be getting a fresh start after years of empty storefronts
and declining foot traffic.
Big changes are now on the horizon for the Broadway Mall.

for the Hicksville landmark.
I don't even come anymore. I just go to Ikea
and then I actually move my car around and go to Target.
So I don't even go through the mall.
But that could soon change.
A $200 million makeover is one step closer
to breathing new life into this once bustling Hicksville Mall.
The town of Oyster Bay approving five zoning variances,
clearing the way for a major transformation of Broadway Commons.

Dead all the time.
The property would become a roughly 1.3 million
square foot entertainment and shopping destination
with an open-air concept.
Take a look at these renderings.
The mall will have new shops, restaurants, and entertainment,
all under a new name, The Shops on Broadway.
We'll see what types of things come.
I know I've heard they want to bring
a lot of activity sort of events here,
so I think that would be good.
Among the big changes, a new BJ's Wholesale Club and Gas Station.
The developer is also proposing an expansion of the existing Ikea.
The vacant Macy's building is set to come down
to make room for the new development.
I'll probably come more often
because now we'll be, you know, redeveloped.
It'll be nicer and newer and, you know, more stores.
In a statement to News 12,
town of Oyster Bay supervisor Joseph Saladino says, quote,
these upgrades will further transform Broadway Commons into a shopping
and entertainment destination,
continuing the transformation of downtown Hicksville.
Demolition is expected to begin in early 2027.
