neighborhoods, communities in San Antonio
that started in the 1990s.
And honestly, to find new construction in Stone Oak
is a unicorn, which is why we're calling it that.
It is a needle in a haystack
and you do not want to miss these stunning Perry homes.
Let's dive in right now.

Whether you're six days or six months away
from making that transition,
we would absolutely love to hear from you.
All of our information is listed right below
and Steve and I would be honored
to be your realtors of choice.
Now, let's dive in to the gorgeous hidden canyons
right here in North San Antonio.
This community is only going to have 52 homes.
It is a very small boutique little community
in the heart of Stone Oak.
You are close to everything that you could possibly want
in an everyday life.
Stick around to the very end, we will get you a map video
so you can see just how prime this location is.
Now, I've said a lot,
why don't I show you some of these absolutely stunning homes?
Let's jump in right now.
All right, welcome to the Perry Model here at Hidden Canyon.
This is a gorgeous home and an even better floor plan
to be honest with you.
You've got four bedrooms, two downstairs, two upstairs,
a game room, and a media room.
And don't forget about the office and the three-car garage.
It's got everything you could need
right here in this gorgeous home.
Now, as you enter,
it really gives you that wow factor, right?
Ceilings are 22 feet high.
You've got this stunning rotunda
with not quite a spiral staircase,
but definitely a curved staircase.
It really gives you that wow factor as soon as you walk in.
And you can't forget those double doors
when you come in as well, right?
But as you come in, you've got a guest suite
right off the front of the home,
full bedroom with a closet and a full bath.
Check out those windows with a walk-in closet.
These windows are beautiful in here.
It's a little chilly outside,
so it's making this room feel nice and cozy.
You also have a coat closet right here off the entry.
Of course, they've made it a linen closet technically,
but you can make that a coat closet as well.
And then this would be technically walled off, right?
This would be your garage.
Of course, this is the model.
They are using it as their office space,
but you would have a wall here.
Then you come into the office, take a look.
You've got double doors.
This is really spacious.
Not really a big fan of this brown,
but you know, it's a cute idea.
And then you've got these beautiful picture windows.
Also gives you that hill country view.
This is what you're gonna get with all of these lots,
these hill country views right here in Stone Oak.
Can I point something out?
Of course.
Look across the way, that is solid rock.
Yes.
That is why they call it Stone Oak.
Also, a really great point to make is
we hear a lot of comments about foundations in San Antonio.
In Stone Oak, that is not something
you have to be concerned about,
because you're sitting on limestone.
It is pure rock.
It's not going anywhere.
So it makes for a very sturdy, durable foundation.
What did you wanna point out, Steve?
You're pointing at me?
No, that was it.
Oh, okay.
So we also have wood floors.
Now, keep in mind, for Perry Homes,
they have different collections.
This series is going to be their very luxury series,
so you do have hardwood floors in here.
Homes are selling.
In this community, the price points are gonna range
from 700 to 1.2.
I don't think that 700 price point's gonna last
into the new year, to be honest.
I think they're just doing some
December end of year big sales.
But there's only 52 lots in this community, guys,
so this is one that, if you like it,
you better jump on it and give me and Steve a call today.
Now, in this rotunda, I love this rotunda.
Guys, it could be such a terrible floor plan
and I would love it because of this rotunda,
to be honest with you.
It's just so grand.
I'm a sucker for curved walls.
You've probably, if you've watched our channel much,
you probably hear this a lot.
I love the curved wall.
It's not easy to make that sheetrock curved.
It is a really big deal.
This is probably where they made your true coat closet,
but that's also all of your internet data closets.
What do you guys think of the ceiling in this rotunda
where they painted it a different color?
Curious what your thoughts are.
I'm not mad at it.
Steve's not mad at it.
I'm, I don't know.
I would just put a bigger chandelier, in my opinion.
All right, so as we come in, check this out.
I mean, you just really get hit
with the wow factor everywhere.
Now, you've got your kitchen here.
They did go with quartz countertop,
and they went with my favorite cabinet color,
this honey wheat color.
They did black.
I probably would have done gold pulls.
I think the gold really matches nice on this wood.
You've got the very simple white subway tile.
Gas cooking, another big feature that I wanna hit on
because most of Stone Oak is electric.
So to have gas cooking out here is a big win,
especially for all of you northerners moving here
that want gas cooking.
It's hard to find inside San Antonio city limits,
but you've got your pantry here,
typical corner pantry,
and then they've added this buffet in here
just to give you some extra cabinets, some extra drawers.
Now, they do have inventory homes being built now,
so you can grab yourself an inventory home,
or if you wanted to build,
you could of course make this like a whole row of drawers.
Classic Perry doing the buffet.
Classic Perry.
Perry loves to do the buffet.
It really helps in a floor plan like this,
set aside this dining room, right?
