We are back in Two Rivers today to continue our series. So if you haven't noticed we've been
trying to hit all the builders here in Two Rivers. So we're going to be looking at the Tortola today
but one of the unique features about this floor plan is the garage. So it's a three-car garage
so you can do, I don't know, the split garage here where you have a big courtyard.
Now some clients mentioned to me that they love this idea because they have young kids
and so you know they want to ride their bikes, play with the chalk, do all the things and they can sit
on the porch and they can be right here. They don't have to worry about running out into the
street or being on the sidewalk too close to the street. So that was something different I hadn't
thought about because it's been a while since I've had little kids. Well I'm a fan. We've got the
little ones and that is singing my language right there. I love that and this is a good layout too.
Like you mentioned earlier you can put both of them road facing so you can turn that towards
the road if that's what you wanted to do. But the courtyard is really unique. First of all it makes
it easy to get in and out and then a lot of people will use that as their golf cart garage.
They'll put the cars over here but you can also put your bikes, the paddle boards, all the things
that you guys have and you carry around the home to make your garage feel nice and open when you
come in there as well. So really cool options here but the courtyard feature with young kids
is a huge win. Yeah there's no doubt about that. But if you have teenagers maybe the courtyard's
not going to work out for you. Yeah that's fair. Because that means you have to trust your teenager
to pull in, not hit anything and pull out and not hit anything. So maybe for you the road facing
garages are the best option. And then you get actually two driveways. Yeah. So you have plenty
of room for all the cars. You'll have a green space back in between. Yeah. That's really nice.
Awesome. Well Stacey why don't you take us inside. Yep let's go check it out. All right Stacey, you
are a big fan of Taylor Morrison. I do. I love Taylor Morrison. And we get to see the really
cool courtyard outside which is a unique feature that a lot of people I think are going to love
about this type of property. It really allows you to take advantage of more of the outdoor space
I think. Right. Personally. Because most people aren't playing on their lawn. Right. In all
fairness. Right. Yeah. So being able to utilize that space is pretty cool. But that brings us into
this home here which it's incredible. So walk us through it. I know there's some really unique key
features that you want to talk about today. Yeah I love this floor plan. Like you said it's got a
lot of unique features you're not going to see in other new construction homes. So the floor plan
I love because the bedrooms are kind of split up. So as soon as you walk in of course we have this
grand foyer. Right. Which we all love. Off to the left here we have a princess suite. So you have
your own you know section of the house for guests or you could use it as an office. But it has a
full bathroom. You got a nice walk-in or not a walk-in closet but a step-in closet. Yep. And
yeah. Hold on. What does that mean? Step-in versus walk-in. What is the difference to you? Because
you know some people would consider this a walk-in. Other people
like yourself don't do that. It's not really a step-in. Okay. Actually I shouldn't have said that.
That's okay. Hey you are being honest. Listen that is part of what I think makes these tours fun for
us. Right. Yeah. Y'all we talk about this before we get started. Right. Don't talk like a sales
pigeon. They have sales people out front. And Stacy does a good job of not doing that. But I
often ask them how do you live here? Right. And that is not an unfair statement to you because
you want a bigger closet. I guess I feel like it's a step-in because you can actually
step inside of it. Okay. And it's not just open and hang. Okay. No judgment. You know. Just asking
the question. I'm interrogating on purpose because that's what people want to know.
All right. Step-in. But this is a huge. This is a really good space. It's a great space and it's
a great space for an in-law quarters or just a guest space. An office. So if you have young kids
and you work from home and you need a separate a space with a door away from all the madness,
this would be a great option for you. We also have the half bath. Very nice. Another option. Yeah.
Which I get asked that a lot lately. A half bath seems to be a priority in a floor plan. Okay.
Because they don't want their guests going through one of the kids. Yeah. Or if a guest you have
guests there. Totally makes sense. And we have this lovely dump zone which you all know I love
a dump zone. A dump zone. I love it. This is a big fan. I am. I am. And then we have the laundry
here right outside the garage door. Yeah. So of course you have the option of doing a laundry sink
which a lot of people with families like to have so the kids can you know you come back from your
sports stuff and everyone has dirty clothes and there you go. Yeah. No. Fix the problems right.
