Video Summary
AI GeneratedThe speakers warn that traditional retirement accounts and the U.S. dollar are unstable, predicting a major market crash. They advocate for shifting from \"paper wealth\" (stocks, bonds) to \"hard assets\" (gold, silver, real estate) to hedge against inflation. The discussion emphasizes financial literacy, distrust of mainstream \"experts,\" and the importance of networking with successful practitioners.
And so my concern is this, 1974 was ERISA, 1974 was a petrodollar.
Oh, by the way, we're having a war in Iran today?
Over oil?
Yeah.
Coincidence?
Just a coincidence?
Do you know what I mean?
What is going on here?
But the biggest thing that's going to happen is my horrible prediction
and why you should attend Limitless.
I predict what they're going to do is crash the stock market for my generation.
So the boomers are the first guys with a 401k.
We're out of time.
I'm turning 79.
The oldest is turning 80.
They're going to crash the stock market.
It's called the S&P.
They're going to crash it.
And my generation is going to be homeless.
The boomers are F'd big time.
That's my dire prediction.
And why you should go to Limitless and look for new answers right now, new teachers.
You know, people who practice what they teach, not teach them a textbook.
I hate those kinds of teachers, textbook teachers.
So that's my biggest prediction of all is they're going to crash the S&P 500.
So my generation is homeless.
So that's a good point.
And actually, my grandpa, he just turned 80, and he started living with us when my grandma passed
away, and he had all his retirement in IRA, 401k, and it was being professionally managed
and all that stuff.
And I stayed out of it because my grandma always took care of it.
And then when she passed, I kind of became the manager of his funds.
And the first thing I started doing with that is putting him into where he can control his
own money and start investing in hard assets and putting it into real estate and so forth.
But I think a lot of people don't know how to do that.
That's why you come to Limitless.
How many speakers do you guys have?
We always have 50 to 60 plus, but they're in the trenches.
They're doing the business.
That's the biggest thing.
They're real teachers.
And the reason I go to Limitless is because I like to open my mouth and speak,
but I'd rather go there and listen.
I learned more from so many different real teachers doing different things.
And that's why I really...
When Arizona State University sent their professors to attack myself and Charlie Kirk
and Prager, we're conservatives.
And yesterday, I was at Turning Point USA, Charlie Kirk's place.
He wasn't saying anything radical.
It was common sense.
It was.
I'll tell you something that happened to me, Robert.
When my dad passed away, I was in the unfortunate situation of digging into my parents' finances
for the first time in my life with my brother and my sister.
And I remember as a kid, my dad used to say,
I have this life insurance policy, your mom is taken care of.
He used to say that a lot.
He was really proud of that.
I have this life insurance policy, your mom is taken care of.
So now I'm digging through looking for that.
And I found it.
It was $10,000.
So when my dad bought that $10,000 insurance policy, around the same time they bought their
house, which actually my mom still has, which was $10,700.
So at the time, think about this, the insurance policy was worth a house.
So my mom's house went like this.
It's worth $750,000 today.
Same home I grew up in.
And the policy, 10,000.
It's the same price.
So it was a $10,000 policy.
But the difference, of course, was the inflation just eroded the price of the policy.
So that's when I learned about buying something,
any financial product that actually moves with inflation.
And that's, you want to come to a limitless in Arizona, August 14th and what's the 16th?
You want to talk to real teachers.
These financial planners, I mean, most of them are school teachers who can't find a job.
Because I know, because in 1974, I was getting out of the Marine Corps and they said,
you too can be a financial planner.
So I go down to, it was, I think Schwab was one of those guys.
The room was full of school teachers wanting to be financial planners.
And I sat there going, I said, oh man, there's going to be a train wreck coming.
Well, the train wreck is now.
Well, I spent six and a half years as a financial planner.
And so I can agree with you, with what you're saying.
I was 20 years old when I got licensed, just so you know.
Commissioned salespeople.
And I would sit down and we'd sell mutual funds and IRAs and 401ks, but we also did,
we did term life insurance.