When you have kitchen, dining room, living room,
all in one big area, which is very common
in the newer floor plans,
you kind of lose sight of where that dining room
is supposed to be.
Perry is now putting in all of these buffets
and the dining rooms to help break it out,
break it up, and honestly, it does the trick.
Every time we show homes,
Perry home versus another builder,
and they don't have that buffet,
people always say like, where's the dining room?
Like it causes this confusion,
and that really sets it apart.
Now, in this entire room, you've got the 22 foot ceilings.
I mean, they're so high.
It's pretty phenomenal.
I love that they put a ceiling fan in here
to really give you what a typical Texas home would have,
a ceiling fan in the living room.
The other thing I wanna point out
is check out these sliders.
You've got beautiful sliders,
but one of the things that I noticed that I really loved
is this additional window.
Typically the sliders take up the whole wall.
I love this additional window.
I was just telling Steve,
I would put my Christmas tree right here
because you still can get outside.
You're not having to fight the Christmas tree
or going around it.
It's off to the side, not in the way,
but still a great placement for it.
That's just me, but I love having that extra window.
Now, keep in mind,
they have not even opened this model yet, guys.
We are really getting you in the sneak peek.
All the patio furniture and everything,
they're still working on the patio,
so we won't be able to walk out there,
but it is the length of the home.
Very long, covered patio with two ceiling fans.
And you've got this rock wall.
Obviously, this is what your foundation is built on.
Limestone.
Let me see if I can get him a better shot.
Oh, that's a good shot right there.
Solid rock.
This home is also four sides brick in true Perry fashion
with the brick pillars.
Very nice covered patio.
Lots of space.
It really allows you to continue this indoor living
to your outdoor living.
They're putting together a outdoor kitchen,
as you can see.
The cabinets are going in right now,
so that will be even nicer.
But just look at this open.
It's gorgeous.
I love all the windows.
There's so much natural light in this home.
You've got this gas fireplace, electric fireplace,
gas fireplace.
It looks electric.
It is electric.
I guess it's electric.
My bad, guys.
Sorry.
And then they've tiled it all the way to the ceiling,
which is pretty phenomenal.
It will tell you that is an upgrade.
You do not normally do that.
That mirror is crazy huge.
So before we take you into the primary,
I do just want to stop over here
because we skipped this half bath right here
off the rotunda into the kitchen.
You've got a half bath here and your laundry room is here,
but we're going to come back to the laundry room
because of course it's connected to the primary closet,
as it should be.
That's one of my favorite new features builders are doing.
So as we come into the primary suite,
it is off the living room.
Very big, very spacious.
I love the ceiling heights in this room.
Gives you that vaulted,
I bet you could throw a beam in there
if you were building it from dirt.
A beam would just really,
it would be so beautiful in this home.
So you've got three windows here.
Also want to point out all three of these windows open.
I love that.
Perry's really known for doing the picture windows,
which, you know, I have issues with that.
So I like the picture window,
but I like that you can air out your room at the same time.
They did the black frames.
I will say we built a lot of Perry's with our clients
and the black frames are an upgrade.
So you get white or tan as part of the base price.
If you choose to go black frames,
it is typically an upgrade.
We have not built in this community yet.
So it might be included
because the price points are higher in here,
but I'm pretty sure it's an upgrade.
Big, spacious room.
Let's check out this primary bath.
I do love this setup.
It showcases just how large this room is, right?
You can have a king bed and still have a sitting room.
Now, as you come into the primary bath,
this is true Perry bathroom.
If you've seen a Perry bathroom,
you've seen all Perry bathrooms, right?
You've got separate vanities.
You've got the soaking standalone tub.
Again, I'm gonna point out upgrades
because all of our feedback from you guys
has been that the upgrades are really helpful
to know what you get.
This standalone tub is an upgrade.
It's typically tiled in and not standalone.
Big shower.
And then of course you have two closets
in true Perry fashion.
So you have his closet right over here
with your throne room, toilet, and then linen closet.
And then as you come in to her closet,
it's a little bigger, not massive.
That is one thing quite a few of you are learning.
Mark and Rose came and visited us this weekend.
They really want two closets,
but that's the thing is when you get two separate closets,
they're typically smaller than one large one, right?
I get it.
Steve and I have separate closets.
We won't buy a house unless we have separate closets.
It's kind of a big deal for us too.
But this one is adjoined to the laundry room.
You've got eight by eight tiles to create those designs.
And then you even have room here.
I like this because you could put
a second refrigerator here.
It's really close to the kitchen,
so that's actually quite convenient.
Or you could have them put in a cabinet and a countertop
if you want like a folding table in here.
So it is small.
I know Rose and Larry are still watching.
Yes, we have small laundry rooms in Texas.
That is one thing that they always commented on.
