Welcome to March, everyone. We are so excited to share this month's stats with you that we're
going to start with something a little bit different. The new median home prices.
Wow, so different.
I know. Well, they're new from last month.
And now, your Seattle market update with Erin Janis and Diane Dovey.
The median home price in Seattle this month landed at $837,500, which is down 1% from this time last
year. On the east side, the median home price landed at just over $1.4 million, which is up 8.27%.
And looking all across King County, the median price is at $840,000, which is up from March of 2025.
Now, for those of you who really like to nerd out on those numbers like we do,
you'll notice a big jump month over month, particularly on the east side.
The median home price last month was at $1.2 million.
This month, we're seeing over $1.4 million as the median price.
So it's pretty typical for the transition into the spring market.
All right, Erin, prices are up a bit.
Are houses selling or are they sitting?
Great question, Diane.
So we're still seeing similar patterns as last month, an increase in inventory from 2025 and
still dancing around that three-month worth of inventory mark. Here in Seattle, inventory is
up 26.77% from March of last year, with pending sales down 0.13% from last year.
Seattle's sitting at 3.3 months worth of inventory, which is a dip back under that
four-month mark that we hit last month. Over on the east side, active inventory is up 49.41%,
with pending sales down 7.27%. East side ended last month with 3.74 months worth of inventory.
Looking all across King County, new listings are up 25.48% from last year,
with pending sales down 6.8%. King County currently sits at 3.23 months worth of inventory.
And another plug regarding the condo market, there's currently 4.7 months worth of condo
inventory throughout King County. And so those of you that might be running your own home searches,
remember that when you build your own custom home search, if you filter just to single-family homes,
you know you could be missing out on a lot of freestanding condos, which live like a single
family home, right? So also townhomes with maybe parking in a little yard. When you filter out
condos, you may be missing out on a lot more affordable opportunities to choose from. So the
best way to remedy that? That's right. Call us. We can set you up on a custom home search that won't
over-filter options for you. There's a lot of stuff that could be waiting out there for you.
So, Diane, how are interest rates looking? Well, Aaron, I am better off having our friend,
Freddie Mac's Chief Economist, Sam Kater, take her away with some news on that matter.
On March 12th, Sam stated that the 30-year fixed rate mortgage returned to last month's level
of 6.11%. Now, despite the modest uptick, buyers are responding to rates in this range,
with existing home sales increasing 1.7% in February. Purchase application also increased
this week, a welcome sign as buyers enter the spring home buying season,
with rates down more than a half a percentage point compared to this time last year.
Curious as to what's happening in the world of property management here in Seattle? Well,
you're in the right place. Let's start with a look at the latest stats. Starting with days on market,
we're trending down as we head into spring, currently sitting at 26 days, which is down
from last month, and sitting exactly where we were this time a year ago. I would be remiss to
not mention that REMAX Integrity Property Management is getting our listings rented
far faster than that. Yeah. So, typically leased within a week. Just saying. Okay.
So, as for vacancy rates, we're currently sitting at about 3.825% in King County, which is actually
up about 0.125%. So, all in all, an incredibly healthy rental market indeed. Lastly, let's take
a look at average rents. In King County, the median rent for a three-bedroom single-family
home is sitting around $3,750 per month, which is just a few dollars off last month.
Thanks for that, Aaron. All right. If you're curious about the rental market or know of
anyone interested in professional property management services, please reach out or send
them our way. Our property management team, REMAX Integrity Property Management, is here to be in
service to you. All right. That's all for March, but we got a lot of 2026 left ahead of us, guys.
So, let's go buy or sell a house together. Doesn't that sound like fun? So much fun.
Spring is an exciting time of year to buy with the most homes on the market,
and you heard the stats earlier. If you are thinking of buying a home for the first time
and a little unsure about how to start the process, guess what? I teach first-time home
buyer seminars once a month over Zoom, providing you with a lot more knowledge about the buying
process. And if you participate in a seminar, this qualifies you to purchase a home with
down payment assistance. So, reach out and learn more and sign up for my upcoming class.
