There are four counties that make up the Philadelphia suburbs, but today, we're going over one of the most asked-about counties: Bucks County, PA! Let's dive deep into this county and discuss its population, cost of living, housing, things to do, and so much more!
Of the four counties that surround the Philadelphia area,
Bucks County is one of the most popular,
but where are the most popular top rated towns
within Bucks County?
Stick with me and let's get started with number seven,
which is Bristol, Pennsylvania.
Bristol, PA has a population of 9,899 residents
and it's located on the southern part of Bucks County,
roughly 40 minutes to Center City, Philadelphia
and around an hour and a half to two hours to New York City,
depending on the time of day and traffic.
For all of these towns, ratings will be using niche.com.
So according to niche.com,
Bristol has an overall B minus rating
with an A rating for outdoor activities
and an A rating for diversity.
When it comes to Bristol's real estate market
and their overall cost of living,
the average home sale price in Bristol is $312,538.
The median household income in Bristol is $67,176.
So what is there to do in Bristol?
Well, Bristol has a very community oriented town
with tons of great yearly community events and festivals.
Bristol is located along the Delaware River
and is perfect for all sorts of outdoor water activities
from hiking, biking, swimming, fishing, boating, et cetera.
Now for the next town that I have to tell you about,
we're gonna go much further north
all the way up to Quakertown, Pennsylvania.
Quakertown has a population of 9,271 residents.
If you're looking for a town
with very easy access to Philadelphia,
whether you just need to commute there for work,
maybe every day or a couple of times a week,
or if you just wanna be able to get to the city
pretty quickly to enjoy everything that it has to offer,
Quakertown is not that town.
Yes, it is still very accessible
to both Philadelphia and New York City,
but if you needed to very readily
get to Philadelphia quite often,
which would take you right around an hour and a half or so,
again, depending on the time of day and the traffic,
all the way up in Northern Bucks County
up here in Quakertown might not be the best place for you.
If you needed to get to New York City from Quakertown,
it would take right around two hours,
which would actually be quite convenient
to enjoy a very quiet suburban town in Pennsylvania
with the very low cost of living compared to New York,
but still only be about two hours from New York City.
Being niche.com ratings for Quakertown
gives Quakertown an overall B rating
with an A for outdoor activities.
The median home sale price in Quakertown
is still a bit low because it is still a pretty popular town
for new residents and new homes being built,
which we'll talk about a bit later.
The average home sale price in Quakertown is $403,624,
but there's really a good mix of the standard
new construction and townhome neighborhoods
a bit further out of the Quakertown
downtown main street area.
But Quakertown also has the best variety of homes
with tons of acres on the list
that we're gonna be talking about.
So if acreage is really important to you,
I would definitely add Quakertown to your list.
The median household income in Quakertown is $70,813.
Quakertown is truthfully perfect for the outdoorsy person.
It is so spread out, wide open, beautiful parks and paths
and all sorts of outdoor activities with tons of parks.
But also when it comes to the winter time,
if you didn't wanna spend as much time outside,
you could also visit the Quakertown Farmer's Market,
which is essentially an indoor flea market
with everything from electronics to produce.
And that is quite popular for residents
to visit from Quakertown.
The next town that I have to tell you about,
which is Percocet, Pennsylvania, fifth on our list,
starting with the population of Percocet,
which is 9,192 residents.
Percocet is located on the northern part of Bucks County,
roughly 10 to 15 minutes south of Quakertown.
Although Percocet doesn't have
the direct train access to Philly,
it is only around 45 to 60 minutes from center city Philly
and only around two hours to New York City.
According to niche.com, Percocet is rated an overall B plus
and the median home price in Percocet is $493,634.
Percocet is an overall historic town,
so the housing options for the most part
reflect that as well.
So it's very likely that if you're house searching
in Percocet, you'll see a great variety of the older homes
with tons of character that had been updated,
but also some homes that still are yet to be updated
if that's what you're looking for.
If we looked only maybe five or so years back to Percocet,
there would not be really any new construction options
at all, but since then, Percocet really has blown up
when it comes to new construction
with so many different options for townhome communities
kind of in the center of Percocet,
but as we move out further,
more of the single family home
new construction options as well.
So depending on what type of house you're looking for,
Percocet really does have a great variety of homes.
The median household income in Percocet is $95,319.
Percocet is a great little downtown
with some shopping and restaurants,
but if you're looking to move into a town
that has not yet hit its potential for growth,
then Percocet might be a great option
because it is growing year after year,
not just in the homes being built
and not just in the businesses and restaurants being opened,
but also in the amount of people that are moving to Percocet
as this town truthfully gets better and better
as the years go on.
Percocet is home to some great parks
with the most popular one being Naka Mixon State Park,
which is perfect for hiking, biking, fishing,
swimming, and so much more.
We are almost to the top three on our list,
so stick till the end.
Next we have number four, which is Richborough, Pennsylvania.
Richborough has a population of 6,983 residents.
Richborough is located more towards
the southern part of Bucks County,
right next to Newtown
and only 40 minutes to Center City, Philadelphia.
If you plan to visit New York City occasionally,
or if you still need to commute there,
New York City is only around
an hour and a half from Richborough.
According to niche.com,
Richborough is rated the 11th best place
to raise a family in Bucks County
with an overall A rating and an A for public schools,
A for good for families rating, for outdoor activities,
and an A for health and fitness.
