Two Easements, One Pool, and a Challenging Two-Bedroom ADU Design
How do you fit a two-bedroom ADU onto a very narrow lot with two easements and an existing pool in the middle?
This project challenged me to think beyond a standard floor plan. A 15-foot drainage easement at the rear and a 5-foot-6-inch easement along the street left very little room to work with. Each angle and room placement needed careful thought.
The owner’s request was clear: two bedrooms and a bathroom that could be reached without walking through either bedroom. The home was planned for a young woman attending college, with space to study, relax, cook, and enjoy her independence.
The layout follows the available space beside the pool. An angled bedroom wing makes use of the unusual site shape, while the open kitchen and living area bring everyday activities together. The bedrooms sit apart for privacy, and the bathroom is accessible from the shared area.
Another key part of the design was facing the home toward pleasant outdoor views. Bringing views of the pool and garden inside helps the rooms feel larger and more open, extending the sense of space beyond the walls.
For me, the value of this project is in solving a difficult puzzle: finding room for everyday needs while making the home feel comfortable and connected to its surroundings.