We never did that crap cash value, but all that stuff.
And I would say, but I was looking back, I'm 41 now.
And I look back, I didn't even understand inflation.
I didn't understand how all that worked.
I didn't understand how the mutual funds worked, but I was selling them, right?
Because I would get paid commission for doing that.
And when you're 21, 22, and you got to eat and you're willing to make cold calls and go,
it kind of taught me pretty quick that most financial planners are just salespeople at
the end of the day.
They're just selling whatever product their company has in front of them to pay the commissions.
Actually with the highest commission.
With the highest commission, that's why they sell cash value life insurance.
But that was something, and even despite spending six and a half years doing that,
being licensed and all the stuff, I didn't understand until probably in my late thirties
that even, you think about, this actually came from one of your books about inflation
and how it affects hard assets, right?
I thought that my house was going up in value because of supply and demand, which it does.
But I also thought that when inflation was going up is because it pushed my house in value,
but in reality, the dollar just got cheaper.
And that took me a long time to really realize.
I don't want to even admit that I was probably 37 by the time I figured that out, that, wait,
it's not that gold is getting more expensive.
It's that the dollar's getting cheaper, right?
The dollar's worth 93% of its value.
And they still tell you, go to school, get a job, save money, get out of debt,
and invest for the longterm in the stock market.
And I'm predicting this.
You know, there was a cartoon called Peanuts, Lucy and Charlie Brown.
And Lucy would always hold the football and Charlie Brown come running up and say,
I know what you're going to do.
You're going to pull that football away.
No, no, I promise, Charlie, I won't do it.
And Charlie goes running up there.
She pulls the football away.
He kicks and he falls down.
That's going to happen to the baby boom generation.
That's 1974 was the petrodollar.
That's when Kissinger made it.
Because we took gold, gold stopped backing the dollar in 71.
They had to back it with something.
So they backed it with the petrodollar.
So, oh my God, there's a war in Hormuz today.
What's going on here?
So I think what's going to help my dire prediction of why you should go limitless,
you better start getting educated pretty quickly because you've been brainwashed up to now.
You have.
So Robert, one of the best chapters in your book,
and there's many in Rich Dad Poor Dad is the rich don't work for money.
Sure.
Can we, can you talk a little bit about that?
Because I mean, you were so far ahead of this curve is 26, 27 years ago.
Well, when you print money, okay, price of chickens go up and eggs and all that.
But so is the price of oil and hard assets go up.
So the reason I don't work for money is I want to work for the asset.
So it could be a house.
You know, my background, I have a degree in oil of all things.
Yeah.
I worked for standard oil today is called what?
Exxon or something like that.
One of these guys, but, and I own oil.
I don't own oil stock.
I own the oil.
So I make my, my facilities come on today and all this.
I'd rather get the oil than the oil stock.
If you can understand that brain shift I had to go through,
it was easy for me because I like oil.
So now that Hormuz is on, you know, guess what?
The price of oil goes up.
Mama, you know, Mr.
And Mrs.
Soccer mom and dad are pumping gas going, they're getting poorer.
I'm getting richer.
Cause you own the oil.
Well, I want the oil.
Well, it ain't that hard.
You don't have to go to school to figure that one out.
But what do you like?
I know what you're talking about and Ken does too.
But when you, when you're, somebody's watching this and you say, just own an oil.
Well, right.
Like how does somebody that's watching this and they have, maybe they have capital,
maybe they have, you know, maybe they're accredited investor.
Like how does somebody even start investing in oil?
Well, it's like anything else.
Uh, like Mike Maselli is a guy I invest with full disclosure.
I think I have him on board.
I've been invested with him for years, but I also understand oil and the tax breaks for oil
are fabulous.
Just like Kenny, you have, um, billboards.
Yeah.
And I like billboards because who pays for them?
Gambling casinos.
Yeah.
And, and the more the economy gets worse, idiots gamble more.
So the casinos are going to advertise on, on billboards.
We just bought seven.
Yeah.
