talking about some real estate we're

predictions um not necessarily ours
maybe we'll get into that I don't know
we'll see we'll see what the community
has to say about that Stacy but um
definitely going to share with you guys
what the what the banks are saying what
they're forecasting on on what y all can
expect um not only here in the greater
Tampa Bay area but across the country
when it comes to real estate so we'll
get in the Weeds on that um I'm excited
for that and U before I get moving along
here let's just say hello to the hostess
with the mostess uh good evening Miss
Stacy aan up in Pasco County Florida
good evening how are you tonight good
evening doing well I can't believe
though Christmas is right around the
corner and the year is almost over it's
just crazy how fast time goes by yeah
and I am I gotta be honest with you guys
there are very few years when I'm like
yay can't wait for the next one I am
ready to hit the e button in 2024 let me
tell you right now so yes I had lots of
highs and and a couple lows and some low
lows but yeah yeah and uh I just want to
take a brief moment and say thank you to
everyone who reached out to to me and
the team you know Stacy got messages I
got messages
um I know Marsha's family got messages
uh people sent cards and asked me for
addresses and um lots to be grateful
there um grateful for there so thank you
as a community you guys are incredible
you know um the questions were were
coming and like I said we we tried to um
you know sit on our hands as long as we
possibly could but you know I'm just so
grateful that we have just amazing
viewers a a wonderful community that
that um y'all have really contrib
contributed towards and uh I just want
to say thanks again so thank you very
much it put smiles on our face and I
know it's going to put smiles on Mara's
face her family's face as well so um
thank you to every one of you and we'll
uh if you know forgive me for for
continuing to talk about her but I I
think that that's just going to be part
of the course so um I don't want to
forget right so um and I don't think
Stacy does either so we're you just have
to love us where we're
at that's the deal but yeah man excited
to to get into this with you guys it's
that time of the year you know today was
a gorgeous day I think it was like 77 or
78 degrees I almost turned the air
conditioner on in the
RV was a perfect day perfect day it
really was I was like oh it's so nice
out here man I went on my walk and I uh
I you know I broke a little sweat I
think I had like two little beams of
sweat I was like oh look at this this is
so exciting um but it and it's supposed
to be cool it's supposed to cool down
again tomorrow so uh pray for us y'all
us Flor radians are not built for 40
degrees and had a couple nights that had
been that cool already and I think we're
supposed to have another one coming up
here so but uh I know none of you will
be praying for us when you're under 12
16 inches of snow and shoveling that
stuff out you be like you guys but yeah
man Today's show is going to be pretty
cool we're gonna get into the weeds we
are going to talk about the on again off
again continuing Saga with Ray stadium
in St Petersburg
Florida just depends on the week as to
what's happening over there we're going
to talk about again uh macro real estate
what's happening across the country what
you can expect here we're going to talk
about holiday things fun stuff Happening
Here in the greater Tampa Bay area and
we're happy to share that with you guys
let me just get in here and say hello
also I want to invite you to connect
with us if you're watching us live um
you know let us know where you're
watching from uh you know even if you're
watching this later uh I think that
that's a a great opportunity for us to
connect and don't hesitate to ask
questions in that chat section that's
where a lot of our content drives from
is what you guys want to know um you
know what are you focused on what are
your concerns we love to share those
things with you guys so we just can help
you better understand um you know the
challenges the nuances of of the greater
Tampa Bay area and of course all the
wonderful things right the things that
have have brought me here and have kept
me here so excited to be with you guys
hello to everyone over on Instagram this
evening and on Facebook love connecting
with you guys also um like I said we're
uh we're live across all the streaming
platforms good evening Desi um always
nice to see um Des Ray she chimes in and
um sent me some messages too so she's
one of those rock stars that I really
appreciate and just want to say thank
you too um personally so thank you very
much uh Corey and seus my man um he says
y'all are looking like the Midwest with
those
temps uh yeah no we are not looking like
uh Midwest those temps now those those
uh evening temps they are defin they get
chilly man the heat has turned on in
that RV a couple times which kind of
shocked me I was like what's that
noise but it turned on and uh it worked
well um and y'all like we are in in the
crazy Saga of getting our home uh
rehabed right now it is Stacy we fired
the contractors after one week we
already fired the contractor you're
kidding why contractor did so that's how
good it was going that he fired his own
Crews yeah and there's like there's a
whole another crew there right now
allegedly fixing the ma at this point
I'm just like Jesus Take the Wheel just
that's really disappointing because you
guys really had to work hard to find
somebody and you got to be patient and
wait your turn and then to get in and
disappointed yeah yeah definitely um was
a challenge to say the least but we're
rocking and rolling like I said good
evening Chris thanks for for connecting
with us my brother um I love it do he
say every time I shoveled snow this week
I kept saying to myself I don't have to
shovel Sunshine
yeah love that that you have know how
many times that's been brought up during
a zoom call with with people who are are
making the move that they say that to me
that in the Cockroach story so those
that's the one I'm not necessarily
wanting to be known for but I said it
out loud and people never forget they
never seem to get forget Stacy so well
on a couple of my zoom calls this week
the first thing that was brought up was
yeah it's cold I'm freezing I'm tired of
this I'm dreaming of moving to Florida
again so
yep and that's how we got here too
y'all happened for me yeah you're you're
