Right now, in North Dallas, it feels like two completely different worlds.
In some areas, homes are sitting for months, prices are being cut, and sellers are getting frustrated.
But in other communities, homes are selling in a weekend, sometimes with multiple offers.
If you're buying or selling soon, the difference could cost or save you tens of thousands of dollars.
So before you make that move, let's talk about where the market is cooling off
and where it is still on fire. I'm Keyla McGraw, your favorite Dallas-Fort Worth Realtors,
and we help families buy, sell, and relocate to the North Dallas area.
And we've covered areas from Salina and Frisco to Plano, all the way over to McKinney.
And when we are helping our clients, we don't just look at generic data.
We are really digging into the community, the neighborhoods that they are interested in buying in
or selling in, so that we can make the best decision and help guide them through that process.
What's happening in one portion of the city can look completely different than what's happening
in another part of the city. And today, we're going to dig into that a lot deeper.
Every market tells a story, and in some parts of North Dallas, some areas are hitting the pause button.
These are areas where homes are sitting longer, sellers are having to make some more drastic
price cuts, and the buyers just have a lot more leverage.
So let's start with those slower markets first.
Number five on our list is Frisco East, and this is going to be specifically the 75035 zip code.
The median days on market in this particular zip code is 53 days.
And the median price of a home is $670,000.
East Frisco has new communities like Collinsworth Farms.
And of course, they have these builder incentives.
So any resale homes that are hitting the market are going to have to
really shine in order to be competitive.
Number four on the list is Celina and the 75009 zip code.
The median days on market in Celina is about 66 days, and the median price of a home is $519,000.
Now Celina is seeing some incredible growth, but with all of the new construction,
buyers are really able to take their time and be more selective with the homes that they choose.
Number three on this list is Melissa, covering two zip codes, 75071 as well as 75454.
The median days on market of a home in Melissa is about 69 days,
and the median price of a home is $460,000.
Now, Melissa has grown quickly with lots of new construction,
great schools and some retail growth,
but the resale homes are definitely feeling the pressure from the builder incentives.
Buyers are taking longer to decide, especially when it comes to pre-existing versus new construction.
Number two on the list is LaVon and the 75166 zip code.
The median days on market of a home in LaVon is 75 days,
and the median list price is $340,000.
LaVon's affordability is very attractive, but the inventory has piled up.
It is taking homes longer to sell and to find that right buyer.
And number one on this list is Prosper in the 75078 zip code.
The median days on market is about 81 days, and the median price of a home is $874,000.
Now, Prosper's gorgeous homes and top schools keep demand steady,
but higher price points and more listings
are really stretching out the time that homes are staying on the market.
So that's what we're seeing across the slower parts of North Dallas.
Longer days on market, more competition, and buyers who have a little bit more room to negotiate.
But what does that actually mean for you if you're buying or selling in that area?
Let's talk strategy.
For sellers in this market, buyers have lots of choices.
So your home needs to stand out.
So you're going to want to stage every room to make it look like a model home.
Make those small updates that photograph really well.
And you're going to want to highlight what those new builds cannot.
Mature landscaping, finished backyards, and larger lots.
And if you've been on the market for a while, ask your agent for a side by side comparison.
So you'll definitely want to look at the active listings
and really make those adjustments that you need to make.
If you are buying in this market, this is your golden opportunity.
If homes have been sitting for a while, you definitely have some negotiation power.
That can be in the form of a lower price,
help with closing costs, or even having that seller pay for a rate buy down.
So in some of the slower paced communities that you may be looking for homes,
definitely be more aggressive with your thorough inspections.
And with this slower pace of the market in certain areas,
you can definitely be more aggressive with the repairs that you ask for
and those price reductions.
So that's the story in the slower markets.
You can have patience, a great strategy, and some awesome negotiation opportunities.
But not every part of North Dallas is cooling off.
Just a few miles away, homes are flying off the market in days.
And buyers are competing hard to win.
Let's look at where the market is still red hot right now.
On the hot market list, number five is Princeton.
And this is the 75407 zip code.
The median days on market is 36 days.
And the median price of a home is $263,000.
Now, Princeton remains one of the most affordable cities in North Dallas.
And that entry level price keeps first time home buyers and investors very active.
So homes that show well, move fast.
Number four on this list is the far North Dallas area.
And I'm talking about the 75248 zip code.
The median days on market in this zip code is only 36 days.
And the median price of a home is $615,000.
This is in the Bent Tree and Prestonwood of the North Dallas area.
And it's near the Tollway and Addison.
These neighborhoods are established, they're centrally located, and they are convenient.
You have great schools, some quick commute times,
and the tree-lined streets make them timeless favorites.
Number three on the list is Louisville in the 75077 zip code.
The median days on market is 30 days for a home.
And the median price of a home is $462,000.
Louisville's family-friendly vibes and close highway access really keeps homes moving.
And homes that are under 500,000 go fast, especially when they're moving ready.
Number two on the list is Flower Mound in the 75028 zip code.
The median days on market is 26 days.
And the median home price is $470,000.
So this particular zip code is on the eastern portion of Flower Mound
near Grapevine Lake.
And it's pretty close to the DFW Airport as well.
Flower Mound continues to perform exceptionally well with limited supply,
top-rated schools, and beautiful neighborhoods.
Keeps these homes selling in weeks instead of months.
Number one on the list is another far north Dallas zip code, the 75252 zip code.
The median days of a home on the market is 21 days.
And the median list price of a home is $630,000.
Now this particular zip code does bleed into Plano just a little bit.
And this area has everything that buyers want.
Top schools, low inventory, and an unbeatable location.
It's near major job hubs, which is why when homes hit the market in this particular zip code,
they really sell pretty quickly.
So if you are a seller in one of these fast-moving areas,
don't assume that your home will sell itself.
Buyers are still very cautious.
And overpricing can cause you to miss that delicate window of buyer demand.
When I'm advising my clients in this type of market,
I tell them to price it just below the competition.
By doing this, it drums up multiple offers instead of us trying to chase price drops later on.
For my buyers in this type of market, speed and preparation matter.
Have your pre-approval ready.
Look at those new listings that hit the market daily.
And make your strongest offer up front.
If you find a well-priced home that checks your boxes, don't hesitate.
Other buyers are looking at it too.
So here's the bottom line.
Real estate is hyper local.
Even in the same city, one neighborhood or even one street
can perform completely different than another.
If you're thinking about moving,
or you just want a better understanding of what's going on in the market,
I'd love to help.
Give me a call, text, or email.
And I'll see you in the next video.
