In this video, I'm telling you all about Coastal Delaware's BEST & WORST new home builders and putting them all into an honest ranking!
Right now in coastal Delaware, there is new construction being built everywhere you look.
After helping hundreds of families find their dream beach homes and analyzing over 1,000 new
construction sales in our market, I wanted to share with you which builders deliver the best
value and quality here in coastal Delaware. So in this video, I'm going to show you exactly
which builders are crushing it here in coastal Delaware and which ones that you should probably
be a little bit more cautious about and really what you can expect from each one. What's going
on you guys? I'm Matt London, a local coastal Delaware realtor helping people just like you
move in and around the area. And we put out content each and every week discussing life
and real estate here at the Delaware beaches. So smash that follow button if you would like
to stay in the loop each time we put out new content. Before we dive into specific builders,
let me tell you a little bit about how I rank them. So instead of just listing everyone
alphabetically, I'm grouping them into three distinct tiers based on really how they actually
operate within the market. The three tiers are going to be custom builders. Now, these are like
the artisans of our industry. They're only building a handful of homes each year, and each
one is completely unique from the next. We're talking about builders who are going to sit down
with you and you design your dream home from scratch. The build time is typically a little
bit longer, about 12 to 18 months, but you get exactly what you want. Now, these homes usually
start north of a million dollars and can go up well past $5 million. So stay tuned for those.
Next up, we have our semi-custom builders. This is going to be our sweet spot. You know,
we're really seeing a lot of these in the area and these builders are doing what I call semi-custom
work. You know, they've got base floor plans that you work off of, but they offer significant
customization options away from those. Now they're building, you know, a couple of hundred homes a
year and they really found the perfect balance between customization and efficiency. And these
typically range in price from about $700,000 to, you know, north of $2 million, just depending on
the location. The final tier we have is our production builders, and these are gonna be
our volume builders. You know, there's nothing wrong with volume builders. They're building
thousands of homes each year, which means they can often offer better prices through the economies of
scale. Now the trade-off there is that there's gonna be less customization options, and you're
typically choosing from some pre-designed packages with a little bit less creativity.
Now these homes can range anywhere from about $500,000 to $900,000. There's gonna be a little
bit of wiggle room on either side there, but that's a good general guideline of what you can expect.
But let me be honest, the best builder for you is not always the one that's in that highest tier.
It really depends on your personal situation and what you're looking for. A production builder
might actually be perfect if you want a new home quickly and don't need a lot of customization
options. On the flip side, if you've been dreaming about the perfect coastal home for years and
you've got the thing picked out and mapped out in your mind, then maybe a custom builder aligns
better with your needs. Now let's discuss which builders fit into each category, and more
importantly, which ones are actually delivering good quality and good value within each tier.
So without further ado, let's dive in. We're gonna start with our production builders. Again,
these are the bigger players in our market who've really mastered the art of efficiency,
and they're building, again, thousands of homes each year, which lets them offer some pretty
competitive pricing across the board, whether it's in options or just the home price in general.
Now first up is Khovnanian Homes. They've been a pretty big player in coastal Delaware for a
number of years now, and there's a reason why they've had the longevity that they've had. Now
while they're building at a much larger volume than a lot of other builders in the area, they've
managed to maintain pretty solid quality standards. And what I like about Khovnanian is that a lot of
what they include as just a regular option is an upgrade with other builders, and for the price,
they have a decent level of customization that you can do within their pre-built packages. Now
they're building primarily in the $500,000 to $700,000 range, and their communities usually
include some pretty nice amenities, particularly their Four Seasons product, which is their 55 and
over communities. Those amenities in those 55 and over communities are some of the best that I've
seen in any community. Another big player in the space is D.R. Horton Homes. The difference with
D.R. Horton is they're an inventory builder, so the details of their homes are typically all
selected and mostly built prior to being able to get that home under contract. Now their homes
typically start in the upper 400s, low 500s, and they're really good at maximizing square footage.
