tours
we have here. So we're really trying to follow the development of this community. So you can have
real time feel of what that looks like. Um, but if they want to get hold of you directly,
they have more questions on new construction because she is the queen of new construction,
you know, especially here in Pasco. Um, uh, so you're talking to the right person for sure.
Yep. All of our contact information is down below. And there's also a link to our calendar.
You can hop on there and schedule a time to chat with us and we can help you find that perfect
community. That's going to match your family's lifestyle. I love it, Stacey. I love it. It's
always a good time to, uh, you know, be your cameraman. I always appreciate it. I never saw
myself in this position, but what a cool experience to be able to, um, work alongside of our team
members and, and interview them, right? Like Stacey's the one who's in these communities,
helping the clients build out. She knows the contract. She's really, really, um, well-versed
in new construction. I, if I have a question, I go to her now. So that's who you want to be
talking to for sure. So love it. And, uh, as we say every single time, Stacey go out
and live that Tampa way. Bye y'all. Bye.