not the abnormal one that's what Stacy
and I will tell you you are part of the
the dream uh Clan if you will like that
is that is absolutely um our our thought
process that's how we got here as well
uh Corey said what's the condo situation
look like Corey you're gonna have to
give me more specifics on that brother
because um depending on what type of
condo where it can be a hot mess it can
be a flaming dumpster fire or it can
actually be a really good situation um
Stacy this week we had um clients flying
from from uh Michigan and uh they're
looking St Pete Beach you know uh
between there in Indian Rocks Beach and
uh man we saw a incredible condo
three-bedroom two bath400 square foot
all of the recertifications had been it
passed its structural
recertification nice yeah had everything
ready to go and was completely renovated
and I was like this is awesome sounds
like a dream it was unbelievable water
views good to go so like that was a
great uh example of of what you can have
and then there's the other side which
like I said the Flaming dumpster fire
yeah those exist too which is like hey
come buy our condo because we owe
$200,000 in assessments and we need
somebody else to take care of it you
know and that's the extreme version of
that Corey is what I would say but it is
possible right just like the homeowner
in um specific houses that can't be
insured anymore that's real life too you
know so like it's all over the board man
it just really depends on what you're
trying to accomplish so great question
though great question happy to answer
that for for you and anyone else too you
guys watching you got questions feel
free to put that in the chat um that's
one way to get a hold of us of course
you can just Reach Out directly numbers
there on the screen that takes you right
to uh said device here which I get uh
phone calls and text messages on all the
time and also on our website so you can
SK time to to chat with us if that's
something you're interested in doing
okay awesome Let's uh let's jump over to
some quick holiday stuff um while we're
rocking and rolling here um well let's
let's answer Desi's question first then
we'll hop over to okay to
Holiday um
okay do either of you know about the
golf course in Palm Harbor that is
taking a third of the property to build
in a houses question mark my brother my
brother mentioned it I did not see that
in the
news um the big Golf Course up in Palm
Harbor is the one that they do the vbar
the PGA Tour event at every year um is
it that Community
Desi I'll have to look into it I haven't
I'm pretty dialed in on all the the news
and notes but I'll look that up so good
good question I'm not aware but I'll dig
into it for you um it wouldn't surprise
me everybody's looking for more and more
real estate especially penis County
there's nowhere to put properties right
okay well let's get into some of the
holiday fun that's taking place around
town and then we will get back
to
[Music]
um we will get back into some real
estate news but let's start with that
awesome so the Tampa River of Lights
this is a pretty exciting thing we you
know there's a uh boat parade a Tampa
Boat light parade down the Hillsboro
River every single year y'all that's a
really really good time um and I think
I'll share the map on that too Stacy
just so everybody can kind of see it um
and get perspective on on what's going
over there because the Hillsboro River
takes you right to downtown I know there
are a lot of towns in the united or um
like major cities off of rivers in the
United States that's pretty common where
I lived in Detroit before we had the
Detroit River and it was a big thing but
we never had an annual Boat Parade
mostly because the the water was
frozen hard to get a vote through there
very can be very difficult Bo through
there um so it could be a little bit of
a challenge so that that didn't normally
happen but for for those of you
wondering where that take place you know
like you you U definitely could have
some questions around that which I know
a lot of people do but here's a a map
let me zoom out really quick so you can
see this is the greater Tampa Bay Area
you got panel's County over to the West
over there that's the gulf beaches Clear
Water St Pete and as you come in you got
um Tampa Bay and then you come in to to
downtown and you can start to see the
river take shape there
um right in the center of your
screen and you go from Waterworks Park
up here all the way through the river
past um the convention center down in
the sparkman's warf and there's just a
really cool boat parade there every year
annually um I know we talked about this
last year um because it's a really cool
event to get down to Stacey you went
last year right no I think it was on my
list to do I really wanted to do it and
something came up and we didn't go I I
think you had Sawyer's uh photos like
didn't you have photos or something to
do with with his senior pictures we did
down there yeah that's what it was so
you weren't you weren't able to make it
that weekend because I remember U Marsha
talking about they were going to see um
um that show at the Str Center yes right
yeah and uh so this goes right by the
Str Center as well for you that's our
Performing Arts our Museum all of the
the art stuff is right downtown off the
river there so it's a really cool situ
down there but the the Tampa um uh River
of Light Show um which is really cool um
the other night they had snow they were
doing snow at Amal Arena outside the
hockey game right just fake
snow they're making it in the parking
lot which I think is pretty cool um
which which is awesome you know that's
that's a cool thing to see but there's
lots of holiday activities going on down
there so I wanted to share this with you
guys um the River of Lights departs
uh from the uh pirate Water Taxi dock
outside of the this the sale Plaza at
333 Franklin Street y'all so if you want
to get down there you can check that out
um really cool thing and a lot of cool
things usually we do that big event they
got um the enchant at at uh Ray stadium
at trop field but obviously not
happening this year because there's no
roof on that
building all right so because that's
really cool
take the kids
too yep and I I was really looking
forward to that this year not going to
happen obviously but you can't wi them
all right so the cruise highlights for
the the Tampa
River uh light display is a 45 minute
Scenic ride along the Hillsboro River
