This video showcases a new construction home by DR Horton in the Wesley Chapel and Zephyr Hills area of Florida. Part of the \"Emerald series,\" the home offers a semi-custom, luxury feel with high-end finishes and a functional layout at a competitive price point (low $600k range), situated within a gated community featuring extensive amenities and conservation lots.
So if you're thinking about moving to Two Rivers,
you have come to the right place.
Over the last year, we have been documenting
the progress of this community,
and wow, have a lot of things changed.
And we've been documenting specific models
along the way as well.
So if you're in that new construction bucket,
if you're looking in that Wesley Chapel,
Zephyr Hills area, this video is going to be for you.
Today, we're headed back out to Two Rivers
to meet with Stacy and Ashley,
and they're gonna walk us through a brand new home.
I'm not gonna tell you the builder yet.
The girls will introduce them to you.
And I gotta say, there were some features in this home
that I did not expect, and that's not always the case
when it comes to new construction.
I know a lot of people feel like these things
are semi-cookie cutter, and that's a fair argument.
But this one did have some surprises,
and I think you're gonna be interested in it.
So if that's you, let's head out to Two Rivers.
Let's go meet Stacy and Ashley out there,
and they'll walk you through this property.
Well, hello there.
Hello, come on in.
Thank you for the invite.
I appreciate that.
So today, we're gonna continue our Two Rivers series,
but we're at Deer Horton today.
So a little bit different, not really semi-custom,
but kind of close to semi-custom for Deer Horton.
So there's a lot of different features in here
that you wouldn't normally see.
So I'm excited to show you.
Love that, and let's talk about that, Stacy,
because this home, I did talk about it in the intro,
but this is something for the person
who may be a little bit more budget-conscious, number one,
or doesn't have the budget
to get to the $850 to $1.5 million, right?
Like the giant homes by West Bay, beautiful floor plans,
but you still wanna be in this community,
but still have some appointments,
as opposed to the standard series of Lenar
or Deer Horton, as an example.
So we talked through that a little bit.
I think that that's what makes this property unique,
for sure, especially for Deer Horton.
They've never done this style of home
in Tampa Bay yet, correct?
Correct, yeah.
They have this down in Lakewood Ranch,
but this is first for Tampa.
And yeah, like you said, it's gonna keep you
in that 500 to 700 range.
Again, for two rivers is what we would consider
pretty affordable.
Right, right, right.
And you're getting all the great amenities.
Fabulous location.
Absolutely, so we walk into the foyer here
and we are greeted by a formal study.
Yeah.
French doors?
Yeah, you do have French doors.
You get the two windows up front,
so it gives you a lot of natural light.
And yeah, it's a nice size office.
It is a good size office.
Lots of natural light.
It's far enough away from the action in the house
where I think the hallway here is super long.
We talk about this all the time
because having your own home office is wonderful,
but too often I think we see them plug them
right next to all the living spaces.
They do do that.
This house does not have that.
No.
I think that's a benefit.
Yeah, so that's great.
It'd also be a great homeschooling space, craft room.
I don't know if you'd make it a workout room.
Don't give away my office, please.
No, okay.
Yeah, you could.
We'll keep it as an office.
You could call the studio the other way, right?
A workout studio or a personal studio.
That's a good space.
Okay.
And again.
All right, so we have a very long hallway, like I said,
but nice split floor plan.
So off to the side, you have your entrance from the garage.
And I believe we have a-
Coat closet, if you will.
Coat closet.
Well, it's Florida, so it's more of a hoodie closet.
It's actually a Harry Potter closet.
It's a Harry Potter closet?
We love the Harry Potter closets.
Got to see them.
All right, we got to go.
I have to go in.
I'm doing it, folks.
All right, here we go.
Turn around.
Oh.
It's not only a Harry Potter closet.
It's a-
Yeah.
This is what's-
Oh my goodness.
I know it's so dark in here, guys, forgive me,
but like this is, the kids would love it.
Yeah.
Great place to store all your Christmas stuff.
That's so cool.
Yeah.
I'm very excited now.
The whole house store just took a side tangent for one
because that is like-
Here's the coat closet over here.
Like, oh, I don't want to see in there.
After I just got in like Harry Potter world,
like there is four turns in there.
