Tour the 2349 Plan by Ravenna Homes | Move In Ready in The Highlands for $563,000

Hey, it's Julian, your go-to source for all things new construction here in Montgomery County this week. I am in the Highlands and I'm doing something a little different to this channel. Now I'm going to be doing daily tours just to really maximize my time in these communities, but also just try to pump out as much content as I can because there's so much new construction, so much inventory being built in Montgomery County that it's hard to just pick one or two a week. So why not? Why not do one video a day and this whole week is going to be dedicated to the Highlands. And the first home on our list is this beautiful Ravenna home. We're at 9726 Roaring River Falls. This is their 2349 plan. So just like Perry, they named their floor plans after the size of the home. So 2349 square foot, three bedroom, two and a half bath all on one level. I really love Ravenna. I've done a few tours. I did one in Audubon. I've done a couple here in Highlands when I first created this channel a little over a year ago and I just really love the styling of their homes. This beautiful color on the brick, but I also really love that cross stitching pattern that they have at the front. You get this really nice bowed out window. It's incredible. Really love Ravenna. Great product. And it's just a beautiful home all on one level. I think I've already said that. Yeah, I think you guys would really like this one, especially for the first, first tour of the week. So you got this really nice long entryway, beautiful foyer with tray ceiling. You got beautiful crown molding on pretty much all levels of the ceiling, even in the tray. You get this beautiful light fixture. So you got two guest bedrooms right up front with a shared bath. So this is the first guest bedroom with that bowed out window. Oh, that's so beautiful. That just lets in so much light, but it also gives the room character and helps open up the space a little bit more. Like this is a perfect reading nook. I love that so much and it's such a beautiful day to do these tours. I got so lucky. It's just the sun shining. It's warmed up a little bit from yesterday. Double sinks, nice long, large mirror, and then you got your shower and tub combo. Now I didn't realize it when I got in here, but the house is kind of dirty. There's still, it's still a work in progress. They got to come in, they got to clean it. Do some last minute touch ups. I don't normally do videos if the house isn't completed. But I had a specific list that I wanted to hit and it's just sometimes the luck of the draw, right? So we are in, Oh my gosh, I didn't do the other one. We're in the first, the second guest bedroom. So you got a good size closet, a pretty decent room. I like the first bedroom better though. I forgot to show you guys the freaking closet on this one. Whoops. So pretty much the same closet in the other bedroom. Got nice tall ceilings, 13, 13 foot ceilings in this home. It's just incredible. I love this. Great space. That foyer could be your art gallery. It could be the perfect place to put all your favorite art. Got a half bath. And as you can see, you know, they got the blue tape, so still kind of working on some things here and there. Little mud room. Got the storage closet over here. The laundry room, pretty decent size. Got some cabinetry for some storage. You got a little hanging rod. You got a space for fridge, your washer and dryer. You got a window here that lets in some natural light, but you can also open it for some fresh air. Two car garage, pretty standard size to what they're doing with new construction these days. And then all your controls. Everybody's going tankless water heater now. And then you got the breaker box and sprinkler system. And you've got this incredible open floor plan, beautiful cast stone fireplace, wall, the windows, nice tray ceiling with the ceiling fan and some recessed lighting. It's a beautiful kitchen. Got gorgeous luxury vinyl plank flooring throughout. Nice walk-in pantry. Beautiful. You got quartz countertops in the kitchen and then in the bathrooms, you've got engineered marble by Marlena. This is beautiful. One thing that I also like about Ravenna is they've gone kind of like unconventional with their Island shapes. So you have this really beautiful curved Island, plenty of seating space for your fridge. Lots of cabinetry drawers and countertop space. Really lovely backsplash. Obviously they will be putting in the cooktop. It's just not installed right now. And some builders do that. Some will wait until they've got their home under contract before they put in the rest of the appliances. I don't know if that's really the case with this one though, just because there still is some additional things that need to be done. Like you can see some trim over here. So they're clearly still working on this. So that's probably coming in the next couple of weeks or so. I love these just beautiful, huge picture windows. They let in so much natural light. You've got this great breakfast area over here. I just can't imagine. Just imagine you wake up beautiful morning, nice quiet weekend and just in your breakfast, just looking out, got all these trees in the back. I mean, what a peaceful, peaceful morning that could be. Or if it's a nice day like today, let's get some chairs out here and just hang out, read a book or play some games on your phone and watch some videos and just have the best, laziest weekend of your life. Nice cover patio wraps around, got an okay sized yard. You know, you do have room specifically for like a nice kind of a lap pool sort of, or a cocktail pool. You're not going to have a big old wide one, but you definitely have a nice long pool or, you know, Hey, if you don't want to deal with the cost and upkeep of having a pool, the Highlands has an awesome community pool with water slides and a lazy river and it overlooks a lake. I mean, it's one of the best amenity centers that I've seen in some of the recent communities that I've toured. So I wouldn't be mad about that, right? Who needs a pool? You got an awesome community pool, 13 foot ceilings in the primary bedroom. Got this nice deep tray ceiling ceiling fan, which is a plus, especially here in Houston. Wall of windows. Just look at all this light that comes into the room. I mean, I'm at, I'm at the edge of the wall. It's a 1230 at the time that I'm filming this tour and you can see just how lit up this space is. You don't need that light on. You've got tons of it coming in naturally. That's incredible. And then you got this beautiful bathroom, lovely tile flooring. You got your shower in the corner, nice large shower, gorgeous. And then you got your freestanding tub in the other corner, wall windows. Now, fortunately I wouldn't say that fortunately because I can see straight in there. So you know what? It might not be a bad idea to put some privacy shades or frosting on this glass because yeah, you can, you can see into this. So, you know, some of the thing about, um, whenever you're looking at this, but look at this incredible chandelier. Wow. Beautiful rotunda. Very elegant. I gotta tell you, I was not expecting this. This is the cheapest home on my list of homes that I'm touring here in the Highlands and none of the other homes have, a light fixture as elegant and nice as that one. We are in the primary closet again. You know, they're still, they're still walking, working on some things here. So they got some touch ups that they need to do. Um, but that's also not the only touch ups they will be doing. Uh, I've said this in a few videos before, but when you are buying new construction one, you're going to have an inspection done. No questions about it because there's always something that will come up and you want to make sure that the builder is, uh, you want to make sure that it's brought to the attention and then the builder is going to take care of it. Uh, and then you also will do a separate walkthrough with the builder. Uh, and this will specifically be for anything like cosmetic. Um, so if you do notice anything, any issues with the paint, um, maybe the texture's off, maybe some door handles or hardware is loose. Um, maybe there's a missing door stopper or who knows what, whatever it is. Like you're going to go through with a fine tooth comb, you and I, uh, because I'm hoping, uh, when you are ready to build or buy your new home that you're gonna be calling me for help. Cause we're all going to go through fine tooth comb and we're going to make sure this home is as perfect as it can possibly be. So you just have that, that peace of mind knowing that. So here you go.