which is really cool so um snow flurry
finale brings the uh wintry touch again
you can go down to Curtis Hixon park
that's where the ice rink is down there
y'all that we've shared with you guys a
few times um the the shop Village down
there it's just really cool place to go
hang out and then you've got all the the
tree lighting displays right there at
Curtis xon Park and there's plenty of
shops and restaurants to go hang out if
you want something else to do down there
um really good spot to go hang out and
just have a really good time uh when it
comes to to things happening here in
Tampa Bay another really cool thing
Stacy is Tampa was just named one of the
funnest cities in America um love that
knew that
yep doesn't surprise me at all um you
know again we're always buy us right but
it's cool to see it actually show up so
that um came from a nomination of of
from a wallet Hub it said for the second
year a row the the city has has uh
ranked as one of the funnest cities it
placed 17th this year overall which is
cool out of 180 cities so you talk about
fun apparently Tampa has lots of fun and
we're not the only ones who think that
so that's pretty cool here it talks
about festivals per capita and listen
y'all we have a pirate parade I mean
like
I mean how what else do you have to
say that celebration lasts for weeks
doesn't it yeah it's a month long right
like it's a month long now there's a lot
of debauchery and I don't necessarily
it's the most family oriented event but
there are it does have it its specific
family type of things too but the but
what I'm getting at here is like that's
how you know how how much fun you can
have in Tampa like they we literally
have a pirate parade right so it is very
unique and respect obviously it's a
Foodies Paradise here the amount of
restaurants that has grown has just been
unbelievable you know you start talking
about Bush Gardens the Florida aquarium
Clearwater Aquarium you know John's Pass
you know you can go to a Bucks game of
course you can go to a Lightning game um
Stacy Alabama and Michigan are playing
um at the real Quest Bowl uh in at
Raymond James Stadium so that's on New
Year's Eve nice yeah pretty cool I'm
we're heading out of town to go see
family I'm going to try to make it back
by then and take my son to see um
University of Michigan play um Alabama
in in Tampa so that's pretty cool that
be fun yeah I'm excited for that for
sure but lots of cool stuff so Tampa
named one of the funnest cities in
America also a nice thing to to have in
your back pocket um we're talking about
things um popping off all right let's
say hello to uh everyone who is also
made comments here B says Juan hope all
is well at least improving house to
house love Indian Rocks area um house is
coming along slowly my friend um there
is progress we were just talking about
that way the first crew already got
fired um unfortunately but that's the
reality of our world that we're living
in right now um but it's okay we are
making positive uh D movement that's
what I'm looking for right now but thank
you for asking and Indian Rocks is is
awesome um went down to the beach the
other night and had had some dinner and
it definitely is still a little bit
slower um but this is that time of year
too we're making that transition in the
holidays and things are picking up I can
see it in our calendar um with the
amount of people already reaching out
and traveling in town so it's coming
we're only a few weeks away from um
crazy Madness again so uh it is it is
the best time of year we're going to
take advantage of that okay cool let me
get into the other thing I wanted to
share with you guys okay so all these
housing predictions every single year at
this time um you you know they they
start the the the sites and the
government agencies and the Mortgage
Banking and all the fancy guys start
coming out with all of their um
predictions about what's going to happen
in the economy and real estate in the in
the uh upcoming year um and last year we
went over some of these we didn't get
too far in the weeds um there and just
like last year there is you know people
on the low end of appreciation and then
there are people I think with outrageous
numbers that I just I don't know how
they get to I see their argument but I
think it's um aspirational at Best in
terms of where where people are
positioned um I'm going to share this
with you guys remember this is a a macro
view meaning this is like the entire
United States and then we're going to
talk about specifically what's happening
here at home right here in the greater
Tampa Bay area and what what we expect
to see for this coming year because
they're they're not going to necessarily
be the same all right and uh good
evening to Kevin out in Lakeland so
shout out to Kevin's always always
sliding I love that uh he is the man we
appreciate it okay so this is redins
2025 housing market forecast and uh they
do pull in some other sources on this so
I'll share this with you guys I'm going
to put um several forecast in the
description of this video after it's
over so I'll I'll put zillow's forecast
in there and red fins and realtor and um
a couple other sources that that you
guys may be familiar with um so you can
dig into that if that type of content
interests you because I like to look at
it and just get a sense for what's going
on here but um as we get into this
specific article let me see if I can
dial it in perfect get a little bit
bigger for you guys um you know people
always want to know what to expect from
the upcoming year right what what can
they expect in in in housing and I think
we've shared this with you for the last
two years essentially real estate has
been recessed okay um and when I say
it's in it's in a recession I'm talking
about the number of sales not the price
because we all have seen real estate
continue to increase in value across the
United States right but what hasn't
happened is we haven't been selling
nearly as many homes as we do on an
annual basis okay on an average annual
basis um it has been much slower to the
tune of just over four million when we
typically sell somewhere between five
and five and a half million so that's a
lot a million to a million and a half
fewer home sales a year that is a
tremendous amount when you consider that
four million is what the expectations uh
are for the upcoming year
4.4 um is the range here so between 4.1
and 4.4 uh this year we're coming in
somewhere around that 3.9 I it's really
