This video showcases affordable and versatile homes by Union Main in the Wildflower community, located near Justin off 114. Starting under $420k, these properties are designed for flexibility, offering multiple potential office or study spaces, high-end kitchen options, and proximity to the Tech Corridor and Alliance airport, making them ideal for families and remote workers.
Up to three Flexer office spaces in this one home, and it's not a million dollars. Where am I,
and what builder am I talking about? I'm going to talk about it next, so don't go anywhere.
How many of you both work from home, and maybe you homeschool your kids, and or they need a
study room, but you also want a game room and a media room? This home I'm about to show you
is going to allow you to do that, and it's not a million dollars. Where am I? I am at
Wildflower. I've done a lot of videos in Wildflower. It's been a while, though,
and this is up on the north side of town near Justin off of 114, and they are expanding. They
now have 12 builders out here, and this is a builder that I have done one other, actually one
other video on them, and that's all. They're Union Main, and they've got a great model, a great floor
plan that I'm going to show you, and if we have time, if you stay till the end, I'm going to try
to squeeze in an inventory home on a one-story that they have on the ground right now available.
So Wildflower, if you don't know, it is conveniently located to the Tech Corridor,
to Alliance, to the airport, to all kinds of highways to get in and out, so it's a great
location. Great schools, Northwest ISD, and this plan. Gotta love it, and I'm going to show you
the price point. I'm going to show you how they do their design options differently. Really excited
to talk about that, so let's go see the home. All right, as we come in the front entryway,
you're going to see this is an included feature for flooring, by the way. It's not tile. You can
choose a laminate, a vinyl laminate. That is different. Got your two-story open banister
there on your stairs. I like these. They have a little landing right there, and right off the
front. So this is a bedroom option. This is one of the rooms that could be used as an office or a
flex space, okay? They have it set up as a bedroom. Nice doors, by the way. Yeah, so bedroom with a
closet, but you could do a flex space in this front room, okay? If you did that, this would change into
a half bath, and you would extend. You'd have a little more room, okay? So they got the super
shower in here. What do you guys think? This is very popular, doing like a dark contrast
with your tile, and then we come in this direction. Look at that huge mirror, and this is really a trend
these days, too, is to do a treatment. Like this is a wallpaper. I thought it was tile for two seconds,
but it's actually wallpaper. And check out, oh yeah, we got a nice deep closet in there. That's
so low, I'm not gonna try to go in there. Y'all seen me do that before. So as you come in here,
this is set up as your dining area, but this is another area that they would wall this off,
okay? And then you would have an angled door right here. This would be another place you could do a
space, okay? Some people, they don't need the dining space anymore. They're like, nope, we'll
just, you know, have dining and living all together. But if you wanted to have another
space, you could put it right here. Of course, you know, this right here is going to be an upgrade,
and nice open, tall ceilings. Lots of people really want that. They want that open feeling.
Now, check out this kitchen. This is the upgraded cafe package GE Cafe
with white. So, okay, leave me a comment below. How many of you would say, oh, absolutely not,
because it will get really dirty. That would be me. I would be thinking, I am cooking,
and my hands are involved in all the food, and I would probably get dirt all over that. You can do
white. You can do black, I believe. This upgraded option. So, it's the appliances
upgraded like that. It's also this six burner chef kind of cooktop with the pot filler,
and this fume hood. All of that is part of the kitchen upgrade, and you've got your dishwasher
here, you know, all of this built-ins over here, pot and pan drawers. So, for the cafe
top of the line, okay, it's about a $14,000 upgrade. I always like to tell people what
they're looking at, you know, so you understand what you're looking at is not standard, okay.
Here is the next area that you could use as a flex space or an office. Right now, it's set up
for the design. So, just imagine you got a couple feet over here extra, a couple feet over here,
so that it would be wider than what you're seeing right now, okay. It would be a bigger room. So,
let's talk about the design while we're in here. So, this is something unique that I have never
had a sales consultant talk about. He will come in here with someone before they contract,
before they contract, and go through design options to give you an idea of how much it's
actually going to cost you. I thought that was amazing because most people contract,
and then they go figure out their options as far as, you know, your upgraded carpet. And
this way, you can say, you know what, I want to budget $10,000 or I want to budget $20,000.
It's typically 5% to 10% of the purchase price, but if you want to stay on the low side,
you could get an idea of what that low side would look like. And so, your flooring,
there are standard options in the wood look flooring, which is also unique. A lot of builders,
it's a tile. It's like a 13 by, like this kind of tile is typically just the only standard option
you have as a tile. That's not, that's not what they do. Okay. A new cabinet front. This is brand
new. This skinny little frame. Okay. I haven't seen this. I've not seen this before. Typically,
I see that up there. All right. But this is new. And then this right here has no frame. It's just
straight. It's just flat. So, that's interesting. I thought that was very interesting, but having
the ability to get an idea of your design before you actually do it. I think that's awesome. So,
here is where your garage would be. You would walk it. That would be the garage. That's sales
office. You'd walk in here. You'd have your mud room and here you have your pantry. This is a
good size pantry. Yeah. It's actually a pretty good size. So, I like where this is located too,
because how many of you are bringing stuff in from the garage? And you're like, I just need
to put it in the pantry. Well, it's right there. You don't have to walk far at all to get to your
pantry. So, let's go check out upstairs, which I have not even done. And by the way, check out the
door right there. All right. I got to ask y'all, would that bother you that that window is offset
from the door or do you like it? Some of you may be like, that's unique. That's cool. I like it.
