if you're considering making a move to
Tampa Bay in 2025 get out your favorite
note-taking device or pen and paper
because this is your ultimate relocation
guide now let's be real moving to a new
city or state can be incredibly
overwhelming how do I know because I've
made the move myself and if you're
anything like me you've got tons of
questions swirling around in that head
of yours that have to be answered before
you can make the move questions like is
Tampa Bay a good place to live what are
the best neighborhoods and suburbs for
me is Tampa Safe House traffic and how
long is my commute really going to take
every single day the cost of living
which has risen what are the best
schools for my children and many many
more and you're probably wondering how I
knew all your questions well first of
all we've helped over a hundred families
make the move and I've also made the
move with my family a little over six
years ago my wife Kate and I packed up
our family of five sold almost
everything we owned moved 12200 Mi South
here to the greater Tampa Bay area are
and have been loving it ever since we
also help people just like you buy sell
and relocate all over the greater Tampa
Bay area if you have more questions by
the end of this video do not hesitate to
reach out to me and the team there's two
ways you can do that you can leave a
question or a comment down below I'm
happy to answer those I don't have an
assistant doing that I'm going to jump
in and have a conversation with you as
long as it's a legitimate question
that's the first way second way is you
can jump directly into my calendar if
you go down in the description there
you'll see a link that says schedule the
time to talk with Juan I can jump on
Zoom with you and help you get started
with the process now if you are
considering making that move make sure
you save this video that way you can use
it as a resource in the future or if you
know someone who is looking to make that
move feel free to share it with them as
well because we're going to cover things
like y Tampa neighborhood overview I'm
even going to jump into Google Maps show
you guys a real good overview of the
area we're going to talk about the cost
of living employment opportunities
education in schools lifestyle and
Recreation climate weather and the pros
and cons of living here in Tampa Bay the
first thing I want to start with is why
Tampa you know Tampa has really grown
over the last 5 years in popularity you
know and that has a lot to do with the
diversity um the the mix of both young
and wise uh residents moving to the area
obviously we have incredible winners
mild winners to say the least we average
about 70° from November all the way into
April which is fantastic you get a great
mix of urban Suburban and bay living
which is very unique to Tampa Bay
specifically and something we have
fallen in love with we have
award-winning beaches you know if you're
not familiar with those beaches we've
got Clearwater Beach and St Pete Beach
which have both been recognized as the
best beach in America and if you just
drive an hour and 20 minutes south
you'll be down in cesta ke another Beach
that has been recognized as one of the
best beaches in America from the white
sugar sand and the Sugar Sand festivals
you know we've got abundant Sunshine
incredible weather a diverse culture and
there's really something for every
lifestyle here in the greater Tampa Bay
Area Tampa was recognized just this year
as one of the real estate markets to
watch it's been voted one of the best
places to retire um which I always find
fascinating because if you didn't know
the median agent Tampa just over 36
years of age which is fascinating
doesn't really go into the mix of great
place for retirees but it is that
diverse really and it was voted by Time
Magazine as one of the 50 greatest
places in the United States to live so
the next thing I want to do is jump into
Google Maps and give you a bird's eyee
view or an overview if you will just
kind of giving you some sense of where
things are how they live um and I this
has been one of the most requested
things people love when when we jump in
in the map specifically and start
talking about these areas so I figured
I'd add it into this video too because
it it's usually very helpful all right
so let's jump over there I want to break
this down into the different counties
and then talk about some of the specific
cities in the area maybe how they live a
little bit maybe that helps you out all
right so the first thing I want to do is
take you out if you're a beach baby I
want to take everybody out to our Gulf
beaches now if you didn't know we've got
worldclass beaches right um clearw St
Pete madira Treasure Island these are
some of the greatest beaches in this
country if you just drive an hour and a
half South now all of a sudden you're
down in CS ke another incredible Beach
also recognized one of the best beaches
in this country there is roughly 27
miles of beautiful white sugar sand you
know starting at North clearw Beach
working all the way down through Passa
Grill just outstanding if you jump
through the bay here now you're down in
Anamaria Island down into uh Bradon
beach homes Beach Longboat Key and again
just south of there you got Leo key and
CS Key Beach gorgeous area so keep that