going to depend on how this last month
kind of shakes out um but it depends on
what analyst and what company you're
looking at and I know this stuff can
sound dry here guys I get it but like
this is what people always want to know
they always want to know where the puck
is going or where the money is moving so
I think that these these can help all
right so um here are uh the 2025 home
sales forecast right now this is the
number of sales not not the percentage
that of of of either up or down on on
value that we're going to be we'll get
into that here in a second but the
National Association of Realtors is
saying we're going to get close to 5
million at 4.9% for those of you who
can't see that um Fanny May is saying
we're gonna get the 4.4 bright MLS which
is a multiple listing service that
Services the Northeast that's areas like
Massachusetts and um uh Philadelphia
those areas up there they're saying
we're going to do 4.4 million the
average across all of the the channels
here comes in at 4.35 so again we're
coming in on the lower end still of what
is um a normal average range which is
over five million redfin's predicting
between 4.1 and 4.5 Goldman Sachs says
4.2 million housing wire which is one of
the industry um uh magazine says uh 4.2
and then realtor.com coming in at a
straight 4 million home sales okay now
let's get into what that means for
appreciation if there is any okay this
is what's important now appreciation
means what is your home how much more is
your home Worth next year than it is
this year that's what appreciation is I
know most people do understand that but
I just want to make sure I give some
clarity on this specifically okay
Goldman Sachs is is projecting a
4.4% increase in housing values um I'll
pull up today here in a minute so you
guys can see it where we are year to
date uh Wells Fargo is predicting 4.3
redin has it at 4% so it seems like
they're
4% um and 4 million so like their number
is 4 and4 Stacy you can kind of keep
keep that in line real.com has got 3.7
housing warre at 3.5 and then as you go
through the list here it gets lower and
lower all the way down to Moody who's
saying basically the Market's going to
be dead flat at
03 right so like that's pretty low just
310 of one percentage is what you can
expect in in return in real estate value
is what they're saying Freddy Max got it
down at uh6 Nar which is the National
Association Realtors has it down at 1.9
and Zillow coming in at 2.3 so um some
of the bigger names in the industry are
are suggesting that we're going to be on
the lower end but some of these larger
banks are predicting on the higher end
of appreciation still and for those of
you who aren't familiar if if you go
back back and look at United States real
real estate go all the way back to the
Great Depression a 4% steady state
increase
is basically what you see 40% increase
over a decade is pretty normal it's
pretty normal and there's variances I've
showed you guys this on on it before but
that is like if you just think of like
can I count on you know three to five%
annual appreciation should I be able to
put that in the bank on a regular basis
over a 10-year period the answer to that
is yes okay so these guys are kind of
falling in line with some normaly we've
seen abnormal appreciation for the last
five years in a lot of areas and
depending on where you live this is
still taking place there are still areas
that are multiple offers that don't have
enough properties to sell like there's
some specifics around it that can make
it challenging but um I think this is
good to put our eyes on from time to
time Stacy and again this is that time
of year where um you know they're
getting into why and and this is a chart
showing what their number is you can get
into and the reason I want to link those
resources the chat for everyone or in
the description later so you guys can go
through and see the methodology that
they use to get there right because just
throwing out a number when you don't
have any any data to back it up doesn't
really do any good right and we're
seeing that here in Tampa where you know
you look at these home prices and I'm
going to pull up real-time home prices I
just said I would um so if we go to red
fin and we go to um housing prices in
the US year-to date this is United
States year-to date all homes home types
um were up 5% year over-year in a in a
time period when they swore swore up and
down we would be down right I mean
people predicting the Doom of real the
crash of real estate for years and years
and years and it still has yet to happen
now I'm not saying it can't I just want
everybody to be aware that that's not a
fact today right wi another 12 months
with s% interest rates on average and
we're still up 5% year-over-year
appreciation so that number beats every
number that you guys just saw
um this number here beats every single
number that we just looked at on our
chart right
here right so what they're saying is
that appreciation is going to be down if
these guys are right now if we look back
at last year's number most of these guys
weren't anywhere near 5% again either so
just keep that in mind as you're kind of
like reviewing this content I'm not here
to say that it's going to continue to
appreciate okay it totally depends on
your Market this is what I want to get
really focused about um so in
2025 what I would recommend to anyone is
that you pay more attention to your
local market than you do the market
because they are going to operate very
independent of each other usually okay
depending on on what areas you're in
Northeast hotter than than the Southwest
right Northeast is hotter than the South
that's because they just do not have the
demand I'm sorry the uh the supply to
keep up with that demand all right so
let's get into Tampa specifically
remember this is not the um uh Tamp
Tampa metropolitan area this is Tampa
City Limits when we when we pull up data
like this but this is a a good one to
check out so um Tampa year-over-year
again
21%
wow wow it's ridiculous
right it's it's ridiculous and in a
market where we're seeing falling home
in prices right so Stacy here's the
unique thing right here's the unique
thing now Tampa let's get into Tampa
specific Tampa has a lot of older
homes right has a lot of older homes and
anything that is new means that it was
most likely a tear down and rebuild so
they call those a scraping build in the
business right so you got to buy
something for a couple hundred $300,000