And that's a nice one too. And out here you have a two car garage. It's bright enough. Let's let's
go in there. Yeah. It's not perfectly clean. We're not going to show you the other one because you
can barely get into it. Remember this is the model home. So there's going to be you know all
kinds of equipment. We've got paid hands over there. But one of the things that people ask
about all the time is like the flooring you know. And down here there is a treated floor. You have
this at your property. Yes. Epoxy floor. And what difference does this make in your life?
I don't know. I guess if you spill stuff on it you can wipe it off. It doesn't stain. I agree.
So if you are a car person and you like to do your car maintenance stuff it's easy cleanup there.
I don't know. It just looks nice. It's really slippery. So yeah. I think that's a big thing.
We get so much rain when it is rainy season. Yeah. And if you've ever been on concrete that
has something on it. Y'all it is like you could hurt yourself. Right. So having an epoxy floor
first of all looks finished. So I think that is nice. That's a nice touch. Yeah. But more
importantly it does add texture and some safety. Right. You know it's a good place to do it again.
It feels finished rather than just a thing. Dual wax is there set up for the plumbing. That's where
the water heater is going to go or the water treatment. The water softener which again I
get asked this all the time. Is that really necessary? Yes it's necessary. Yes in Florida.
It's much we have really hard water. It's much easier on your appliances and on your skin and
your hair. So definitely a plus. Your hair is a big thing. Lissy she's not kidding. The amount of
complaints I got from my wife about the how her hair was feeling. Yeah. And how brittle it got
because the water wasn't treated. So your boy had to upgrade the water systems. And it can be
an expense but it's definitely worth it. Definitely worth it of course. Also yeah so Ashley is now
going to show you the primary suite which is also fabulous. Yes. So we're gonna check it out. Zip
past the outdoor space here and the kitchen. We'll come back to that I promise. We've got to get a
little tease here. Then we'll head over to Miss Ashley who I know is waiting around bated breath.
Here I am. Peekaboo. How's it going? Good. So talk to us. We're in a beautiful master suite here.
Yes it's positioned perfectly in the back of the house. Has a really nice view out to the backyard.
I do like how it's set off to the side so you're not looking right into the pool. Kind of have a
little bit of privacy here. You can see that they set it up very nicely to have lots of room.
This is a king-size bed and it may not look like it. I don't know what it would look like on the
video but there is a lot of space between the bed and the dresser. Absolutely. I always say
it looks like there's room for a dance. Yeah. I mean set up a whole living room right here.
Absolutely. For an example right the nightstands those are not stands. Those are literal. Like
dresser in itself. Yeah in my first bedroom that would have been considered a dresser.
Listen I had a much smaller house when I was a child but like that is all of 40 inches. Yeah
you're right. So that's another huge piece of furniture. If you start to really think about
how much space you actually have in here it's incredible. I would say this is probably one of
the bigger primary suites that I have seen in a home. And then we have one of my favorite layouts
for a primary bathroom because the tub is positioned right in the middle of the room
and it's just so pretty. This is becoming a thing. Yeah. Soaker tubs are coming back. Well
there was clawfoot for a while right Ashley? Yeah. Like that was a big thing for people for
quite some time but now we're starting to see soaker tubs. Yeah and I've never seen one look
quite like this. Usually they're set off on the side. Yeah. And they have the shower on the other
side but they the way they lay the layout and I know a lot of people nowadays want two
faucets in the shower. Yeah. And you even have a rain shower here. Yeah we're gonna
do the whole tour here. Hello. How's it going? Oh actually it has three. So it has one on each
side and the rain shower. Yeah that's quite a bit and y'all can see the perspective from the
other side. Let me back this out a little bit. That is what's known as a water closet aka the
toilet as the the master closet. This is a point of contention for some people. I have heard and
let me ask you. You ladies show a lot of houses okay. How many people do not want their primary
closet in their bathroom? You know I have seen a lot of houses especially lately this time of year
and I think really it just depends on the size of the closets. I've walked into both and really
if there's space I think that's what matters most and there is space in there. There's a ton of
so let's go in here. There's an ottoman over there for goodness sake. So I mean if you don't have
enough space you got an ottoman. I don't know what else to say. I know it's dark in here but
it's a closet y'all so forgive me. But yeah yeah good space. It's great. Yeah another huge piece
of furniture right here. Big piece of furniture sitting in the bathroom. So and I like how the
has the dual vanities but I do like how they're separated instead of right on top of each other.