in mind but penel county is for my beach
babies if you're a beach baby you're
going to love these areas now the real
question that you have to ask yourself
is am I somebody who is comfortable
living on a Barrier Island and what I
mean by the Barrier Islands well
Clearwater Beach is on the Barrier
Islands madira Beach uh St Pete Beach
these islands are exposed to all of the
weather and all the challenges you can
have now if you didn't know we've had
some challenges last year we had a lot
of people get their homes flooded or
damaged because of uh the storms that
came through hurricane Helen even though
it was a 100 miles off the co Coast of
Florida really did a lot lot of damage
and then we had hurricane Milton come
through and with all the rain more
damage there um the hurricane itself
slid to the South and you know I'm I'm
sharing the real with you guys so just
keep that in perspective so if that's
not for you what I would encourage you
to do is move a little bit more Inland
start thinking about you know those
suburbs like uh Palm Harbor dun Eden
maybe Largo uh seol which is another
really great area um you know St
Petersburg there's a lot of good places
to live here but I'm just sharing with
you if you're Beach baby this is a great
spot you're usually never more than 25
minutes away from a beach which is
fantastic and really no more than 45 to
55 minutes away from the the airport
either I've made a drive from my home
which is right by Indian Rocks Beach to
the airport in 28 minutes now I'm here
to tell you that that was a Unicorn Run
meaning it probably won't ever happen
again I didn't hit a single light it was
early in the morning it was amazing I
usually budget 55 minutes I usually make
it there in about 45 but that's the
approach you should take now as we go to
the north and out to the east now we're
moving into Hillsboro County and this is
areas like Trinity a little part of
Odessa loots um you coming out here to
Plant City through Lithia coming down
through wam Mama this is where Tampa
proper is uh areas like Westchase and
carolwood Temple Terrace the University
of South Florida New Tampa these are all
areas that fit in here Brandon Riverview
some very popular suburbs Fishhawk very
popular suburbs so these are areas that
you might want to consider too now over
the last few years Pasco County's really
become crazy busy now this isn't a
perfect um uh boundary line here but I
want to share these communities Lando
Lakes Odessa Wesley Chapel Wesley Chapel
is so busy um and because it has all the
amenities incredible shopping Premium
Outlets so many fun things to do great
Parks there's an ice rink out there pop
Strokes out there a lot of really cool
things uh San Antonio's become very
popular there are two man-made lagoons
out in these areas and if you've never
seen them they're unbelievable uh Zephyr
Hills is becoming popular even Dade City
which used to be one of those like
laid-back quaint quiet rural areas is is
now becoming very popular so um
definitely worth checking out and as we
slide down to the South now we get into
manate County again these boundaries
aren't perfect but that takes us into um
areas like Lakewood Ranch to the South
which Lakewood Ranch splits between
manate and Sarasota counties but you got
Lakewood Ranch and Paris these are some
of the most popular as a matter of fact
Lakewood Ranch has been recognized as
the number one master plan community in
the United States for six consecutive
years it is awesome and areas like
Parish are trying to really compete with
that and get people another option that
may not have lakid Ranch in their budget
um so just keep that in mind it's
awesome and they give access to really
cool things you can be off the coast and
be to an area like St Pete Beach in
about 35 to 45 minutes depending on
traffic that's pretty awesome so keep
that in mind the Manatee County
definitely has uh Great Schools a focus
on safety depends on the community you
move into but areas like Bradenton are
wonderful like Wood Ranch Parish um
obviously Anam Maria Island homes Beach
you know Beach there's a lot of great
things to love about the greater Tampa
Bay area and I wanted to give you guys
this you know bird's eye view this
Topline overview so you can really dive
deep if you've got more questions or
specific questions about areas check out
those playlists below they'll give you
those specific neighborhoods so you can
really dialing in and learn more about
those areas so the next thing I want to
look at is the cost of living because
this is a conversation that we have with
almost every single client when we're on
those Zoom calls and I know it is a
question that I had in my mind and you
most likely do to is how far does my
money spend in Tampa Florida versus
where I'm at now now I can't tell that
for every single person but I can give
you guys some excellent resources that
are going to be extremely helpful number
one and my favorite tool of all time is
the Forbes cost of living calculator now
I want to take you over here right now
CU this is cool um I'll put the link to
the description down below so you can
actually go use this this is a great
resource but what it'll allow you to do
is come in and say what's the cost of
living in blank versus blank okay so I'm
