Real estate activity in Claremont is holding steady
as pending sales are almost keeping pace with new listings.
Stick around for a couple of minutes
and find out what's going on.
That's right, today we are bringing you
a Claremont 92117 real estate market update.
So let's jump right into that and see what's going on.
Looking at the big map right now,
we have 47 active listings in Claremont
and, of course, this is the area that is east of I-5,
west of 805, south of 52,
and we have a little pocket down here off Claremont Drive
in Bay Park, which shares a zip code.
You could cut these up
into several different market segments.
However, for purposes of this update,
we are talking about 92117 and calling it Claremont.
We got Claremont Mesa West, East, North Claremont,
regular Claremont, Bay Park,
and a few other little sub areas inside of here.
However, looking at the real estate activity,
we have 47 active, 35 pending currently,
and 32 sold in the last 30 days.
So pending and sold, keeping pace.
Active inventory and new listings
are slightly outpacing pending sales,
but not by a whole bunch at this point,
and you can see a lot of these are newer listings
with way less than two weeks of market time.
This one has a little over, over.
Some of these have longer market times,
looking at a couple of months for this one,
and then there's a handful that have a ton of market time.
This Balboa Arms complex,
we do see sometimes these units linger on the market.
That's maybe a little tougher complex to get something sold
just because of odd parking situations
and that sort of thing,
and if you've got a property like this,
and this one is, let's see, let's zoom in.
I was pushing the wrong button.
Ah, I'm pushing the wrong button.
Zooming in on this one,
we can see that this is 228 days on the market,
listed at 531,000, so we'll keep an eye on that one.
531,000 for a unit in Claremont.
Not bad for an entry-level property,
so we'll see if somebody can get that one
priced right and sold.
228 days is too long to be on the market.
Anyway, flipping over here to the longer-term trends,
just looking at San Diego County, all property types,
all property types here, all seller types for Claremont.
The overall median in Claremont
is a little higher than San Diego County.
Back in January of 23, Claremont 92117 was at 875,
and overall, 1,000,075 now,
so there's definitely been some price growth.
Now, let's get rid of San Diego County for a minute,
and let's just look at some price,
excuse me, some price bands here.
Median sale price for 724 or less,
these would definitely be condos, 537 back in 2023,
545 now, so this is interesting.
These first-time entry-level properties
have been up and down but really haven't made any progress
in terms of median price growth.
Now, when you switch to 725,000 to 949,
you're gonna start to get some detached properties in here.
865 in January of 23, 801 now,
big drop-off between January and February,
and the overall median in San Diego County was up,
so this, to me, points to a lack of data points
in this particular price band.
Looking at more expensive properties now,
950 to 1.2 million, the median was a million
back in January of 23, and it's 1,050 now,
so this really mimics more what's going on
in San Diego County as a whole
because median price is roughly similar
for three-bedroom, two-bath homes,
median-priced homes in San Diego County now
as it was back then.
Looking at the higher end, a million two and up,
1.357 million back in January of 23, 1.4 million now.
So overall, this zip code not seeing
a lot of price growth at all, which is interesting.
Excuse me.
Now, let's look quickly at the list-to-sale price ratio,
95, 94.9 back in January of 23, 98.3 now,
so homes that are hitting the market and well-priced
are getting snapped up and for almost full price,
and you saw a handful that were sitting,
but for the most part, the ones that are selling
seem to be selling at a stronger price.
Well, about the same, 94.9, yeah, even better
than they were in January of 2023, 98.3, pretty good.
Market time overall in Claremont,
we're looking currently at 23 days,
which is up from 21 days,
and let's add San Diego County back in here.
San Diego County average market time, 45 days,
Claremont, 25 days, so properties that are selling
are selling for strong prices and relatively quickly.
So if you've got a home on the market in Claremont
for more than 25 days, there's something going on
with your marketing, and it's more than likely
the price that will get that thing moved for you.
That is what's going on right now in 92117.
