Core Team Hawai'i and Jody Tonga discuss the intersection of real estate and local lifestyle. The conversation covers critical property disclosure pitfalls, the growth of Kapolei as a \"second city,\" and a spirited debate over authentic Japanese cuisine versus Hawaiian fusion, concluding with insights on current mortgage rates and global market volatility.
All right. And we're live. Thank you guys for watching this after the fact or plugging in with
us live. I'm here with Jody Tonga from Pacific Rent Mortgage. This is Core Team Hawai'i's
brokered by EXP. Core Team Hawai'i's YouTube channel, Moving Hawai'i. You know, I thought
about that, Kenji. Are we at a point we don't need the name to be so obviously real estate?
We just call the channel Core Team Hawai'i? Maybe. Yeah. We're the number one channel.
We'll still pop up. Algorithmically, can we endure that? Maybe. Maybe. And on the podcast
platforms, we re-syndicate this conversation as a Hawai'i real estate podcast. We have a few
brags, a few safe surveys. These are surveys we do with our active hot and lava clients.
Those are the stages in our backend. These clients who are writing offers or who are in escrow or
their homes on the market, et cetera. So we've got one for Kenny. David says he's doing a great
job. Very responsive. Everything's good. We have one from Jojo and Cindy regarding
they're doing really well. Great as always and very helpful. Your team treats us like family,
and we don't even feel that there are agents. Can you please also send a thank you to Jody too
for all the patience your whole team is giving us? Oh, the one for Jody as well.
And then Morgan says they've been fantastic to work with and really responsive. It's been a
great experience. I will admit actually with Morgan, there's a situation. I don't want to
get into it, but there's a situation. I needed to call her back and I didn't for a day. I got busy
and then Mahi said, did you call Morgan? I didn't. Morgan, I apologize. Jody, we closed with a client
that you introduced us to, Lana. Shout out to Lana. Kenji got to meet Lana, so we had a good
conversation at the property and then also in your office at signing. That was a long... It was
a good one though. It was such a good one. It was a good one. She's so nice. She's like, I'm sorry,
we're taking all your time. But they're just... Yeah, we enjoyed it. We enjoyed working with them.
And they really found the right property. They found the right property. They had a unique
circumstance. So mom and dad, elders, kupuna here in Hawaii, and they needed to move out of a home
that the family has collectively been living in for 40 years or 30 years, something like that.
And so when we're filling out the disclosure statement, the dad's like, because I think
the wife's name is Lan. He's like, no, no, no, Lan. Because remember,
because I came home from work that time and he was in the yard and then the sprinkler was leaking.
So I called the sprinkler and then... So yeah, it was like 2008 that happened.
We're doing a 30-year disclosure statement with grandma and grandpa and it was like a six,
seven-hour session of filling out the disclosure statement.
But that's fine. We love them. We want to make them food and protect them. And yeah, they were
cool. And then yeah, searching with them, we were in... Well, you know about this. We were in
Escrow on another good home. And we discovered that there was an inaccuracy between their
disclosure statement and what this foundation expert actually said. So this particular home,
we won't say any names, but we wrote an offer that reflected solid foundation because it had
been said that it had been looked at and it was fine. As we got the disclosure statement,
she called the same guy, hey, can you go inspect this home?
And he said, no, I didn't inspect that home previously. He's like, wait, your name is on
this disclosure statement saying you inspected it and it's all good. And he's like, no, no, no.
I was supposed to inspect it, but I didn't actually inspect it. And so the most generous
and gracious interpretation of those events is that there was a miscommunication and a mix up.
But if we didn't look into the situation, the buyers would have inherited a $200,000 issue.
And coincidentally, the home sold for $200,000 less.
It did?
Around. Yeah, yeah.
Wow.
A ballpark, yeah. I have to go back and look at everything, but ballpark, yeah.
And so, yeah, now the agent on the other side, you know, and I asked you, hey, you know this
person, would they lie? And you said, no, I don't think they would. And that is that agent's
reputation. I do think it was a mix up. However, it was potentially the kind of mix up that finds
everyone in court. Even, you know, even on our side, all we had was the information given to us
that the foundation was good. We could have ended up having to use our insurance and in court as
well. So crisis averted and shout outs to our client for being very thorough and helping everyone
to avoid that. Yeah. And so now they got actually a home that they prefer and I think are way more
excited about and yeah, we're excited for them. Yeah, it's just, it's a perfect property.