That way uh everybody's stuff can you know. When you say everybody who's do you really mean yours?
Yeah. I was making sure I had the right answer right there. I'm just asking because I have a
y'all I have a beard brush right like how you guys doing? Yeah. I have a beard brush. I have
a toothbrush. I have a comb and one piece of hair thing right to keep keep this mop from going crazy.
The rest of what's in there yeah doesn't belong to me. And we have a lot of products. This is
so like when you look at this counter don't don't let them fool you. That language right there is how
you try to slide things past significant others. And then look how much space on that side and a
vanity you could sit down on. Yeah. They really hooked up that side. This is my teenage daughter's
dream right here. Yeah. That's that's whose stuff will really be in here. My wife's and my daughter's.
That's how that's gonna go. We come with a lot of things. That's okay. All right so that leads us
back out into the main part of the home here. You guys will see it hitting the the living room area
and Stacy's hiding over in the kitchen. We're going to get to that. I just want to give you guys
a little back shot here. So that's the entryway. We'll get to the butler's pantry. We're going to
omit the wonderful outdoor space because we are going to show you guys something pretty
interesting later here for sure. So Stacy. Yeah. Check out this kitchen. It is a beautiful kitchen.
Yeah. So we have this oversized island which is a waterfall which is a great upgrade. That is an
upgrade of course. Yeah. But it looks great. And then the island is big enough you could definitely
put four or five stools. So plenty of space for all your guests when you're entertaining. You have
a large family. Plenty of room to lay out the food. Do all the things. And it's a gas community.
So that is always a plus. Which we get asked about a lot. Yes. And something great about Taylor
Morrison is that in this community some of their standard features are usually upgrades in other
communities. So a gourmet kitchen for one is an upgrade. Here it's a standard feature. There's
also eight foot doors which is also an upgrade in other communities. But here it's a standard
feature. So lots of extras here. Now speaking of eight foot doors you've got that huge pantry
behind you. Yes. We got a huge pantry here in the corner. And then we have the the microwave
and oven. Which is over under. So microwave on top. Conventional convection underneath which
is unique as well. We actually own these appliances y'all. So I want to give you some
insights here because Juan got educated. We purchased these things. We had no idea. They
all connect to the internet. Everything connects to the internet. Well I know somebody's like well
why is that important? First of all I don't think it is. But I'll tell you what. It is really cool
to see your roast beef baking in the oven in the holidays. You're like the whole family can watch
that thing cook up. The kids get to bake and they can watch the muffins rise literally on the camera.
It's pretty cool. And if you wanted to you could scream it. Well hey I thought of another reason
why this would work actually. You're at a soccer game. Yes. All day. Everyone's starving and you
want to warm up the oven on your way home. It's ready to go. And or you can literally leave things
in the oven and not have to worry about it as much. Because as long as you've got access to
your internet. Yeah. You can literally turn the oven on and off. Check it out. Pretty cool. And
here's what it from another mom safety thing. Yeah. Cake gets notifications when the oven gets
turned on. Oh I was gonna ask that. So that is really nice. Yeah. So yes. That's a cool thing
because we're at that phase where the kids are starting to be. Yeah. They're left on their own
a little bit. We don't go very far. Right. But as a parent what are we worried about? Did they burn
the house down? So like it notifies you if you turn the oven on. Yes. What if it's left on?
It'll do that too. Awesome. Yeah. Love it. So pretty pretty cool fancy stuff there. We got in
the weeds there but y'all. Yeah. And this is the other garage that Stacey was talking about. We
won't open that door. It is packed full of like all of the sales people stuff. And a golf cart you
can't see in there. But it's another uh split floor plan. I'm sorry split garage plan. So you've
got the two two and a half full car garage over there. You've got a one car garage over here that
is really set up um well for a golf cart a third car or whatever it's going to be. But most people
are going to put their car there. That's one of my favorite features about this floor plan because
you do have the option to make the garages both street facing. Yeah. Um but if you do the split
floor plan with the garage it's you can put your golf cart the kids bikes and all the toys. Yeah.
