If you're thinking about building a new home
in the Tampa Bay area,
make sure you check this development out
before making your final decision.
And here's why.
There are a lot of choices in Tampa Bay,
but there are very few that offer lifestyle,
luxury amenities, and peace of mind.
And this development definitely has that.
Today I'm gonna take you out to meet Stacy and Ashley
and tour the Medina model out in Vita's Way
in Wesley Chapel.
This community is not only growing at a rapid pace,
but the demand in this specific development
is definitely one that people consider desirable.
Now, we've recently had four clients
choose to build their homes in here,
starting from the very first opening.
Literally, we've put one of the very first families
in this community, and it's continued to grow
because people love it.
Now, I don't wanna stand in the way any longer,
but if you do have questions,
don't hesitate to reach out to me and the team.
All of our contact information is down below,
including a link where you can schedule a time
to talk to us directly.
But let's get out to Vita's Way
and meet with Ashley and Stacy out there
so they can walk you through the property.
All right, let's go check it out.
Well, hello, come on in.
Hey, Ashley.
Welcome to the Medina.
Excited for the tour. Model.
One of my favorite one-story homes.
Why?
You'll see.
It's very spacious, very open layout.
It just offers a lot of space.
Bedrooms are very spacious as well.
You'll see when you walk in.
It just is kind of a wow factor to me,
especially the living room.
The openness is just amazing.
Awesome, all right, well, let's get into it.
All right, so when you walk in,
10-foot ceilings, big open hallway.
In here, we have the first bedroom,
which is the in-law suite, as we call it,
or a guest room.
It has the bathroom.
Lot of natural light in this bedroom.
You can see for even it being a guest room,
the bedroom furniture is pretty big, so lots of space.
And then you have your closet.
I like the sliders on there too
because it doesn't take up floor space,
and then you're able to do things
like put a huge nightstand,
because these nightstands are not small.
Yeah, they're a good size.
Yeah, they are.
And you can just see all the light
kind of coming in as we're standing here.
And this bedroom is really the farthest away
from the living space.
It's at the front of the house,
and then it takes you out,
and there's a full bath over here just to the left, correct?
Full bath, nice tall ceiling still.
They don't cut corners on the ceiling height,
which makes it feel open and spacious.
Beautiful bathroom.
Nice tiles around as opposed to the fiberglass
that you see in some places.
You got quartz countertops.
Yep, beautiful here.
Tile floors in there as well.
Extra storage, linen closet.
Yep.
And then on this side, we have the laundry room.
Just outside of the garage, right?
Just right outside of the garage
in between the two bedrooms.
And then something really nice
is huge extra storage space.
Oh, look at that.
More than enough room for Christmas trees
and totes galore.
Yes, anything.
You could even make that into a little mudroom
since there's not much of a drop space.
And then we'll take you into this bedroom here,
the second bedroom, which-
Love on the natural light in this one.
Has the natural light coming in.
And then this is a nice bonus.
It has an en suite bathroom.
So if you wanted to make this the parents' sleepover room
or obviously if you've got children
who want the full bath as well,
you've got it.
Especially for the older kids
that want that quiet space.
En suites are always really nice.
And it's super convenient, especially as a parent.
You don't necessarily always wanna-
Exactly.
The kids hanging out.
And the bedrooms are far apart,
across the space, so they have extra.
This model is a three bedroom, three bath.
We have this flex space, which is really nice.
They have it set up as an office right now.
Love those with the French doors and everything.
Yes.
It looks like a really nice office space,
but you can do anything.
Fitness area.
Or you can make this the fourth bedroom.
As I know a lot of people who walk into this model,
you'll see it's a little wow of a space.
But sometimes people need four bedrooms
and they want the single story.
They don't want the two story homes.
Absolutely.
That makes sense.
Okay.
And that takes us into this huge open living space here.
This is the wow moment that I've been talking about.
You're not wrong.
No.
Look at that.
Beautiful.
Love the trade ceiling.
This place is a wow factor.
It really is.
You have two huge sectionals in here, even spaced out.
You also have extra space over here
that you can make into functioning kids area.
They can go over there and do schoolwork
while you're cooking or put another dinette over there.
So there's plenty of options
and you can just see how large the space is.
You also have the kitchenette over here.
You can even put a rectangle table in
or keep it that circle.
Plenty of options for whatever your taste is.
Yeah.
For that dining spot,
you could still fit a seven foot table all day
or six foot and then put a leaf in it for holidays.