It's good for, yeah, it's good for them. They want it, they really want it to stay in that
neighborhood. Yeah. Yeah. They really, really, really want to stay in that neighborhood.
Happy belated Father's Day to all the fathers out there. What'd you guys do for Father's Day, Jodi?
We had a lot of sports and training and then we went to dinner at Shibuya.
Shibuya in Alamana?
How's that place?
It's our favorite.
Really?
Yeah. Other than Kizuna.
When I texted you, I texted you, you never get back to me by the way. I was like,
what is that restaurant around Alamana that you said is the best?
I did. I said Maguroya.
Maguroya? I got to say that.
Maguroya.
Maguroya. That's on Kapilani.
On Wailai.
No, it was an Alamana. It was like an Alamana-ish one. So you were talking about Shibuya then,
if it was Alamana?
Oh, Japanese?
Yeah.
Like sushi?
I don't know. No, I don't eat sushi really.
Oh, yeah. Shibuya.
Shibuya. Oh, Ken, have you ever been to Shibuya?
The one in Alamana?
Yeah.
Or there's a new one in Kapolei.
I know, but my mom said pass. I haven't been. I've been to the one in Alamana.
Okay.
Yeah, it's all right.
Well, I'll go. Actually, I had a doctor's appointment there not too long ago
and I meant to eat there. And then when I came out from the food court, I was like,
oh yeah, Shibuya. We parked right in there.
It's so good.
Yeah? What do you get?
Well, it's all you can eat.
Oh, it's a buffet?
Yeah. And it's all the good meat. And then you just, it's hot pot.
Oh, Shibuya's hot pot.
Yeah.
Oh, I see.
So then you just cook it and then they have all the veggies, the cabbage. I get the cabbage and
clams and fish cake and they have shrimp and they have little quail eggs that I don't get.
Okay. How do you eat that?
No. And they have like, you know, taco and like, it's like a whole thing and people go there and
there's a time limit, but we are not pros, but people go there and they eat.
They eat, rest and get one more in.
Yeah. Like, it's just a thing. I just like it because it's like really good, clean, high quality
meat. And—
So wait, Shibuya, Alamoana, Maguroya, Waialae. And is there a third one you just mentioned or no?
Oh, Kizuna's in Kaneohe.
Kizuna. Okay. There's no one on like Kapiolani Boulevard that you said,
like down by the car dealerships or something? In my mind, she was sending us—
Like millions or something?
No, not millions. No, no, no, no, no.
Definitely.
I thought in her— I thought you had previously told us.
Yeah, no.
She did, yeah?
The sushi spot, though. Yanagi is the name.
Oh, yeah. Yanagi.
Oh, she— Yeah, Yanagi. Okay. I knew I wasn't crazy.
That's like—
That's sushi.
Yeah. I mean, they have like, you know, all the other stuff.
The teriyaki chicken bento.
Yeah, yeah, yeah. They have all that and they have Saba. But like, they're known for their sushi.
Okay. Yanagi. See, I knew. I was like, bruh, I wasn't—
Yeah. Yanagi is so good.
Okay.
Yeah.
We went to Roy's for Father's Day.
Oh, I was with Roy.
And—
The Co-Alina one?
Co-Alina. Yeah, because that's, you know, that's the connect with older bro.
Kenji's older bro.
Nice.
But Kenji, you tell me. Actually, we're diverting.
So leave us real estate questions and comments or anything Hawaii-related or anything, period.
But Kenji.
Yeah.
You know, you're the token, you know, Nihongo, Japanese-speaking, lived in Japan, Japanese brada.
Is Roy's sushi?
No.
Not good?
Oh, I was gonna say it's not Japanese.
It's not? So it's not Japanese?
I think it's good.
But like, could that stand up in Japan as a, you know, an exotic sushi, like a fusion,
an international fusion?
I don't think so.
No?
At least, no.
Because it's too far out.
Like, and the options are gonna be good sushi.
How is that gonna compete?
But then like the hamachi is killer, right?
Yeah, yeah, yeah.
At Roy's, right?
The poke is…
The poke to me is the…
I don't like poke.
That's the only poke I like.
That's the best poke in the world to me.
Because it's the only one I eat.
Why?
Why is it the only one you eat?
They put this like smoky aioli or something in it that masks all the fishiness.
Zero fishiness.
Yeah?