Yeah.
That was amazing, okay.
Well, and it's a huge challenge to find storage
when you're coming from up north
and you've got that full basement to deal with.
Storage is important, so that's huge.
So this is your en suite, or princess suite,
as we like to call it.
And what makes it that, just so we're on the same page?
Well, because you have your closet and a full bathroom.
Got it.
So it is en suite, meaning there is an attached bathroom.
Yes.
Excellent.
And it's on the first level.
We get a walk-in closet on this one.
Not a step-in?
Not a step-in.
That's for another video, by the way,
just so you guys know.
That means Stacey doesn't have to take one step in
and she meets the end of the closet.
This is an approved closet in Stacey, correct?
It's a walk-in closet, yes.
Which means it would be approved to my wife.
Yes, walking in.
Really nice size bedroom.
I think this is a queen with two large end tables
and you still have some room.
Excellent.
You got a large chest or drawer here.
And then here is the en suite, the bathroom.
Tile.
So that's important to note.
Here's one of the differences.
Stacey, when they have this Emerald series,
we should start to point out the differences
from what we see, right?
Okay.
So courts, countertops, undermount.
Undermount sink.
That is definitely different than the standard, right?
It's hard to believe that some people are still,
builders are doing the overmount, but they are.
So undermount is huge.
This is a really nice vanity because you get the drawers.
Soft close.
And they are soft close.
And dovetail joints.
I noticed that.
That is a big deal because they are not,
they're stapled together on their standard model.
And they're not soft close.
And typically the showers will be,
because this isn't a bath,
the showers will be a fiberglass surround, right?
Right.
And you get the tile.
Which means no tile in there.
So you got tile both in the floor.
And on the walls.
Exactly.
So that's already a point of difference
than we would typically see in their standards.
And a window.
It's very nice.
Love natural light in a bathroom.
Absolutely, no.
All right.
And you come back out here to the entry
and then it opens up into this beautiful main living space.
You'll notice we have very pretty banisters
with the wrought iron.
You wouldn't see that in a typical,
typical series, your Horton series.
The trade ceiling, you will usually.
Yeah.
Sometimes.
But you will not see a chandelier like that hanging down.
Yeah, that's not included.
That is not included.
Yeah, so it's really set up nice because it's open
but you still have some defined spaces, right?
You have a kitchenette space, a large island.
There's three chairs there.
That's a full slab.
So that's about eight feet.
Again, you have the undermount sink.
It's the farm.
I don't know.
Do you call it a farmhouse sink?
No, farmhouse would have the apron on the front.
Which is an option, I believe, right?
One of the very few options
because this home basically comes appointed as is.
You do have some design choices, correct me if I'm wrong?
We do have a few design choices.
I think the glass enclosure,
the tile or the backsplash in the kitchen.
Which this is a huge upgrade
from what we typically would see in a DIY home.
And like, this is an upgrade in any builder you go to.
Gas, which most of the community is here also, right?
But in a standard DR Horton option,
you have a range and a glass cooktop.
You don't have a six burner gas range
and an oven independent of each other, correct?
Correct.
And then we'll walk you over
because you've got a conventional oven here
and a convection convention over there
along with the microwave.
Sorry, I know jumping on top of you here,
but this is different than what we're used to seeing,
especially at this price point.
Correct.
Yeah, you don't get-
Just about anywhere.
Special things, yeah.
And like a pot filler,
there's very few builders that offer,
I mean, homes by West Bay,
which that's a million plus semi-custom build,
you have that option.
But yeah, in this price range
to have these things is really, really nice.
Love the tile too, like let's show y'all, look at that.
So plenty of cabinet space and countertop space.
This does, and does this have the soft close
like the bathrooms?
I would assume so.
Oh yeah, I'm sure.
I wanna be a...
Yeah, look at that,
that's a big step for the old D.L. Horton.
Yeah.
That's very nice.
And here's the double microwave.
So you got microwave on top.
And it's GE, do you know what appliances there are?
Whirlpool.
Yeah, very nice.
There you go.
And you have a butler's pantry.
That's short core where you put the kids' stuff.
Yeah, all the things.
And you have a huge walk-in pantry.
It's not a step-in pantry, is it?