You make it a workout room actually. It really is. I love it. Really great. Um and then over here we
have of course this is an upgrade upgrade too. But a butler's pantry I guess is what you would
call it. 10 out of 10 recommend by the way. Just FYI. Yeah Juan's a huge fan of this. Well let's
talk about why. Okay. So let's do it. Holidays. All right. Everybody's in here. And yes this is a
huge island. That is 10 or 12. That is 12 because we have a 10 footer. Yeah. This is at least 12
feet this island here. And let me back this out a little bit. 12 feet. Okay. What's happening in
here? Holidays are going on. Party's going on. There are at least two or three human beings in
here. I'm not going to call them the wives. I'm just going to say human beings. The bosses. In
my world it's going to be great. Well great grandma's chilling. But it's grandma. Right.
It's my wife and typically one of my daughters or somebody else you know my wife's friends.
Somebody else in the family's helping right. There's not a whole lot of room to be getting
in and out of that refrigerator. And I don't know about you but there's usually somewhere between
15 and 20 people in your house during that time period. Yeah. So where do they get the beverages?
Where do they make their cocktails? Where do you put snacks so they're not bumping up against you
while you guys are doing whatever you're doing? Yeah. Right. And again I'm not trying to say that
it only can be one sex. I love to cook too. Right. But for me I don't want anybody in my kitchen
when I'm working. Yeah it's a distinction. Yeah. So you put the juice boxes. Right. The beverages.
The beer. Whatever you want down there. You can put the snacks up here which is great. But here's
the other thing Stacey. Yeah. Where do you put the Ninja Creamy? Where do you put the KitchenAid?
Because let's be real y'all. Like while this is a lot of space there's not a lot of convenient
space for big appliances. Right. So that's where things like this can tend to live. Yeah. You know.
Yeah because everyone nowadays wants their countertop to be pretty and clean with nothing
on it. Very simple. And you need cabinet space and big pantries to be able to store all the toys.
That was just great. Fairly tangent but you know. Or holiday dishes. Correct. All those things. They
can wash their hands here so when the filthy little animals get the cupcakes all over the
like again they don't got to come and bump into me. They can just come right over here and yeah.
Yeah. I have kids y'all. The mom in me sees that as oh that's just another sink to clean. That's
when you hire somebody. True. This is your main living space. You have like we said tons of space
to entertain. Kids can be watching TV, cooking dinner, doing homework, doing all the things.
Something else that a lot of my clients have brought up to me lately is that everyone wants
an open floor plan. Right. But they would still like to have some defined spaces. Yep. And the
kitchenette space over there. Everyone loves that. Yeah. Because it's a defined space and it's
not a formal dining room because I think a lot of people have gone away from the formal dining
space. I know when I had one it just was a pretty space that no one was allowed to go into. Yeah.
I personally think this table is oversized for this space. However it's showing you what it's
capable of. Yeah. Right. So I think that that's cool too. So definitely plenty of seating here.
I'll kind of wing around so y'all can get a sense of the space here. You know this is a 10 foot table
at least. So you know there you got a set for eight. You could put 10 adults here. No problem.
You know you'd be yelling at each other. But yeah definitely plenty of room in that respect. Again
you got the waterfall. I love here's what I really like. The tone. The change in colors. Right. So
you got the stark white on one side and then you've got that natural wood tone which is creeping
back into a lot of. Yeah it is. Design choices at this point. Right. So yeah it's a great space and
it does give that. Okay here is the kitchen. Here is the living area and I still have a dining space
behind me. Right. And I think a lot of people will use that. So I'm with you. I actually think this
floor plan is really well designed. I know. I love it. It's one of my favorite ones. There's lots of
natural light in here because you got windows and the huge slider. So it's just a great floor plan.
Great floor plan. All right. So now we're going upstairs and Ashley is going to meet you upstairs
to show you around. Awesome. Ashley you ready for us? And now we are upstairs. Yes we are. I know this
could look a little different. A lot of new construction or just homes in general probably
in the last 10-15 years. You're walking up to a loft area but I have something really cool that I
can get out and like better. Okay. So we have three bedrooms here that we'll show you. Do this one first.
Sure. All right. So a guest room and what I love is it has the walk-in closet that Juan will show you but
of course you have your dresser, two nightstands and I think it completes the room just great
because you know lots of room to kind of put some decorations or extra chairs in. For perspective
y'all this is a queen-size bed. Yeah. Right. You do have the two nightstands on each side.