You get a lot of living space for your money, and they often prioritize open floor plans, so the
homes feel much bigger. Again, one big thing with D.R. Horton is they're not going to offer you a
bunch of customization options being an inventory builder. So the sales reps at the communities
oftentimes pick out the finishes and stuff in the community based on what a lot of people are
asking for, and that's the homes they build. So by the time you go under contract with D.R. Horton,
you're typically about a 60-day maximum before you can get the settlement, because most often
they're already at the drywall phase when they list those homes for sale. I think NV Homes is
also worth mentioning here. Even though they are a production builder, they tend to build at a
slightly higher price point than some of the others. They're usually starting in the mid-600s
and above, and what sets them apart is that their finishes tend to be a little more higher-end
than many of the other production builders in the area. However, again, that comes with the
trade-off of a little bit higher pricing. Something interesting that I've noticed with
all of these production builders is that location really is everything, and that can be said across
any of these builders, but I've seen the same floor plans from the same builder vary by up to
$200,000 just based on which community it's in. Again, that old adage that location, location,
location are the three most important words in real estate. Now, while the builder is certainly
important, where they're building can be just as crucial to your pocket.
I will say the biggest advantage with these production builders is speed. They've got
their processes pretty well down to a science, and many of the framing items they use are all
pre-built in factories, which cuts down a ton of the building time. So while a fully custom home
may take 14, 18 months to build, these builders can often get you into a new home from contract
to closing in about six to eight months. Most usually have some level of inventory homes
available, so if you wanted a quick move-in option, a lot of them offer that. Or again,
in the case of D.R. Horton, you could go from contract to settlement in roughly 60 days.
One important thing to mention, no matter which builder you go with, is always get your own
inspection, even though it's new construction. I know that sounds crazy. As long as the builder
allows it, definitely get one. I've seen enough homes to know that even the best builders can
miss things when they're building multiple homes at a time, and having a third-party inspector go
through can just be worth its weight in gold, so I always advise that. Now let's move on to the next
tier and talk about our semi-custom builders, and this is really where it gets interesting.
These builders are filling in kind of the gap between those production builders and the custom
homes here in coastal Delaware. They're big enough to have proven floor plans and processes,
but they give you significant customization options, so not every home looks exactly the same.
Now first in this category, we've got Shell Brothers, and they're probably the biggest
semi-custom builder in all of southern Delaware. Now after getting a peek behind the curtain at
their design process and what it entails, I can tell you that Shell Brothers provides the largest
design choices without going to a fully custom home builder. You know, we're talking about they
have options like 97 varieties of hardwood floors to choose from. It really is crazy when you get
into the process. Now their homes are typically in the 700 and up range. They can get up over 2
million, again depending on location, and they're one of the few builders I've seen that actually
includes a lot of coastal design elements that buyers are looking for here. They like wider
wraparound porches and coastal elevation options, and the just the homes just look like overall
beachier feel. And depending on the neighborhood, now most buyers are putting 150 to 250 grand
in options and upgrades into their Shell Brothers homes, which is certainly something to keep in
mind while looking at their base pricing. Just know that the price can escalate quickly as you
get in there and start picking from one of their 97 different hardwood floor options. Another big
player in this category is Insight Homes. Now the big thing with Insight is that they are obsessed
with energy efficiency. If you look at any of their marketing pieces they put out, it all relates to
energy efficiency, and I certainly agree their homes are very well built with energy efficiency
in mind. Now they typically are in the 600,000 to 1 million range, and while that might seem a little
bit higher up front, the long-term savings with being more energy efficient can be pretty significant.
Now one important thing to note about Insight Homes is that they don't actually allow third-party
inspections prior to settlement, and that moves them down my list a little bit. You know, we prefer
transparency and find that not allowing inspections works against being transparent, and I'm just
curious if they're trying to hide things, so that just moves them down my list a little bit. Now
Capstone Homes is the third player and has also carved out a nice niche in our market. Again,
another local builder to our area, Capstone is not building a ton of communities at one time,
but I really like their floor plan options, and I think they build a really nice home.