Let me know. Okay. What do we got up here? Got an upgraded carpet. I can tell you that. Y'all,
that's really important. Upgraded carpet and pad. It can make a big difference. So, here's our game
room. Oh, I like that window right there. I do like that. And then you have your look over here.
Nice and open. I love that. All right. So, off to our left. What do we got? Oh, got a couple. Oh,
three. Hold up. Okay. So, what do you think of the tile? That is really popular. This is
interesting. Those two together. Blues are really in right now too. Here we've got a bedroom. First,
second spare. That is. Downstairs was the first. Pretty good size closet too. So, that is the
second spare. Full bath. Third spare. And again, good size closet. Duly noted. I like that. Okay.
Fourth spare. Is that where we are? Oh, look at that. En suite. And this is doing a little green
touch. Gray and green. I like it. Okay. Let's see if this is. Yeah. Another big closet with attic
access right there. Let's see if it's open. Yes, it is. We can see. Can't see very much. Tiny little.
This is a tiny little space. I'm sure there's another. Yeah. Okay. Lots of bedrooms here.
What else do we have? Oh, yeah. Oh, wait. Closet. Little games. Linens. And your media room.
This is nice. Nice size. Nice big couch. Nice and comfy in here. Big guitars. Very, very nice.
A couple steps up. You can opt to do a media room or not. Otherwise, that would just be attic space
if you did not do that. I like how these are separated where you got this one over here
and your media room is over there. Bedrooms in between. What do you guys think? Leave me a comment
and let me know. You guys know where I'm going next. One last place that we always say for last.
It is the owner suite. Oh, wait. Patio. I forgot to go out there. Fireplace, of course, is an
upgrade. They do have the traditional gas type as well available. And here is your patio. This is
on a 50-foot lot, by the way. This one looks oversized, though. It kind of looks oversized.
Gas drop. Not that expensive to put on. Okay. If it's a one of their move-in homes. Inventory ready.
Ready inventory. They do that. And he said it's not that expensive, actually, to put that on there.
I would do it. I would totally do it if it were me. And then here on this wall. Yeah, that's a tile.
That has been that right there doing tile treatment on random walls is like really in right now.
I see it a lot in these models. So here is your primary. Normally, standard would be carpet in
these areas. This would be an upgrade to put it all the way through here. So how many of you
would rather have carpet in here or have a floor like this?
And it goes either way. I get both. Garden tub and shower combination here. They don't have room
to do a freestanding. Okay. We talked about that. I asked him. There's not enough room right there.
Okay. Obscure glass. And you do have a door on this right now. They don't. But you will have one.
Double vanities here again with the tile. Look at that. Doing tile. And this is a pretty,
pretty floor tile. And you can do this, you know, usually you can do this staggered or do it
straight. If you have a lot going on already with your different tile choices, you may just opt to
do straight like they have it. So it's not too busy. And it's the same tile in here. But they
have to make them the square smaller because of the curve of the shower. Nice. Yes. Okay. And
then moving into the closet, primary closet. Here are your brick choices. All right. Very popular
are the light color ones. You know, that's very popular. These are very popular, although
they sell out. I've got some on back order right now. Got a little shelves over here.
Pretty good size closet. That will have a door. To make it an eight foot door is an upgrade,
but it's not that much. I mean, this whole thing of having a pass through is an upgrade, but it's
not that big of an upgrade cost. Totally worth it for a lot of people. And then your laundry,
again with the patterns. That's been very popular. Usually that's an upgrade to add cabinets above. So
my question is, would you add cabinets? Or in here I probably would. Would you put a rod in
here somewhere? Because we like to hang stuff up and we need a rod. And then this brings you out
to where the garage is. All right. So let's talk about some details in this home. Well, this is
Wildflower. You got the Lazy River. If you watch any of my other videos, you got the Lazy River.
You also have a whole nother new amenity center towards the 114 side with a little market.
And that's really cool. So standard kitchen would probably look something more like that.
Okay. With your microwave right there and your oven underneath. And
okay. So here's the map. Here's north. Okay. So 114 is down here. So right now this is where I am
and he's got, hold on. I wrote this down. 20 lots right now. So 20 lots and they are in this,
this area right here. Okay. These are the Navy blue ones. I would probably go for something over
here because, well, there's a road here. So I don't know. I don't know as far as the best lot
that I might, I might go. That's probably one of my favorites right there is one I would probably
choose. So that's what they've got right now that they are selling. Now these up here are not
released yet. Okay. That's going to come, but it's not happening yet. Notable features, 100% brick
exterior all the way around, fully sodded, full irrigation. They do have gutters, coach lights,
tankless water heater, five and a five and a half inch base boards. The laminate plank flooring
is standard, tankless water heater, smart home. So tons of features here included with this home
in this community with Union, Maine. On the ground right now, this is the one I want to try to go see.