What is that they put on?
I don't know.
But it's good.
I know what you're talking about.
It's bruh.
It's on that bed of like crunchy…
So my father-in-law, who is tripping out that I was eating poke, he was like…
I was like, tell me that's not the best poke you ever had.
He's like, I think it's the crispy onion thing they put on it.
He didn't want to give it that crown, you know?
But so then I was talking with Mark Pierre, our farmer, you know, he's been on our podcast
and he did our real estate media in the past.
And he's like, bruh, Roy's sushi is underrated.
It's some of the best sushi.
But it's not Japanese, so…
That's the thing.
I think it's good.
I love it.
The surf and turf rolls, killer.
Kamikaze roll, right?
Yeah, yeah, yeah.
People like go there for that, yeah?
Yeah.
It's just a little too fusion.
I've never even had a roll from Roy's.
That's not what I would order when I go there.
My brother-in-law's got like a pre-fixed course there and had like the hamachi.
And they were like, bruh, this thing just melts.
It's so good.
Hamachi crudo.
I guess just like a little cup, a couple pieces, Kai.
Oh, okay, okay.
And then, you know, just dip them and…
Oh, it's good.
It's good.
Like I said, it's good.
But would it last in Japan?
I don't think so.
Cannot, no.
That's the motherland, you know what I mean?
No, I know, I know.
Like…
I don't know.
There's Mexican food in Japan or whatever.
But that's so far departed from Japanese food.
They're like, okay, we can do this.
Pizza.
Mexican.
Exactly.
Yeah.
But if you say something sushi, it's like, bro, we got sushi.
Too close to home?
I think.
I don't know if it would work.
To me, if it's good, it's good, bro.
I'll eat pineapple on pizza.
I don't care.
I like pineapple on pizza too.
Yeah?
I don't care.
People are so offended by it.
And sometimes I'm like, bro.
You like the taste of cheese.
You like the taste of pineapple.
Like, stop it.
You know what?
Food-related question.
Tropical ding-dong.
I mean, would you say Foodland sushi is not Japanese sushi then?
I think…
Well, I asked that question to Kenji and I think his answer is yes.
It is not.
But you know what?
It's like…
It's fusion, bro.
It's Hawaii.
So it's local food.
It's like local sushi.
Like local Japanese.
Like, meat jeon is not a Korean dish.
That's a Hawaii thing.
Yeah.
Sidetracked.
But like, Hawaii has their version of sushi.
Yeah, yeah, yeah.
What…
In Japan, do they…
Is it like glass rolls?
No, it's more simple.
It's just…
It's not all this…
It's the quality of the fish.
The quality of the rice.
It's not like deep fried.
That's a big one.
But you don't fry a roll of sushi and then like,
you know, got crusted like macadamia nuts on the outside.
And orchid on the plate.
Yeah, yeah, yeah.
Okay.
Yeah.
I went food land yesterday.
I was looking at all this stuff.
And I had to buy shrimp for going fishing.
And then a couple, you know, bentos and whatnot.
And I…
Yeah.
Well, raw…
Poke is…
Because raw fish is first like a Japanese thing, right?
I would say.
You're just eating raw fish, period.
We put shoyu sesame oil on top.
Now, it's a Hawaiian food.
And cut it in cubes instead of…
Yeah, yeah, yeah.
Okay, yeah.
Right?
Now, it's a Hawaiian food.
Poke cleaned that.
But…
Yeah.
But Japanese are okay with poke, I bet.
Oh, yeah.
It's close.
I mean, raw fish already.
It's just different cut, different seasoning.
But like raw fish, it's been there.
But not some raw sushi.
Not when it's got like 15 ingredients.
This is my thing.
That's the thing.
Like when sushi roll, you get like three ingredients.
Four.
Yeah.
But over here, it's like eight.
Ten.
Yeah, yeah, yeah.
That's the part.
No xanthan gum in the…
Intricate sauces.
You know what I mean?
Yeah.
Okay.
Well, since we detoured this entire conversation to Hawaii culture…
What neighborhood do you think has the best food?
Non-town.
Non-town?
You can't…
I mean…
Or if you're going to go town, you got to be super specific, right?
You got to be like…
Mo iri iri or…
For me…
What's the best foodie neighborhood in Hawaii?
I would have to say…
Waialae Kaimuki.
Yeah.
That's a foodie area for sure.
It has everything you need.
