San Diego County home inventory continues to drop
as new listings plummet ahead of the Thanksgiving holiday.
Stick around for a couple of minutes
and I'll talk about what's going on
in San Diego County real estate this week.

Let's jump right into the major metrics
in the San Diego County real estate market this week.
New listings dropped to almost 5,400,
which is down from nearly 7,000 listings
just a few weeks ago.
New listings really took a sharp dive this week.
People are generally not putting their homes on the market
ahead of the Thanksgiving holiday.
So that is probably most of the reason for that.
Also, just this time of year, not as many new listings,
but they really did drop sharply from last week.
Pending sales have been declining
over the last several weeks.
And we're kind of waiting to see where that plateaus out.
We had been at right around 450 pendings
every single week for a very long time.
And if you average it out over the last three years or so,
pending sales have been very steady.
Now we see new listings and pending sales
trending closer together right now.
You know, if new listings drop enough
or if pending sales rise enough,
we will see these lines intersecting again,
which they have not done for a long time.
However, right now, new listings are really down.
Pending sales, again, trending down,
but not as sharply as new listings.
So really an opportunity here in the next few weeks,
if you are somebody who really, really needs to sell a home
and wants to do so without nearly the competition
and marketing to only the most serious buyers,
because only serious buyers are out
looking at homes right now.
Looking at price reductions over the last seven days,
that is down yet again,
just over 6.5% of the active inventory,
reducing price in the last week.
And of course, as reported in our month over month update,
very recently, median price has declined
really three months in a row,
but more sharply over the last two months,
nearly 3% down overall over the last three months.
Looking at interest rates, those ticked up just a bit.
However, we are hovering in the low sixes
for the last several weeks here,
and there doesn't really seem to be any real relief in sight.
The best I think we can hope for right now
is to wind up 2025 in the low 6%,
and that will at least mean that rates have been stable
for quite some time.
We were way up over 7% toward the beginning of 2025,
so we have seen a decrease in rates overall,
and that's hopefully going to remain steady and declining
over the next few weeks and months.
And that's what's happening
in the San Diego County real estate market this week.