We bought six, seven billboards between Mesquite, Nevada and Las Vegas.
So all along interstate 15 and, uh, you know, our, our client are all the casinos advertising.
And we're going to have Tom Wheelwright on later.
He'll talk about depreciation and all the taxes and stuff too.
So, so if you think about it, most people will get poor, but you don't have to go to limitless
learn from real teachers, make up your mind, but unless you flush this out and I hope I'm wrong,
but I really think my generation has been set up.
They're going to pull the football away.
They're going to sink the S and P and homelessness will skyrocket.
Well, this is kind of your time.
Oh God.
I mean, he would buy gold.
You've been talking about gold forever.
And oil.
I know just two limitlesses ago, uh, gold, for example, was around 2,300 an ounce.
And now it's at 4,700 an ounce.
And Dana Samuelson, who will also be on today was talking about.
And he predicted that.
He did.
He predicted it each year.
Now that's saying you can feel predicted again.
Actually.
He said, there's going to be a bit of a pullback.
He'll he'll talk.
Dana will be on around one 45 Pacific time.
And, uh, I was called, I called him up last week and I'm like, Hey man, I want to give
you some money for gold and silver.
And he's just like, no, right now, right now it's going to be a pullback.
Yeah.
That's what he thinks.
He'll talk about it.
But at limitless two years ago.
Yeah.
He said that gold was going to go over 3000 last year.
I gave him a bunch of cash and, or sorry, money, whatever.
I just maybe shouldn't say that.
But, um, and, and I said, where should you put this?
He's like all silver, all silver.
And then silver jumps to, you know, it went over a hundred.
Now it's in the seventies.
Correct.
But at the time it was in the thirties when I gave it to him.
So, and so he's done a really good job predicting this stuff and he's going to be on later too.
So he always comes to live with us.
I backed up a truck and goal was 300 and I bought my house.
Yeah.
Just do that.
Yeah.
You just bought a house with gold.
Yeah.
Cause it went up, went up to like 3000 or something like that.
I don't pay attention, but it was a 10 times or a hundred times.
I said, let's just buy a house in cash.
But gold.
So gold and silver is a place to like store capital wealth.
But so how would people watching this right now,
what should they be thinking about to build wealth right now?
Well, the one thing you want to do is like Kenny or a laugh.
And at one time we're doing this talk, this guy's this one guy says, yeah,
I keep all the gold and silver at my house.
Yeah.
Why don't you invite them over?
You keep it in a box far away from you from accredited, you know,
with Brinks or yeah, you got a store with, you know,
outside of your personal residence.
Of course that should be obvious.
Yeah.
You don't fly the gold flag.
So how do people build wealth right now?
What's that?
What should people be thinking about when it comes to building wealth right now?
And so the story.
Well, the rich are going to get richer again.
Yeah.
And my concern is it's like, you know, like peanuts,
loose is going to pull the football away for the boomer.
As soon as I saw that, so 74 and a rest that came out, the 401k,
RRSP in Canada, a superannuation in Australia.
As soon as I saw that, I said, they're going to pull the football away.
They're setting us up.
I would not touch that stuff at all.
Look at Japan selling their bonds right now.
And every financial planner will tell you bonds are safe.
What are they buying with their bond money?
Gold.
That's gold and silver are money.
God's money.
I call it.
I, we had Chris Martinson last year and he, he said it very simply.
He said there's what he calls primary wealth, which is gold, silver, water, timber, ground,
things that you can physically touch and grab.
And then the next level is what he calls secondary wealth,
which are all the companies that extract it, you know, so you can invest there.
And the top is what he calls tertiary wealth, which is paper.
So that would be the stock.
And so what Robert's talking about at the top would be like the ETF, the gold ETF.
But at the bottom is the actual physical gold.
You could put it in your pocket.
You could get on a flight and flight somewhere and pull it out and exchange it, you know,
for whatever dollars you're going to get in that country, for example.
Yeah.
Right.
And whenever somebody says something is safe, run.