going to use an example here let's say
you live in Boston Massachusetts and you
make
$175,000 a year in your household maybe
that's you and your spouse um you and
your significant other um and that's
what your pre-tax household income is
and this tool is awesome so it allows
you to say okay live in Boston but I'm
going to be moving to Tampa so let's put
Tampa in here and then what you can do
is you can hit calculate and it's going
to tell you how far your money goes how
does that
$175,000 if you're able to keep that
salary when you Rel locate here how is
that going to spend versus where you
currently live awesome that 175 is going
to spend like
116,000 according to the Forbes
calculator is this perfect no is it a
good measuring stick absolutely our
clients have told us that this this has
been a very valuable tool for them so I
wanted to share that with you um and in
my perspective it's pretty darn close I
live here I know what I spent on a
regular basis um and I'm going to show
you some of the insights you get on this
website it's not just that hey this is
how your money spend if you scroll down
you can see the cost of living in Tampa
is 51% lower than it is in in Boston
Massachusetts which you I think most
people would expect but it gets into
specific categories right housing is 57%
lower it talks about the the median
sales price and I just looked this up
right now before we got on this um on
this uh the video today and this is
right about spot on I'm I'm coming up
with $4.49 so that's pretty darn close
but I don't know what the average home
price is in Boston outside of what red
fin tells me and I know it ain't cheap
so keep that in mind apartment rent
that's about right $1,800 for a
two-bedroom apartment is is pretty much
spoton energy cost 200 bucks I think
that that's fair we'll get in I'll give
you another resource I want to give you
guys some more insights phone bill and
then it gets into Transportation it
talks about health care what the expense
you can expect from there um it keeps
going into miscellaneous right what is
coffee and milk versus where you are I
mean some people really want to know but
this is a great tool cuz you can do this
from any city in America to almost any
other major city in America this is a
wonderful tool so that's the first
resource I want to give you the second
resource I want to give you is my wife
Kate and I literally just did our cost
of living in Tampa video last week or
the week before where we actually show
our real budget what it cost us to live
here in our four bedroom 2 and a half
bath home with the pool right by the
beach we share that with you guys we
don't live on the beach we live in um
pel County we're away from the Barrier
Island
um so just we break it all down y'all we
share our Energy bill what you know what
we spend on on homeowners and auto
insurance uh all of those things so
that's a really good resource as well
you can find that in the playlist down
below too so just keep that in mind
these are really good tools to help you
dial in what it's actually going to cost
you to live here and in our experience
the cost of living here in the greater
Tampa Bay area is more expensive than
than some areas and specific things like
when we go back to Michigan to visit
family we notice right away that our
growth groceries cost more we knew that
we moved here and we can still feel it
so we know that's different but their
energy cost is very similar um their
property taxes are actually more that's
part of the reason why we move um and I
feel like you definitely get less
lifestyle up there but that's just where
we were and our experience you really
have to measure this versus where you
live so that's why I wanted to give you
these tools and these resources so you
can make a comparison and make a
qualified decision that helps you decide
whether this could be the right move for
you or not now since we're talking about
the cost of living I don't think we can
finish that without talking about
housing and to be quite honest with you
our housing is as diverse as the people
who live here right our residents we you
can find anything from you know a a
$10,000 mobile home that totally needs
to be gutted that you know you have to
rent you know the lot from somebody to
to live on to you know multi-million
doll Coastal real estate $520 million
that is literally as diverse as it is
now I want to give you some general
expectations if you're not someone who
is buying you know a piece of coastal
real estate and putting a 6,000 ft home
on it let's just say you're the average
family like Kate and myself and um those
are the types of properties you're
interested in what can you expect to
find all right well as we discussed
going through the cost of living there
you know the greater Tampa Bay Area the
median sales price is right around
$450,000 right now but that includes
everything from tow houses and condos um
to single family homes and even uh
manufactured homes or mobile homes if
you will where people actually own the
land so that's a very diverse you know
set of um of circumstances but if we
talk about the single family home
meaning you know a three-bedroom two
bath or four bedroom those types of
homes what can you expect to pay in the
greater Tampa Bay Area well the median
sales price for a single family home in