Yeah.
They have like a…
There's a burger place that's very similar to In-N-Out Burger.
But better, I would say, actually.
We ate there.
They have the Mudhead Water.
Have you been to the Mudhead place?
No.
People have been talking about that a lot recently.
It's been around.
It's good.
Yeah.
I've just…
It's been a conversation.
That's where Maguro-ya is.
So they have really good Japanese.
Happy day.
So they have super…
Happy day.
Shout out to Jasmine and Albert.
Happy day is overrated.
Overrated.
It's not.
It's the best dim sum.
Overrated.
Happy day is overrated.
What's overrated about it?
What?
You didn't like the food?
Yeah.
I don't want to be too insulting.
But it's an ongoing joke.
Oh my god.
I love happy day.
Really?
Yes.
Yeah.
I feel like if you're Tawny,
you grew up after a funeral…
You know, like after church…
Easter…
All kinds of events there, right?
A lot of events there.
It's nostalgia.
Like for me, Rike Rike was the best restaurant.
I don't know if objectively it is,
but for me it was.
That was my happy day.
But happy day…
You had a happy day, Kenji?
No.
Oh yeah, yeah.
And why?
I just think it didn't stick out to me.
Like, gotta go again.
It was just…
Yeah.
But I wouldn't say it's bad.
Yeah, that whole strip.
And then I think there's like the brick oven pizza.
And then there's that little shop.
There's like a little grocery store that you can get.
It's like the corner store,
but you can get locally grown meat.
Oh, local general?
Local general.
Yeah, the general store.
Local general though.
That's what it's called.
Local general.
Oh, local general.
Yeah, it was in our video.
Local general store, yeah.
Yeah.
So you can get really good quality meat there.
Right, right.
And they're at the farmer's market.
I think they're at KCC farmer's market too,
on the weekends.
Yeah, makes sense.
The sandwich of the day over there.
Yeah.
Yeah, yeah.
I mean, what isn't there, you know, in that area?
Wai'alai is the best foodie area, I would have to say.
And since you already chose that one,
outside of town…
So outside of town, Honolulu…
And so don't count Wai'alai…
And either you already said Wai'alai or whatever.
I'm not gonna say Wai'alai.
Dare I say Kapolei?
You know what?
I think it's maybe the most…
Easy, Jody.
Wow, that's bold.
No, think about it.
I was gonna say, it's probably the most dense
as far as fast food per capita.
You know what I mean?
Like per people, per restaurant.
Fast food?
Like there's a lot of places to eat.
Well, it does have my favorite vintage…
Island Vintage Coffee?
Island Vintage Coffee.
So Island Vintage Coffee moved from Ko'olena.
Love that.
If you include Ko'olena as part of Kapolei,
then you got high end too.
Monkey Pod.
Monkey Pod, Roy's, Mina's Fish House, etc.
But then, what is that…
I don't actually like this place, but people do.
What is that place?
It's like behind…
On Fuego.
It's in that area.
Oh, Doraku.
Doraku.
People like Doraku.
I went there and I was like,
Yeah, it's alright.
But…
It's a bar.
It's a good bar.
It's a bar.
It's like dark and loud and…
Yeah, it was okay.
But on Fuego, that's one.
Like Asian is on lock.
Sushi Bay.
There's five restaurants.
Is there Mexican?
Sushi Bay.
No Mexican.
No, there is Mexican right next to it on Fuego.
Oh, you mean…
Okay, my bad.
Yeah, you're right.
And then if I count Kamakana,
I'm going to steal Kamakana for this.
Then there's Mexican, guaranteed.
So we got…
El Taqueria Ranchero.
Isn't there a Cheesecake Factory?
Cheesecake Factory.
CPK, if that's your thing.
Earl.
There's all like the new…
Like Sonic.
The five guys.
They just opened a new ramen place
that everyone was like tripping out about.
The one at Kamakana.
Yeah.
What is that place called?
I don't know the name but…
They're like…
Across 24.
Yeah, yeah, yeah.
Kind of by Moani.
Kind of… Yeah.
Kapolei is probably the best foodie place
outside of Waialae.
Outside of town.
Because Kailua…
Yeah, that's the next video then.
Maybe. Yeah.
Maybe that'll be a video.
Because Kailua is overrated.
Kailua is kind of overrated.
And we…
Morning Brew is cool.
I like Morning Brew.
Where's Morning Brew?
