If you’re looking at new construction in North Texas, this is exactly why you can’t take builder pricing at face value.
In today’s video, we’re walking you through two homes with the exact same floor plan — one is a fully staged model, and the other is an inventory home that has been reduced by $114,000.
But here’s the part that shocked us…
👉 The inventory home isn’t just cheaper — 👉 It’s now priced $62,000 BELOW the base price to build 👉 And it sits on a premium greenbelt lot with no neighbors behind and no one on one side
So the question becomes… Why would this one be so much less? And is it actually the better deal?
This is exactly what we help our clients navigate every single day. Builders price homes strategically, and without access to real data and comps, it’s easy to think you’re getting a deal… when you might still be overpaying.
On this channel, we break down: ✔️ New construction pricing strategies ✔️ Builder incentives and price drops ✔️ What’s actually a good deal (and what’s not) ✔️ Living in Frisco, Prosper, Celina, McKinney & surrounding areas
If you’re thinking about making a move to North Texas — or even just want to make sure you’re not leaving money on the table — you’re in the right place.

We’re Andy & Patrice — local North Texas real estate agents who specialize in helping buyers like you find the right home in the right community. Whether you’re coming from across the country or just across town, we’ve got your back.
Most people fall in love with the model, but the one you can actually buy,
it's $50,000 less than the base price and nobody behind you.
We are getting into this Sheffield planned by Highland Homes,
and it starts off in the 680s.
But I'm excited to show you that inventory home that it bats to a green belt
that is 648 been slashed just recently.
Can't wait to show you that.
But let's go look at the furnished model first.
OK, as you step on in, you got this two story
And then you come off and right to your left is your home office.
I think this is the perfect size home office.
Patrice, what do you think?
I think it's absolutely perfect.
I mean, it's bigger than it looks.
It's bigger than it looks.
But yet it's not overwhelming.
You know, sometimes you get into these studies and they're like,
you know, they're built for three people.
Yeah.
Over here would be the garage.
So just ignore that.
Let's go down this hallway.
You've got linen closet.
And then look at this guest room.
You've got its own en suite with a built in
shower.
Look at how the I love the herringbone
kind of Chevron ish with the tile all the way up.
It's really a cool color green, too.
It is.
I like this kind of hunter green.
Is that what it is?
Uh, yeah, it's got a tinge of olive.
But yes, it's a pretty color.
Hey, I'm just proud that, you know,
I called it something other than just green.
But look, I like I like this window, how tall it is
and the curves.
Yeah, this is really pretty.
This would be an awesome guest room.
Yeah, I know.
Great guest room.
I love how it's off in the corner of the house, all isolated.
So either for like an adult child or
or like I said, a guest room, however you want to use it.
Yeah, it's really nice how you came down that long haul.
So you really do feel like you're kind of tucked away
and not bothering your the people house that you're staying at.
Exactly. It's secluded.
You know, you got a little bit of privacy.
And I love the high ceilings on these eight foot doors
all throughout the downstairs.
And you come into the heart of the home.
You've got a powder bath right here, right off.
So it's very convenient for your guests when they're
you're dining right here or in the family room.
This is a nice little area here to put a buffet, especially with the
dining room right here.
I like this dining area, right?
You can kind of utilize it how you want.
You can kind of make it your formal because not only do you have this dining,
but you also have the breakfast nook over by the kitchen as well.
If you step on over here, tucked away in this little pocket
is your utility room.
Just no shelves or anything, but you can add those if you want.
OK, I know I'm not big on laundry, so maybe it's just me,
but I'm going to lose square footage.
That's the perfect size.
OK, that's I can see that.
All right. So step on through here.
And here is your family area.
Loving the fireplace like that white brick.
How they have it all the way up.
Mm hmm. That just is a timeless look.
You know, sometimes I worry about with the tile and stuff like that,
you're going to get it's going to be.
Oh, yeah, this is I built this in twenty six.
You go very specific.
Yeah. Whereas the white brick is timeless.
Mm hmm. And then you step down and look at how it you get the still
the high ceilings, but it defines spot when you get into the kitchen
with the ceiling, how it gets lowered on.
Look at all the cabinets.
Got to love that.
Not only do you have a ton of cabinets, look at this island, Patrice.
It's a four bed island.
This thing is huge.
Yeah, it's really pretty.
I love how it faces the family area.
So you're still involved in the entertaining spot.
