I'm buying a home in the Montelani Resort and one of the things I want to know is how well is that
going to hold its value? Great question. We'll tackle that coming up next. Hey everyone, in
today's episode of Ask the Hawaii Team, we're wondering if you buy a property in the Montelani
Resort, how well will it hold its value? Great question. I'm Dan Palomino from the Hawaii Team
and KW Big Island. Let's dig into that. Here's what you need to know. If you look back at a
35-year historical average of this island, it appreciates about 6% per year, year over year.
That's just an average. There were two years, 2008-2009, when we had the crash where it didn't
do that. But other than that, it's pretty much 6% year over year. Now with that said, I want to let
you know that it is very area specific, okay? And so I'm talking about 6% across the whole island.
Every part of the island performs differently. So what we're talking about is Montelani Resort and
in that area of Waikoloa Beach, Montelani, Mauna Kea, I closely look at the appreciation rates
every year and every month. And I have a report that I can provide to you to show you the data
from the title companies. But as an example would be, last year in 2025, that resort area of
appreciated about 8%. The year before that, it was almost 12%, right? Now conversely,
some single-family homes in Kona in 2025 were down 4%. And so when you take into all of those
and you average everything out, you get about a 6% year over year. But it is area specific.
Here's the one thing that will put your mind at ease. When you're buying in the resort
and you're in an area, whether it's a home or a condo that can be used as a short-term rental,
it will always be in demand. And the chances of it ever falling and losing a lot of money are
very slim because they're not building any more of them and the demand is incredibly high.
The supply, in fact, will never keep up with the demand in those areas. Hope that helped.