Tampa proper right now is around
$429,000 um in St Pete it's about $449
,000 so $450 Clear Water
$485,000 areas like Wesley Chapel which
we spoke about which is extremely
popular
$465,000 now we sell a lot of these
types of homes this is the client that
we most often serve this is typically a
family or um you know someone looking to
relocate to the area maybe they're an
entrepreneur these are usually my
clients um and what are they spending on
average because again median and average
are different right the average is if
you sold 25 homes the total number you
divide it and that gives you a number
which is usually higher than the median
because the median is the middle of the
activity and then they throw out the low
and the high so what do we usually see
what's that average we usually see our
clients spend somewhere between
$500,000 to as much as 1.2 that's what
we usually see but we have had clients
purchase single family homes for as low
as
$330,000 recently on new construction um
so whichever you know type of property
serves your needs you can pretty much
find it here so just keep that in mind
but here are the types of properties you
can expect to find you're going to find
a lot of uh older homes you know stuff
built in the 40s 50s and 60s even in the
70s when you move towards the coast um
down in St Pete you can find
100-year-old homes historic homes same
thing in Tampa proper you can find
historic homes there as well you Tampa
was founded in the 1850s you can find
real estate that dates back to the 1800s
it's very rare but it does exist a lot
of early 1900 uh real estate and then
you can find you know brand new
properties where they've torn down the
the existing home either because it was
in dis repair or um or that was their
choice and then put up these beautiful
new modern homes it just depends on what
your taste is um but when you you know
did different type of architecture
you've got you know um Key West Isle
homes you've got a lot of Ramblers um
these are single story that uh up north
we used to call them Ranch a ranch style
property but a single story home low
roof line um all block construction
there aren't as many um stick built or
homes built out of wood because we have
things like termites and hurricanes and
winds you got to deal with um so you're
looking for those you know block homes
are a great way to go um and new
construction in the greater Tampa Bay
Area comes with the lowest cost of
ownership usually the insurance is
significantly less than a home that is
near the coast um and uh you're held to
to new construction standards so there's
a lot of nuance there but you can get
something with a ton of character an old
Victorian or Bungalow or craftsman style
home you can absolutely find those but
if you want one of the new modern Sleek
designs with with with clean lines you
can absolutely find that here in the
area also it just depends on what your
ideal lifestyle is and what you're
trying to accomplish and if you do have
more questions about making that move
don't hesitate to reach out to me and my
team like I said all of my contact is
listed down below there's even a link to
my calendar so you can jump on a zoom
call with me and I can really help you
get dial then and started with the
process the next question we often get
is Juan where are the jobs where are the
jobs that provide the type of income
that you need to live in the greater
Tampa Bay Area well that's a great
question a lot of our clients bring
their jobs with them they are either um
being hired into a company here and
they're making the relocation or they're
fortunate enough to work remote we
usually see about a 50/50 balance even
today when I know a lot of people are
being called back to work we're still
serving a lot a lot of individuals or
families who are able to work remote so
I don't know what your situation is but
you know in terms of the largest
employers in the area you've got you
know mcdill Air Force Base uh you've got
bakare you've got Publix uh Hillsboro uh
schools is is another another one uh
University of South Florida um panel's
County Sheriff there's a lot of
employers here we've got Defense
Education medical and Tech um relia
Quest we just did the REI quest bll with
Alabama and Michigan I was able to go to
that was awesome by the way um but but
um cyber security is one of the biggest
movers I've seen recently pulling people
to the area I've moved more than a few
people um that have been um given job
offers and are making the move here to
the area because Tech has really been
driving a lot of Tampa uh Tampa's
unofficially the tech Hub of the State
of Florida I know people think it's
Miami that's more financial uh but
Tampa's really grown and and attracted a
lot of young talent and a lot of senior
Talent as well so um definitely look out
for those when it comes to employment um
it just depends on what trying to
accomplish but Tampa has a lot to offer
in terms of jobs so keep that in mind
now the next topic we're getting into is
education in schools and this is one of
those highly debated conversations and
to be quite Frank this this topic in
general is very subjective now I know we
try to make it objective by things like
standardized testing and those types of
things as well but I'm not here to argue