I wouldn't call this a massive room. It's a good size. Yeah. Right. And they've done a good job. I
mean you know there's a reason. Walk-in closets and yeah they've got a pocket door here and that's
for a reason too because yeah you know. That takes up a lot of space when you have to open the door.
It does and everything in here is oversized too so this is a huge dresser. I agree. I've seen a lot
of homes with the bedrooms are very small so I would think that this would be a really good area.
Still a good space. It's probably at least 12 by 13 which is a good size room. We'll make sure that
the floor plan is in the video so you guys can watch this directly and we always put the links
to the floor plans as well so you can review them. And then we'll skip the bathroom real quick. We'll
come over to this next bedroom. Okay. Same size. Kind of opposite ends right there. Yep. Same size
and then also has the walk-in closet which with the pocket door. Yeah. That is a plus because
usually you just get the standard with the doors that open up. That long closet but this one
is great. Lots of storage. Another good size room. Cool. And all the rooms are very bright
and also you can see you've probably seen in some of the rest of the video recessed lighting all
around which adds some great lighting and it's not dark in a lot of places but lots of windows
here too. Yeah. Now this. This is the one the kids. This bad boy is massive. Yes it is. This
would be great for out-of-town families. Someone who wants to stay a while. It could be pretty
much anything you want it to be but this roof is really big. My daughter would be fighting my son
endlessly for this. It almost looks like a separate master. I mean it does. Primary suite.
It lives up. Yeah it almost looks like a second primary suite. Then you got the walk-in
does it have the pocket has the open door but this one's a little bit bigger than the other
two bedrooms. Yeah sure it's a good size closet. This one is a actual walk-in as Stacey says not
a step-in like we had downstairs but you do you got another full bath which is great.
You know lots of natural light in this space as well so bathtub,
shower and again if you got enough room to put a desk next to your bed and have a nightstand you
got a great spot you know in terms of the amount of room. Yeah you put you could even put more
furniture in here if you wanted to. Really good. So this is what I was talking usually
we see lofts as you walk up but I love this part of the house. I think it's a really
nice area. Kids or just some privacy and the sound doesn't carry downstairs. It's kind of
in the you know upstairs back of the house and you don't have to worry about the sound
kind of carrying throughout the house. Everybody has their own little nook. Yeah they went a little
game room movie room dark in here. Yeah the entertainment space right. So this is a huge
point and I'll share this because you have three kids. Yeah I have three kids. Stacey has three
So y'all the reason we're sharing that with you is because I have a single story and the
sunroom is turned into our kids de facto play area which is right behind the kitchen which is
right next to the living room. You have two competing spaces for sound and what's going
on in the area right. So it becomes complicated. There's a lot of carryover in terms of sound.
Over stimulation. That's what Kate says all the time. So I think spaces like this are incredible
because again you know and I know it's a little bit dark in here but we'll do what we can. Well
I think that's the other thing I was going to say is this wall color is very dark and it doesn't
feel enclosed. No and well they did the iron or and that's great for viewing but this is the game
room for the kids. You can put the the Wii or the PlayStation up here. They can do their things. They
can come watch the television. You can hang out with your friends down in the living space or
your family and this is a good spot. Yes and I am chilling on the couch right now just in case. I
was gonna say I wish I could turn that camera around so they could see what you look like
but yes I do like having this extra room back here as considered your loft area when you're
going upstairs and then having the bedrooms over here. That's a great spot and then we have one
more bathroom. Yes one more bathroom. So this is directly in the middle of the two bedrooms
and it's very long and even the dual vanities have that space in between. And they've made
it convenient right because you did have the one bedroom with its own bathroom attached so
there's an ensuite. This one you know it's full bath which is great. Pocket doors. I just love
all the pocket doors. I personally have a similar setup in my own home and it opens up into the
bathroom and the rugs get caught. You don't have a lot of space to kind of go into that part of
the bathroom so I really love all the pocket doors. Having the pocket door there but like
what does that do? That allows the kids to come you know brush your teeth someone else is in the
shower. We know the deal right like but those small touches make the house a home. It does.
All right so they really make it live I think well in that respect. I think so too. You know
you got a beautiful spot and then next we're gonna head down to the space that we've been
holding back from you guys the entire time right? Yeah the pool area. We're gonna head down to the
and then of course there's the thing that everybody moves to Florida for.