Here you are. If you're doing the at the sink, doing dishes,
you can still see the TV and you're not lacking for anything.
Look, it's got a double oven.
You've got your microwave convection oven as well.
You have, I'd say, a Costco approved snack closet.
Decent enough. Absolutely.
And then look at this.
You've got this nice stovetop for burner plus the griddle.
I mean, you've got cabinets for days.
I don't even know what you would do with all this.
Well, a lot of it's like if it's got glass in it, it's
you have to put some pretty things in there.
Yeah, that's not that's not Andy approved.
Right. But look at this.
I love the breakfast area.
Like I said, the picture.
I say this all the time because, you know, our kids are older now,
but I remember those, you know, giving them their cereal
or the breakfast before before school.
This is like perfect.
Miss those days. Oh, yeah.
So if you're in those days, enjoy it.
Don't take it for granted.
It does go fast. It does go quick.
Now, one of the best parts about this is this is on a 70 foot product.
So you're getting a big lot that you can put anything that you want.
You've got you put a pool, playground, all that good stuff.
You have plenty of space to do so.
You can pick and choose because you've got every possible thing
you can want in this neighborhood.
Walking trails, community pool, playgrounds, pocket parks,
everything all right here at your fingertips.
And the best thing is, you're about 35 minutes into downtown Dallas.
Patrice, should we show them my favorite part?
Yes. OK, look at this media downstairs media.
I love how it's proximity to the primary.
Yes, it's right across.
To me, this is just an extension of my primary room.
I mean, this is awesome.
And just crawl right into bed, right?
I love the space in here.
You know, it's not like a over overly big, but it's big enough.
It's it's definitely you could put a projector in here if you wanted.
You can entertain several people in here,
but it does feel like it's intimate, too.
It's not one of those upstairs media room
that covers the two car garage or anything like that.
It's just like a one and a half size room.
Yeah, I like it. I think it's very comfortable.
Yeah, I think you're right.
Come on over here across this hallway.
I would be stumbling in after a night of watching
one of your teams lose one of my team.
And here we are in the primary.
You've got the bump out, which we always recommend
if you're going to build.
And I'm sure we haven't been to the inventory home yet,
but I'm sure that they always do it because it is such a
it's funny how just a couple of feet can add so much more space.
It does. And look at this is a king size bed.
You've got plenty of space for some big oversized side tables.
So it's a good size room, but not overly crazy big.
Then you step on into the en suite.
You've got dual vanities or dual sinks,
and then you've got your vanity right here.
Put on your all that makeup and all that good stuff
still allows you to have a soaking tub and a nice shower.
Yeah, this is a beautiful space.
I love the way they've taken the tile all the way around here
and into the shower.
It just is a great look and it's dark.
So it's kind of mysterious. I like it.
Yeah. Well, sexy.
OK. Right. Bring your sexy on.
That's right.
On that note, did you know not to date ourselves,
but Justin Timberlake brought the sexy back 20 years ago today.
Oh, my goodness. Yeah. Unbelievable.
Unbelievable. How old is that?
I thought that was came out like two years ago.
All right. Now here we go into the closet.
Closet's not crazy big, but again, you put some California
closet type designs in here and you'll get so much space.
Yeah. I mean, it's big enough.
It's bigger than our. Yeah, definitely.
All right. So that is downstairs.
Let's go upstairs and take a look what that is all about.
OK. OK, Andy, we're going to go up here and immediately.
You know what? I'm just going to go all the way down to the right.
Look at this sink goes forever.
Well, I'm going to go right into this bedroom
and then we're going to work our way back. How about that?
OK. Sounds good.
So look at the size of this one.
This is a nice, nice sized room.
This would have been my room.
Yeah. Yes. With all the sports stuff in there.
Yeah, I love that.
And you got the closet right here.
Good size walking closet.
So, yeah, this is a good size room.
Look, you can even you have enough room for a desk.
I know. That's crazy.
So nice size room.
Yeah. And you don't feel squished in here at all with the desk.
And then this is cool.
I know. For games and stuff like I could just picture all the kids
playing their PlayStation or Call of Duty, doing all that stuff.
Yeah. Right. Any of the Mario games.
That's the ones I like. Yeah.
But yeah, it's a great space.
Yeah. Imagine having like teenagers and they're all up here playing.
Because if you have a child right there, right.
And he's really into games.
It's almost like he's got a huge bedroom.
Yeah, that's true.