the Merit of those tests what I want to
share with you guys is um my experience
number one um I want to share with you
great schools that we have in the area
that rank high according to public
sources and voted on by parents um I
think that's a very valuable tool and
also share with you some some articles
and some news sources you can read and
give you some insights on how to
approach this honestly so first thing I
want to start with is uh US News um
ranked Florida the number one in
education for the second consecutive
year now it's not number one in prek or
uh you know kindergarten through 12th
grade I think we ranked ninth or 10th in
there honestly um this year
uh but formal education secondary we're
talking about colleges they rank number
one and and this is again overall we're
ranking number one for the second
consecutive year there's something to be
said about that if a publication's
willing to to print that um they're
putting some some work and uh
objectivity behind it and you can go do
that I'm going to put the link to the
that resource down below so you guys
have access to that that's the first
thing I want you to be aware of number
two there are great public resources
like uh greatschools.org Public School r
View and niche.com these are some of my
favorite it allows for the community
members residents to leave comments
leave um uh ratings if you will and that
is a great place to go check that out
okay the good schools or the the highly
desirable schools I will say because I
can't tell you whether something's good
or not again that's subjective right but
here's the reality of it um the highly
desirable schools in the area when it
comes to Public Schools you know we've
got um you know Stein burner High School
in Tampa we've got Plant High School
School in Tampa we've got Palm Harbor
University we've got East Lake in Tarpon
Springs you've got a wire grass Ranch in
Wesley Chapel there's a bunch of those
and there's different types of programs
for your kids as well you know um the
State of Florida is School of Choice
meaning that just because you live in an
area doesn't mean that's the only place
that your children can go to school we
also offer vouchers for parents that
choose to put their kids in charter
schools and we've got some really good
programs we've got magnet programs we've
got stem programs there's a lot of
different options when it comes to
education in the State of Florida both
public and private or semi-private um so
you've got those options as well there
are so many different areas I could go
into this but I I want to give you you
know some tools so you can do the
homework right um when it comes to
universities we got the University of
South Florida University of Tampa and St
Pete College those are three of the
biggest here and again it's a great area
in in my experience our clients haven't
called me you know after being here for
2 or 3 years said Juan the education
system is terrible we've got to we've
got to make a change a lot of them are
strategic about what schools they put
their children in not everybody has that
option so just keep that in mind you
know if you're going to be using the
public transportation system for your
kids if they need to go to the buses you
know you're going to have to do a lot
more diligence about what neighborhood
you want to live in because I will say
this the school ratings vary wildly
wildly so you can absolutely find some
schools that rank terribly in terms of U
their public ranking but you can also
find some of the absolute best so just
keep that in mind education is one of
those sticky situations but it's super
important I'm a dad of three I get it
man when it comes to education we want
the best for our kids and it is
completely understandable and I think
it's it's well warranted all right now
let's get into some of the fun stuff why
people choose to relocate here and
that's lifestyle and Recreation when it
comes to Florida living and your ideal
Lifestyle the thing I always tell
everybody is you do not have to shovel
sunshine you know my friends used to
call and ask you know Juan you've been
there a year what's the biggest
difference and I would say that exact
phrase because it was true I got rid of
the cold gray dreary winners and that's
not everybody's situation you know some
people have incredible weather like San
Diego as an example it's one of the most
beautiful places on Earth hands down
however it's also one of the most
expensive places on Earth um and there
are a lot of other things that you may
not appreciate about that area right but
when it comes to those you know outdoor
activities and the amount of things you
can do I mean from our worldclass
beaches you know the white Sugar Sand it
I want to slow down here for a second
like the sand that we use makes sure
that you don't burn your feet I know
that sounds silly but I used to go to
the Lakes when I lived in Michigan and
during the summer you'd burn the snout
out of your feet you know walking across
those Lakes because we didn't have that
type of sand but the the the quartz sand
that they use here it just is awesome
you can walk out there and not get
burned which is great sounds silly but
it matters um you know we talk about the
the parks we have our County parks are
some of the best I've ever seen our