But this one, it is not massive, right?
You're not gonna fit a sink in there.
You're not gonna be able to put a kegerator
and all the things in there,
but it is a decent size laundry room.
All right, guys, so we've seen the first floor,
two bedrooms, downstairs, primary, and guest suite.
Let's go take a look at the upstairs.
All right, here we are upstairs.
You've got a great, I don't really know,
what do you call this?
It's like a walkway.
Bridge.
Bridge, a catwalk.
Catwalk, maybe that's what we call it.
You guys let us know.
What would you call this little area?
You can see down into your rotunda
and down into your entryway.
But then on the other side,
you have your living room and dining room.
It's very open and airy.
You have a lot of kids.
Maybe you don't want it to be open and airy.
You guys tell me.
Steve and I probably would want this to be a wall.
Because kids play, right?
You want them to have fun.
This is a game room.
You want them to enjoy your home or their home
as much as you do.
But it'd be really hard.
They have their TV on down there,
and I can hear it as if I'm sitting right in front of it.
If you did put a TV up here,
you would have competing TVs.
Just food for thought.
But it's a great space.
And then you have your media room in here,
which yes, you could put the kids in here and shut the door.
But as Steve mentioned,
kind of weird to put your kids in a room with no windows.
I think our boys would love this.
This would be their dream.
Our daughter, however, she loves to be outside.
So she probably wouldn't last in this room very long.
She'd be looking for some sunlight.
All right, so you've got game room and media room
on this side of the upstairs.
And then on this side,
you have two more bedrooms with one bathroom.
It's a Jack and Jill.
It's accessible to the game room, this area,
but then you also have it through one of the bedrooms.
Smaller bedrooms too.
Big closet.
Well, I like to point out,
like it feels a little smaller,
but you have to keep in mind,
dresser, chair, end table.
They actually put quite a bit of furniture in this room.
This is attic access,
which is why there's a door handle there.
It's gonna be additional storage space.
And then you have your bathroom here,
but we're gonna come back to this
because we're gonna come into this bedroom.
This one feels a little more spacious.
It's able to fit a desk, a small desk,
a chair, and a dresser.
You do have a walk-in closet here as well.
Honestly, the kids' walk-in closets are-
Plenty of space.
Pretty good size.
So you have your sink here,
and then it comes into the shared shower toilet.
Take a note of where this tile stops on the shower.
This is standard.
It's not an upgrade in a model.
Imagine that.
So this is standard.
These plumbing fixtures are probably an upgrade
if I had to guess,
but this is typically where the tile stops.
If you wanted to pay extra,
you could upgrade it to the ceiling.
Then you come in,
and this is the second sink from the hallway.
I love when they put doors in between
because if one kid wants to brush their teeth
while the other one is showering,
you're not fighting over the bathroom mirror as much.
I mean, our kids fight all the time.
I'm sure they could find a reason to fight,
but this is going to be another linen
or game room closet to store all the games.
All right, guys.
So that's this floor plan.
What did you think?
It's 3,300 square feet, four bedroom,
three and two and a half, three and a half bath,
three and a half bath, three car garage.
This floor plan is selling in the 800s, low 800s.
Now we are going to go show you an inventory home.
The home is ready, ready to be purchased,
and it's like 100 grand off December of 2025.
Crazy, but it's a beautiful home.
We're going to go show you a one-story inventory home
so you can see the difference
between inventory and model home,
and give you a tour around all of the lots
that are available.
Again, only 52 in this neighborhood.
So if you're liking what you're seeing,
our phone number is listed right below.
You better be dialing us right now or shooting us a text
because these probably aren't going to last
till next December, if I had to guess.
They're going to go pretty quick.
So let's go tour another beautiful Perry home.
All right.
Welcome to the Perry inventory home
that they have for sale right now.
Now this home is a one-story, 2,900 square feet.
Honestly, it's right below 3,000 square feet,
one-story.
You're going to get an office, a game room,
and four bedrooms.
So if you're looking for a one-story,
this might be a contender.
It is listed for sale today, December of 2025 at 774.
That's a pretty good deal for a new construction
in Stone Oak.
But this floor plan has to be the right one for you.
Steve and I will give you our opinions as we walk through it.
All right.
So as you come in,
you've got the office right off to the side.
Check out these windows.
I love these picture windows.
Gives you that hill country views.
This is a very spacious office.
And on this floor plan or this house,
they did the tile that looks like wood.
It's a pretty rustic color.
Now check out how wide this hallway is
first of all.
Second of all, check out the tray ceilings.
As Steve commented just a minute ago,
I would be putting quite a few chandeliers on this entry.
This is like the perfect chandelier.
It's ready, like two there, two there.
It would be fabulous and it would all be a beautiful gold.
Okay.