You know, or it could be a shared space.
But I mean, it's pretty awesome.
It is. And then we've got a Jack and Jill right here.
So there's a sink right here.
And then you go into here where you've got the bathtub and shower
and a nice little window there.
Keep some light in.
And then you cruise around here to this sink
and then go into this little room.
Or a big room. It's a big room.
I say a little room.
Yeah. You know, this is this is cute.
It's a good size room as well.
So everything that you would want and expect.
Yep. I just wanted to kind of show the whole room.
I love that. That's adorable how they did that.
I like the designs.
I think people probably like it to just get some ideas.
Oh, you got a linen closet.
And you fill that thing up with a ton of linens.
Oh, very nice.
So you're not going up downstairs all the time.
And then this is awesome.
They've got a nice pool table, a TV.
You're going to have some noise pollution right there.
We'll have some noise pollution.
But you don't have to, like I said, set it up with a pool table.
You can have it designed any way you want.
And then right off of it is the fifth bedroom.
Now, the house that we're going to see, this four plan comes standard
as a four bedroom.
You're seeing an optional bedroom, which we do not have on the other one.
The inventory home that we're going to go check out next.
So this one has its own en suite with a bathtub.
Oh, this is nice.
Yeah, I like the way and I like the way it's kind of the bathroom
is tucked away over here.
You've got this nice window and then good size room.
But Patrice, yes, if they are, if we have buyers that are ready now,
hit that dream home for me, because next we're going to go see
this same four plan in a four bedroom model or inventory home
that backs to a greenbelt that six hundred and forty eight thousand.
These recently reduced.
So this particular. All right.
So let's get into this thing again.
This is a four bedroom, not a five bedroom.
And it has this greenbelt space.
But look at this off to the right of it in this cul-de-sac.
Right. There's no neighbors.
Yeah, they're not going to build right there.
And look at the exterior is really cool.
I like the the dark cedar.
It's really, really pretty.
And again, a rocking deal.
Forty thousand dollars below what it costs just to build.
That doesn't even take into consideration this greenbelt lot.
So let's take a look.
All right, Andy, here we are in the inventory home.
That's just like the model.
So you're going to see the catwalk and look at that, though.
But that's fantastic.
Oh, my heart. It's just a wall of green.
I can't wait to get out there because it goes all the way around.
I mean, it is beautiful. Yeah.
And then so you step up.
This is just a kind of the reverse four plan.
So here we are in the office.
So now you get a really good idea without furniture.
The scope and size of this perfect size, I'd say.
Like I said, you work in here all day without feeling cramped yet.
It doesn't take up a crazy amount of space either.
One thing that I love, the feeling that I got
when we first walked in here and turn on all the lights
was this is like the perfect family home.
It just feels like a family home.
The neighborhood feels like a family neighborhood.
Yeah, I felt like that when we were in the model.
The same thing.
It was it's laid out perfectly for a family.
So as we step down here, here is that guest room.
You've got your linen closet right here.
And then you step in and here is the room.
This one has a bathtub.
And it doesn't have the tile that went all the way up.
OK, so that's one of the differences.
But again, this thing is priced $40,000 below
the base price if you were to build.
Yeah, same floor plan.
And it backs to a green belt.
And it has upgrade.
You know, they're they're they're wheeling and dealing right now.
They're wheeling and dealing.
So I mean, look at you've got like the hardwood
all throughout on the first floor.
And I was going to point that out.
It's really pretty.
It's really rich looking.
Here is that powder bath.
Boy, you can that's a blank slate.
You could make it your own.
Put some really cool treatments on the walls and stuff.
I like that.
Here is their dining area.
Oh, wow.
I guess I didn't notice how high the ceilings were in the model.
Yeah, because it goes up and then steps down right here in the kitchen.
Yeah. Yeah, really.
It's really, really noticeable when there's no furniture in it, you know.
So here's the other side where the stairs were.
This is where they had that little table.
And then over off of this side is that utility room,
which is the perfect size.
Yes, me, except I would say it would be the perfect size
if it had just enough space for a fridge.
Yeah. You have to put that in the garage, I guess.
It does have the fireplace that goes all the way up.
It has brick. It's not white, but I think it looks cool.
Yeah. But you know what?
You can probably paint that if you wanted.
Absolutely. You know, but it matches the exterior.
So it's fine.
You know, and again, really good space here.
It's got your plugs and outlets just for your TV.