And then for the area, you know,
against this wall over here,
you could do two desks easily.
You could put a library over there
if you wanted to as well.
It'd be pretty darn nice.
Yeah.
It just adds for so much more lighting.
You have windows over here in the back of the house.
It's just a great, great space.
Yeah.
That's really awesome.
One of my favorites.
It's really nice.
This is a great single story property.
And I know everybody wants to see the kitchen.
We're going to get to that for sure.
But before we do that, who are we going to go see?
We're going to see Stacey.
Awesome.
Let's head over to the primary suite here
and see what Stacey's got on deck for us.
Yep.
I'm hiding back here.
Oh yeah?
Very nice.
Yep.
I'm in the primary suite,
which is in the back of the house,
which is really great
because it gives you a lot of privacy.
So again, it's a really nice size primary.
There's a queen size bed and two end tables.
We have the double windows,
which gives you a lot of natural light,
which makes it feel more open.
And it's really pretty
if you're on a conservation lot as well.
Queen?
Isn't that a king?
That's king.
Is it a king?
All day.
Yeah.
I kind of thought maybe, but then, yeah.
Okay.
I'll let you win that one.
I have a queen because I'm not tall.
I'll let you win that one.
That's a big bed to me.
Okay.
I got to point out the sliding doors.
I love a pocket slider.
I'm a big fan of a pocket slider.
Okay.
So we got a great double vanity sink in here
and this really pretty humongous shower,
which I think is pretty,
but I can't imagine having to clean this thing.
I mean-
You need to hire somebody.
Yeah.
You got to look and see how big it is.
It's like carwash.
It's huge.
You have a little bench
and you do have that shower dish
and they do have the window,
which I do like a window and a bath.
I love the natural light pouring in.
It's awesome.
And you have linen closet here
and your water closet and a huge walk-in closet.
Yep.
It is not small.
So you could possibly share that.
Plenty of storage space in here as well, right?
Yes.
Yep.
We got drawers.
You know, I love a vanity with drawers.
So yeah, it's really pretty.
Awesome.
And you're taking us out to-
Now we got to go see the kitchen.
All right, let's go see the kitchen.
That's, you know-
We saved the bus for last.
We got the kitchen and then the outdoor space,
which I love how they have it set up out there too.
So the kitchen, you know, it's the heart of the home.
It's a really nice size kitchen.
You got a great island for entertaining
or having the kids do homework here.
Single sink, the convection oven and microwave.
And then we have a gas community here,
which is really rare to find here in Florida.
So that's always a plus.
That is something common that we're always-
Big burners here.
We got one, two huge burners.
A little guy back here on the corner.
And then like what I would consider
two standard sizes there.
So you can do a lot.
Yup.
And plenty of cabinets and oversized drawers,
which are really nice.
Soft clothes, of course.
Yeah.
This series, you know, Pulte has four different series.
So this is a package series
where you can pick different packages.
You can't go to design with this one,
but you can at least,
I think there's three or four options
that you can pick from.
Awesome.
And I want to take note of something here, Stacy,
because we had these poles in our last kitchen right here.
Those things will eat your shirts, your belt loops.
If you are 5'9", that is going to get your belt loop.
I promise you.
And how do I know this?
Ask me later.
I'll tell you personally.
But yeah, that one is not-
I've hooked my pocket on some of those too.
It always caught the shirt in the morning.
I'm like, I spilled my coffee one time
and I almost lost my mind.
I'm like, is this real life?
They look nice, but just a little heads up on that one.
So I love a one-story because it feels so open
and you have windows all around.
I mean, look how far Ashley looks away in this place.
I mean, like it's, yeah.
She said it's wow.
No, it's okay, right?
You said it's wow, and that's part of it.
Like, it puts it in perspective.
There are three human beings in this room right now
and there is enough for at least 27 more, you know?
Either that or they host Christmas.
Absolutely.
So people are always concerned when they see a single story,
like, is it going to have enough room?
Do we have enough storage?
And I think that they've done a good job
covering a lot of that here, right?
So ladies, as we head outside of this property,
which I absolutely love.
I love how they have it set up out here
because this is really cool.
Two fans on this.
They got a TV set up over here.
You've got this huge sofa.
That's not small actually.
Sofa space here.
We'll get out to the outside here
and they'll walk us to the outside as well.
But also notice you've got pavers.
Yes.
Right, both the driveway, the walkway
and the lanai's have pavers on them.
