Price drop Hemingway Plan by Richmond American Homes New Home for Sale in Southwest Las Vegas

Ladies and gentlemen, welcome back to the channel. Today we're touring a floor plan that's called the Hemingway, built by Richmond American Homes in the southwest of the Las Vegas Valley. This part of town is over off of Blue Diamond and Fort Apache area. We have this beautiful neighborhood. HOAs are pretty low, around $60 per month. It is not gated and we do have some trails that are part of the HOA, but nothing crazy. This home is a quick move-in house that is ready to go. Listed price is $669,000 and that's with everything included in it. Lot premium, upgrades, everything you see. Front yard, we have a little tree up front and you know just little bushes. All the landscaping is done and we have a 20-foot driveway going into your two-car garage. This is the only floor plan that they have down here that doesn't have a bedroom downstairs, but still a very nice layout. We have your front porch and then you can see downstairs we do have, however, this extra space that could be really made into whatever you want. You can go and make it into an office. You can close this up if you want to, if you build this floor plan, but in this situation they just kept it open, make it made an extra 10. It could be a second living room, space, game room, whatever you want to make it. This is separate from your main open floor plan that is on this side. We do have some storage underneath your stairs, coat closet. This house has been highly upgraded. You can see this wood-like tile. This would be your living room opening up to your kitchen. I do like how this floor plan has these separators to kind of delineate the end of the room. And then this kitchen is big. It's got lots of cabinets, 42-inch upper cabinets. We have the full overlay shaker, hardware already installed with a brushed nickel finish. No soft close on this one. So just a regular cabinet. And $669 is their price. This is because they're closing out this community. They do have a few other floor plans in this neighborhood. The Seth floor plan, the Sage floor plan, and they do have these available right now for sale. If you want more information about those, you can check out my videos about the Seth and the Coronado and the Sage, but this is the Hemingway floor plan, the smallest one that they offer. And that's why the lowest price is $669. This would be your dining room. Spacious. You can put a big table on this side with lots of windows, lighting and light. They call this a morning room. Also, this house is facing south, so you get pretty much sunlight throughout the day. It does have a pool-sized lot, cover patio already included, 20 by 10. And you can see this backyard is spacious. You have about 26 feet from the house to the back fence. On this side, you have a little bit more, maybe 28, but plenty of room for a pool. And you don't have that many windows behind you looking into your backyard. And those neighbors behind you are a little bit higher than you, so you get a nice big wall, a little bit more privacy. Yeah, $669. There's your fence. This is where your trash cans would be, or maybe into your garage. Then your AC condensers are going to be on this side of the house, maybe on the side, yeah, before the backyard. Nice looking house, $669. That is not a bad price for the Southwest. I think there is possibly a little bit more room for negotiation. Subway tile, backsplash, GE appliance package, all built-in. Your canopy hood, they're still missing the cover there. Five burner cooktop, your refrigerator, a box, and you can see even the side panel to the refrigerator. It's always nice to see. This is your drop-off zone. They didn't upgrade the cabinets, adding the cabinets here, but that's something you can always do later. And then here is your walk-in pantry. The garage, it's a good size garage, about 21 feet from the wall to the door. We have your pre-pump for your water softener there. And on this side, your tankless water heater. Eight foot high garage door, by the way, so you could fit a nice SUV in there. Lots of garages nowadays, they don't build them long enough and high enough where you can fit a bigger car. And there's a small percentage of people, probably like 10% of people that do have that big vehicle that they need to store inside the garage. Most people don't want to park on driveway. Here's your half bathroom downstairs. Yeah, really nice setup. So you got your powder room, a nice den or second den. This will be your living room, which is already spacious. So it's kind of like having the two living rooms. It's a really good setup for anybody that does not need a bedroom down. Very bright house too. You get the stair rails. These are all upgrades that the builder puts in to the house already. Now, when you go upstairs, you'll have your primary bedroom to the left. We have two bedrooms back there and then an extra bedroom here with the loft in between. First room is 11 by 12, spacious. Side door closet. By the way, we do have nine foot ceilings on both floors and eight foot doors throughout the house. You walk in. Well, that's weird. Why do they put that camera like that and then just keep this open? That doesn't make sense. Oh, well, that's what they did in this model for some reason. I don't think this bathroom was here. I think this was an addition to get an extra bathroom, making it an en suite. Yeah, for sure. Walk-in shower, fiberglass enclosure. I would have just extended that. I mean, you can always put a plant or something back there to fill the gap, but I'm not sure why they didn't just extend it. This one faces out to the front of the house. So yeah, having an extra bathroom up here is really nice. It does take, however, a little bit of space away from the loft because I remember this loft, when you don't get this bathroom here, it makes this loft huge, but it's still a good size. It's about 11 by 13. Not bad. You have your pre-wire for your TV, couch, couch. It's a good size loft still. Then you have an en suite there. This would be the second bedroom that will share with the third bedroom, this bathroom. So this one is also 11 by 12. Good size room. Pretty much same as the other one, but this one does not have its own private bathroom. So that would be for your favorite child. You put the least favorite child in here. Children, not childs. 11 by 12. Also, all the rooms are spacious. Maybe 11 by 11, this one. A little bit smaller, but still a good size. You can fit queen size beds in all of these. No problem. Even king if you wanted to. Then here we go with your two under mount sinks, fiberglass enclosure, two sinks under mount. I would definitely change that sink. I just did not like it. And then here's a pre-plumb for a washer, a dryer. And then you also have a pre-plumb for a sink. So it could be easily added later because you just have to connect the sink to it. And your primary bedroom, great size too, about 14 by 15. Goes into your primary bath. Wow. Nice. Walk-in spot shower. We have the dry off area, rainfall showerhead, tile to the ceiling. Beautiful. Love it. Two valves. Nice. Three big, not big windows, three small windows, letting in light into the shower, but still giving you that privacy. Then you have your water closet. And last but not least, your walk-in closet. Not the biggest, but it's a good size. It's doable. And we talked about the backyard house. We have pretty much four bedrooms all upstairs with three bathrooms upstairs. And then downstairs we have a powder room. So this is a four bedroom, three and a half bathroom house, all the bedrooms upstairs. A lot of people don't need a bedroom down and they would rather have all the sleeping square footage on the second floor. That way they can use the bottom for whatever they need. Entertainment or having an extra office space. That's very convenient for a lot of people. So I can see this house having a good appeal and it does cost less to build it. That's why we have a lower price at $669. So if you guys are interested in this home, might be the right match for you. Let me know. We do have another two communities here in Las Vegas where they offer the same floor plan, Cadence and Northwest. So different pricing, but still great floor plan. So if you guys are interested, this could be an option, although they're right at the end of the community. So if you're interested in this home, you got to hurry up and get one as soon as possible because they have some really good deals. Pretty much at the same price as the other communities, but a more expensive neighborhood, if that makes sense. Could be a good deal for some of you guys.