tear it down pay for the demo and then
build it back up so Builders are are
asking these are what we call
speculative home builder so they're
buying single Lots or specific
properties and they're rebuilding these
properties and Stacy we hardly ever see
those go for anything lost than a
million yeah right rarely ever right you
some 800 thousands I know people point
to that but like once the the the checks
clear and everything's all said and done
people are usually in over a million
dollars on something like that and area
where the median sales price is only
$485,000 right so keep that in mind you
know you can still find
$250,000 $300,000 properties in Tampa
but they are rough rough
areas right and I mean
like yall better be bringing the heat if
you're coming around those kind of
places right so keep that in mind and
again this is just one of our markets
we've talked about this before you know
we've gotten other cities know look at
clear water which I think is a really
good um you know litness test for what's
going on in in the marketplace right now
y'all 12% year over-year after just
experiencing tragic
hurricanes right Devastation across the
coast and we're still up 12% you this
isn't my numbers this is coming from red
fin y'all so I want to make sure that
everybody public
resource okay and I'm not here telling
you it's going to continue to do that
it's just fascinating when you see it
right it's fascinating when you see it
so those 4% predictions could they be
accurate I think we're going into a much
more um stabilized Market uh we have
more inventory here in the greater Tampa
Bay area and again I'm I'm pulling on
cities that are older that have limited
inventory right so I'll give you let's
pull another one that we know is in
really rough shape let's go to St
Petersburg um this is one of the hardest
hit areas in all of Tampa Bay when it
came to hurricanes um and here's a great
example down 13.9% year-over-year for
the last month okay
will it end that way for the end of the
year don't know it's hard to say but I I
think it's fair to say that um that you
know the the hurricane impact is real in
St Pete and when you see all the
devastation and damage down there it's
pretty clear um but even in September I
mean they were still tracking in on um
you know close to some Peak numbers so
you know just keep your eye on that
what's going on over there but I think
that that's a good example um and then
we we get into areas that have more
inventory like Wesley Chapel um
this is where we're seeing a lot of
value a lot of value buys but it also is
creating a lot of pressure for resale
properties okay so you know we have home
sellers who have built home in the last
year or the last five and they're having
to compete with these new construction
properties where the builders are
blowing these things out and giving
great deals we talk about these deals
all the time right Stacy um and
ultimately they put a tremend amount of
pressure on that existing inventory in
the marketplace so when you look at um
let's look at s family homes as an
example and Wesley Chapel still up
almost 4% 3.9% year-to date um which is
good considering um that that that they
are in that type of competitive market
here's something that is positive to see
you're actually up in home sales and
this number has been down for everyone
for two years and to see the number
actually go up you know 50 or 5% you
know we're talking about two houses but
hey positive is positive and you'll take
it right like in ter terms of Direction
there but it's another one of those
areas that is you know again lots of
demand in the Wesley Chapel Lando Lakes
um you know those types of areas up up
in Northern Pasco you know again Lando
Lakes up seven and a half percent
year-over-year that's a great number um
they're flat in terms of their home
sales again they sold 48 last year
during this four-week span and you're
back there again let's go to single
family and see what's going on there um
not as much appreciation so it looks
like they're selling more uh a healthy
amount of condos and town homes out
there too right which is adding to that
mix but something something to keep your
eye on right these communities that are
growing um they're continuing to to push
incentives you're going to see a lot
more of that um we're coming into that
time of the year where everybody's going
to start coming in and that inventory is
going to start to thin out a little
bit right like I said Stacy we you know
we've got calls lined up all this week
we've got people traveling in again the
holiday season this is our this is the
beginning of our um real estate sales
Market here in the greater Tampa Bay
Area I know if you're if you live up
north or maybe you're out out west you
may have a little bit more seasonality
where that doesn't usually take place
till the spring months you know as you
go into the spring summer that's
technically the real estate uh selling
season and if you look at the charts
they always show that right if you go
back five years and you look at the
peaks in The Valleys the Peaks will be
in the summer that's July
July right
July July you see how it's just always
in the summer there and then they tend
to fall off that's called seasonality
that's not abnormal um but for us here
in in the greater Tampa Bay area we
start picking up in
January okay so we're usually about two
months ahead of that that spring summer
push that happens up north as the thaw
uh takes place right so just wanted to
share some insights with with everyone
here for those who are interested in
What's Happening Here in in Tampa Bay
real estate you know if you're looking
for a good ultimately new construction
is offering the some of the best value
we're seeing here right um that
ultimately is is where where you want to
keep your head out if you're interested
in living closer to the water then that
usually changes things for people unless
you have an unlimited budget then you
can get new new properties near the
coast but for everyone else um that's in
that that average range of somewhere
between 400 and 800,000 on average which
is what we usually see um you know those
new construction properties are going to
be in areas like Lando Lakes Wesley
Chapel Parish you know um Pasco County
manate County Riverview Brandon uh
Lithia out out east um and not a whole
lot of new construction in in penel
county in that clear water St Pete area
like I said if you're doing that it's
usually a speck home and they're kind of