So good space right here.
And then you've got it opens right to your breakfast area
and your huge, nice oversized island for butt island.
Yeah. So they have the island that doesn't have the two,
you know, posts that come down the side.
So you could actually fit a few more if you needed to.
Maybe a five foot island. Might be.
It's got the black island.
What do you think of that?
And then contrasting with the wood.
I like the black island. I think it's cool.
And then I love the color of the wood.
I think that's pretty.
They didn't do the transom cabinets, but I don't hate it either.
I do like the transom cabinets because I like the light
that you can put in there,
but it's not needed necessarily.
But even if you wanted to, you're getting such a rock and deal.
You can add that sort of thing.
That is true.
You can get the same cabinet company out here just to add them.
It doesn't have double ovens.
Same Costco approved snack closet.
Yeah, that's Costco light.
Sam's Club. All right.
And here's that breakfast area.
Now, we didn't go out in the patio last time, but we are this time.
Oh, absolutely.
But look at how big they made this patio.
I'm really impressed with the size of this.
Yeah, really good size patio.
You get a lot of good stuff here.
But look at this, Patrice.
I know. Talk about privacy.
Look at that. It goes all the way around here.
You can just see trees for days.
Six hundred and forty eight thousand dollars.
Are you kidding me?
This is this is beautiful.
You really feel like you're kind of out away from everything.
Oh, I'm grilling out here.
I am hot tubbing.
I am all sorts of things out here.
Maybe it's a good thing that you are kind of secluded.
Yeah.
All right, let's go take a look at this.
Oh, you want the media room first?
Media room, of course.
OK, very nice.
It's probably good to have carpet in the media room
because it takes some of that sound. Oh, for sure.
No, you definitely that's a must.
Otherwise, it's echoing all over.
Yeah, because you imagine.
So this is where you'd want to put your TV.
Now, the one thing that they didn't do, which
wouldn't have done is put an out right here for your.
I bet they'd throw that TV.
Yeah, I'm Andy Patrice.
We'll get that done for you.
I guarantee that.
Then you come through here into this hallway, into your primary.
And again, they did the bump out.
Remember, everything looks smaller when it doesn't have furniture.
Furniture.
But man, can you imagine having a couple of chairs right there
where you're standing and then just sitting there having your morning coffee,
enjoying the trees?
I mean, it's just so pretty.
Oh, I know. I would love it.
And then you step through your double doors into your primary en suite.
Let's take a look at it.
Now, this one doesn't have the vanity.
Oh, it sure doesn't.
You get a lot more doors.
Doors, which is kind of a nice thing.
Yeah. Hmm.
What would you rather have?
I don't know. That's a good question.
I like the idea of lots of drawers.
That's for sure.
Oh, and they did the tile like they did the model.
So that's nice.
Yeah. So you still get the big soaking tub.
And then here it is in the shower.
You know what I notice?
No niche.
Oh, they don't have a niche.
No niche. Get a little,
you know, shelving thing in there.
I like the way they took the tile and did it vertically.
I think that looks really pretty.
Yeah. I like the tile.
It's like that cream color.
Yeah. A little bit of shine to it.
And there's that closet.
Here's the closet.
Again, same size, same everything.
Yep. Right.
Nothing to see here.
Let's go upstairs, though.
Let's see what the changes are
between that five bedroom and this four bed.
All right. We might as well start the same way we did before, too.
Right. All the way down here
and through here to the first bedroom.
There it is. It looks so much smaller without furniture.
It's amazing. Yeah.
You know, and then it's got the nice size closet.
So it does does make it look a lot smaller with no furniture.
And here you go is the closet.
And then right off of this bedroom.
Hold on. I want to show.
Look at you even get a nice view from this room.
Get that space is amazing.
Sorry. I love it.
I just had to had to show it.
That's fine.
Then you step on over here and here's that kind of gaming area.
You're going to have that view from every room.
Then you step on over here and here is that bathroom.
And it's not a jack and jill because you don't have that extra.
No, you do have it.
You have the bedroom, but this bedroom has its own ensuite.
Oh, that's nice. Yeah.
So that's a plus. Yeah.
So you get this bedroom right here with its own ensuite.
I like that. I like when they have their own ensuites.
And then off on its very own is the game area.
So that bedroom off here is no longer there.
Right. So you have this game.
So if you need like a four bedroom, this is a rocking deal.
$648,000 for this.