No, it is a walk-in.
It is a full walk-in closet.
Love it.
Pantry, sorry.
Pantry, yep.
And it's kind of hidden back here, which I like.
Yep.
So very nice.
Stainless, more cabinets.
Crown molding above, that was another nice touch
that I noticed earlier.
Nice touch, yeah.
Okay, good stuff.
The board and batten accents,
I just wanted to call that out.
That is also not included in these, correct?
Just want to make sure people know
what they're getting here.
You guys can see the other shot.
Looking back, you know, you got the dishwasher over here.
We don't have cabinets on the end, I don't think.
You do have electrical, of course,
because that is standard and required.
But again, this is, it's a,
there's touches here that we don't normally see
in this price point in general.
Yeah, you wouldn't see this.
Correct, yeah.
You'd never see that type of finish on it.
And you don't get the big three-door sliders.
Correct, it would typically be a two-door, right?
72-inch versus, like, I think these are 92 or 96
or something like that.
Yeah, and the eight-foot doors, those are standard.
Usually don't see that either.
Nope.
Lots of windows.
Yes.
Love that in this coastline.
Your main living space.
All right, and tucked back here, we have a half bath.
Oh, very nice.
Which is, yeah, really nice.
People are requesting half baths.
And a huge closet.
So big.
This one's gonna be a step-in.
This would be a step-in.
No, oh, maybe that's what it would normally be.
But this is another, like, I don't, the,
well, I mean, the storage there is interesting.
Yeah.
Do you like the shelving?
I do, because I see this as putting, like, games.
Okay.
Because if we're playing board games and all that stuff,
I would put this here.
Maybe some crafts and, like, my kids were little.
Yeah, and you do have a coat closet up front,
which, again, we don't have coats for the most part, right?
That's where your sweeper and your grooms
and all that stuff go.
But this half bathroom, I think it's, again,
it's in a good position.
Just like the home office is in a good position,
the study is in a great location
based upon where the bedrooms are
and the activities in this house.
And so is this half bathroom, right?
This is the living space.
I love that you don't have to go to the bathroom
right off the kitchen.
I hate when they do that, right?
And how many people make comments about that, Stacey?
Right?
Like, they don't want to walk out of their kitchen
into the half bath.
And I get it.
Like, it's awkward and it's weird.
So if you're hanging out here with your family,
it's a really good spot to put that half bathroom.
Tucked away.
You can't see it unless you want to see it.
Absolutely.
And this is a great floor plan.
Again, I think this is a good functional space.
And we have plenty more to show you upstairs, right?
Yeah.
Ashley's waiting for you upstairs.
Perfect.
Let's head up and see Ms. Ashley.
Ms. Ashley, are you ready for us?
I'm ready.
That's exciting.
Come on up.
I hear voices, but I do not see people.
Oh, there she is.
I will say I'm very impressed
with how they set up the upstairs.
Just from even my own home,
once you come up the stairs,
typically the loft is facing here.
So you only have a couple windows
and then they'll have the bedrooms along the front.
But I will show you how this is set up.
I guess we'll start in the space here.
Let's start in the family space.
I like how it's set up in the corner.
So you have the side windows
and then you also have the front windows to the house
that adds extra.
Typically, if it opens up and the bedrooms are in the front,
you only have two windows and it's not as bright.
And it's huge, if y'all can't tell.
Yeah, I really like this setup.
Ms. Ashley over there.
There we go.
Hi.
Yeah, I really like this setup.
I'm really impressed by it.
I was just kind of walking around before wine came up here.
So the other thing I do like
is how the bedrooms back here are off to the side.
So offers, you know, people are up playing.
Yeah.
The sound will be minimal.
On that note really quick,
we usually talk about a split floor plan, right?
And that's usually on a single story.
This is actually has a split floor plan upstairs.
Yeah.
Which is pretty cool.
That's a really nice touch.
So you've got one bedroom over here
that you have to set up as the nursery, right?
Very cute.
Not an oversized room,
but kind of how we've mentioned before,
it's a good space that you can put furniture in
and be happy with the space that you have
and be able to get everything that you need in here.
I would consider this a standard size bedroom.
It would be easy to put a queen in here.
A full size would be great.
