Inventory in Escondido is leveling off. Stick around for a couple of minutes and find out
what's going on. That's right, today we are bringing you an Escondido real estate market
update. If you have any questions about buying or selling in Escondido, please send us a message or
give us a call. Let's jump over here to the map and see what's happening. Currently,
on the market in all the Escondido zip codes, and that is up just a tiny bit from last month,
basically flat. Similar with pending sales, very flat from last month, 170 currently pending
and 130 sold in the last 30 days. So the market is moving along in Escondido. There are more than
twice as many active as pending. However, that tends to be pretty normal for this time of year
and pretty normal for Escondido. What is different from last year is that inventory in Escondido and
other zip codes, and the county frankly, is leveling off versus continuing to increase,
which is what we saw last summer. Now let's go ahead and take a look at the longer term trend,
looking at median price here in Escondido across all property types. Back in January of 23,
it was $680,000, now $850,000. So definitely increased prices from three and a half years ago
in Escondido. And I am combining, of course, all the Escondido zip codes. Escondido could be
sliced and diced into many different pieces. This is a high level overview, and if you want any more
specific data, we can certainly get that for you. When we click over here to the percent of
original list price to final closed sale price, we see that in May it was 99.3 in Escondido,
and now down to 97.8, which is a lot closer to the San Diego County average. And this means that
sellers in Escondido, on average, are getting 97.8% of their original list price. Looking at
market times, those are up just a tiny bit over the last 30 days, just one day from 35 to 36 days
here from April to May. And if we look at San Diego County, market times have been coming
down, down, down. So the fact that it's up one day in Escondido doesn't surprise me a whole lot.
That's basically flat and overall market times are going down around the county, which again
is different from last summer when we saw market times increasing and increasing and increasing
this time of year. And that may still happen, but not at the moment. So that is what's going
on right now in Escondido real estate. If you like this video, please give us a like,
share, subscribe, and comment. And as always, if you have any questions about buying or selling
real estate, send us a message or give us a call. We'll be back later this week with more
great real estate information for you. Until then, have a great day and we'll see you back here.