So off to this side, you have your laundry room
and then you have a coat closet,
which is perfect as you come in the door right there.
This is a good size laundry room.
I know Rose, it is not a California size.
But it is a good size.
It fits washer dryer there.
And then you still have a plug
and an additional room for a fridge.
So it would still fit a refrigerator.
Now you have a guest suite over here.
Decent size bedroom, high ceilings.
This is the cream or taupe colored windows
mentioned in the model
how the black windows are an upgrade.
This taupey color and white
are what come free with the base price.
It's got its own bathroom.
They put a shower in, which is very smart.
Also, you can take note there where the tile ends
as it is an inventory home.
They do not upgrade them near as much, right?
So that is basically how it comes.
You've got a walk-in closet here.
I will say though, not that Perry
or any of their architects asked my opinion.
This would make me so angry.
To not be able to have your door to your room open
and be able to get into your closet.
And if you have rambunctious children,
you will have holes in this very, very quickly.
So that is, in my opinion, an architectural flaw.
And you know what?
A man who doesn't have children designed that
because I can tell you right now,
anybody with kids,
that is the first thing they're gonna think of.
You've got your mudroom right here,
which is off your entry from the garage.
Let's show them a typical Texas garage.
This is a typical Texas garage.
And if you are in the Hill Country,
which Stone Oak is considered the Hill Country,
it's actually very common for you to have steps
from the house into the garage.
So just keep that in mind.
If you are thinking Stone Oak
or Bulverde, Spring Branch,
Burney, if you're thinking Hill Country,
you're on hills.
So you're gonna have a few steps typically.
Now Perry in gas communities,
which you have gas cooking in this community,
is going to put in a tankless water heater
for all gas communities.
It is also pre-plumbed for a water softener.
You want a water softener
if you are moving to Texas in general,
but specifically Central Texas,
you want it.
Our water is really, really hard.
So that water softener will save your hair,
save your skin.
It's worth it.
Now this is what's considered a finished out garage.
They have sheetrocked and put in baseboards and painted.
This is to be expected in this price point.
If you are looking in the 300,000s for a new build,
they do not paint it.
So it is just sheetrocked.
It's not painted.
You've got your plug here for your electric cars.
Perry is now putting one in every garage.
And then you have your sprinkler system.
I miss anything, Steve?
We're good?
That's a typical Texas garage.
You've got your attic access up there,
which is pretty common in garages too.
That's really it.
All right, so as you come in,
again, your hallway gets even just a little more wider.
You have the game room on this side.
Now, Steve and I were just saying
this could be a great second office.
If you don't need the game room,
we would probably fight with the kids over game room,
or I would like my own office
because Steve and I share an office right now.
Everybody needs a little space sometimes.
So a second office would be phenomenal.
You've got picture windows
right looking into your neighbor.
It's wonderful.
And then you have a closet in here.
So if you wanted or needed to make this a fifth bedroom,
you could also do that.
It's got a closet.
It's got windows, door, fifth bedroom.
What do y'all think so far?
Like it?
Okay.
You've got two bedrooms across
from the game room slash second office.
They are good size rooms for a new construction.
Let me put that caveat in there.
With a walk-in closet.
Sorry, I keep clearing my throat every five minutes.
Finally feeling better today.
I was down and out for seven days.
Then you've got bedroom number two, three,
bedroom three, walk-in closet.
Also want to point out eight foot doors
throughout the whole house.
It's a nice feature.
Yep.
Bathroom.
Again, tile goes just to where it comes.
It's not to the ceiling.
Very typical in an inventory
or if you're building from dirt.
You've got a large dining room.
This is a huge formal dining room.
Very nice.
Very spacious.
Again, this is very wide.
These are wide lots.
Check this out.
This is a great entertaining area, right?
You've got living room, kitchen,
and then you've also got an eat-in kitchen off to the side.
A lot of people are really loving that.
And new floor plans that are kind of putting this
off to the side and not in the middle.
Like the model was.
Check out these cabinets.
You've got two levels, right?
That is not standard.
To have that second row of cabinets is really nice.
I love that backsplash.
Just a little unique.
Gives you the gray, the creams all in one backsplash.
And I love that.
It's just a cute different.
You've got two ovens here.
So you've got a microwave and an oven.
And then right underneath your range,
you have your second full-size oven.
So it is a double oven.
You have one great big island.
They did the white cabinets all on this side.
And then they did the island,
that honey meat cabinet color.
Now, the other thing that is true to Perry
for all of their homes is they always make cabinets
on this side of the island.
Not all builders do that, guys.
Most of them will just put a panel there
or they just leave it sheet rock.
So having this, while they are not super deep,
they're shorter size cabinets.
Anytime you can get extra storage,
in my opinion, it's a win.
This does not cost you extra.
If you go with a highland home
and you want this,
Highland will charge you extra for the cabinets.