All right. But on the ground, ready to go five bedrooms, three and a half baths,
under 500. Seriously, that is awesome. As far as incentives, it's 6% in flex cash
and typical upgrades are just look at five to 10% of the purchase price is typical.
800 a year in HOA. That's, this is one of the lowest ones around for a really nice master
plan community. Look at this tax rate. I told y'all 2.16, including the mud. That's really,
really, really good. So if you're looking at building base prices, start at 414. Okay. So
414, I'll say eight under 420. I mean, that's still a really, really great price for up here.
So, um, we are in the San Marcos, which is a bigger plan. And so it's, you know,
it's creeping up on that 5,000, 3000 square feet. Um, and that's, uh, five up to five bedrooms,
but you can do the three flex spaces, three flex spaces. Isn't that crazy? Wow. So what do you
think? What do you think about this home? What do you think about the white? Okay. All white.
To me, it reminds me of older appliances. I know that sounds crazy, but what do you think?
Would you want to check out this home? I would like to know, is this an area that you're
researching right now? Let me know, because I have a lot of information on it and then call me.

are here and you're downgrading, upgrading, need to sell a home, I can help you with that too. So
give me a call. All right, so I'm so glad you stayed till the end. This is the inventory home,
and as you can see, we do not even have sod yet, but it's going to be ready. Everything is not
complete inside. The appliances are not in there. I'm just warning you right now. It's kind of raw,
but it is the one story, and it's a beautiful plan that I definitely wanted to squeeze in and
show you. So let's go look at it. All right, so as we come in here, oh, and also there's no
electricity. So it's going to be a little dark, but that's okay. So up here we have a coffered ceiling.
Pretty good size entryway here. Off the front, this is set up as a bedroom, but this could be
a flex space. Okay, won't worry with the closets. They're like the other one. Good size. Good size
linen there. I like this style. I think that's pretty. That's a cream color. It's kind of hard
to see in the video. Okay, kind of white and cream in that bathroom. And turn around and look at the
door. It's got the, I think they call that the Fleming, that kind of glass, and that is the
chandelier. I like it. Off to the right is garage door. Tiny little mud space. This is maybe
30 inches, 30 inches across. And you got a coat closet. Really tall ceilings in there.
And like I said, appliances are not in here. We still have the paper on the floor. It rained,
and so they're trying to protect the floor. So we've got black. And at first I thought
this was just black and white, but there are some warm pieces inside of this countertop.
I know it may not look like it, but this is more of a standard package, okay, with your oven and
stove and microwave and stuff. And then your fridge will be over here. Oh, wow. That is huge.
That is a huge pantry. So here is your living space. So of course, they've got this set up
to have a table here. Plenty of space to have a big table. And got a little coffee bar area
you could use right here. And then your living space would be here. You could put a, this is a
really big space, y'all. You can put a big old sectional here. And then, of course, TV over probably.
Some people may want to put it over here if the TV is bigger. And this is another, this is a flex
space. So where we saw the design room, this is a better representation of how big the flex space
would be. And this one's on the back of the house. This does have the gas drop out there.
This backs up to the road. That's why there's a brick, brick fence. Yeah, that's the word. Okay,
so let's check out the, oh yeah, and here's a look at how this would look. Okay, you've got, oh, I'll
get to that in a minute. So you got your spare back here with double vanity. Nice. Spare room,
spare room. They're right next to each other. Oh, good size closet. Look, you can have a little
shelving. And then we've got, let's see if we have the same one on this side.
No, different closet over here. But again, these, those are nice doors. I know that's random, but
have that linen. Very tall ceilings. These are also probably 10, 11 foot ceilings. And then we
have our owner suite back here. Oh, another closet, owner suite, and that is like a semi-vaulted
ceiling. I like it. I like it. Good size, good size room. Good size owner bedroom. Here's that
same, okay, you can see it better in here. The cream, really pretty. So white on cream in your
owner's bath. Your own room. Really good size closet here. And opens up into the laundry room.
Yes. Very good. Very nice. Very nice. So if you're looking for a good size,
one story, this might be the one and it's going to be ready soon. So call me. So thanks for
touring this home by Union Main Homes up here at Wildflower. One of the newer builders that has
come out here to Wildflower. I am so excited. And that plan, let me know what you think about that
plan. Three flex spaces. What? Oh my gosh, it's amazing. So as always, details are below of how
to connect with me. Go ahead and give me a call, send me a text, shoot me an email, or book a Zoom.
I definitely answer my phone. And if I can help you, reach out. I definitely would love to help