It's like…
Kailua.
Where?
On the same side as like the bookstore.
The Indian food place.
Yeah, yeah, yeah.
And Paniolos is good.
Paniolos.
The one…
The one closer to the target.
There is one in Kapolei.
Yeah. There's multiple…
Oh that's like the Chipotle kind of place.
Yeah.
No. Paniolos is solid.
Paniolos is better than Chipotle.
Better than Chipotle.
I think it's better quality.
Yeah.
It's higher end.
I just…
It's just not as familiar.
Yeah. It's just not as familiar but…
If you've ever lived in the mainland,
Chipotle, you like know the hacks, the tricks.
Yeah, yeah.
It's just not as…
Like there's burgers better than McDonald's
but then there's some sort of familiarity
to McDonald's for people, right?
But yeah. There's the Paniolos and there's…
There's…
There's something fish market on the corner.
What is it called?
In Kapolei…
In Kailua.
The fish market on the corner?
Paia?
Paia fish market?
Is that what it's called?
Yeah. I think Paia fish market maybe.
I don't know. There's really not that much.
There's a Whole Foods you can go to.
There's a Whole Foods and there's a Maui Brewing Company
and then there's that local Hawaiian barbecue
that's across from Maui Brewing.
When you don't know any of the names, that's a problem.
Yeah. I mean…
And we don't go there.
Like we have…
We've been there once I think and then we never went back.
But they have really good Thai.
Okay.
Sayang.
That's good.
Tropical Ding Dong says…
No way, Derek. Kaleiwa is way more foodie.
Tropical Ding Dong, bruh.
What you talking about?
Is that a joke?
Kaleiwa?
I mean yeah. There's like…
Shoutouts to Crispy Grinds.
Brazilian truck with KK Coxinha and Acai.
And like…
How many times you're going to eat garlic shrimp, you know?
There's like a good pizza place in Kaleiwa.
Which pizza place?
The one…
You talking about the one in Wai'ala by…
Snow Puffies?
By Pa'alakai Bakery?
No.
There's like a sourdough pizza place over there.
Oh. No.
I'm talking about the one like more on the main road.
On the main…
The main road.
Oh. The Spaghetinis?
Yeah.
It's good.
Is it good?
Yeah. It's good.
It don't stand up to J. Dolan's.
Have you had J. Dolan's pizza?
We just went there. The kids had it.
I had it. I got a salad.
J. Dolan's is good.
Do we have a pizza place like that like…
Like how Japan and Italy have this like…
It's a smaller pie.
Brick oven.
I've never been there.
That's in Kapolei too.
The one in Kaneohe shut down.
The brick oven pizza.
Round table?
No. Brick.
No. It was brick oven in Kaneohe.
Round table is still going strong in Kailua.
There's a round table?
Yeah.
But isn't that good?
Oh. Yeah. Yeah.
Here. I've never been.
That's you can take home too, yeah?
Yeah. And…
Wow. They have that here.
I think they have two.
Hilton Hawaiian Village and Enchanted Lakes.
Oh. Yeah.
The pizza not that good.
Sorry, round table.
Sounds like you're a local franchise.
So I want to keep it going.
If we're talking foodie…
That's a good Monday through Friday fix.
Better than Pizza Hut, you know?
But not, you know, Friday night.
Not anniversary.
My kids love Boston's.
I grew up Boston's was the best.
And it's so funny because they are so…
They don't give a…
Is it just because it's so big?
So if you guys don't know Boston's Pizza in Hawaii…
So you have a circle.
They go…
So it's like one pizza is four slices.
It's massive.
I don't know.
They just love it.
They love the crust.
They love the thinness of it.
And they just always love it.
And it's so funny because they will like…
At 7.10, they start wrapping up.
When they close at 8.
And it's right here, right?
So we're always…
So I'm always like…
The kids will call and they'll be like…
Well, can we get…
Can you get Boston's?
And then I always say…
Well, if they'll serve us.
I don't know if they're going to be open.
And we went the other day.
But I ordered.
I called it in.
So all we had to do was pick it up.
And there was like four people that came in after us.
And they were like…
Oh, can I get a slice of…
And they're like…
We're not doing slices.
Sorry.
We're done for the night.
There was four people waiting.
It was 7.10.
They close at 8.
If you're showing up somewhere at 7.10…
You're thinking you're going to get what you want.
But they consistently do that.