Perry, it's all included in.
But it's perfect for like your Christmas
or Thanksgiving decorations, table decorations,
that type of stuff.
For me, I think that is just a great hidden space for it.
You've got a great living room.
Very spacious.
This is typical for what an inventory
or when you build,
you get tile around the electric fireplace,
but they do not tile to the ceiling
like they did in the model.
Now, in true fashion,
I'm gonna give you my opinion
because I could not live with this setup.
Why not?
It is uneven.
This fireplace is not centered on this wall.
Now, while I understand it is centered
for the overall room,
this wall space that is not symmetrical
would literally drive me crazy.
So some of you guys are probably thinking I'm crazy.
Some of you are thinking
that I'm thinking the same thing, right?
So I always like to bring that up
because sometimes when you're looking at homes,
that's not something you're thinking about.
You're like oohing and aahing of all the new stuff
and the new smell and then it's clean
and it's pretty and it's bright.
Once you get your furniture in here
and you put your TV up,
where would you put your TV?
You'd have to put your TV over here
because they didn't do a plug above the fireplace.
It was designed to go over there.
So you'd have to put the TV over here.
I don't know, I just couldn't do it.
It would drive me crazy.
I wouldn't spend 800,000.
I wouldn't do it.
That's just me.
Not that I'm trying to talk you out of this house.
I'm just saying that's something I think about.
You've got a cute little niche here for decorations.
This is your primary.
Very spacious, great windows.
The backyard is pretty.
You've got a limestone wall.
It feels very private.
Those homes up there
are a completely different neighborhood.
Again, this is a diamond in the rough.
There aren't new construction homes in Stone Oaks.
So all of those homes were built in late 90s, early 2000s.
I'm sure they are very upset
that they lost their green belt behind their home, right?
So that's why Steve and I always say,
if it's on a green belt,
it doesn't mean a forever green belt.
So you definitely wanna make sure
when you're buying homes
that you know it's a forever or not.
Here's your primary bath.
I'm not gonna lie, I'm disappointed.
I don't know if I'm allowed to say that.
I'm sorry, Perry Homes.
I'm disappointed.
I'm disappointed in this bathroom.
Yes, it is Perry fashion.
You have a monstrosity of a tub here.
You could be seven feet tall and chill in this tub.
That is a massive tub.
You have the smallest vanities you could put in here.
I don't know, maybe I'm just being a snob.
You guys tell me,
but I feel like after you walk the model
and you have really nice, decent sized vanities
and you come in here, it's like really tiny.
Now, the most tiny thing in here.
All of you women, I'm gonna show you this closet
and 95% of you are gonna be like,
yep, nope, Katie's right.
We're not buying that house.
This is the closet for two people.
This is the only closet.
There are not two.
This is it.
Minimalist.
I don't have a word.
That's not PC.
This would be a hell no.
That's all I'm saying.
But you guys tell me, am I being a snob?
Look how tiny this is.
I hope you stay tiny.
Cause this is narrow.
They did tile to the ceiling, I'll give them that.
And they did the herringbone on the floor,
which is absolutely beautiful.
To be honest with you, I love it.
There's my positive for this bathroom.
It's the herringbone pattern.
And the tub is beautiful.
This is a great standalone tub, soaking tub.
And who knows, maybe you're watching this
and you're not married and you're a single male or female
and this closet is perfect for you.
It might be perfect for you.
This is a really big house for one person,
but we have sold bigger homes to just one person before.
So maybe I'm just being a snob.
I think you can get used to it.
I think Perry has better floor plans.
I'll put it that way.
I think you could be in this neighborhood
for the same price and build a floor plan
that suits most needs better.
We'll put it that way.
I do like that they frosted the windows over here.
Yes, me too.
So you're getting in that natural light,
even though this is on the end of the neighborhood.
So there's actually just shrubbery on the side.
I do like that they put that in this floor plan.
That way you get some natural sunlight in,
but you're not needing to put blinds
on your bathroom windows.
Ceiling fan.
Perry's definitely upgraded their ceiling fan game
over the last two years.
They've definitely gone more modern.
So let's take a look at the outdoor space in the backyard.
All right, so extended patio.
Perry's known for this, guys.
Their patios are amazing.
Again, we've got four sides brick.
So you have brick on the back of your homes.
You also don't see that very frequently anymore either.
They're typically doing three sides brick
and then hardy plank on the back.
Perry doesn't do that.
They're sticking with the four sides brick.
Trust me, in 10 years, you will thank me
when you notice these details,
when that hardy plank paint starts to peel and chip
and you've got to repaint.
And then you've got a four sides brick home
and your neighbors have to paint and you don't.
You will love me.
But this is a really great feature.
Big patio.
They've got the gas stub out on that side
for you to put in an outdoor kitchen.