Inside outside living. The indoor outdoor space at its finest. Y'all this is a great outdoor space.
Can't wait to show you guys what's going on here. Yep so it's pocket slider so it goes all the way
behind the wall. Which everyone always loves. And here talk about options obviously this doesn't
come standard correct? Stacey talked about a lot of standard features that they have.
The rough-in comes standard. Awesome meaning that it's ready to go. Right. Right there's plumbing
out here there's electrical setup for you. Right. So you have that option to install it
either after closing or they can do it for you as well. Correct. Right. If you're not ready at the
time then you can do it later on. Yeah absolutely. So let's keep in mind like when you're doing those
little extras with the builder there's always a markup because you know the builder's the middle
man so if you're going to design center and you're picking all these things and you're trying
to stick to a budget then that's something you could wait and do afterwards. It's gonna make
a little bit hard let's yeah before we get to the pool I'm talking about this thing I know it's gonna
be super bright I'll give you the whole detail here in a second all right because this outdoor
space is amazing. Step back. I mean look at this y'all. I think something to consider too is the
overhang of the home that will you know shelter from rain so you can still sit outside and enjoy
eating at the table. And that's a really good point Ashley because this right here is twice as
deep as I'm used to seeing in almost every property. Yeah. It is probably and again don't
take my word for it right now but it's probably close to 20 feet deep somewhere in that range
which is a lot. Two you could easily fit two cars on this patio for perspective. Yeah. Think about
it as wide as the driveway. Yeah. Right. Yeah. Which is awesome. Yeah. That's a lot of space but
before we get into the pool and those types of things talk to us about some of the incentives
that are taking place right now because again depends on when you're watching this video I do
want to preface that if you want to know more these ladies have the expertise they are in these
properties every day and incentives are constantly changing but what are we seeing right now at the
Okay do you want to? Yeah so right we're it's June and they could extend well you know if you
want to call we'll kind of keep you up to date on the next month incentives but this month is
$120,000 in flex cash for design center or you could get a pool and then $45,000 towards closing
Okay what does flex cash mean that's a very salesy term. Right so that could be used for
any and the design center whereas the other if you get the pool you have the $45,000 that could
go towards the rate or closing cost. Okay so they've got it their incentives are broken out
to two categories right now what I'm hearing you say part of what they'll apply to your closing
cost right so that would include your compensation as an example. Correct. The rate buy down of a
mortgage if that's available to them meaning that like if the rates today are six and a half percent
or 6.75 like they actually are they may be offering a 4.25 or a 4.5 as an example. I don't know what
they are right at the time of this recording but that is an example of what a rate buy down is and
that's where part of that bucket is being applied to. Right. And your actual closing cost if it costs
$30,000 to to walk in and close the deal they can apply that $45,000 is that what you said? Yes.
Right to that number so I just want to give you that and then there is the other portion that you
just discussed which is for design right meaning that like okay these are the the other incentives
and upgrades that we can give you and the reason that happens is because that doesn't count towards
your mortgage and believe it or not there is a caveat around that homeowner or a builder can
only contribute so much if you have a mortgage. Right. Legally and that's set by the government
not by them so how do you work around that? You get people. Well you hire an agent so they can
help you. Absolutely. Move the money around. Yeah you hire a great agent to help you negotiate but
they're also throwing in things like this correct? Yeah. All right so take me out here what am I
looking at? You can get a free pool well a pool as an incentive. Yeah. Yeah instead of the $120,000
to design so keep in mind it's going to be a standard size pool which I'm sure this is
a standard size. Yep. However it's just the pool. Yeah. So the hot tub would be extra the waterfalls
which they don't have them on right now. Yep. But those would be extra which you can add that stuff
but you have to pay you know add it on it's not. Of course. I would like to to give them some some
real perspective on a space like this because we get asked well hey why don't I just get a lot for
a pool and I can add it later. So yes you can. Almost every one of these houses gives you the
ability almost every new construction property in Tampa. Yeah. Gives you the availability
to put in a pool based upon the the space and the permitting that's already been done
which is awesome. Okay but there are a couple things that we want you to be aware of. If you're
going to do a pool like this and they call this the Tampa postage stamp just FYI. The reason they
call that is because this is essentially a 12 by 20. Right. That is very normal. This one has a
water feature which again is going to be an added expense. Right. Of course it looks lovely. It has
a spa which is a hot tub. This is how you actually warm your pool as well which is pretty cool. Yeah.