local city parks our kids choose to go
there regularly to hang out with their
friends because they've got like all
these climbing things and there's always
a lot of activities that are available
to you we got skate parks locally um
we've got you know the local parks where
you can go and swim and like there's so
many different things you can plug into
when it comes to sports you know whether
you're an adult or you have children
that are involved in sports we've got
that in spad I I mean um you got IMG
Academy to the south in Braden uh
Bradenton so there's a huge focus on
professional sports and and growing the
youth to get to a point where they can
hopefully be in professional sports one
day but having this type of weather and
lifestyle gives us the ability to be
outdoors a lot of a lot longer so my
kids play soccer in the winter they swim
all year round my kids are swimming they
took today off cuz it was like 40° this
morning but we swim
Outdoors right that could never happen
when we lived up North so like these
things matter to us they may not matter
to you but you know there's so you know
the amount of golf courses that are
available the walking path the bike
trails the golf carts if that's
something you want to do you know there
is uh disc golf everywhere pickle ball
every dude I could go on for days and
we're not even talking about the water
sports yet we haven't gotten to boating
and fishing and jet skiing and uh kite
surfing and wind sailing there's so many
different things you can plug into which
is great another thing that we love
about the area is there is a ton of
fantastic restaurants nightlife and
entertainment if that's for you um for
you you know you've got the stra center
in downtown Tampa you know we've got the
theaters um and all of the museums both
in St Petersburg and Tampa there's just
so many different things you can plug
into to that we absolutely love and then
when it comes to familyfriendly
activities again Beach is great you know
getting out in in the community we've
got you know gymnastics everything you
could ever ask for so we just we this
was a huge part of the reason why we
moved and a lot of other families choose
to call Florida home again it's not the
end all be all but if you're someone who
is active you are going to absolutely
love living in Tampa Bay the next
question we often get is about climate
and weather and you know people are
terrified of hurricanes which I
completely understand and I have been
affected by them so I know what that
fear looks like in reality um also
people are concerned about is the
weather too hot for them and that's such
a good question because that is very
objective but what I want to do is give
you some some idea right some some
general um understanding of what the
weather is really like so from November
to March our average temperatures are in
the 70s okay now that's the average it
can be higher and it can be lower uh
today is a great example there is a
giant cold front across the entire
United States right now and it's so
large it has dipped down here in the
greater temp across Florida it's all the
way down into South Florida I woke up
this morning it was 41 degrees here in
Tampa and that is cold y'all I'm not
used to that anymore and we'll have a
few days a year like that as a matter of
fact the the stats say we can have at
least one day where we get close to
freezing one just one day a year on
average um but we definitely have a 2 to
3 we time period in my experience over
the last 6 years um that we dip down
into the high 30s low 40s at night and
will'll be in the 50s or 60s during the
day that's pretty cool now for some of
you you're like that would be awesome
others of you you're like that's too
cold and I'm one of those people now um
but for the most part from November
through March you're going to find 70°
days on average we have very mild
Winters they are very dry typically
that's our dry uh season the
temperatures are amazing everybody's out
walking around you know living their
best life it's awesome and then summer
starts to come on okay now I just gave
you November through March that's our
window there now when it comes to April
those temperatures start to heat up
April May the average temperatures are
typically in the 80s even in the June
technically um and then July through
September our average temperatures are
in the '90s and then it starts to cool
down a little bit in October or November
gets back into those um the average 80s
I'm sorry October and then in November
it starts to get back in the 70s again
that is the typical cycle now are there
years when that can shift and be a
little bit different the answer is yes
but the big thing to understand is that
July through September and I really
think it's more like um the end of June
through the middle of October uh the
temperatures can be oppressive if you
will I mean we're talking about 90 plus
degrees every day um from my
understanding what I've read um Tampa
has never seen a 100° day which is
pretty interesting people think it's
like overbearingly hot it it is hot
because the humidity comes along with it
and it can be sweltering y'all like the
termo pressive is fair and it's not for
everybody we like the heat but I'm not
going to lie going into the grocery