Again, their sweet spot is usually in that 600,000 to 1 million range. However, they do have some
lower-priced options if we get a little bit further away from the beaches, where land isn't
quite so expensive to acquire. These semi-custom builders are some of the most popular in our area,
largely because you get better pricing than custom homes, but you still get enough variety
in options to select from that all the homes don't look exactly the same, and you and your neighbor
might not have, you know, the exact same color palette and all that kind of stuff. Now if you're
considering one of these semi-custom builders, just be aware that the selections meeting when
you pick out all your finishes and options can take five to six hours to complete, and it's one
that you definitely want to be in town for instead of doing virtually, because colors just do not
look the same on the computer screen as they do in person. Now let's head to the creme de la creme
of home builders in Costa Delaware. I'm talking about those custom home builders who let you pick
out every single detail yourself and can really take even your wildest ideas and turn them into
reality. Before we dive into the custom builders, if you're looking for the best resource on all

what I consider to be the artisans of our industry, the custom home builders. Now these
are the builders that are crafting those jaw-dropping homes that you see along the coast and
in the luxury neighborhoods up and down the coast, some of the most beautiful homes in the entire
state. Let's start with perhaps my favorite custom builder in all of Delaware, Marnie Custom Homes.
You may have seen Marnie and her team on HDTV's Big Beach Builds, and I can say that the details
and items that they put in their homes are thoughtful to the way that people actually live
in their homes. So they're not just gorgeous homes, they're also extremely functional in the
way they're designed and layout. Their team also won the National Home Builders Award for Custom
Home Builder of the Year for 2022, so they got a lot of praise behind them. Now they are building
modern coastal designs that perfectly capture the water views while still feeling warm and inviting.
They typically work in the 2 million and up range, but with most of their homes being beachfront or
beachblock, costs can often be driven higher than that. One of the coolest homes that they've
ever designed, it's got a pickleball court, a putting green, and a pool all right there with it.
I mean really, what more could you want? It's like living at a resort. Next up is going to be Garrison
Homes, who has been building custom homes along the Delaware coast for over three decades. They
really take pride in their craftsmanship and it shows in the final product. Now we're talking
about homes that don't really leave out any details. The cost to build will depend obviously
on your lot and the size of the home you want to build, but they really have something that can fit
most budgets. Finally, we've got Turnstone Custom Homes, which is the final home builder that we're
going to discuss, and they just constantly impress me. Every time I walk in one of their homes, it
just feels different. They do everything in-house from a design standpoint, which is not always the
case, and can have a big impact on the timing of your build. With engineers in-house, you can get
answers quickly as to what is feasible or not. Their sweet spot of building is usually between
$1,500,000 and $5,000,000, and they're especially good at those complex builds where your dream is
really a one-of-a-kind masterpiece. Again, with engineers and stuff right in-house, you can make
those changes a lot more quick. Now when we talk about these custom builders, there's something
that people really don't realize or don't expect, and that's that the most expensive part of your
custom home experience is probably not even going to be the house itself. In fact, that title usually
goes to the lot or the home site. You know, I've seen gorgeous custom homes built for a million
and a half sitting on a $2.5 million lot, and that's just the reality of building near the
beach where land is at a premium and land costs can be very high. A quick pro tips, if you're
thinking about going the custom route, start talking to your builders before you buy the lot.
Now I can't tell you how many times I've seen people buy a lot without realizing the challenges
that that home site brings or what they may face during construction, and if you've recently
purchased a parcel, you can avoid paying double transfer taxes by waiting at least a year to build
on it. So just two little tips for you there. Now when looking at these home site, these custom
builders know exactly what to look for in terms of soil conditions, flood zones, setbacks, and all
the things that can really make or break your budget, so it's important to consult them before
you run out and buy something. Now when people ask me who the best builder in coastal Delaware is,
my answer is always the same, and it's always it depends on what best means to you. You know,
every single builder that we talked about today could be the perfect fit for the right buyer.
It just depends on your personal situation. It's also important to note that we didn't cover every
single builder that's in each of these categories, so if you have questions about a specific builder,
make sure you reach out to us directly to discuss your personal situation so we can give you the
best type of feedback. And what really matters in any of these situations is, again, matching the
right builder with your goals, so that way you're happy with the end product at the end. So if you