They put a sprinkler system front and back
and sod all the way to the backyard.
They also, as part of your sprinkler system,
Rain Bird is adding in these sensors
to help your water bill
and to help you not flood your backyard, right?
So if it's already rained,
the sensor will turn your sprinklers off
so you're not watering when it's raining outside.
Pretty cool feature.
This is your limestone that your foundation is on.
Foundation's not going anywhere, guys.
This is why stone, it's one of the many reasons
why Stone Oak is such a popular location
because you don't have to worry about your foundation.
But also kind of cool
because you don't have to worry about a fence maintenance
because you've got a wall.
No maintenance there.
But you also feel very private
because you're like sunken in.
They dug out this lot.
So when you're in your backyard,
you really can't see any of your neighbors.
It's very private.
All right, guys, what do you think?
Drop us a comment.
Make sure you hit that like button.
We like to know what content you're liking.
It helps us know what we want to continue
to bring to you guys.
If you are thinking about moving into the area,
you know what to do.
All of our information is listed right below.
We'd love to hear from you, but don't leave yet.
We're going to jump into a map video right now
and show you where this neighborhood is on a map
in relation to San Antonio
so you can get a good idea of where it is
and if this is a location that you want to put on your list.
Let's dive right in to the map video.
All right, what do you guys think of those homes?
Aren't they beautiful?
I mean, even the inventory home is absolutely beautiful.
Floor plan's a little weird,
but what do you guys think?
Is it something you could see yourself in?
Let's dive into the map video
so you can get an idea of exactly where
this neighborhood is located in Stone Oak
and in relation to San Antonio.
All right, so here we are on a map.
I'm zoomed out pretty far
so you can see just how big San Antonio is.
I even dropped a pin right here
where you can see Perry Homes and Hidden Canyon.
This is where the location is located.
This gives you a really good idea
of in relation to San Antonio.
So it is north of San Antonio
or north considered North San Antonio.
And really that's Stone Oak in general.
But let's kind of give you an overview of freeways
and how to get around San Antonio
to give you a better idea of how you would get around.
You've got two loops.
You've got the outer loop, which is loop 1604.
And then you have the inner loop, which is loop 410.
Then you have main freeways that go through, right?
This is an interstate.
You have I-10, which is here.
If you go north on I-10, it's going to go through Bernie.
And you're going to continue to go up.
And then you'll head west towards California.
If you go south, which is technically east,
I know this is confusing.
I-10 is a west to east interstate, but in San Antonio,
it's actually north and south.
But if you go east on I-10, it comes through San Antonio
and then it jets directly out east,
which will take you through Sagin
and then on to Houston, Louisiana, and onto Florida, right?
Then you have I-35, which is also an interstate,
which is north and south.
If you go north on I-35, you're going to go into Austin,
Dallas, and all the way up to Canada.
If you go south, you'll go through New Brumfels
and into San Antonio.
And then if you go true south,
then it will take you out towards oil and gas country,
Somerset, Devine, Natalia, all of those smaller towns
that are very high in oil and gas out that way.
Then you have 281, which Stone Oak area,
which we're featuring in this area,
is the main freeway that 281 and 1604
are your main roads for the Stone Oak area.
If you continue north,
you'll go through Volverde, Spring Branch, Blanco,
and all the way up to really
through the hill country of Texas.
I-10 and 281 are both gonna take you
through the hill country of Texas.
And then you have I-90,
which is really just the east direction,
a true east from 10.
90 will take you into Mexico,
which is why Interstate 10 is north and south
through San Antonio,
because San Antonio is actually considered south Texas.
So it does have to go north.
If you went actual, like 10 went through,
like 90 does true east, you would end up in Mexico.
So it does have to go north.
Then you have, this is Bandera Road,
also known as Highway 16.
If you call it Highway 16,
everybody is gonna know you're not from San Antonio
because we just call it Bandera Road
because it takes you to Bandera.
And then you have 211, which is over here,
new little highway that they have connected
all the way from 90 up to Bandera,
which is amazing for everybody
who's living out here on the west side of town.
Now, that is not what our video is about.
Our video is today about Perry Homes in Hidden Canyons.
Now, why I mentioned it being a unicorn
and why this is such a big deal.
It's a big deal, guys.
There's no new construction in,
shouldn't say no new construction.
It is very hard to find new construction in Stone Oak.
This was a master plan community that started in the 1990s,
technically late 80s, but really 1990s
was when most of the homes were built.
It was one of the first,
here's some history lesson on real estate in San Antonio.
It was actually one of the first master plan communities
in San Antonio.
So it's a big deal to have all of these neighborhoods
interconnected and then also having
some commercial real estate.
So you do have Costco, right?
So let's zoom in and we can show you all the great things
that are around and why Stone Oak is so popular
and in such a great area.