store and sweating and then you know
getting out of the shower walking right
outside and sweating that's not always
fun but the exchange for us was never to
have to scrape our car again never to
have to shovel the driveway ever again
again you don't have to shovel Sunshine
that was worth the exchange we were
gladly willing to change twice a day uh
take take a second shower or jump in the
pool uh rather than having to bundle up
and live through six months of cold
dreary gray weather um and that was an
exchange we were willing to make but
that's not for everybody so if you're
someone who can't handle the heat
literally you should probably stay out
of the kitchen if you like warmer temps
you're going to love it here right are
you challenged by other things like
hurricanes and tropical forest wins and
the answer to that is yes also you know
hurricane and Helen and hurricane Milton
RI through here this year we've already
shared our story um our home was damaged
in Hurricane Milton even though it was
to the South we got 12 in of rain in 6
hours and our home we found out was the
lowest house in our neighborhood well
guess who got wet it didn't come up 2
feet or 4T you know like it did on the
coast it it came in just enough to ruin
everything that was on the ground um and
it's been a challenge y'all and that's a
reality of living in Florida if you want
to live on the coast are there other
areas that get you away from those
concerns um with with less risk the
answer is yes we live in Florida I don't
think there's anywhere that is no risk
um but you definitely want to look for
higher elevation you want to be out of a
flood zone these things are important um
and then just you again if you're not a
beach baby you know maybe move in a
little bit Inland where these things
aren't it' be very rare that those types
of things could ever happen to you but
again there are areas where it can
happen you just have to do diligence and
you have to work with somebody who
understands the lay of the land and
that'll get you in a good position but
whether CL again you don't have to
shovel Sunshine we love it here we're
not going anywhere even after the
challenges we face but it's not for
everybody the question is is it for you
so let's talk about some of the pros and
cons of living in Tampa and you know to
be honest with you the advantages for us
have way outweighed all of the
challenges and that's not going to be
everybody's circumstance right again it
depends on what type of Lifestyle you're
looking for if you're coming here
thinking that Tampa is going to be
perfect I got to be honest with you it's
not going to be um and in all fairness I
don't think there's anywhere in this
country that is perfect there are areas
that are definitely more appealing to
others but I Perfection doesn't exist
it's very difficult there's going to be
a a pro and a con everywhere you choose
to live the question that you really
have to ask yourself is are the pros
that I am um seeking going to outweigh
the challenges that I could face right
or the things I don't necessarily love
about where I live and and I totally get
this you know when when we get feedback
from our clients or from from other
people that we live with and we love
right like you know people definitely
complain about the heat at some point
every year but just like when we lived
up north we complained about the Heat
and the laughable part was that it was
usually only about 16
weeks so you know it's perspective as
everything when you think about this for
us we made a decision that we would
rather have you know abundant Sunshine
over 250 days of sun sunshine on average
and to be quite honest with you there
are very few days when the sun doesn't
shine if it goes two or three days here
because of like rainstorms or just
gloomy overcast like I can start to feel
it and so can my wife Kate and that is
such a huge difference you know we just
went to to Michigan to visit family for
the holidays we were up there for 9 days
and I saw the sun three times so did my
wife we counted it all right one was for
about 7 Minutes in the morning another
was about for for uh 3 to 5 minutes in
the afternoon and there was a day when
it was sunny for almost 4 hours hours
that's what we
got we came home we were like thank God
we saw the sun it took 600 miles for us
to Drive South before we saw the sun
again and we were so grateful and for us
that is a huge part because it makes you
feel so good there's something about the
sun splashing on your face vitamin d and
vitamin C sea um those two things for us
were a huge impact on the quality of our
life that may not be the thing for you
but you know when it comes to living Liv
in this area there's lifestyle of Gore
there's something for everyone we have
incredible weather we have challenging
weather too just know that um there are
Knuckleheads and incredible people that
live here just like there are everywhere
else on this planet um you can find
trouble and you can find blessings and
just like so many other people and so
many other areas you know you're always
going to find what you're looking for
the question that I would ask you is
what attitude are you bringing are you
bringing the attitude I'm or I'm looking
for challenges or bringing the attitude
that I'm looking for blessings I think