That is nice because a lot of communities
don't offer that paver.
And as someone who used to install those for a living,
I know how expensive those can be.
So that is not a light task there.
So super long.
This is as long as the entire living space
at the backside of the house.
You've also got this space over here
where they put a little dinette,
you know, just a little two-tier.
Perfect spot for coffee,
hanging out in the morning or in the winter.
I love that the lanai is also screened.
That's a big thing, y'all.
If you don't live in Florida,
especially if you're going to live near a conservation lot,
the no-seams and the mosquitoes
will have your name all over you.
So you want to definitely have it screened.
And it's just a really nice touch.
Keeps the sun down as well.
It's a nice little UV protection,
but that's going to take us outside.
So let's go check this exterior place out too.
Okay, so, you know, outdoor living,
super important to everyone moving to Florida
or if you live in Florida.
So here you have the screened-in lanai,
but they also did an extension in the back.
So you'll see that they have a little soccer court.
With the AstroTurf.
Yeah, with the AstroTurf.
That's pretty cool.
Yeah.
And a little patio out there as well
so you can have a fireplace.
Which is really nice.
The conservation lots are beautiful.
You know, it adds a lot of natural living.
It feels that way, even though you're in a subdivision,
because that is that balance you're trying to give up,
right?
Right, and your privacy.
Yeah, you want amenities.
You want nice things around you.
You don't want to go super far
to have to go to a park and those types of things.
But how do you have some privacy?
And I think that's a great way to say that.
And they have those options
when you choose your lots too, so.
Absolutely.
And ladies, what are the HOAs here?
The HOAs, $80 a month.
And so those come with some really great amenities.
We have a resort-style pool, fitness center,
pickleball courts, which is the rave.
Everyone loves pickleball courts and dog park.
So really nice amenities.
So didn't go over the top,
which means not a ton of fees out of your pocket,
but the type of lifestyle that everybody imagines
when they move to Florida, correct?
And the clubhouse, they did a beautiful job on that.
Very open, breeze can go through it.
Very nice and cool.
Definitely makes you feel
like you're living that Florida lifestyle.
As we cover the garden yet,
that you can rent a garden called Buyers of Bloom Garden.
It's a raised garden,
so you can rent it and plant your own plants.
It's very nice.
I love that.
Because it's right outside of the clubhouse.
Yeah, so you don't have to dedicate a space
in your backyard.
You can actually have one that's communal,
which is really cool.
It's a great way to teach kids
or just to grow your own vegetables.
I love that as well.
Like you mentioned the amenities.
How far are we away from shopping, Publix,
all the things that people would need?
10 to 15 minutes from everything that you need
to run your household.
Wesley Chapel has everything.
We're talking, we have four hospitals here.
There's shopping.
I feel like on every corner,
but there's a Publix three miles down the street.
We have a Whole Foods coming into town,
which everyone's super excited about.
I have my outlets that is not far from here,
which has Costco right next to that.
Another what, 15, 20 minutes?
Yeah, not far.
Because you have easy access to the interstate here.
So you're like maybe seven minutes to the interstate.
So that's why you have the convenience
of everything that Wesley Chapel has.
It's super easy to get around.
And don't worry y'all, I clocked it.
The Publix was five minutes
and the Starbucks was four and a half.
And the Chick-fil-A is right next door to that.
So I mean, talk about convenient.
It makes your life very, very simple.
There's a CVS right over on that corner too.
Super easy to get to.
So that's at Overpass and Curly Road, right?
Like really nice spot.
Okay, so we covered that.
What about schools?
Yep, the Watergrass Elementary School
is two miles down the street.
So a lot of the residents here jump on their golf carts
and take their kids to school on the golf cart.
It's great to see kids riding bikes and walking to school.
Go out to walk.
Yep, because it's right within your community.
You have Middle School and High School,
which is also probably less than 10 miles down the street.
And you have Innovation Prep, which is a charter school,
conveniently located probably three miles as well.
And Kirkland Academy, which is right next to that.
Love it, ladies.
Great stuff.
And if they want to get a hold of you
and they have more questions about this property
or this community specifically here at Vita's Way,
how would they do that?
Well, our information is down below
or you can send us a DM on any of our socials.
Absolutely, and these ladies right here,
queens of new construction,
definitely want to check them out.
They know everything when it comes to Pasco County.
You are in great hands.
And as always, until next time, y'all.
Go out and live that Tampa life.
Oh, you nailed it.