Just in general location is great,
but also Stone Oak Parkway is your main road
through Stone Oak here.
How you would get there is,
if you wanted to take Stone Oak Parkway,
you would come here to Evans,
take Evans up and then the entrance is right here
into Hidden Canyons, right?
So you could also take Hardy Oak.
Hardy Oak is another newer road
that they put in and you would do the same thing.
I would probably,
you could either go up to Stone Oak Parkway,
cut over like that,
or I would go Knights Cross Drive over to Evans
and then up.
Either way, I like Hardy Oak because it's less traveled
and a few less lights than Stone Oak Parkway.
But honestly, it's easy to speed on Hardy Oak
because it's not as busy,
but the speed limit is 45.
So it's very easy to catch yourself going 50, 55
and they do patrol that very closely.
So there's your tidbit of watch your speed in Stone Oak,
especially if you're on Hardy Oak
because the cops do frequent there
because I personally have gotten a warning.
I did not get a written ticket,
but I got a warning for speeding on that road.
So now I am uber cautious when I'm driving on Hardy Oak.
So great things about Stone Oak.
All along Stone Oak Parkway here,
you have commercial.
So all your real estate,
while you do have some real estate here and here,
the majority of your real estate is going to be right here.
And then you have commercial all along here.
Now, what I mean by commercial,
let me clear this up for you.
What I mean by commercial is hospitals.
So you have two hospitals in Stone Oak.
You have North Central Baptist Hospital here
and then you have a children's hospital over here,
which I believe is a Methodist hospital.
And then North Central Baptist here.
And then you have a whole bunch,
like honestly a ton of medical facilities
all along Stone Oak Parkway.
So there are a lot of oncology facilities, heart doctors.
So there's a lot of specialists, I guess I should say,
along with pediatricians, dentist offices.
You just have a lot of that type of commercial.
Now you also have restaurants.
So it's not like a ton of chain restaurants
on Stone Oak Parkway.
They're more local mom and pop, I would say.
But when you come to 1604, which let me move this face cam.
Stone Oak is pretty big, but you have 1604 right here.
So you have more of the chain restaurants along 1604.
You have your Costco right here.
Oh, look, you have Methodist.
Oh, it wasn't Methodist, look at me.
So Methodist, Stone Oak Hospital, and then the Baptist.
And then you have Costco here.
You have a Walmart right here as well.
And then you have an HEB Plus here,
but you also have an HEB here.
And you have like Panera Bread.
Gosh, there's a ton of stuff over here.
Torchy's Tacos, which is actually an Austin restaurant
that has kind of exploded all over Texas,
but specifically Central Texas.
We have, what, three locations, I think, in San Antonio?
Maybe two.
I think there's three though.
But Torchy's is great.
Their queso is great, especially if you like a little kick.
And if you're on the keto diet,
which was all the rage a few years ago.
I don't know if people are still on it these days,
but they do switch out the chips for a keto friendly.
I can't even think.
I shouldn't even brought that up
because I can't even think of the name of it.
But you can switch it out for keto friendly chips
for your queso, which is like every keto person's dream
right there, is queso.
So anyway, great tacos, great atmosphere.
They have a bar, so you can have some tacos
and some beards for some happy hour.
So anyway, you've got Torchy's there.
You also have Chama Gaucha,
which is a Brazilian steakhouse.
It is definitely more fine dining,
but you will need to be rolled out of there
if you do Chama Gaucha because it is so good.
And the food is just phenomenal.
The atmosphere is amazing.
It's a really cool Brazilian.
There's a ton of Brazilian steakhouses in San Antonio.
Chama Gaucha and Brazos are Steve and I's favorite
if we are splurging.
Brazos is over off of I-10 by the Rim,
but you do have one right here in Stone Oak.
And then what else do you want to know about Stone Oak?
You have like a pizza joint right here
at Knight's Cross Drive in Stone Oak Parkway.
There is a little coffee shop called Pawn and Coffee,
which is like, pawn is bread in Spanish.
Great Pondulce, which is sweet bread.
Great Pondulce, great coffee.
They've got matcha too.
So just a really cute coffee shop.
And they serve breakfast.
So if you want like an actual hearty meal
and not just some sweet bread, you do have that there.
So really cute coffee shop.
Anyway, you just have a lot going on right here in Stone Oak.
And then over here off Blanco,
which is kind of the back way into Stone Oak this way.
You on Blanco, you have, I saw sprouts,
which made me think of it.
You have Whole Foods Market.
You have Target and Office Depot and Stoneworks,
which is a great restaurant.
Steve and I just celebrated our end of year numbers there
with a nice cucumber martini.
And then they just have some restaurants.
So some Italian restaurants, some Greek restaurants,
just there's a lot of stuff in this shopping center here.