pricey so just keep your eyes uh peeled
and and uh and you'll you'll find what
you're looking for okay let's uh get
into some of these comments before we
into some things that Stacy has brought
to the table U what do we got
here we got Vlad says Hey Y'all sorry
about Marsha um sister in Christ um good
on you for keeping around of course man
yeah um thank you and vlad's reached out
also and thank you brother I appreciate
you reach and uh it means the world to
us um yeah and we we don't plan on uh
like
that that that piece of me will always
be there so I'm I'm grateful that U that
we had that opportunity in that time so
thanks brother appreciate that yeah
Andis Brook okay so that's what I
thought it was I just didn't I didn't
know for sure uh Desi yeah we've sold
some condos up there there's great
neighborhoods up there um said it's in
Brook Golf Resort yeah and I'll dig into
that that is a really nice area great um
highly rated schools up there highly
schools up there so and it's really
close to East like high school which is
like one of the bangers if
uh right everybody's like oh I love to
go
Eastlake but uh inisbrook is a really
nice Community it's right off of 19 um
and they're about to open the uh the
Trader Joe's up there that's exciting
news it is everybody's like big
day you you get the uh the the the new
grocery store open you know you get
excited Stacy we had our our floors get
delivered I was I was very excited um
the trim got delivered today I'm like o
look at all this stuff and and
ultimately it's not it's not close to
being put in yet but like it just got me
excited because it's one step closer
right right to being back in the house
but it's really I had a moment I'm like
I can't believe I'm excited about this
like my kids are going to Legoland and
I'm getting excited about baseboards
being
delivered because that's just one more
step to that normaly yeah know getting
back in into a normal routine knowing
where all your stuff is normal is always
relative in these
conversations that's for sure but what
do you got for us I know you wanted to
take us on on some some we're gonna talk
about some fun things happening around
town what do you got yeah so you know
we're always talking about U these
master plan communities and all the fun
events they have so I thought I would
mention some of those for the holidays
that'll be a good example of what these
communities cool bring each season so
actually out at the crate at um The
Grove they are having holiday movies
under the
stars
um
so there we
go I think every Saturday until um
Christmas they're having like
family fun events there at the Grove so
they're going to have um How the Grinch
Stole Christmas on the 21st and which I
know is one of my favorite Christmas
movies but yeah so it's a free event
yeah yeah so family bring their chairs
and blankets and get all cozy and watch
movies Under the Stars yeah that's
really cool they they got a sound stage
set up there so they'll they'll play the
screen on there and there's all kinds of
restaurants and shops right around if
you uh go back and watch our Wesley
Chapel videos about about the crate and
Grove it's really really cool place but
that's a um that's a banger of a lineup
right there if you can get the Grinch
and L fall in one night um you know the
uh the four food groups which are like
what candy candy canes candy corns and
syrup
right there'll be some food Comas for
sure um after that event so make sure
you stock up on on all the sweet treats
before you get hit those movies which
you know the kids will love that and it
reminds me of when my kids were little
we lived up in Indiana and and they
would have movie Nights at the school
but we would have to be in the
gymnasium watching our movies on the
hard floor yep so being out under the
stars will be a lot of fun very cool yep
and then um out at erson Lagoon which is
one of the master plan communities they
are having a fun Grinch
brunch coming up here um this Sunday
here's the whole
schedule yeah so um yeah they're going
to have photos with Grinch and then
they're also going to play a How the
Grinch Stole Christmas show there as
well in a brunch
menu so that'll be a fun event for the
kiddos and erson is also having an ugly
sweater party and it's for residents
only but um they're also having a golf
cart decoration contest so what's really
fun is you know I just moved to erson
here a couple weeks ago and there are
golf carts all over the place and they
have them decked out let me tell you it
is really fun to
see so that'll be a fun of it yeah looks
like they've got movies on the turf they
got all kinds of stuff here too so
they're doing Grinch um I'm sorry Elf on
the 22nd there Stacy mhm that's pretty
cool and for those of you like wondering
those types of amenities because Stacy
brought up we talk about it all the time
but like um here's an example this
weekend they're doing bucks uh that's
the Buccaneers by the way um bites and
beer at 4M so they'll be showing the
Bucks game at the Lagoon they've got a
huge projector projector and a screen
out there so if that's your Vibe and
they got the tiki bar I don't know that
a whole lot of people be swimming when
it's 60 deges but there are those crazy
Northerners that come and visit because
the pool's heated so you get to uh go
hang out in there but it's cool to see
these types of events in the communities
that you live in and and have access to
those type of amenities so I think that
that's pretty cool um def definitely
some um some stuff they're doing home
alone on the 28th that's pretty cool and
the Pirate Invasion on the fourth yeah
you know when families move here one of
the things they're always anxious about
is how they're going to meet people and
um these events really bring people out
of the house and bring people together
and gives you lots of opportunity to
meet people just not through kids you
know because when you have your kids
it's a lot easier to meet people but
they also have adult events as well so
um but the marada which is connected to
um erson they're also having um some fun
events as well I think they're doing
movies under the stars as well this
Saturday they're having a gifts and
Farmers
Market where they're going to have local
vendors fresh food live music and
they're going to have pictures of
Santa and then um see there's another
adult event a holiday Paint and Sip so
oh man yeah but this one cost you cost
you $20 to paint a tropical penguin and