But that is also extra. The entire surround and what that means is the patio for people that are
up north that's what we call it. Right. Down here it's called a surround meaning it surrounds the
pool and then of course you have your your covered space and your your kitchenette out here.
Also the the cage. That would be included. It will be but when you build one from scratch
where this doesn't exist. Yes. This is the question that people ask all the time. And
they've gone up in price since COVID. So what 30, 40,000 maybe? Well on let's talk about the
whole space here and what we're looking at right now and this is what's important because this is
what people I think imagine when they're like yeah I want a pool. Yeah. I also want an outdoor
kitchen. I also want a spa. I also also and it turns into this which is beautiful. Right. And
we love that for you. How much should they expect to spend? And this is going to be an approximation.
I want to make sure that everybody understands that but on a space like this when you have
everything that you're looking at here Stacey including the cage after a market it's going to
I have my guess. You do yours. I'm going to say 150 to 200. Correct. That's what I guess too. Is
that where you're at? I was going to come in at 120 but yeah. And they they have it broke out in
a lot of the buildings here so you guys can see that. And of course again like Stacey said they're
adding a little bit on top. But I mean we don't see anybody just get a pool installed anywhere
for usually less than 50 grand. And that's the pool with nothing around it. Right. We put we put
a hole in the earth got your pool in there and then you still have to put the surrounding. No
screen. Yeah. I don't think I've met anyone who could do it less than 120. And I mean that's
pretty just your basic. Yeah. Your basic pool. So not a space like this which is incredible. Yeah.
Right. So you know it's a huge benefit to have the pool built with your home. You don't have to
worry about you know hiring a pool company. You don't have to worry about getting the application
into HOA to get the approval. And then have to get your neighbor's approval to go through.
And that's also a big thing. You're talking about an extra two to three months of
delays for approvals. Right. And I'll also say we have a lot of people ask about that that's
one thing they want as the pool. And then it kind of deters them from some of the new construction
and the incentives. Because this used to be a thing and then it went away for a long time.
And now it's coming back. So this is huge. It's a great space. Well ladies let's let's step inside
and let's kind of talk about you know incentives. We already talked about. Let's talk about
amenities. You know schools. Because those are questions that people have. And you know we always
like to be as transparent as we can on these videos. You know in terms of quality of life
and those types of things too. This community has been one of the most popular in all of Tampa Bay.
Yeah. Right. So it's not just you know Wesley Chapel is up for hills. And let's talk about
difference between the two. Right. Because there is a difference. I know a lot of people who live
here are going to claim Wesley Chapel. Yeah. Okay. Now I want to make note of that because
why would you do that? Why would you make that claim if it wasn't important?
You're like really putting me on the line. I'm going to ask both of you. Like oh listen people
like they come to us because they want the objective truth. Right. Like
we're not here to try to sell anybody anything. This is the way that I could best describe this
is this is the furthest point. Yeah. It's the furthest point of the new development so to speak.
Right. And it's on the border of a community that is I won't say up and coming because that's not
the case. Right. Yeah. But still expanding and growing. And Wesley Chapel has really kind of
shrunk with the availability. Right. So there's a few other communities like Pasadena Woods that's
growing right now. But that's on the border of San Antonio. Right. So you're on the outskirts
of everything in Wesley Chapel and that's why I wanted to bring that up. Yeah. The development is
kind of at we're now stretching to other zones and I'm not diminishing the value of this community.
I just want to make sure that people understand where we are. Yeah. Right. There's so many pros
and cons to it right now. I love this community just because of the feeling I get when I drive
through it. It's very different than other communities that you're going to see in Wesley
Chapel. Especially the new construction communities. I felt like they've done a great
job building around the nature here and it's just really pretty when you drive in. So you're
not just seeing a sea of houses. Yeah. You're seeing trees and landscaping and all the pretty
things you think of Florida. You know the palm trees and everything. And this place has it all.