Get nothing because it's only as safe as you are.
If you don't know anything about it, you're drinking the Kool-Aid, you know,
all bonds are safe.
I'm out.
That's second run.
Yeah.
The other thing, Robert, you went through Vietnam, obviously crashed three times helicopters.
The one thing war is, is inflationary, right?
War itself.
And we don't talk about that a lot.
I mean, they talk about oil and they talk about tariffs.
There's an war is expensive.
Yeah.
Right.
Yeah.
And that's what I said.
That's why I knew we were being lied to because I went there twice.
And my second tour, I'd watch Walter Cronkite.
That's the evening news.
This is Walter Cronkite, America's most trusted guys.
The guys in the ready room, the pilots away.
That didn't happen.
They take the truth and convert it to news.
That's 1984 by George Orwell.
They take the truth and convert it to news.
Yeah.
So how do you find the truth right now?
I better know who the trusted sources are.
Yeah.
It's not the media.
Yeah.
I mean, give me a break.
I went to an event this week with RFK, RFK Jr.
And he was talking about food, just simple, you know, talking, you know, because that's
what he does now.
But he said that in the 70s, the tobacco companies, the two tobacco companies had the
most cash in the world.
I think it was William Morris and AJ Reynolds, I think it was.
And then they realized when people stopped, they were kind of stopping just smoke.
They met and they said, we need to figure this out.
And they jumped into the food business.
And that's when they created the food pyramid.
And then it became a marketing campaign, you know, to buy Froot Loops.
You know what I mean?
Like, it's very interesting how it's all connected.
Big business, government enabling, it's the same right now on the financial sector.
Yeah.
So that's why I'm here to plug Limitless.
Yeah.
I mean, Carl, you do an incredible job running that show.
But I go there to learn as much as anybody else does.
Otherwise, I'm just this idiot.
I'm talking ahead on YouTube.
Well, you've gone to Limitless since the beginning, 2022, when we first launched it.
And just so you guys know, Robert's been at Limitless Expo every single year.
And we have never paid you a single penny.
I'm not even sure we paid for your hotel room.
I have no idea.
I sleep on the streets with the bums.
But why do you keep coming every year?
Because I need to learn.
Things are changing so, so fast.
Like, you know, we would, you know, Kenny and I study every Thursday.
And we studied, like I said, Nostradamus and then Edgar Cayce.
It said the same thing.
And Marxism.
Yeah.
We studied a lot of things.
We actually sent the book around.
It's not very big.
And we read it.
I'm not, obviously, a communist.
But to read it and find out what their perspective is, is important.
Yeah.
And so there's so many people who are not studying, like that Uber driver.
You know, she says, I got a third or fourth master's degree.
And my family, of all people, they're like my poor dad.
It's called a paradigm matrix.
You are your environment.
So, like, if I was raised in Alabama, I'd probably have a Southern accent.
So what happens is if you're raised in a poor family,
you absorb that mentality.
So my brothers and sisters, they say, but I have a higher college degree than you do.
I have a master's degree.
All you have is a bachelor's degree.
So yeah, but I have a financial statement.
What's that?
But in my poor dad, my real dad, he's a good man.
But in him, I went to Stanford.
Yeah.
But what?
I have a PhD.
So what?
But those are those false gods.
I mean, it's a false god gives you a false sense of security while you're being.
Well, you had said to, I mean, like, you think about what you just said about,
like, how if you grew up in a poor mentality,
you might also get that mentality and who you hang around.
You become like the five people you hang around the most you become.
Like, there's a book called Awareness by Anthony DeMello.
Oh, I love that book.
And that whole book was about waking up, right?
Like this book woke me up, right?
I read this book when I was 17 and it got me to wake up.
I gave it to everybody.
I knew and everybody I could say, like, read it, read it, read it.
So happy to, you know, I wanted every, my family, I tried.
Yeah.
And then there's, I think it was in this book where you said,
if you can't change the people around you, then change the people around you.
And, and I would say that to my friends was probably wasn't the right thing to say when
you're 17, your friends, but don't teach pigs to sing and waste your time.
