Over the past few years, I've had more and more clients ask about one specific area of
Delaware and that is Middletown.
What's really interesting is that it's not a beach town and it's also not a traditional
retirement hotspot, but more and more clients are asking specifically retirees to move and
retire to Middletown Delaware.
So in this video, I'm going to break down why is everyone wanting to retire to Middletown
Delaware?
What makes it so attractive for retirees?
And also a few things to know to make sure that it is absolutely right for your retirement
plan.
And speaking of your retirement plan, if you are still in the early stages of deciding
what does my retirement path look like?
Does it look like I'm retiring to Delaware?
If I am, what am I actually looking for?
I have made a quick tool to help you figure out what your Delaware retirement path looks
like.
There is a link down below in the description so you can figure out whether you want to
be in a 55 plus community or you are just looking for a ranch style home or maybe you
just want to be in an area that does not have any HOA or honestly, maybe you just don't
know.
I have a quiz down below in the description that is going to help you figure that out.
Okay, so let's get into what Middletown actually is.
Middletown Delaware is located in Newcastle County.
It is about 25 minutes from Newark.
It is about 45 minutes to Philadelphia airport and it's about an hour from to the Delaware
beaches.
So no, it is not coastal, but it is very centrally located.
So why is everyone moving to Middletown?
I can tell you one of the reasons.
One of the reasons being if you still live in New York or you work in New York City,
Middletown is the farthest point in Delaware that you can go that your mortgage company
will tell you you can live in Delaware and still work in New York City or New York because
the mileage is right on that cusp where the mortgage company will say, yes, you will be
able to get to work two, three, four times a week.
If you are fully remote, they still need to factor this in just in case that there was
ever a chance that you have to go back into the office.
So Middletown for a lot of my out of state buyers has become a hotspot.
It also has become a hotspot, especially for retirees, because if you have family that
live in New York, New Jersey, Pennsylvania, Middletown is that one point where you can
get all of your amenities and there are plenty of 55 plus communities, but still be able
to enjoy seeing your grandkids within an hour to an hour and a half.
Also, Middletown has absolutely blown up with businesses, so it has everything you can honestly
think of and more.
If you are also a Costco fan, Middletown is a great location because you can get to Newark
where our one and only Costco in Delaware currently is.
So that's about 25 minutes.
Another reason why everyone is moving to Middletown is because of the new construction.
55 plus communities are widely available in Middletown, especially with new construction.
So whether you're looking at Blenheim Builders or you're looking at Lennar,
Cahave, or you would like a more established community, places like Spring Mill or Spring
Arbor or even the Four Seasons at Silver Maple or the Four Seasons at Baymont Farms, they
are all located in Middletown.
And like I just said, it is a big hotspot because there are so many amenities, including
health care.
Christiana Hospital has a satellite location in Middletown that they are expanded to be
even bigger than what it currently is.
And this is huge for retirees.
Not only can they buy a new construction home, which has modern layouts, it has the amenities
that they're looking for, but it also is not considered in the boondocks.
You are surrounded by things.
You're not going to have to worry about how long it's going to take you to get to the
grocery store or how long it will take you to get to the hospital.
The next reason that everyone seems to be moving to Middletown is because you can get
a little bit more bang for your buck, especially if you live in places like New York, New Jersey.
Currently, you can get a bigger house for less money and honestly, lower property taxes,
because Delaware, especially in Middletown, still has lower property taxes than what you
will be paying in New York and New Jersey.
And because Middletown is not considered coastal, you are not fighting all of that beach traffic
and beach chaos.
You still can take a day trip down to the Delaware beaches, but live far enough that
you're not dealing with all the hustle and bustle of the beach chaos.
And listen, I get it.
I live right next to Middletown.
So for me, I can take that day trip down, but I'm not dealing with all that traffic.
And what I absolutely love about Middletown is that I can get a lot of shopping done.
I can go to Walmart or Home Depot or Lowe's or Target, and we have sprouts.
We have all of these different places coming.
We have a first watch coming.
They are building like crazy.
Now, with building like crazy, that does mean that the traffic is getting a little worse
than it was just previously a few years ago.
With that, Middletown home prices have started to increase in the past few years.
So what you could get five years ago is going to be way more expensive now than it was back
then.
Now, if you are curious about what is the actual real cost of retiring to Delaware,
you are in luck because I made a full guide full of real numbers.
Every single thing that comes up in the transaction is in this guide.
There will be no surprises at the closing table.
If you are interested in downloading that, there is a link down below in the description.
Now, I know I mentioned 55 plus communities.
There are plenty of 55 plus communities, whether you're looking for new construction or resale
homes.
They tend to offer clubhouse amenities, walking trails, pond views, wooded lots, you name
it.
And also modern amenities such as pickleball or the clubs that everyone likes to get involved
with.
And the best part is low maintenance living.
So most of the 55 plus communities take care of your lawn maintenance.