You'd still have enough room for a desk
and the dresser and everything too.
So plenty of space in here and storage.
The only thing here is you got a little bit of this corner
that's knocked out
because of the way that the floor plan works.
But I think that the way the floor plan is built,
it's worth the sacrifice of the two square feet.
I think so as well.
Okay, awesome.
Which takes us to another bedroom,
which has some very unique wallpaper, by the way.
Yeah.
I really like this bunk bed,
but I'm highly impressed with the storage in this house.
All the bedrooms have a huge balcony closet.
I'll let you take a look.
Yeah, absolutely.
It's almost half the size of this room for the closet.
But yeah, this room, it's kind of just opposite,
just right off to the side.
But again, somebody who's gonna have a five bedroom house,
it's usually for the kids, right?
Right, and it's down a hallway off to the side,
so you'll have some privacy.
And this is kind of another,
I would say another guest suite,
or if you wanted to put
maybe one of the oldest kids in here,
because it looks like this closet's even bigger.
Yeah, turn around.
This is a, that is a queen bed.
I think so too.
That's a queen bed.
So a good size bed there as well.
Again, you're not being cheated for space
in this bedroom at all.
Nope.
Definitely on the magic train,
magic bus station here with the decor.
Very bright.
And they also have a window in the closet too,
which I always like a window in the closet.
Let me see if I can get that without blowing it out.
That's cool.
Yeah.
Awesome.
Yeah.
So I like how this is tucked away to the side.
And then we have the bathroom over here.
That's kind of right in the middle of all the bedrooms.
I'll let you kind of go in there,
but dual vanities, extra kind of the door,
so you can have privacy.
So a couple of people can use it at the same time.
Under mountain sinks, again, like we said,
these are some of the touches that you don't normally see.
Right.
And then my favorite,
which a lot of newer homes have done
is having the laundry room on the second floor.
For anyone with a family,
we all know that this is the correct location
of said laundry room.
Yeah.
It's necessary, really.
We went into one the other day,
and that was the first thing that the family had said,
not in this particular one, but in an older home.
And that was, it's a big deal.
It is.
Big sink there too.
Yeah, that's nice.
I need that in my own home.
And then you have the primary suite,
which is off to the back of the house.
It has its own side.
Very bright.
And I'm highly impressed with-
It's huge.
Yeah.
I mean, you have two chairs here, a king, the vanities.
I mean, this is even extended here.
Quite the headboard.
Yeah.
You can do a lot of different things with this room.
And I really like this.
It's almost a hallway,
but it's really separate from the bedroom
in good size his and her closet.
Yeah, the closets here are absolutely massive.
Yeah.
I stuck myself in there prior to taking the tour.
No fighting.
You both got plenty of room.
Yeah, and you still have the-
Yeah, all the storage.
The linen closet here.
Storage is just insane.
I love it.
And then the water, toilet area, and the dual vanities.
And then I've had a lot of buyers,
like the long showers.
The walk-ins.
Yeah.
Me too.
Less cleaning, easier to clean.
It is easier to clean.
They're convenient.
You get to turn the shower on over here,
warm it up, do your thing.
I have seen where they put that,
where you turn it on underneath.
Which is the silliest thing.
If you see that run,
cause that's the wrong location every time.
Yeah, and this is a, you know, water closet here.
Oh, you can see like, it is a whole hallway.
And this is a long hallway, so it's separate.
I love that.
I'm about to pop it.
This is a really good en suite.
The primary suite here is great size.
Again, plenty of activity space up here
for the kids or the family or whoever it is, right?
Gaming or entertainment.
If you're a movie night,
I love how they have it set up in there as well.
Big fan of the upstairs laundry,
which again is a nice touch.
You don't always see that in properties.
And then all the rooms touch around the corner.
The split floor plan is really, really nice.
So that's cool.
I think we're going to go check out outside, right?
Yeah, let's go.
Like Stacey was saying earlier,
you got the eight foot sliders, which are great.
This lot specifically, y'all,
if you're going to get in early, first of all,
if I could have this, yes.
Along with the pool and back, right?
Those two things?
Yeah.
I think majority of their lots are conservation lots.
Okay.
What does that mean?
There's very few like back-to-back houses.