sip on some wine so that that'll be fun
that' be a good way to meet neighbors I
have yet to see a tropical penguin in
Tampa but you know hey I I'm sure I'm
sure they exist somewhere
um Flamingo maybe I don't know about the
penguin thing but hey either but yeah
and then they're gonna have a Christmas
and trivia or Christmas trivia and
s'mores so another family event okay and
that will be residence only and it's
free for them is that what the green one
is that the the residence only do you
know CU they got cigar night with um
live music um this is all going on out
at the Lagoon y'all so there's some cool
stuff that happens out there I know they
have some A Mixology um night too I mean
they have all kinds of stuff hashtag for
our livations
friends like the
sauce that's okay but I mean they got
stuff going all the way on next week you
got trivia night Christmas and trivia
with s'mores uh Santa Mary meetup on the
21st which is cool then like I said elf
and then F right following Christmas
they're going right back at us you got
trevia United Again karaoke um Home
Alone some Bingo action for those of you
who need it you know events all the way
through the new year so that's cool to
see yeah that'll be nice because you
know the kids are out of school for two
weeks so yep you know after a week we're
all like pulling our hair out wanting
them to go back so somebody got cage
those heathens
yeah yeah so um another fun event at the
shops at Wiregrass mall they have a
symphony in lights um they have a
nightly show so every night until
Christmas um it will start every hour on
the hour at 6 PM so it's a nice little
show if you go have dinner and then see
the show it's F love it there's Santa
there I think they're gonna have um like
pets with Santa and all kinds of fun
stuff
that's awesome and then the uh the peace
delay resistance right the the fancy
stuff what got some really cool stuff
happening out in Pasco we've talked
about this multiple times but I think uh
this is we got to get out here I know me
too I the last two years I've said I'm
gonna go and we haven't gone but it
looks like so much fun I drive by it all
the
time so snowcat Ridge out Dave City we
do have snow in Florida believe it or
not well hold on hold on
let's let's temper that we have snow
indoors they make snow
indoors
right there's a 400 foot uh sliding uh
Hill which is awesome all this takes
place in in Pasco County just west of
Wesley Chapel there um it it looks great
for we tried to get out there last year
with some clients that were in town and
we didn't end up making it kids got sick
um but this year we have definitely
we've already prepaid so we're getting
our butts out there um I'm excited to go
injure something because that's what's
going to happen to my old butt um I ice
doesn't
really it's been so long since I put on
skates Stacy pray for me I have no idea
what's happening there yeah that's been
dangerous I would not be putting on ice
skates helmets shoulder pads you know
knee
like I I need to go out there looking
like Stay Puff Marshmallow Man that's
that's the most safe way to to do that
but I'm excited to go down the hill man
I think that'll be fun that'll be a good
time be fun they have iglo that you can
rent out for private parties and it's a
fun thing yeah we went to a couple years
ago we went to an event in Vegas and we
went to this like Ice
Bar I hat it everybody's like I I can't
like we were in there and I
we must have spent an hour in there I
was like why are we doing
this why like the novelty wore off real
quick when you walk in and they give you
like a like legitimate goose down coat
that's like goes to your ankles that's a
problem yeah I don't that's not fun I
don't like to be cold yeah and the cups
were made out of ice too that's how cold
it was in there yeah that why did you
go EX I could say I did and never do it
again ultimately that's what was but hey
I I mean it was a thing you know like it
was a whole event um but yeah definitely
not for me but this is awesome like I
can't wait to get out there report back
to you guys I'm GNA take my cameras so
you guys can uh get in the action I'll
take the GoPro so you can like see point
of view like what's going on uh check
out all the events out there I think
this is great thanks for sharing this
stuff Stacey it's awesome next week
we'll have more Christmas um activities
for you guys kind of talk about about
what's going around um
downtown couple questions here um oh we
did we already addressed that yeah Desi
said that her brother said it's
inisbrook Golf Resort which is where
they do the valpar the PGA um event
every year um that comes every year
great Community beautiful Community out
there checking that out Miss Jack U Mr
Jackson says good evening good evening
sir um where are the best areas suburbs
in Tampa to rent an apartment for a
couple starting out 32 okay so you gave
it ages Mr Jackson as much as I would
love to just give a blind recommendation
I I'll say the same thing to you that I
say to everybody else totally depends on
your ideal lifestyle it also depends on
where you're going to be
working um and Stacy the video we're
making this weekend I'm talking about
one of the mistakes that people make and
they're like they start picking houses
before they do anything else yeah um and
this isn't to chastise you Mr Jackson
it's just to to kind of help you better
understand like if if you know where
you're going to be working that'll
that'll help to begin with because now
you know like geography and now you can
start working on commute times if you
don't have to go anywhere awesome right
like that'll then now you can really
pick you know as long as everything kind
of fits in your budget um but I'll just
say a couple things here the the average
rent payment for a two-bedroom two bath
on a um apartment in the greater Tampa
Bay area that's not in a shaky
environment let me put it that way way
that's because I can't tell you what's
good um legally I we just can't say that
um but what's not in a shaky environment
where I don't feel like I'd have to
carry my um my Armament every day is
going to cost you somewhere between
$1850 on the lowend to as much as three
grand you can spend way more if you move
downtown of course um but on average
somewhere between 18 and
$2400 depends on the amenities depends
on how new the building is um those
types of things so that's the first
thing I could give you the other thing I
would say is again what's your commute