When it comes to the median home price in Richborough,
it is a bit higher than others at $669,295.
But keep in mind that that includes all types of housing.
So of course, if you're looking for a townhome
or a single family home,
those average price points will be much different
because you're not factoring in
the lower end of the spectrum,
along with the very higher end as well.
The median household income in Richborough is $147,703.
When it comes to the things to do in Richborough,
it's very hard to ignore how closely located it is
to the very popular Tyler State Park.
This massive state park offers hiking, biking,
horseback riding, fishing, and of course, picnicking.
There are some great playground parks for the kids
all throughout Richborough as well.
And if you're a golfer,
Richborough also has the Spring Mill Country Club,
which is a private golf course community with 18 holes,
a championship golf course, tennis courts, swimming pool,
and of course, some incredible restaurant options as well.
So now let's get into the top three best top rated towns
in Bucks County, starting with New Hope, Pennsylvania,
with a population of only 2,632 residents,
but this small town has thousands and thousands of visitors
every single year, which we'll talk about in a bit.
Located on the border of Bucks County and New Jersey
with the Delaware River dividing it,
New Hope is very popular for those that live
in both New Jersey and New York City
in case they wanted to maybe get away
from the high cost of living
or just come and enjoy a quiet, small suburban town
in PA with tons to do.
New Hope is only an hour and a half to New York City
and right around 45 to 60 minutes
to Center City, Philadelphia as well.
According to niche.com, New Hope is rated an A minus
overall with an A for public schools,
an A good for families rating,
and an A for outdoor activities as well.
The median home price in New Hope is $876,703
with a great mix of luxury homes and condos,
but also a mix of new construction
and standard single family home neighborhoods.
New Hope is also another town that is seeing great growth
when it comes to new construction,
homes and condos being built as well.
The median household income in New Hope is $117,143.
New Hope attracts thousands and thousands of people
from not only the country,
but outside of the country as well
because New Hope is very well known
as an artist filled creative town.
And some of those thousands and thousands of people
that visit New Hope are actually A-list celebrities as well
and they come for just the overall artist environment,
whether that's theater or painting
or singing or really anything.
New Hope was actually one of the very small towns
where artists from Philadelphia and New York City
used to collaborate over a hundred years ago
in this small little town of New Hope,
which is why it's known as a very creative town.
New Hope also has an incredible downtown,
which is packed with great restaurants,
bars, coffee shops, and locally owned boutiques.
If shopping and dining isn't for you
and you prefer more of the outdoorsy stuff,
great news because New Hope is bordered
with the Delaware River.
So that includes everything from hiking, biking,
fishing, swimming, boating, cliff jumping,
everything like that with having that river
right there next to New Hope.
We're almost at number one on our list,
but before then let's go over the second best rated town
in Bucks County, which is Doylestown, Pennsylvania.
With a population of 8,352 residents,
Doylestown is located in the heart of Bucks County,
which you'll find out why Doylestown is so popular
a little later.
Roughly an hour from Philadelphia
and two hours to New York City,
this is a great location to not only travel
to other suburban towns,
but also to both of these major cities as well.
Doylestown has an overall A rating
with an A for public schools,
an A good for families rating,
an A for outdoor activities
and an A for nightlife and health and fitness.
The overall median home sale price in Doylestown
is $628,812.
But when it comes to real estate in Doylestown,
there's kind of two different sections.
Let me explain.
There's the downtown Doylestown area,
which is known as Doylestown Borough.
That area is full of older historic homes.
There are some new construction homes,
but for the most part,
very older historic 75 plus year old homes.
And then there's Doylestown Township,
which is very common when it comes to the housing atmosphere,
the standard single family and townhome communities.
Doylestown Borough is typically a bit more pricey
because you have the walkability to downtown Doylestown.
Essentially, you live in downtown Doylestown.
So you could walk to just about everything
that you would really need
without ever really needing a car.
The median household income in Doylestown is $95,206.
Doylestown Borough is full of incredible restaurants,
coffee shops, bars, boutiques.
There's a movie theater.
Truthfully, so many things to do
in the center of Doylestown.
There's also tons of annual events as well.
So if you end up living near Doylestown, in Doylestown,
you will just about never be bored all year long.
And now for the number one top rated town in Bucks County,
Newtown, Pennsylvania.
With a population of 2,262 residents,
Newtown is located closer to the southern part
of Bucks County, only an hour from center city Philadelphia,
and also under two hours to New York City.
Newtown comes in at an overall A plus rating
with an A for public schools, good for families rating,
outdoor activities, crime and safety,
and health and fitness as well.
The median home price in Newtown is $691,945.
The median household income in Newtown is $145,893.
Newtown offers plenty of activities to do all year round.
It's a great mix from the walkable downtown area
with amazing restaurants to parks such as Tyler State Park.
But one of my favorite things about Newtown
is the Newtown Athletic Club.
This incredible building is full of family fun
from kids' classes, outdoor pools,
mini water park for the kids,
exercise classes, and so much more.
If you end up living in Newtown or somewhere near it,
I would highly recommend checking out
this Newtown Athletic Club.
There are tons more towns that make up not only Bucks County
but the entire Philadelphia metro area
that I would love to help you find your perfect town.