So you don't look over and see another house behind you.
You have either a pond or some-
Yeah, and if you look down there and you can see,
like all those are lots that are for sale.
Now, does that guarantee
that nothing will ever be built behind you?
That is something you'll have to ask
when you work with a builder.
And that's something we ask as well,
just to make sure, because you never know.
But yeah, just a question that when you're asking.
Most of the time it's considered wetland, buildable.
But yeah, we always double check that to see.
Conservation usually means just that,
but you should still ask.
Right.
First of all, you need to have a great agent
who knows how to ask those questions.
That's why I'm bringing them up.
I'm leading y'all into,
hey, we need to be asking this, right?
And these ladies know, because there are times
when there are specific cutouts in the community
that are designed for utility services in the future.
True.
And maybe there's what's called the list station,
which not everybody understands what that is,
but that's a place where the water runoff pools
and it is designed to pull that water runoff
into another area.
So that does concern people.
I get it, right?
There are utility easements as well,
where they can put substations as an example,
or just have access to making sure the electricity
is working correctly, the plumbing and those types of things.
So you can look at a lot, you can see a house,
but you need to ask more questions like,
hey, what is planned to go there?
Do you own what's behind there?
What should I expect in the future?
That'll give you a little bit more peace of mind
when you're going through this process, right, y'all?
Yeah, especially if you're relocating,
you don't know the area.
I was with a family this weekend
and they found a lot that they loved
and I met them out there.
And the first thing I noticed was that
it's right next to a road that didn't look busy at the time,
but they're going to expand that road
and it's gonna be a very busy road.
So what's gonna be there in the future?
Yeah, yeah, yeah.
But these conservation lots are-
This one's really pretty.
To die for, and especially, we always,
we ask questions of our clients of,
hey, are you okay with water behind you?
Because sometimes these conservation lots
are literally some form of pond or pooled area,
and then there might be a little bit
of wooded area behind that as well.
So just know that those things exist also,
and it's important to know what you're comfortable
and what you're not because it is Florida.
We do have alligators, right?
Now, they typically don't hang out on your patio.
That's not usually a thing, but it is possible.
And I think it's important for people
to understand those types of things, right?
So when you have water in your backyard,
things that live in water tend to arrive and show up.
So just keep that in mind when you're thinking about it.
Now, the amenities, ladies.
I was driving past the amenity center here
and the other building has gone up now.
And there's two big kind of amenity centers going here,
or two pools.
Help me understand what I'm looking at
when I'm driving through the community here.
Why is there not only two pools,
but two different things available to you?
Okay, so here we have two amenity centers.
Some of the home, the new construction homes,
and depending on where they lie in the community,
will belong to the landing,
which is the bigger of the two amenity centers
will have pickleball, restaurant,
will be tied to a golf course.
Poolside Cocktails and Snacks.
Love that. Poolside.
Yeah, poolside.
You had me at poolside.
And then there's another area that is the nest.
And this D.R. Horton, the Emerald Series,
is gonna be part of the landing.
And the other D.R. Horton section is a part of the nest.
Oh, so you not only get the upgrade in finishes
in this home, you get the upgrade in amenities as well.
Very nice.
That's a nice little bang for your buck on that one.
I like it.
And we are in a gated section.
So you don't usually see that.
So that's another plus.
Yeah, so for our North Easterners
who are always asking about gated community,
this is one of them, right?
This community specifically is Hammock, correct?
Correct.
We toured D.R. Horton here now,
and we're also Taylor Morris,
and we've toured in this specific neighborhood.
Little village.
Yeah.
Yeah, what's nice is there's multiple builders too.
So it just kind of gives a variety
of the neighborhood in general.
Yeah.
So I know we always ask about amenities in every tour,
but what about shopping, conveniences,
and then schools as well?
Yep, so you're 10 to 15 minutes away
from all the things you need in Wesley Chapel.
Grocery stores, shopping, restaurants, hospitals.
We got plenty of hospitals here in Wesley Chapel.
Which is important.
It is, yeah.
Lots of office buildings.
So I always like to say,
you don't have to leave Wesley Chapel
to run your household unless you want to.
Everything's very convenient.
Yeah.
There is a K through eight school
that is in the works across the street from Two Rivers.