It pisses off the pig.
But that brings up like one of the comments on here was on YouTube said, what are you,
they, what are you guys saying at the expo that I cannot find at their websites,
interviews and articles and podcasts.
And I think that's missing the point.
It's about who you're hanging around.
It's your environment.
It's, it's the networking.
When we go to the expo, like Ken and I aren't just talking on stage or Robert's not just,
and then leaving like, no, and we're not just going to the sessions where we're in the rooms,
talking to the people we're trying to find out what's happening.
It's what happens after the expo.
It's what happens with those relationships.
And if, if I didn't take the heart, the whole, who you hang around, you become like,
you can't change the people around you, then change the people around you.
Like I have, I'm 41 now.
And I dude, it's the most important thing.
It's who you hang around.
It's who shows up.
It's everything.
I mean, I go there, I met Kenny because of that, you know,
because we've kind of show up, we bump into each other.
We talk to each other and you become friends, but the speakers aren't my friends.
They're now they are.
But in the start it was just, I'd meet guys, guys who were just showing up who were interested.
If you're, if you're not interested and you don't have the time for that,
you're not my friend.
I really have no time for you.
Yeah.
Go to school and drive for Uber.
Yeah.
I met, I met you at an event.
All my friends, we'd be at events, like going to it.
And it's, and it's because it's like-minded people, right?
You want to be around like-minded people and you want to learn and grow.
Well, we're just trying to evolve.
That's all.
You know, I have a perspective like everyone here.
We have a bias.
We have a perspective.
We have a programming in our own brain of how we think.
But if you're open-minded and you're, and you're sitting in an event,
hopefully you can maybe have a different perspective.
You call it the three sides to a coin.
Yeah.
Well, it's the heads, tails, and the edge.
So I go to these events and somebody says, do this.
I want to find out what somebody says is the other side of the coin.
Like Bitcoin.
I get so much grief.
You know, I'm a technological dinosaur.
Don't take my advice on Bitcoin, except I have millions.
Yeah.
You know, I don't know ---- about Bitcoin, but I got more than you do.
Give me a break.
I don't know anything.
But I went there and listened to it.
I said, okay, well, maybe there's something to it.
So I just, I bought it, backed it up and it was only 6,000 a coin.
I went, okay, I'll just keep buying, keep buying, keep buying.
I'm not good at math, but I know it's more than that now.
But people want to discuss it.
I'm going, just how many do you have?
Yeah.
Kenny, you never really got into crypto.
Some.
Yeah, yeah.
My wife and I did a little bit, you know, but very small level.
You know, I didn't quite understand it.
For me, I like things that other people pay off.
Like that's where my head is.
So I'm going to buy a house.
Amen, amen, amen.
You got to know what you invest in.
Yeah.
So if I buy a house and put a renter in there, the way I feel is it's my down payment,
but the renter pays it off for me.
There's a great book.
We'll probably invite him back out.
He was out last year.
Robert, you're the one that introduced us to him.
But The Big Print by Larry Lippard or Lawrence Lippard.
Yeah, he's so fun.
I highly recommend that book.
There's another book you guys talk about all the time, which is The Creature at Jekyll Island.
And the way I kind of say The Big Print is like it's a more condensed version of
The Creature on Jekyll Island.
Like the first half of The Big Print basically summarizes The Jekyll Island book pretty quickly
because The Jekyll Island books like this.
But for those of you guys like me that doesn't want to read a book.
The Jekyll Island book is not to, you have to read that.
You have to.
Yeah.
That's a phenomenal book.
Interesting.
So interesting.
And in The Big Print, he talks about The Creature from Jekyll Island book.
Yeah.
It's all connected and all related.
There's one more thing is that you want to make sure the teacher practices what they teach.
Kenny has been with me.
We're standing on the New York Stock Exchange, ringing the bell.
Yeah.
For taking a gold company.
A gold company.
Yeah.
Now, when you take a gold company public, then you can tell me you know gold.