And then they won't answer the phone.
All right.
But do we have any other questions?
Sorry we…
This is more of just a Hawaii podcast today.
That would be awesome.
And maybe one of your favorite island stuff
for folks like me who want to order things.
I actually buy from same places you cover if they ship.
Tell Derek the ahi katsu from the seafood cartel in Hariba.
Okay.
One.
One thing.
But on Fuego's…
I don't eat ahi katsu.
But on Fuego's ahi is pretty good.
And that's like a garlic crusted ahi or something like that?
I mean that's the thing…
Making this video is like…
Do we…
Best pizza.
Best ahi.
Best…
Because we're more of a neighborhood.
Like neighborhood towards the identity so…
Of course Waialae.
You know.
Just Ala Moana shopping center alone.
But these are city.
You know.
But in Kapolei…
To be fair to your sort of whatever that reaction was…
You do have to drive to all these places.
Yeah that was a big range.
Well you're not in a city.
I'm talking about one street basically.
Well then Kailua…
If you don't have a car then Kailua could win.
Over Kapolei.
Because you can walk around Kailua town square.
But now we're getting into…
Is it about the food or is it about the walkability?
Because you're talking Kamakana to Ko'olena.
If it's Kapolei.
Right.
That's a big range compared to just saying one little strip in Kailua but…
But more so…
Because you…
Even if you're in Kailua or Waialae…
You only can eat dinner once in a night.
Unless you…
You know.
You're trying to gain.
You're on your gaining cycle.
And so the point is…
If you live in Kapolei knows…
You can shoot to Kamakana.
You can shoot to these places.
Have your one dinner per night.
And then it's a good foodie place to live.
Kapolei is underrated.
Kapolei has everything.
It's underrated.
Kapolei has everything.
Kapolei is like…
It was…
The second city used to be like a running joke.
Because it was like the second city.
But now it really is the second city.
It's kind of there.
Yeah.
It's there.
It has everything.
And there's real government positions.
They've relocated a lot of those…
You know…
A lot of the workers.
And they can stay there.
They don't have to commute to town.
All the food…
Yeah.
I mean…
Everything's there.
Is there a Costco target?
In Kapolei?
Yeah.
Are you serious?
That's a good thing.
Sorry!
I'm just asking about the big…
There's Costco.
There's a Costco?
And probably the biggest target on the island.
Where is it?
Where's the Costco?
Take the last…
It's the Island Vintage.
If you go Island Vintage…
Yeah it's like right…
You can see it from Island Vintage almost.
Yeah.
Yeah, yeah, yeah.
That's good that there's a Costco there.
Costco.
Target.
Yeah, yeah.
Marshalls.
Ross.
TJ Maxx.
I think I knew about those.
Yeah, yeah, yeah.
Get everything.
All right.
We're going to start wrapping this.
But I'm going to acknowledge…
Flying Low6692 says…
Ask any sushi chef in Japan what's the most important component of their sushi.
They'll tell you it's the rice.
For the most part, sushi in the 808 is expensive and subpar.
Would rather eat at Sushiro.
What do you guys say about that?
I never ate at Sushiro.
Where is it?
But is the rice the most important?
Or is it the fish quality?
I think that's leading to a deep nuance.
But it's those two, right?
It's one of those.
Yeah.
Maybe rice.
I could see why the argument for rice.
Really?
Yeah, I could see that.
I'm not a fish kind of person.
I barely eat raw fish.
But yeah, because if the rice is…
Well, they don't fly in.
They don't have a broker fly in for the rice.
They do.
But they have a broker fly in for the bluefin, you know?
No, but there's…
There's rice brokers.
And there's very, very expensive rice.
Very expensive rice.
Okay, my bad.
I don't know.
I find that…
That almost sounds ridiculous to me.
No.
Do you know Dreams of Sushi?
I didn't watch it.
Because they talk about them portions.
They talk about the rice.
Yeah, yeah, yeah.
Okay.
Well, in any case…
Call Roy's Surf and Turf what you want.
That's killer sushi.
It tastes good in the mouth.
Whether it's disrespecting 2,000 years of tradition.
I don't know, but I think it tastes good.
Bro, what?
You've never been to Costco?
When you guys in Coladena, you never doing Costco run?
No, because we're not going to be there long enough
to make it worth it where we're going to get Costco stuff.
You're not getting like an Airbnb or staying at the hotel, right?