going to look like where do you have to
go and then based upon that then you can
start looking at the different areas
because there a lot of great suburbs or
um urban areas that you might want to
consider but without us knowing exactly
what your ideal lifestyle is what what
your you know what are you into what are
your hobbies are you active like what do
you have to have by you are you Costco
or Sam's person like these things matter
and I don't I don't want to just blindly
give you bad advice
okay so forgive me I'm not trying to
beat around the bush I just want to make
sure that I don't give you poor ADV you
know I heard this guy say it was good no
we're not doing that right we want guide
you to the perfect Community That's it
man that's it and in the apartments
though like for the most part I I
understand the ass there Stacy because
usually apartment living is temporary
it's a temporary situation not a
permanent right so like yeah anybody can
do anything for a year we say that all
the time right you can do anything for a
year you can make it work but you also I
don't want to live anywhere where I gota
like worry about every single you know
my car being locked up all day long I
just don't and I'm not saying that I I
lock my car every day anyways but I
don't want to have to worry about coming
out and finding my my window smashed out
right and I'm not saying Tampa is bad
like that but every metropolitan area
has nonsense and um just be careful if
it looks like a really good deal it
ain't there why
it's a lot cheaper there's a reason why
yeah exactly that is the best advice I
give anyone if it looks cheap it there's
something something is off because it's
cheaper isn't always better no I just
gave you the range right you know and I
mean areas like St Pet cost like $1,000
$1,100 to rent a
room you know so if you start seeing you
know I got a whole house for 1,200 bucks
time out right you and
who you you and the bugs you you and the
you and the crew I I don't know man like
just be be careful um Mr Jackson says I
totally understand he laughs yeah
exactly all right man just make sure
we're on the same page I know I'm
beating that to death but I think it's
important um y'all it it is coming in a
holiday week I wanted to just kind of
get on the same page at everybody um
Christmas Eve and New Year's Eve both
fall on a Tuesday this year so we will
um as those two weeks we'll be taking
those two weeks off from our live stream
so if you are with us on a regular basis
you're watching this later just know we
won't be here on the 24th or the 31st
all right those uh we're going to be
spending time with our family Stacy's
got clients flying in um she's not going
anywhere this year I
am apparently my wife is tired of living
in an RV so we're gonna go up North and
freeze pray for me because I know you
know I was wondering that because you
always said I do not go back to Michigan
in the winter
forist but I was like I bet the RV is to
be
a yeah I trust me man I here's I I love
listen I love seeing my family right
there's something to be said for like
being around you know you want to be
around your loved ones like that's why
we try to host but um you know I get it
you know my my wife ultimately I go
wherever she the boss says we're going
right so we have I've been very
fortunate we've been able to stay home
for the last few years but this year she
has no interest in putting the gifts
under the Lego tree that we built on the
RV
table so we'll be traveling and doing it
that way but yeah it'll be cool
hopefully the kids can um see snow and I
will just hide inside with a uh with
house shoes on um for for everyone else
they call those slippers I know most
people don't know what those are in the
South um house
shoes and uh praying for warmth that'll
be what's happening there but we um I
just want to say this if we don't
connect with with you guys next week um
just know that um we we'll be here but
if we don't we don't connect with you
guys we just want to say Merry Christmas
happy holidays all the things you know
we're coming into that time of the year
and um it's been a a b and we've had an
incredible Year from serving clients oh
my God you know Stacy Alone um had I
mean one of the best years uh she had a
a a better year this year than I ever
had as as an agent in the 12 years
leading up to this um
so I'm so proud of her uh and so proud
of of you know Marsha and and and Dennis
and everybody in our team back home and
Eric and Sophia and um and Kate in the
in the in the background serving all of
you guys and just thank you um for your
trust in us and our team God we love
doing this right so um and you guys make
it special those messages and the DMS we
got over the last few weeks just letting
us know that you you guys were there for
us and um you know um the condolences
and and everything it's just it's been
one of those years like I said I'm ready
to hit the eject button um just from
from the pain stuff but there's been a
lot of Joy too and uh we're grateful man
and we look forward to serving you guys
in 2025 and Beyond um and you know
making those you know those uh um those
days when you don't have to shovel
Sunshine Desi you all like that making
those become a reality for people and um
even with all of the the headaches and
the heartache that we've had this year
man like it's still still just been an
awesome awesome opportunity to make new
relationships and help you guys on your
journey and your dream so thank you for
trusting us and uh we look forward to
serving you in the future Stacey any uh
final words this week uh remember we're
coming back next week y'all but uh yeah
holidays will be off any final words
well it's definitely a team effort I
mean all of our success we've had has
been because we have such a strong team
and we all work so well together and um
I love all the support from you know
coming on here and meeting people and
seeing this same names and I feel like
we have a a really nice uh community and
I'm just very grateful thank you yeah
absolutely you guys are great um like I
said if you're watching this later throw
questions in the comments we we'll get
them together and bring it back to you
guys next week we'll come with answers
that's where a lot of these questions
come from that's where a lot of this
content comes from we appreciate you
guys and as always go out and live that
Tampa life y'all you guys have a great
evening God bless we'll see you on the
flip side later