Yeah, that was fun.
Until then, kiss my butt.
We flew to New York.
We rang the bell in New York Stock Exchange.
Yeah.
How do you take a gold company public?
And I listened to all these other characters.
All these talking heads, you know, Blair Singer calls them chihuahuas.
You know, all the faction figures.
How much gold do they have?
None, you know.
A lot of experts out there.
Yeah, a lot of experts.
A lot of opinions and a lot of experts.
That's why you come to the Limitless.
You meet people like you.
You find out who's real, who's using toilet paper out there.
Whoever has the biggest social media is the best expert.
I was talking to somebody the other day.
I think, you know, one of the things that I learned from Robert early on was, you know,
who are your teachers, right?
Yeah.
And it's okay to go through the school system and education system and all that kind of stuff.
But you got to be careful on who you're taking advice from.
You know, like Tarl has done thousands of single family flips and.
700.
700, sorry.
So he would be a guy I would call for that.
How does that work?
How do you do it?
But, you know, sometimes there's people out there selling courses and books and stuff,
and they just don't have that kind of experience.
So you got to pay attention to who are your teachers.
I listen to YouTube and I'm trying to, what they call, suss them out.
And you're so young with that.
A lot of experts on YouTube, you know, did all the facts and figures.
You ask me about gold, I don't even know the price of it.
But I do know how to take a company public.
Yeah.
Kiss my butt.
You know what I mean?
But there are people on there that really understand it.
And those are the folks that we try to bring to Limitless.
Absolutely.
I don't have time.
And what do you have time for?
I hate to be so pessimistic, but 1984 by Orwell and then Charlie Brown.
I think we're being set up.
So 74, the dollar became the petrodollar.
74, the S&P 500 took us.
It became the 401k.
I sat there and I just come back from Vietnam.
I came back from Vietnam in 73.
And I sat there to hear Walter Cronkite says, and that's the way America is 1970.
They're lying to us.
So I really think what's going to happen is they're going to pull that S&P 500 out
because, you know, who warned us was a guy named Thomas Jefferson.
He says, if a central bank, which is the Fed ever takes over,
your children will wind up homeless in the land your father's fought for.
Quote, Thomas Jefferson.
He warned us back in 1700.
And we still, and these idiots.
Well, the Fed's going to do this.
The Fed's going to do that.
I said, I don't give an F what the Fed's going to do.
I wonder how many ounces of gold, how many ounces of silver,
how many barrels of oil you pump in a day.
You know, how much food are you producing?
We're entrepreneurs.
But most of these talking heads, they know the facts and figures.
They got nothing in their pockets.
So what do you think is going to happen to the dollar?
Dollar's toast.
It's never survived.
There's no dollar, no currency has ever survived throughout history.
Never.
Just tell you history.
So what does that mean for us?
Like, what do we do?
What does that mean for everybody?
I'm going to get rich.
Okay.
I'm going to own gold, silver, oil, food.
You know, my son, well, that's my friend Jaggers, Greg Jaggers.
When I was a kid, I used to go and watch the breeding bulls, you know?
So I was in a dairy.
Here we go.
The bull would sit there and they'd bring the cows in.
And this bull would sit there and just hump and have a good time.
I said, what, what does he do?
That's all he does all day.
He has sex with cows.
I said, when I grow up, I'm going to be a breeding bull.
Our friend, Greg Jaggers, who passed away, unfortunately, he owned breeding bulls.
Now he didn't sell the meat.
He sold the semen.
Yeah.
Wagyu.
Yeah.
There's so many ways you can get rich.
In Wyoming.
Yeah.
There's so many ways you can get rich.
That's where you come to limitless to open your mind up and get out of your stupid 401ks.
Well, so what I was going to ask you, Robert, was, um, you know, when you were in Vietnam,
you kind of got a glimpse of what was happening with gold, what was happening with oil and what
was happening with war.
What do you see today?
Are you seeing parallels?
It's the end of the U.S. dollar is what I see.
