This week brings good news for both buyers and sellers — mortgage rates are dipping slightly, and market activity is picking up just in time for spring. That means more opportunities for buyers to lock in better rates and a great window for sellers to take advantage of rising demand.
Whether you're ready to make a move or just keeping tabs on the market, this quick update will help you stay ahead of the curve.
👉 BUYERS: Lower rates = more buying power. Now's the time to explore your options. 👉 SELLERS: Inventory is still tight, and demand is climbing. Get your home in front of serious buyers this spring!

Hello everybody, Ryan Haley coming to you with the real estate market report here for April 16th,
2025. We're halfway through the month and just got past tax day. The topic today is good news
for rates as they've come back down a little bit. We're settling in nicely and we're seeing
a little bit of an uptick in both new listings as well as some sales. So we're going to start
off here in Worcester County, Maryland. In the last seven days, we had 80 new listings hit the
market. While in that period of time, we had 55 go under contract total countywide. Today,
we've got 756 properties to choose from here in Worcester County, Coastal, Maryland. And then
we've sold 177 over the last 30 days. That gives us 4.27 months supply in Worcester County. Hopping
over to Wicomico County, we've definitely seen a jump up here in activity. 37 new listings and 37
going under contract in the last week. If we look at the entire county, we have 251 per sale today
and our pace is 110 over the last 30 days. That gives us 2.28 months supply. That is the
lowest month supply here on Delmarva. Going north up into Sussex County, Delaware. 225 new listings
in the last week while we had 184 go under contract in Sussex County. Countywide, 2,215
total properties for sale and we're selling at a pace of 553 a month. That's an even four percent,
our four months supply in Sussex County, Delaware. I was jumping ahead thinking percentages
going to our percentage when it comes to the 30-year fixed. If you recall last week, I talked
about some volatility. You couldn't hide from it. We saw volatility in the stock market. We saw
volatility in the bond market. We saw volatility in mortgage interest rates going from as low as 6.66
percent last week, bouncing up to just over 7 percent on the average. Today, we are sitting
nicely at 6.88 percent. That 6.88, 6.9 percent average on the 30-year fix is pretty much what
we've seen over the course of the last five to six weeks. That momentum that we had, that we
were building every single week with more inventory, more properties going under contract
and improving rates has kind of been the theme again this week. It's up and down, volatile,
but most people are very excited about the spring market here and the summer that is coming ahead at
the beach. There you have it. That is the look at the last seven days here in our local real estate
market. If there's anything I can do to assist you, please let me know. Like and share this with
a friend, and we'll see you next week with another edition of the Delmarva Real Estate Market Report.