So you never have to worry about cutting your grass ever again.
Sweet bliss.
If you can't tell, I'm already over having to cut the grass every week and being in a
55 plus community or essentially anywhere in Middletown, there is a quieter pace of
life.
It is not as busy as the beaches area.
It is slightly busier than the middle of the state.
So like Kent County.
So if you were looking in Magnolia or even Smyrna, Middletown is going to be slightly
busier than that, but it is a slower pace of life.
But let's talk about the most important reason why people move to Middletown.
And I hear it every single time someone is thinking about moving to Middletown.
And it is because the proximity to their family.
Most of the time they have family that lives in the Northeast.
So whether that be New York, New Jersey, Pennsylvania, Maryland, I've actually even seen
people live here that their family is in Virginia.
It's the proximity of being in a place close to family, maybe not on top of family, but
close enough and also having low property taxes and the cost of living being lower,
which is why everyone seems to be picking Delaware specifically and then Middletown
as well, because you are very close to the bridge to be able to get to New Jersey in
less than 25 minutes from Middletown.
Now with every pro that comes with living in Middletown, there is a con.
So let's talk about some of the things that realtors are not going to tell you about living
in Middletown, Delaware.
One of them being something that I have already mentioned, which is it is definitely busier
than it was, say, five years ago, even two years ago, because everyone has decided to
move here or retire here.
It is definitely busier.
So yes, there is more traffic than there was.
And yes, Main Street, you tend to learn which times you're going to stay off of Main Street,
specifically around four or five o'clock, because everyone is getting out of work.
All of the school buses are on the same road and Main Street tends to back up.
But you will learn those things.
Now, it is not a beach town.
So if you are someone that wants to be closer to the beach, Middletown probably isn't the
place for you.
I would look at places like Lewis, Milton, Millsboro, Georgetown, Allendale, places like
that.
Middletown is more for the people that want to live in the suburbs per se, but maybe don't
want to live in New York City or even the Philadelphia area.
Another con is you still need a car if you do live in Middletown.
Most places are not walkable.
And honestly, I would probably never walk on some of the roads because they are so busy.
So if you are someone that maybe doesn't drive anymore, I would look into maybe delivery
services such as Walmart, Target, Sprouts, Instacart, stuff like that.
Another con, and I'm hearing this a lot, is Middletown home prices have actually gone
up significantly.
So much so that in some cases, homes in Middletown, especially in 55 plus communities, are actually
more expensive than homes that are near the Delaware beaches, which after seeing the data
and seeing the comparison, I was actually shocked by this because I always felt that
coastal Delaware was going to be more expensive than Middletown.
But because we've had such an influx and we've had so many people moving here, which is driving
the home prices, Middletown home prices have gone up significantly.
It is not a surprise if you spend at least $500,000 on a home, even in a 55 plus community.
So with that, if you're purchasing new construction, just know that you have the base price and
then you have options.
In most cases, almost everything is extra.
So depending on the builder depends on what you're going to pay.
Also, there are a lot premiums still in Middletown.
And like I said, it really depends on which community that you choose on how much you're
going to pay.
But I would not be surprised if you are spending at least $500,000 on a home in Middletown.
So who is Middletown perfect for?
Middletown is perfect for a retiree that wants to be close to their family, is okay with
paying slightly higher for the fact that they're closer to their family, is someone that maybe
is looking for a newer home or maybe wants a resale home in a very established 55 plus
community or even a ranch style home.
Because a lot of our new construction, even if it is not a 55 plus community, does offer
ranch style homes or homes that have the primary bedroom on the main floor.
And then you still have that second floor for guest bedrooms.
And maybe it is someone that does not want to be right near the beach, but wants it a
little bit busier than say, Magnolia or Smyrna.
Middletown would be absolutely perfect for you.
And if you are a big Costco fan, I will say Middletown might be the place for you because
Newark is about 25 minutes away.
And that is our one and only Costco as of the taping of this video, which is in March
of 2026.
But if you are someone that is looking for walkability or maybe a little bit more affordable
home prices, or you are someone that does not want to deal with an area that is growing,
Middletown may not be the place for you.
And we should be looking at other places such as Smyrna, which is still growing, but is
not growing as rapidly as Middletown or even Magnolia, or if you are thinking about Milford
or the beaches area.
So if you are thinking about moving to Middletown, Delaware, and you are like, Jen, I've made
my decision.
This is where I'm moving.
I want to see houses.
There is a link down below to request your own personalized portal where I can set up
houses that automatically get sent to you.
And then we can go take a look at them.
So if you are interested in that, there is a link down below in the description for that
as well.
Middletown has become one of the fastest growing towns in Delaware.
And if you are interested in being coming a part of that, now is the time because like
I said, what was available five years ago or even two years ago is not available now.
And honestly, home prices just keep going up.
If you want to know the real cost of retiring to Delaware, I have a 27 page guide down below
in the description.
There is a link for it if you would like to download that.