All really great restaurants and some shopping there.
I mean, Target and Whole Foods, like win-win right there.
But you have all of that within five minutes.
Honestly, it's just gonna depend on the stoplights
and the time of day.
It could be seven.
But overall, since Hearty Oak is open
and 281 Construction is done, this moves, it moves.
Now at eight o'clock, it's gonna move slower.
7.30, it's gonna move slower, everybody getting to work.
But overall, the traffic flow is pretty great there.
I know a few years ago, it was pretty rough,
but since Hearty Oak is completely opened,
it's really gotten better.
You have three roads.
You have Blanco, you have Stone Oak Parkway,
and then you also have Hearty Oak.
And then if you wanted to even consider 281,
you've got four ways in and out of Stone Oak,
which makes it super feasible.
Now I'm gonna zoom out a little bit more.
There we go.
And I just wanna also show you
how close it is to the airport.
The airport is right here.
The neighborhood is right here.
So I would just take Stone Oak Parkway
straight out to 281, straight shot into the airport.
15 minutes max to the airport, honestly.
Really great location.
It's also not exactly in the flight pattern
for San Antonio Airport.
The planes are kind of coming in more this way
into the airport.
So you're not really in that like heavy plane traffic
or airplane noise traffic area either,
which is also a win-win in my book.
You have obviously Canyon Springs Golf Club.
You've got two or three golf courses
within 10 minutes of you.
You also have the JW Marriott,
which is the Bolero,
where the Bolero Open is held for golf
on that golf course, Canyon Springs Golf Course.
And then there's another one.
Debbie and George are gonna text me after they see this
and they're gonna tell me the other name
of this golf course.
I'm not a golfer, guys.
I apologize.
I just wanna make sure if you are,
you know that Stone Oak is a great area.
Oh, Sonterra, Sonterra Golf Course.
I think there's Sonterra Golf Courses over here.
There, maybe there's four.
There's probably four.
There's a lot of golf areas in that vicinity.
What else can I tell you?
Really just easy access.
So 10, 15 minutes, 10, 15 minutes to the airport.
If you wanna get over to the Rim,
which is right here where a lot of people shop,
the Rim, La Quintera, lots of restaurants,
the other Brazilian Steakhouse that I just mentioned.
Earlier, Brazos is right over here.
So you have a lot of restaurants shopping
just 15 minutes down the road.
This way, if you wanna go into downtown San Antonio,
you're about 25 minutes away.
So really nothing is more than 30 minutes from you,
which in a big city like this
makes this location super prime.
It's also why Steve and I live in Stone Oak.
It just makes sense.
It's a great location, easy to get to all the things.
It's one of my favorite areas of San Antonio.
So that is all that I have for you guys
as far as the map video.
The only other thing that I wanted to add
is the school district
because I don't think we really hit on that.
And that is that it's in Northeast ISD
and it has some of the best rated schools
in Northeast ISD routed for this neighborhood.
So you have Reagan High School,
which is literally just down the road.
Again, I know you guys are probably annoyed
with me saying this,
but I have a high schooler
and I don't really like him on a freeway if I can avoid it.
Obviously we're in a big city
and he's gonna have to get on a freeway.
I understand this,
but getting to and from school makes me nervous.
I think that's like just playing with your odds,
not in your favor.
So those are things that I look at.
At you as a mom or dad,
might value things a little different.
I'm just giving my opinion.
That's what this is.
It's totally up to you.
Definitely check out niche.com
or greatschools.org for ratings on schools.
Greatschools.org is a great resource to look at ratings,
but the elementary, the middle and the high school
are all rated top rated Northeast ISD schools
for this location.
So really just a win-win.
It is a gated community.
They have a shack there for a guard.
That's gonna come down to the HOA to vote
whether they want guard gated or not.
Typically in our experience,
we see a lot of HOAs vote against having a guard
because having to pay a salary of a guard there 24 seven
does increase your HOA fees.
So typically we see people vote against it
and just go gated.
You're already in a great area of town,
but that's gonna be down the road.
The HOA will vote on that.
This neighborhood does have some custom homes
mixed in at the bottom of the hill.
And then the Perry homes are on the top of the hill.
It's a good investment.
The McNair custom homes that are built in that neighborhood
are selling around 1.2 million,
which is right in line
and why Perry was chosen for this neighborhood
because they are selling between 700 and 1.2 million.
So you're not necessarily the most expensive home
in the neighborhood,
but if you buy the smaller one stories,
you will be the least expensive,
but that's also a good place to be at too, right?
So you've got great homes.
And then if you look at it overall in the Stone Oak,
where this home is located, you've got Champions Run,
you've got a lot of different neighborhoods in the area
that are all 700 to 2 million.
So you're right in that perfect price point for Stone Oak.
So that is what we have for you guys.