Yes. Yes. Yes. And two clubhouses. Yeah. It's going to have the landing which is a private
social club. Which is being built right now. Yep. They're going to have a wellness and fitness center,
a yoga lawn, pickleball courts. I mean they're going to have all the things. True. There's also
a brewery coming in. There's going to be a coffee shop so you can hop on your golf cart
and drive over there. So a lot of great opportunities here. It's just there's going
to be growing pains because you are on the outskirts of Wesley Chapel. So to get to your
grocery store and all the shops and restaurants. It's a 15-minute commute for you. It's an easy
15-minute commute because we're right off highway 56. But all those things are coming this way.
All of it's in the works. The Publix and Home Depot are only 10 minutes. And I know this because
I was there last week. Yeah. Right. So like they're only 10 minutes. That's cool. But the other major
shopping things you have like Wiregrass Ranch Shopping. You know that is 15 minutes like Stacy's
saying. Also let's talk about schools because no matter what you're doing your homework you're
going to run into the fact that Zephyr Hills does not have the highest rated schools. Right. So how
are people adjusting to that? What are they doing to overcome that? Because not everybody knows that
we're school of choice here in Florida. Right. They're watching and they're thinking I live in
a zip code. That's the only school option. Right. Right. So yeah. So we are school choice.
Pasco Community Schools have already purchased a lot. Submitted plans to build a K-8
school right across the street from Two Rivers. That is supposed to open I think in 2028-2029
school year. So that will be huge for this community. There's also several charter schools
right down the street. I'm talking within two to three miles from here that are great
options for schools as well. And I want to ask this specifically. Right. So your children went
to public. Yes. Right. They're all graduated doing their own thing. They're all in their own
adult lives at this point which is great except her youngest is in college. So going like that
is really cool. But Stacy's put three children through the school system here in Pasco County.
Yeah. All of them have turned out to be excellent human beings y'all. They're doing really well.
Right. So like that's I want to validate that because I see it too. Right. But I also want
to ask Miss Ashley because she's gone a different route. Stacy just mentioned charter being in the
availability. So you're sending your kids here in Pasco to a charter school. Correct. Yeah. It's
kind of a little bit of both. It's still a Pasco County school. It's a lottery based school. So
it's even if you're zoned for it you can't really get in it. There's just so many options. But if my
kids did not get into that lottery there I would have been perfectly happy with them going to the
I that's how highly I think of the schools. You know Pasco just rated really highly in their grade
which is really cool. And then I homeschool. So I think this is a really cool. Yeah. You get
different perspectives. Right. For us the school equation never even comes into mind. And maybe
you're someone who's are you're you have adult children. They're out of your life. That's not
a thing to you. Right. But from a real estate perspective it does matter. Right. That values
change. Again this community is banging. So that's not a thing for them. And again you should expect
to see a quality school show up in this community directly. We cannot guarantee that. Permits have
been pulled. Land has been paid for. All the things are there. But we just want to be transparent with
our clients because we do serve so many families. And these are the questions that show up on our
right. It's just going to take some time. Yep. As this is just kind of up and coming. I wouldn't
say up and coming. Expanding into Zephyrhills. We are pushing the developments here. Right. So and
then also the public's they have they decided the location. But there's going to be one coming soon.
That's also in the plans. So. Y'all this is like our fifth or sixth property tour here in Tee
Rivers. We built a whole community playlist here that you have access to if you want to know more
about it. Of course get in the weeds with these ladies because here's the reality. The developers
make plans. Governments get involved. Things take longer than they should. Back and forth. We're
always with that. Right. So there's a private golf course coming to this community. At some point the
land has already been secured. Like all those things are coming. So the way to know is to get
in the know. You connect with the people who are in the loop. These two ladies are constantly in
these communities. Serving these communities. Serving our clients. Helping them either relocate
or purchase new construction in these areas. There are so much more to know about this property
of course in this area. Y'all we took you on a really incredible tour. I thank the two of you
for always being as transparent as you are. Again I think that's a huge part of the reason why people
come to us is because we're not trying to sell you something. This may not be for you but if it
isn't aren't there other options. Absolutely. Right. And you want to be in the know and you
want to get around people who are doing it on a daily basis. So ladies how do they get hold of us?
There is a link below to our information if you want to touch base with either of us.
And you can schedule an appointment. So we would love to jump on a zoom call with you and find out
more about your goals and why you are thinking about relocating to Florida. Awesome. Ladies great
tour and as we say in every single video. Until next time. Go out live that Tampa life.