So that should be open here in a couple of years,
which will be a really great opportunity
for this community.
And then there's two charter schools
that are probably three miles down the road
that you would have an option to do that as well,
because we are school choice here in Florida.
Yeah, you're only a few minutes away
from downtown Wesley Chapel.
Whether it is downtown Wesley Chapel or it's not,
we don't know yet.
There's an argument about who's going to be,
but they were the first to claim it.
So what that means is you're going to have access to things,
right?
Like really cool amenities.
There's a charter school right next to it
that is very popular.
Publix and Home Depot are only minutes away,
literally less than 10 minutes away.
And then you're 20 to 25 minutes
to the biggest amenities in the area.
So Costco is an example, the huge Target XL.
You know, you get access to a lot of other things too.
It may not be right in your backyard,
but remember that also comes as a benefit
to some people as well, right?
When you live right at that four corners,
it is a very spicy drive getting in
and out of your house every day.
Yeah.
Right, where here it's a little bit more peaceful.
But it's an easy drive to get there too,
just straight down the road.
It's a little busier,
but at least you're not in the busyness.
Yeah, so where are we located?
We're off of State Road 56.
And what's the other main roads?
301 as we know it, but when you look on a map,
you might see it as what?
Morris Bridge, correct?
No, Morris Bridge Road is on one side
and 301's on the other.
Oh, there you go.
There you go.
Leslie Chapel.
Yeah, so you have two options
of getting to Interstate 75.
You could take 301 or Morris Bridge Road,
or you can take 56 over to 75 to hop onto 275.
It depends on where you're going.
Because 301, is the Whole Foods and Lifetime
going in off of 301 or off of Morris Bridge?
Because they kind of converge right there.
The Target and-
Yeah, that whole shopping center we've talked about.
It's off of Bruce B. Downs and 56.
Yeah, but that's only what?
10 to 15 minutes south of here, correct?
Give or take?
15 minutes.
15 minutes, okay.
So again, also one of the only Whole Foods, right?
Everybody's been asking for Whole Foods and Trader Joe's.
We're finally getting a Whole Foods,
and this community is gonna be one of the closest to it.
So that's a huge benefit.
Lifetime Fitness, if you're not familiar,
go look that up.
Talk about amenities galore.
Juan is a huge fan of that.
Huge fan, that's a whole nother conversation.
But that new center that's popping up there
has a lot of great amenities.
So you're covered to the west, right?
You're covered to the south.
That takes you back down into New Tampa,
gives you a lot of other options as well
in terms of shopping.
There's a ton.
This area has amenities galore,
and that's why so many people choose to move here.
All right, so those are wonderful things.
We talked about schools coming in there as well.
And again, I don't know where they're at
in terms of their build.
Just driving around here,
it looks like they're probably at about 20%,
maybe 30 in terms of built out.
So there's still a lot of runway here.
And there's road expansions in the works,
all kinds of things that are coming down the road here.
So lots of questions.
Stacey, price point here,
what are we coming in at for what they saw today?
You're gonna be in that 600, low 600s.
Crazy.
Most of the homes, again,
if you're touring the Taylor Morrison version
in this same neighborhood,
you're already talking mid sevens.
Yeah.
Right?
For sure.
Just to get started.
So those are big differences.
Yeah, unless you walk into an inventory home
and we can get you a good deal on those.
But yeah, you're looking at the mid sevens
if you want to build.
Picking the lot, picking the floor plan,
picking all the things.
So a lot of questions.
Again, for what this is,
I think that they've done a good job.
The price point is a really nice price point
to get into this community
with the type of finishes you see.
And this floor plan's crazy, y'all.
How many square feet is it?
It's about 3,500.
It's not small.
And it's designed well.
I think it is put together well.
And the one thing we will say,
people always ask about the quality of construction.
You know, we try to be as fair as we can
and objective as we can.
With the Arden, we typically see a fair product
for the money.
That's the best way I could describe it.
But this one, I think, goes a little bit above and beyond
compared to some of the stuff
that we have seen over the last few years, right?
Undermount sinks, tile, you know,
no fiberglass around in the showers.
Like, it's really, really nice touch.
So I hope you enjoyed the tour today with Stacy and Ashley.