We're at like Aulani.
So then we always go to the grocery store.
Yeah, yeah.
But not Costco.
I love the neighborhood.
Hey, if we're including Coladena and the foodie thing…
Underrated.
Fridays, go take your chair to Lagoon 4.
Watch the sunset.
And on the way, stop at ABC Store and get the beef stew.
That's the best beef stew.
I don't even like beef stew.
Who would even brag about beef stew?
That's the best beef stew on the island.
That is a really good ABC Store.
That's the ABC Store, yeah.
That's like the best ABC Store.
Is that… I wouldn't even…
Like that's not really an ABC Store.
That's like a…
Like…
It's literally an ABC Store.
No, but it's called Island Market, right?
It has a different name.
Island Country Market.
Yes.
That's a country market.
Okay.
You can only be so country when you're right next to Disney.
HM, I love the neighborhood and culture talk.
I'm looking for a place and I am very concerned about what
it will be to live there.
This kind of stuff is transferable, even if not germane to my situation.
Oh, germane to pre?
I think pertain.
Pertaining.
Germane might be a word though that I just…
Isn't in my vernacular, you know?
My wife loves a house on an 18,000 car a day street.
You don't think about that stuff if you're shopping the house.
If you do shop the neighborhood.
You do if you shop the neighborhood and it matters.
Yes, I am in the dog house.
He says, yeah.
All right, guys.
Well, before we get out of here.
Beef stew.
I try that.
Is that a local Hawaiian dish?
Yeah.
Well, the Hawaiian version of beef stew is red, tomato-y based.
And then the mainland version is more, I think, probably from some kind of European
back like gravy, brown gravy base.
I think what they do at ABC store is they mix both.
Oh.
And so it has…
Derek Tonga loves beef stew.
Really?
I don't know how often he finds himself out that far.
But that is the best beef stew.
If ever he goes like Colleen or something, he should make room for it.
It is the best.
That's cool.
How are the rates?
Before we get out of here, we got…
Can I get out of here without asking Jodi about interest rates?
You know, inflation is the big concern.
And so they are up a little bit.
But we have…
See, this is that BS with rate…
Trying to interpret rates.
We…
Are we not like moving forward with the peace deal with Iran?
No.
Isn't everything rosy?
No.
Did that change again?
Yeah.
Okay.
Well, maybe it's not.
Maybe it is more.
I had my head buried in the sand since late last week.
Trump is…
Trump kind of sabotaged.
That deal?
I mean, yeah.
He was…
Because like the night of the UFC White House event, which was the weekend prior.
He was like, peace in the Middle East.
Right.
And so Monday, the markets ran.
Right.
And so what?
Late last week or mid to late last week, that all changed?
What changed?
He said he messaged that he was going to…
You know, that they better figure it out or we're just going to like blow you up again.
And…
Did he really?
Yeah.
And they basically stopped the peace talk.
They in the…
Like someone in the middle of the peace talks was basically like, this is what he just like posted.
Oh.
And then they walked out.
Really?
Yeah.
And then they're like, we're going to close the straight.
Okay.
And it's just this…
And yeah.
So there's just so much BS.
There is so much BS.
Well, so I got to get Kenji out of here.
What are rates today?
Inflation or…
So ad inflation is up, right?
So the last reading was like 4.2%.
VA is about 5.99.
Still not bad.
Conventional is about 6.49.
Oh, big gap right now.
Big gap.
Okay.
Well, again, the lowest we've seen in three years was like a 5.1 sustained for like three days.
And so 5.25, 5.5 would be an ambition you'd want to get to if possible.
But you can refire when you get there.
Right.
Assuming it's the right time for you to buy.
If it's the wrong time for you to buy, here's the thing.
Say this repeatedly.
If it's the right time for you to buy, 5.99 versus 5.5 doesn't change that.
And if it's the wrong time for you to buy, 5.99 versus 5.5 doesn't change that.
So for some people, it does.
I don't want to be entirely tone deaf.
For some people, it may.
They literally can't qualify it for their $500,000 two-bedroom townhome at 5.99,
but they can at 5.5.
So for some people, it's really tight.
And then the seller won't come down to meet what they need.
But for most people, we make the decisions.
We help you make the decisions based on things greater than this fluctuating rate.
So thanks for being with us, Jodi.
We got to get out of here and get to work today.
See you guys on the next one.
Bye.