I hate to say that because it was a 1971 incident to the dollar off the gold standard.
It has a shelf life, not going to last.
So 1956 was a Suez incident.
1956 was the end of the British empire when they blocked the Suez.
So Suez and Hormuz kind of rhyme.
So now, and I was an oil tanker driver and I drove helicopters in Vietnam.
So the oil tankers, when I saw the Hormuz thing in 2026 and Edgar Cayce and Nostradamus
at 2026 is a year.
And you know, what's his name?
Orwell's at 1984.
It was actually 1974.
We're being set up.
I hate to say that we're being set up and you've seen homelessness exploding throughout the
world.
What do you say to a homeless person?
Get a job.
It's like that woman driving for Uber.
She's going back for another master's degree.
I'm going, you got to be kidding me.
That's how brainwashed people are.
You know, she's a good hardworking person, but they have no financial education, but
they're too busy working hard for money.
So that's what I'm afraid of.
I'm afraid my generation of boomers gone.
And the reality is, is that we're so much in debt, the country, that the only way to
pay for that is to print, right?
The only way to pay for anything is to print.
The revenues coming in do not support the expenses.
I guess if you're just going to look at it that plainly.
And so the only thing we can do is print.
So all these things that we continue to do just add to the debt.
And that, of course, in your life, it was that way.
It would be, you would be bankrupt essentially.
But in this particular case, they could just continue to print.
Well, look at what Japan just did.
Japan's debt to GDP was like 220%.
Ours is 120%.
So Japan, they stopped the carry trade and they started dumping U.S. bonds.
They write to my financial planner, tells me bonds are safe.
I go, okay.
And they started buying gold.
So the central banks are now buying gold.
What are you going to do?
So that's how I look at what is the person doing, not what they're saying.
Same as Trump put the wall up, Biden put the wall down.
The deaths by fentanyl just go up.
So I think, I'm not being political, but Biden's the biggest drug pusher we've ever had.
Because fentanyl poured across the border and deaths went up.
Why didn't somebody say something about that?
Like I said, I was at Turning Point USA yesterday with Charlie Kirk.
Who shot him?
I think the professors did.
He was only talking common sense.
Those are the same guys came after us when Charlie Kirk, myself, and Prager
spoke at Arizona State University.
So there's something fishy going on in education.
That's what I'm saying.
It really is rich debt, poor debt.
Well, Ken, you and I, speaking of education, you and I were talking about this yesterday.
You and I have been talking about AI a lot lately.
It's my favorite topic.
But especially if you watch Ken's YouTube channel, every episode Ken brings up AI,
and then Daniil gets mad at you.
But that said, it goes back to the education route.
And we were talking about, I invest in Austin, Texas.
And Austin, Texas has UT, the University of Texas.
And I was thinking about, all right, well, what happens with the University of Texas
as AI continues to grow and that changes education?
Your book, once again, talking about the education system needs to change, right?
But what other industries, what other...
What about unemployment, Robert, is what I'm basically getting at right now?
How do you see unemployment in the future over that?
Do you see unemployment increasing next year?
Do you see unemployment increasing over the years?
Well, unemployment's already going up.
As it stands, the lesson is invest in what you know.
Like I was talking to you, I don't invest in AI.
I don't know anything about it.
You don't know it.
But I do know oil.
I do know real estate.
So you don't have to know about everything, but you better know what you're investing in.
Most people, as you know, just turn their money over to somebody else.
Yeah.
And then they maybe meet with them once a year.
Most of the real estate playbooks from 2023 and 2024 are breaking apart right now.
The debt structures that made sense back then are aging in a different rate environment.
Bridge loans are coming due, refinances do not pencil, and there's no equity.
I had a deal that was sent to me just a few weeks ago.
It was lender-owned and went back to the bank.
It was a 300-unit property in Texas, and that property only had 5% occupancy.
And so we haven't seen deals like this since 2008, 2009 during the GFC.
Tarl Yarber and I are doing a free breakdown
on many investments of exactly what we're seeing right now.
